CASUAL SEXISM IS HURTING YOUR BOTTOM LINE

H

ave you ever really looked at the junk mail that comes to your residence? Most people don’t; it is junk, after all.

But there’s a unifying thread for single-family homeowners – and if your brokerage, agency or bank is part of it, you’re losing business because of it.

A little background: A member of Banker & Tradesman’s editorial board bought a house in the suburbs in 2012 with an FHA loan and carries PMI. The state’s gangbuster housing market has improved her equity so greatly that, less than four years later, she is eligible to refinance. Pitches from potential refi partners have come every week – sometimes every day – for more than a year.

But the vast majority of them are immediately tossed into the recycling bin – because they are addressed solely to her husband. That alone is enough to earn a toss; adding salt to the wound, however, is the realization that the unaddressed spouse works for a real estate trade publication. Nevertheless, her name does not appear on 90 percent of the unsolicited real estate and financial correspondence sent to the house she co-owns.

Utility bills are addressed to the person

who set up the account. But what about water bills, real estate taxes and census forms? To whom are those addressed? If you’re a married straight couple, chances are high those bills are addressed to the “man of the house.” From an admittedly small and anecdotal survey sample, unless a resident has specifically requested items be sent to the female party, towns and cities default to the man.

The source of this is troubling. In most home transactions, the man’s name is listed first and the woman’s name second in the filed paperwork. Evidence of this can be found in the very pages of this newspaper – in the real estate records section, entries list the names of the buyers and sellers as they appear on the deeds. In some cases it’s two men; in some, it’s two women; when it’s a man and a woman, the man’s name almost always comes first.

Public records are used for much more than you might think. The Warren Group will sell you list of people who took out FHA loans four years ago in a desirable suburb so you can market your refinance programs to them (or any other housingrelated data you can think of). From those lists – which include the names of all parties – come pamphlets for lawn care services for new homeowners, offers to beat a competitor’s price per gallon for heating oil and pleas from Realtors to consider selling – all addressed to just one resident. All in the recycling bin.

Of course it’s cost-prohibitive to research each and every prospect – that’s why people buy lists. But it’s not costprohibitive to add a second name to the envelope. What you lose in ink costs, you may regain in revenue. Take a look at your mailings. In an effort to avoid alienating half of the state’s homeowners, make sure there are two names on those envelopes. n

IT’S EASY GOING GREEN Connecticut’s Private Sector Steps Up Solar Investment With CT Green Bank

I

f you’ve been noticing more solar panels across the state of Connecticut, it’s not just your imagination. Once upon a time, solar panels might have been something you only saw on your eco-warrior neighbor’s roof, but the state’s publicprivate partnership has worked quietly behind the scenes to get private capital comfortable with solar panels and other clean energy.

The declining cost of solar panels, coupled with state and federal tax incentives, has made the technology (known formally as photovoltaic, or PV, systems) more attractive to both homeowners and business owners interested in tapping the sun for their own power.

Plus, consumers and businesses that

generate excess electricity can earn credits from their electrical utility for feeding it back into the grid – and Connecticut has some of the highest energy costs in the country.

But while solar panels are getting cheaper, they can still cost about as much as a new car, making them financially

onerous to purchase in one shot. And banks are still getting comfortable with the intricacies associated with financing PV systems for both residential and commercial properties.

“It’s very easy to extend short term credit, but the real challenge with solar financing is mobilizing capital that can be long term and low cost and account for whatever the credit challenges might be associated with the customer, either at the individual project level or in a pool of customers,” said Ben Healey, director of clean energy finance at the CT Green Bank.

That’s where the CT Green Bank comes in. Established in 2011, this public-private partnership mobilizes private sector capital for clean energy upgrades

throughout the Nutmeg State. The Green Bank might work with a real estate investment trust or private equity investor or a more traditional bank, and it has a variety of financing vehicles it can scale to fit a range of projects.

One prime example is its $68 million solar lease program, now in its second round of funding. First Niagara Bank and Webster Bank both kicked in the cash to make it work, US Bank acted as the tax equity partner, and the Green Bank took a sponsor equity position.

That private-public coalition ultimately made it possible for about 1,200 Connecticut homeowners, as well as dozens of local businesses, nonprofits and municipalities, to sign leases and install solar panels on their roofs.

The size of the project, the Green Bank’s secure and attractive financing structure, and the tax equity, is part of what made it so attractive to the banks.

According to Carolyn Morrison, vice president of commercial lending at Webster Bank, “Having a big number of homeowners helps spread the risk. Life happens, so even with good credit scores and debt-to-income ratios, there’s always going to be one or two that fall down. But having a big group of homeowners helps spread that risk of an individual default.”

Making It Work With Teamwork Healey called it “a virtuous cycle.” The program accomplishes several of the Green Bank’s objectives: educating two major regional banks on the intricacies of financing solar panels and helping them get comfortable with the asset class.

And it gets solar panels onto the roofs of Connecticut homeowners, even if they have less than stellar FICO scores.

Of course, challenges persist in financing solar upgrades on both residential and commercial properties.

“Banks and other credit grantors have really a couple challenges in financing renewable energy,” said David Cantor, the New England region team leader for First Niagara Bank’s business banking division. “Many of the companies involved are new or don’t have histories of profitability. The banks are typically not very familiar with the different technologies involved in this stuff and the collateral value is not always what we want to see.”

The Green Bank also uses its C-PACE program to boost energy upgrades in the commercial sector.

“We put that financing right on the municipal tax bill, enhance its security and doing that makes it possible for local or regional lenders to come in and take a position they otherwise wouldn’t have been comfortable doing,” Healey said.

“We take it from a risky credit to a very secure credit.”

The private financing is key to the Green Bank’s central mission, he added.

“There are not going to be a continuing stream of government subsidies for the green energy transition, but these

projects are eminently financeable if we can demonstrate to the private sector that there is an attractive opportunity,” he said.

And to hear the banks involved talk about it, it sounds as though the Green Bank is well on its way to proving that point.

“I can’t say enough good things about the team they have at the Green Bank, especially when we were first entering into the market five years ago,” Morrison said.

NEWS ROUNDUP MASSACHUSETTS-BASED TREATMENT CENTER TO EXPAND TO GUILFORD

ITALIAN MANUFACTURER ACQUIRES FARMINGTON COMPANY

Watham, Massachusetts-based Walden Behavioral Care has announced it will open a second clinic in Connecticut in March.

The eating disorder treatment center will occupy the two-story, 6,000-squarefoot clinic at 157 Goose Lane in Guilford. The center will be the first in the area to offer treatment for males, females, adolescents and adults, offering intensive outpatient care and partial hospitalization for those in need of treatment for anorexia, bulimia, binge eating disorder or other specified feeding or eating disorders. The center will employ 10 health care professionals, including physicians, nurse practitioners, therapists, dietitians and others.

“Recovery from an eating disorder requires ongoing support from family, friends and clinical professionals over a long period of time,” President and CEO Stuart Koman said in a statement. “The new Guilford clinic will be designed to give them the long-term support they need.”

Walden also operates clinics in Amherst, Braintree, Peabody, Waltham and Worcester, Massachusetts.

MESSORE JOINS NHMR BOARD Fred A. Messore has been appointed to the New Haven Middlesex Association of Realtors’ board of directors for a two-year term.

Messore is a senior vice president at Orange-based Colonial Properties Inc. A real estate agent for nine years, he specializes in commercial and investment sales and leasing.

Messore holds GRI and SRF designations.

“Fred will be a dynamic addition to our board of directors,” NHMR CEO Dawn Calvo said in a statement. “Directors are nominated by fellow board members and voted on by our general membership. His nomination and approval are a testament to his professionalism, knowledge and the respect he has gained throughout the real estate community.”

Pietro Rosa TBM, an Italian manufacturer of compressor airfoils for gas turbines and structural components, has acquired Farmington-based New England Airfoil Products (NEAP).

Pietro Rosa will retain NEAP’s workforce and is expected to create 100 new jobs in the next five years.

Pietro Rosa TBM will invest over $10 million in the Farmington facility and the Department of Economic and Community Development (DECD) will provide a $3 million low-interest loan. The funding will be used for machinery, equipment and working capital to expand production capacity. DECD aims to help the company establish local ties, according to Gov. Dannel P. Malloy’s office.

“This acquisition secures one more key step in Pietro Rosa TBM’s strategic growth plan, offering greater reach and access to its existing and new North American customer base as well as complementary manufacturing capabilities and additional capacity,” Mauro Fioretti, CEO of the Pietro Rosa group, said in a statement.

“We are delighted in welcoming the employees of New England Airfoil Products Inc. to the Pietro Rosa TBM family and look forward to working as a global team to support our customers and grow the business in line with our objectives.”

INVESTMENT ADVISOR FACES MULTIPLE FRAUD CHARGES

A 300,000-square-foot medical/office building in New Haven has sold to a second out-of-state owner.

One Long Wharf Drive was purchased by Healthcare Trust of America Inc. of Scottsdale, Arizona for $72 million. The seller, a New York-based investment group, bought the property in 2007 for $28 million and performed renovations to the tenant spaces and common areas of the property.

The property is 100 percent occupied with a waiting list of tenants.

The buyer plans to continue making upgrades.

Newmark Grubb Knight Frank and O,R&L Commercial brokered the sale. O,R&L Commercial has been retained to continue handling the leasing of the property.

An investment advisor, formerly of Haddam, has been charged with defrauding clients.

A New Haven federal grand jury recently returned an indictment charging Aaron J. Johnson.

The indictment alleged Johnson was president and CIO of Connecticut-based J. Capital Advisors and was a registered investment advisor with Trade PMR. From approximately May 2010 to May 2013, Johnson allegedly deducted fees from his clients’ Trade PMR accounts and later deposited them into Johnson’s Trade PMR sundry account. Johnson allegedly tried to cover it up repaying fees he reportedly took from a victim, claiming a glitch in the system was to blame. He then allegedly emailed investigators a falsified account statement which fraudulently reported he had over $117,000 in his investment account.

Johnson is also alleged to have taken $150,000 from a second victim in December 2012, promising to deposit the money into a trust account, but instead spending the money for personal use.

Johnson is charged with three counts of mail fraud, one count of wire fraud and two counts of interstate transportation of stolen money. If convicted of interstate transportation of stolen money, Johnson could face up to 10 years in prison for each count.

Johnson was arrested on Feb. 17.

NATIONAL FORECLOSURE RATE DOWN, SMALLEST INVENTORY SINCE 2007 Nationwide foreclosure rates continued to slide downward in December 2015, according to a report released today by CoreLogic, a global property information provider.

The foreclosure inventory declined by 23.8 percent and completed foreclosures declined by 22.6 percent compared with December 2014, according to the report.

The number of completed foreclosures nationwide decreased year over year from 41,000 in December 2014 to 32,000 in December 2015. To put it in context, the number of completed foreclosures in December 2015 was down 72.8 percent from the peak of 117,722 in September 2010.

As of December 2015, the national foreclosure inventory included approximately 433,000, or 1.1 percent, of all homes with a mortgage compared with 568,000 homes, or 1.5 percent, in December 2014. The December 2015 foreclosure inventory rate is the lowest for any month since November 2007.CoreLogic also reports that the number of mortgages in serious delinquency (defined as 90 days or more past due) declined by 23.3 percent from December 2014 to December 2015, with 1.2 million mortgages, or 3.2 percent, in this category. The December 2015 serious delinquency rate is the lowest since November 2007.

H

artford’s Weaver High School presents a blank face to the world, a reflection of the architectural trends and financial constraints of the mid-1970s.

Completed during the energy crisis, the 370,000-square-foot structure was designed without windows in an attempt to minimize energy usage. The design

deprived classrooms of natural light and symbolically sealed the building off from the surrounding neighborhood in Hartford’s North End.

“It was a very closed environment, but it’s a school with a very strong connection to its community,” said Glenn Gollenberg, a principal at Glastonburybased architects S/L/A/M Collaborative. “The desire was to transform the building to one that is much more open and engaging to the community.”

Designed for an original enrollment of 2,000 students, the school is being re-

designed to house 900 students in three specialized programs. The $80 million project designed by S/L/A/M Collaborative and Amenta Emma Architects of Hartford reopens the building to the outside world, without sacrificing energy efficiency.

A gut rehab set to begin in June will remove the fifth and top floor of the building. The remaining three upper floors each will house one of the magnet programs: The Academy of Hospitality and Tourism, the Arts and Sciences Academy and The Academy of Architecture & Urban Design. Multi-use rooms on the first floor will accommodate more after-hour community programming. The project is scheduled for completion in time for the start of the 2018-2019 school year.

High-performance glazed windows will expose classrooms to sunlight, reducing electricity bills, and the reduction in overall building size will offset additional energy requirements including the installation of air conditioning.

Variable refrigerant flow systems will provide more efficient heating and cooling processes; air flow will be delivered to specific parts of the building as needed, rather than entire regions.

Environmental standards designed to safeguard the health of the building’s population factored into the designs as well.

To comply with Connecticut’s highperformance building standards for schools and state agency buildings, the new ventilation system will reintroduce fresh air. Building materials containing low-volatile organic compounds will be used amid growing awareness of their short- and long-term health risks.

The first floor containing gymnasium, library, media centers, cafeteria and meeting spaces was redesigned to accommodate a larger role hosting community meeting and performances, Gollenberg said. On the upper floors, gut demolition and reconfiguration of corridors will allow natural light to extend deeper within the floor plates, and provide open spaces for team-based learning and makerspace labs.

Productivity Gains Through Building Design Energy-efficiency upgrades in the academic sector continue to provide a stream of work for the building industry across the state, partially offsetting sluggishness in the commercial development scene.

Farmington-based KBE Building Corp. has carved out a niche updating Connecticut’s technical high school network, completing eight construction projects across the state. It most recently served as construction manager on the $60.5 million renovation of the J.M. Wright Technical High School in Stamford.

Completed in 15 months, the LEED Silver-certified rehab of the 200,000-square-foot school updated mechanical systems, lighting and ex-

terior finishes while redesigning labs and classrooms for new programs, said James Brenia, project manager for KBE Building.

The technical high school, originally built in 1957, received new insulated, glazed windows that maximize light penetration into many of the trade shops, said John Scheib Jr., a principal with Northeast Collaborative Architects.

A study released in 2013 by Northwestern University concluded that workers in windowless environments had poorer sleep quality, vitality and overall quality of life than their counterparts exposed to natural light. The findings are considered just as relevant in a school environment and are reflected in the Wright Tech project designs.

ore and more Connecticut homeowners are looking for energy-efficient, eco-friendly alternatives when building, buying or renovating their homes, despite the fact that year over year, electricity and gas prices have been flat and oil prices are down by 33 percent, according to the State Department of Energy and Environmental Protection.

“Every year people are getting more and more interested in energy efficiency,” said David Popoff, broker/owner of DMK Real Estate in Darien. “I would say 10 to 20 percent ask about it; a couple of years ago it was like 5 percent. The younger buyers are especially keen on it. If they buy a home with no green features, a lot of them will install them.”

Popoff, who has over 25 years of experience in building and remodeling homes and is a certified green expert by the National Association of Realtors, said interest is widespread. Buyers who are over the age of 50 are attracted to high-efficiency components and homes for the reduction in operating costs, while younger buyers (those under 50) are attracted to saving money, but also want to minimize their environmental footprint, he said.

“They’re interested in energy efficiency; they like homes with tons of insulation, have Energy Star appliances and new HVAC systems,” Popoff said.

Some buyers are also interested in solar panels, but the 10-year payback on the cost of installation means it doesn’t make sense for every buyer.

by Connecticut utility companies and is dedicated to educating residents and professionals about the benefits of energy efficient choices when renovating or building their home or business.

The website offers residents and business owners money-saving tips, helps them connect with contractors and assistance in choosing from among the dozens of approved energy suppliers and aggregators in the Nutmeg State. It also tells consumers how to apply for and receive rebates on

high efficiency equipment.

“I used it when I replaced my HVAC system,” Popoff said. “I put in a high-efficiency system that cost $1,000 more than an average system, but I got a $500 rebate and made the other $500 back in energy savings in the first six months.”

Popoff said net-zero homes – homes that produce as much energy as they consume in a year – are becoming more common.

“They’re beginning to build more netzero homes,” Popoff said. “The people who are doing those, it’s usually because it’s their passion. I think it’s a great idea.

Now, they’re even building net-positive [homes that produce more energy than they consume] homes. There are a couple of homes like that in Connecticut.”

Putting The Pieces Together It’s not a trend on the wane, according to Elizabeth DiSalvo, principal architect for Trillium Architects in Ridgefield. She’s been designing energy efficient homes for more than 20 years and, in 2015, won both the U.S. Dept. of Energy Housing Innovation Award and the Connecticut Green Building Council Award for the net-zero Taft Faculty house in Litchfield.

DiSalvo’s energy-efficient homes don’t have to cost much more than a traditionally built home; the extra cost of super-insulating walls is offset by the savings of purchasing much smaller heating equipment, for example. And every year the house is occupied greatly reduces energy costs, the savings add up and make the energy-effi-

cient home a better bet.

“Usually, our houses cost between $225 and $275 per square foot,” DiSalvo said.

“Others are building for 3$00 or more.

Plus, most contractors who are building a hyper-green house are more conscientious.”

DiSalvo said her energy efficient homes are indistinguishable from traditionally built homes, and while the differences are many, they’re not obvious.

“Basically, you’re insulating and air sealing a house so well, that the loads for heating and cooling are very low,” DiSalvo said.

That means exterior walls that can be a foot – even two feet – thick or more and filled with insulation. It also means that windows are triple-paned and filled with argon gas, making them stop twice as much heat as typical double-glazed windows.

When the building exterior or “envelope” is super tight, a gas or propane furnace is sufficient to heat it, or sometimes a mini-split HVAC, which can both heat and cool a home and runs on electricity.

If a house gets a lot of sun, has solar panels and the envelope is tight enough, it can be a net-zero house. In that case, it’s totally off the grid and DiSalvo designs a small battery backup for cloudy days.

“The batteries are super expensive,” she said. “The Tesla house battery isn’t quite out yet, but we’re all looking forward to seeing that.”

DiSalvo said energy efficiency features much more prominently in the conversations she has with her clients these days and she thinks that will continue to be the case. And as the trend becomes the norm, more information will become available for consumers and agents alike.

“They’re ‘greening’ the MLS,” DiSalvo said. “One thing that should be included on every listing sheet should be average annual heating and cooling and maintenance costs.”

What do you see as the biggest barriers to affordable homeownership in Connecticut?

The biggest barrier in my mind is consumer education. We have a wealth of organizations that want to help people get into affordable homes and make it affordable to them. A lot of people don’t fully understand what they actually qualify for, and I think a lot more people qualify to get into housing than realize it.

What else have you noticed about the younger generations of homebuyers?

I think what is probably a little different now than when I was younger is, these people want information. They want to learn and they really want to fully understand what their options are and what they’re getting into before they commit to it. As a sales organization, you want to invest in your sales force to make sure they’re able to provide those answers and give these people the education they’re looking for, whether it’s on our website, through one of the classes that our education coordinator pulls together, or whether we’re working in conjunction with CHFA to do a first-time homebuyer program. n

Would you recommend real estate as a career to a young person starting out?

I would. I think there’s so much opportunity in this industry. It is truly a way to help people with one of the most important decisions they’ll ever make. There are challenges but the rewards are far greater. It’s really a great career for me and I totally enjoy seeing young people start off in this business. I would absolutely recommend it.

You’ve been through several market cycles. Is your job harder when things are going better financially? Or when we’re in a down cycle?

I think both have pluses and minuses. I feel that the management is affected directly by what our agents do. We’re compensated based on the profitability of our office. In a down market, you’re right in the trenches with your agents. Another challenge is dealing with the emotions of clients and agents. Conversely, in a hot market, it’s more fun, but that has its own set of challenges because when the market is hot, there is more competition among agents and agents in general are more likely to look at other opportunities. n

What local industries are driving the demand for office redesigns?

In the last year, the biggest one by far is The Hartford insurance corporate headquarters in Hartford. We’re wrapping up a 1.2 million-square-foot consolidation project. They closed their campus in Simsbury and shuffled people into Hartford and Windsor. We renovated 1.2 million square feet in their Hartford headquarters, which is comprised of three buildings: their North Plaza building, their home office and their 22-story tower. That’s 5,000 staff members.

What was The Hartford’s goal for the new offices?

The project is called a “New Exceptional Workplace.” We developed all new space standards to provide a much more open and collaborative environment, taking hard wall offices off the perimeter and offering daylight views, and creating alternate work settings to allow people to work together.

We increased their conferencing capacity in the process. A big part of that was right-sizing so we have the right mix of informal and formal conference space. We had the addition of huddle rooms which are non-reservable. Part of this included the C-suite, which is wrapping up construction in the next month.
