illyard Bank, the newest bank in the state of New Hampshire, simultaneously stands out and blends in with other financial institutions in the state. That’s good news for business owners. With its official opening on Dec. 23, the bank is poised to assist businesses large and small with all of their finance needs. Commercial lending is the prominent focus of the bank, said President and CEO G. Frank Teas. He stated that the bank wants to be the solution for business owners and is prepared to lend up to several million dollars to businesses looking for loans. Millyard Bank opened its doors after receiving approval from the state Department of Banking and completing the necessary applications. Over 200 shareholders, most of whom were part of local private placement offerings, Teas said, raised nearly $21 million in capital for the bank. Still, not everyone in the Nashua area believed a new bank was needed. “Do we really need another bank?” is a question Teas said he’s heard in the community infrequently but counters with this statement: “One thing folks need to understand is that not every bank can serve every person.” Smaller banks, Teas stated, can’t loan many millions of dollars, but are the perfect solution

Millyard Bank has partnered with Fiserv, a fintech which checked all the boxes for the bank, Teas stated, and then some. Along with the typical services for busy financial institutions, Fiserv offers some of the newest banking tech services like remote deposits, digital disbursements and digital payment options.

The information appearing in this newspaper is taken from deed and mortgage documents filed at each of the ten registries of deeds in the state. All property transfers with a sales price of at least $100 and all term-mortgage documents are collected. Whenever possible, we combine the separate deed and mortgage documents so that we can present one complete record of the street address, purchase price, lender and mortgage amount. When we cannot link a deed with a mortgage (and vice versa) each transaction appears individually. Real estate records are organized alphabetically by registry, then town, then by street name.
The amount appearing on the same line as the street address is the purchase price from the deed. We print “No Amt Given” when the amount did not appear on the document we review. “No Street Given” appears in place of the street address when it was not available. The volume, page of the deed and filing date appear for all sales. The mortgage lender and the amount of the mortgage used to purchase the property are shown. Is Your Brokerage Ready for the Silver Tsunami? Breaking Into the Senior Housing Market Requires Special Knowledge BY BERNICE ROSS SPECIAL TO THE REGISTRY REVIEW
Z
illow recently released a report that predicts that over the next 20 years, 27.4 percent of the nation’s owner-occupied homes will come on the market as current owners die or otherwise vacate their homes. Are you prepared to capitalize on this growing trend? According to Zillow, 33.9 percent of the owner-occupied homes in the U.S. are owned by residents age 60 or older and 55.2 percent by residents aged 50 or over. This could represent upwards of 20 million homes hitting the market through the mid 2030s. Ignoring the over-50 niche limits you to only 45 percent of the potential listing inventory. The question is how to capitalize on this coming “silver tsunami” not only in 2020, but throughout the next decade.
Don’t Downsize – Rightsize! When you speak to seniors about selling the big house where they raised their children or moving from their 2-story property into a 1-story home, avoid using the word “downsizing.” The reason? Downsizing implies giving something up. This is especially true for those who are forced to sell their home due to the death of a spouse, health reasons, or no longer
being able to afford their current property. “Rightsizing” is the opposite of downsizing. It is the concept of working with what you have by making better use of existing space. The promise is that you can live more fully in your home if you rightsize. To help someone who is rightsizing let go of cherished memories of items such as their children’s trophies or the cute projects their kids made in elementary school, have them take photos of them. Rather than having piles of boxes, they can easily enjoy the photos from their computer, phone, or tablet. If the dining room in the new property doesn’t accommodate their large family table and chairs, have them search for a smaller table and keep the number of chairs that does fit. As seniors age, many of them will develop back, hip, and knee problems that make climbing stairs difficult. This means there will be a greater demand for 1-story homes, condominiums with elevators and valet services, or homes where the master bedroom is on the first floor. Because many seniors are reluctant to sell unless they know where they are moving, having a list of properties that meet these criteria will help you to get their current property listed and motivate them to move forward with a purchase as well. Another major demographic trend is seniors caring for their elderly parents. Since both seniors and their parents normally want as much privacy as possible, a great way to serve this niche is to specialize in hous-
ing with a “granny flat,” “maid’s quarters,” or guesthouse, or homes that have at least one bedroom downstairs.
Get Familiar with Probate The 50-plus crowd is not only having to confront their parent’s mortality, many of them are already losing their spouses and friends who are the same age they are. A substantial majority have yet to set up a will or a trust. As a consequence, they will face serious challenges when it comes to probating their inherited property.

Breaking into the probate niche requires a strong knowledge of probate law, a high level of professionalism, as well as the ability to keep a cool head when disputes arise between family members. If you are over 50 yourself, you can also become the “real estate expert” for your local AARP chapter. Even if you’re under 50, this is still a great way to access the over-50 crowd. Many older people have no grasp of the real estate business and could truly benefit from working with an honest, professional agent who places their clients’ best interests
their inheritance to provide down payments for their children’s first home. By marketing to seniors, you increase the probability of representing their children and even their grandchildren when they purchase as well. If you haven’t added working with seniors as a niche for your business in 2020, it would be a very smart move to do so!

top Federal Reserve official believes that the U.S. central bank needs to re-orient its thinking and policies toward fighting inflation that is too low, rather than its historic focus on keeping inflation from getting too high. John Williams, president of the New York Federal Reserve Bank, said recently that the current environment of low inflation and low interest rates will likely persist for years. That is a challenge for Fed policymakers, because it means that they have less room to cut their benchmark interest rate in the event of a recession. “For anyone who was trying to get a mortgage at a double-digit interest rate or seeing prices go up and up back in the days of high inflation [in the early 1980s], it’s almost unthinkable that in 2020 central banks are pondering the opposite challenge: how to prevent inflation from being too low,” Williams said in a prepared text for a speech delivered in London. The Federal Reserve launched a review last year of its policy framework and tools in light of the challenges presented by low inflation and low borrowing costs. Fed officials expect they will quickly cut their short-term interest rate to zero during the next recession, leaving them less room to maneuver. Historically, the central bank has reduced rates by roughly 5 percentage points in a downturn. But its benchmark rate is now in a range of just 1.5 percent to 1.75 percent. At the same time, inflation has remained stubbornly below the Fed’s 2 percent inflation target for most of the past seven years. While few people are concerned by low inflation, the Fed prefers to maintain a cushion against deflation, a destabilizing drop in prices and wages.
Like most economists, Williams blamed slow population growth, an aging society, weak productivity growth and strong demand for safe assets like Treasuries for the longterm decline in borrowing costs. “One key takeaway from these global trends is that interest rates and inflation are going to stay lower than we’ve come to expect in the past,” Williams said. The Fed should consider “doubling down” on its inflation target, he said. Americans’ inflation expectations have begun to slip, which worries many Fed policymakers because expectations shape future inflation. If the public thinks inflation will stay low, for example, they are less likely to demand higher wages. Diane Swonk, chief economist at consulting firm Grant Thornton, said doubling down could mean that the Fed, in its policy review, would clarify how long and how much it will let inflation overshoot its 2 percent target in the future. Overshooting could reverse the decline in inflation expectations. Inflation expectations have fallen because of the Fed’s inability to meet its target, Swonk said. According to the Fed’s preferred gauge, prices rose just 1.5 percent in November from the previous year. “A lack of credibility is one of their biggest problems,” Swonk said. Former Fed chair Ben Bernanke said at an economics conference on Saturday that central banks “have come almost full circle” since the days of runaway inflation several decades ago. “Low inflation can be dangerous,” Bernanke said. “The Federal Reserve and other central banks should defend against inflation that is too low at least as vigorously as they resist inflation that is modestly too high.”

“All of our banks want to offer really cutting-edge technology to serve their customers in the way they want to be served,” she stated. Merrill noted that the largest challenge for most banks right now is the workforce shortage, one of the few downsides of a strong economy. It’s a problem that is common in most other industries at present, too. Still, she believes that there is room for another financial institution in the state. “We’re happy to have Millyard Bank here in New Hampshire. I really believe there is room for them as well as the other banks here today,” Merrill said.

Fed Should Focus on Fighting Low Inflation, Top Official Says

he Inn on Newfound Lake in Bridgewater is under new ownership. This 29- room venue with premier barn wedding and event space sits on the shore on Newfound Lake with 250 feet of private shorefront. For over 25 years, the inn has been owned and operated by Larry DeLangis & Phelps Boyce II. They have overseen a successful renovation of much of the property, and most recently the Cottage House. In addition, they turned the property into a destination for vacationers and as a sought-after wedding and event venue. “We have thoroughly enjoyed owning and operating the Inn and have loved being a part of the community. We plan to stay in the
area, and this will give more time for Larry to continue his established interior design business and maybe even some time to travel ourselves.” Boyce said in a statement. The property was purchased by Newfound Lake Holdings LLC for $4 million, according to the Grafton County Registry of Deeds. DeLangis & Boyce were represented by Linda Matheson of Peabody & Smith Realty and the buyers were represented by Ann Marie Paino of ReMax in the Mountains. The new owners will continue to operate the inn, host events and weddings and run the restaurant and tavern year-round, a statement from Peabody & Smith said.
Half of America Thinks Fourth Quarter A Good Time to Buy Homes

ore than half of Americans recently polled believe that now is a good time to make a home purchase, according to the latest findings from the National Association of Realtors. The 2019 fourth quarter survey revealed that 63 percent of people believe now is a good time to buy a home, equal to the 63 percent who said the same in 2019, with 33 percent saying they strongly believe now is a good time to buy. Moreover, as to selling, 74 percent of those polled believe that now is a good time to sell, identical to the percentage in quarter three. From October through December, a sample of U.S. households was surveyed by a polling firm contracted by NAR, via a random-digitdial, including a mix of cell phones and landlines. Each month approximately 900 qualified households responded to the survey. The data was compiled for this report representing a total of 2,707 household responses, NAR said. Lawrence Yun, NAR’s chief economist, said these positive sentiments can be linked to the strong job market and favorable economic conditions. “The mobility rate has been very low as many have opted to stay put for longer,” Yun said in a statement. “However, this latest boost – Americans saying now is a good time to move – is good news. With mortgage rates low, the timing is indeed ideal for those who want to enter into homeownership and for those looking to move on to their next home.” Respondents from the silent generation (those born between 1925 and 1945) were most likely to state that now is a good time to buy (73 percent), while younger boomers (those born between 1955 and 1964) also overwhelmingly viewed the market favorably in terms of now being a good time to purchase (70 percent). NAR’s fourth quarter Housing Opportunities and Market Experience (HOME) survey found that 82 percent of those who earn $100,000 or more said now is a good time to sell a home The NAR study concurrently asked about home prices over the past year. Sixty-four per-
cent of those polled said they believe prices have increased within their communities within the last 12 months. Thirty percent answered that they believe prices have remained about the same, while only 6 percent believe prices have decreased over that period. Respondents were asked to share expectations of community home prices over the next six months. Forty-one percent predicted that prices will remain the same in their communities during that period, while 48 percent said they believe prices will rise and 11 percent said they expect prices to fall in the next six months. Millennials at 47 percent were most likely to believe prices will increase in their communities. Out of the four major regions, the South had the highest number of residents who said home prices would climb over six months. Finally, the NAR survey found that 52 percent of those polled believe the U.S. economy is improving. This is consistent with the third quarter of 2019. For the fourth quarter, optimism is highest among individuals who earn $100,000 compared to other income levels, as well as for those who reside in rural areas compared to other locations. Forty-seven percent of Millennials said they believe the economy is improving, the lowest of all age groups. Forty-one percent of those in urban areas said they believe the economy is improving, compared to 66 percent in rural areas. “Whether it is a reflection of politics or true economic conditions, there is a difference of views between rural and urban areas,” Yun said in a statement.
