Top-Tier Lead-Generation Tips, and How to Convert Them

2023 Will Stress Real Estate Agents’ Marketing Abilities

As we put 2022 behind us and confront the challenges of high mortgage interest rates coupled with fewer sales and lower prices, marketing fundamentals will be more important than ever in 2023.

It’s important to use proven ways to make sure that you’re generating and converting as many leads as possible in 2023.

First, make face-to-face lead-generation activities your highest priority

In the 2022 National Association of Realtors’ Profile of Home Buyers and Sellers, 80 percent of the sellers and 67 percent of the buyers only interviewed one agent that they hired. This means, regardless of whether it’s a referral, an internet lead, phone call or web inquiry, the first agent that meets in-person with a seller gets the listing nearly all of the time. Make sure that person is you!

Next, how many incoming buyer leads did you ignore in 2022? According to NAR data, a whopping 58 percent of all buyers were living in a home they owned prior to when they transacted. For every buyer lead you receive, immediately follow up to see if they are also a seller and schedule a face-to-face appointment. Fifty-eight percent of the time, you

will have the opportunity to list their current home and sell them a replacement property. For repeat buyers, that number is 77 percent!

Some leads might be hiding in plain site in your own contacts database. Use a tool like Likely.AI’s free Database Refresh report to identify the share of your contacts who listed or sold their home in the last nine months, and the share likely to transact during the next 90 to 180 days.

U.S. homeowners currently move on average about once every 10 years. If you have

2,500 valid contacts in your database, that means about 250 will move in the next year. Likely.Ai identifies who that 10 percent is most likely to be. If their prediction is correct at 30 percent level, that’s 75 potential listings waiting for you in your current contact database.

The information appearing in this newspaper is taken from deed and mortgage documents filed at each of the ten registries of deeds in the state. All property transfers with a sales price of at least $100 and all term-mortgage documents are collected.

Whenever possible, we combine the separate deed and mortgage documents so that we can present one complete record of the street address, purchase price, lender and mortgage amount. When we cannot link a deed with a mortgage (and vice versa) each transaction appears individually.

Real estate records are organized alphabetically by registry, then town, then by street name.

The amount appearing on the same line as the street address is the purchase price from the deed. We print “No Amt Given” when the amount did not appear on the document we review. “No Street Given” appears in place of the street address when it was not available. The volume, page of the deed and filing date appear for all sales.

The mortgage lender and the amount of the mortgage used to purchase the property are shown. Any second mortgage (Mtg2) filed at the same time as the deed will also appear here.

In communities where we have a file of all properties from the assessor’s office, we provide additional property details when available. This is done by exactly matching the address and seller name from the new sales record with the address and owner name found in the property file. No descriptive data appears whenever there is any doubt that the two records are the same property.

The “Use” is based on the code the assessor assigns to each building on a parcel. Whenever there is more than one use code or more than one building on a parcel, we flag these as “Multi-use” and “Multi-bldg” respectively.

These deeds transfer title to the lender after the mortgage is foreclosed (unless there is a higher bidder at the auction.) The amount in these transactions is usually the amount of the outstanding mortgage that was foreclosed.

New Home Search Portal Set to Launch

MLS Collaboration Nestfully Tries to Take on Zillow

Homebuyers could soon benefit from a new listing portal with all the online bells and whistles they’ve come to expect – but with better service on the ground.

The new search engine, Nestfully, promises to offer up-to-the-moment pricing information, plus the ability to search based on your individual needs. You’ll be able to schedule showings, obtain information on recent sales and, most importantly, link up with the agent who listed the property for sale.

The site will offer a “differentiated search experience” based on how people actually search for homes, the company claims. Users will have the ability to apply any number of filters: price, number of bedrooms and bathrooms, acreage, garage size – even places with a swimming pool.

If it takes hold, the portal holds great promise for consumers. But it is also a major step forward for local realty professionals who want to regain control of their listings.

A Promise to Play Fair

To date, agents have all but subjugated themselves to nationwide syndicators that publish listings as their own, even though they take their data directly from local multiple listing services. These so-called aggregators sometimes allow other agents to purchase prominent ads on listings they did not create

and of which they have no direct knowledge.

In many cases, the other agent’s name and contact information is placed above the listing agent’s, even though the listing agent knows far more about the property. Unsuspecting consumers often contact the agent whose name is displayed first, under the impression that they are the listing agent.

sorts of fees. And to maintain profitability in the face of a slower housing market, “they are getting more and more greedy,” said industry consultant Marilyn Wilson. “There’s always some angle, and the consumer always ends up paying for it.”

Especially troublesome to the real estate community is a referral fee that aggregators charge if someone buys a house they found on their sites. According to a study by the WAV Group, where Wilson is a managing partner, consumers are largely unaware of referral dollars taken by third-party portals.

“There is little, if any, consumer transparency that initial connections with ‘agents’ are often not with the listing agent, the one with the most listing information,” WAV Group’s research found. “Instead, it is an inside salesperson from a third-party portal or an agent paying a large percentage of their commission to a referring company.”

For Nestfully to succeed, though, it must capture the attention of homebuyers who have grown accustomed to pulling up Zillow and Realtor.com to look for houses. Previous attempts by others have not fared well.

One, Homesnap, was purchased by CoStar, a commercial real estate site. CoStar now also owns Homes.com and is in talks to purchase Move Inc., the Murdoch media company that owns Realtor.com. CoStar is said to have big plans for the residential market, but has yet to make a splash.

Getting in front of consumers could be a tall, expensive order for Nestfully, and it could take years to change the habits of either consumers or realty pros. After all, Zillow and Realtor.com, which is the official listing site of the National Association of Realtors, didn’t become the behemoths they are overnight.

Another aspect of the new portal that should help it gain traction is that the leads it generates will be provided to agents at no extra cost, “saving them millions” in referral fees they now pay Zillow, Realtor.com and others, per the company. Some agents reportedly pay as much as 40 percent of their commissions to these sites.

One way or another, that cost is almost always shifted to the seller. Perhaps the listing agent won’t work as hard to market the property as they otherwise would, for example, or maybe they will refuse to negotiate a lower commission.

Aggregators charge agents and brokers all

In contrast, Nestfully vows that leads will be provided to brokerages at no cost.

Nestfully is a collaboration between three of the country’s largest and most influential multiple listing services: the California Regional MLS, REcolorado and Bright MLS. Together, these three have some 240,000 agents and cover parts (or all) of eight states and the District of Columbia. Last year, their collective agent and broker subscribers had annual sales of more than $280 billion.

An unnamed “dozen or so” other multiple listing services – of the 600-plus throughout the country – have expressed interest in joining Nestfully, according to a Bright MLS

Officials from the three collaborating MLSs are not ready to discuss the pending rollout of Nestfully or their marketing plans going forward. But a Bright MLS spokesperson believes the portal will have plenty of lift.

“We understand the importance of gaining consumer mindshare and we will drive our marketing efforts accordingly,” she said in an email. “We also have the advantage of our member agents recommending Nestfully to their clients.”

Strong Jobs Report Could Push Up Mortgage Rates

The U.S. economy put in a surprisingly strong showing in in January, adding 517,000 new jobs despite layoffs in tech firms, on Wall Street and in the mortgage industry.

And while experts say it’s a sign the country is on a path to a “soft landing” from 2022’s tumultuous inflation, it could push mortgage rates up.

“The 517,000 jobs number was a massive upside surprise from the 188,000 estimate,” Eric Merlis, co-head of global markets at Rhode Island-based Citizens, said in a statement. “The employment numbers point to a soft landing. The Fed should be pleased that the labor-force participation rate ticked up, to 62.4% from 62.3%.”

January’s job growth far exceeded December’s 260,000 total and extended a streak of powerful hiring gains that raised concerns at the Fed about inflation pressures. The Fed has raised its key rate eight times, including a quarter-point increase Wednesday, since March to try to contain inflation that hit a four-decade high last year but has slowed since then. In addition, the government also revised previously-reported employment numbers upward for November and December 2022.

Companies are still seeking more workers and are hanging tightly onto the ones they have. Putting aside some high-profile layoffs at big tech companies like Microsoft, Google, Amazon and others, most workers are enjoying an unusual level of job security even at a time when many economists foresee a recession approaching.

“This is a labor market on heat,” said Seema Shah, chief global strategist at Principal Asset Management. It would be difficult,

she suggested, “to see the Fed stop raising rates and entertain ideas of rate cuts when there is such explosive economic news coming in.”

However, Mortgage Bankers Association Chief Economist Mike Fratantoni pointed out that the jobs numbers showed slower wage growth in the service sector, “the trend that Federal Reserve officials have been seeking, despite the persistent strength in the job market.”

“We expect another 25-basis-point increase in the federal funds target in March,” he said in a statement, “but do anticipate that the unemployment rate, which does tend to be a lagging indicator, will increase through the course of the year.”

Even if Friday’s jobs report contains good news for the economy at large, it could send mortgage rates up after several consecutive weeks of declines – just as prospective homebuyers thinking about jumping into the housing market this spring might be exploring mortgage loans.

“Robust job data will raise the prospect of consumer price inflation and the need for a more aggressive monetary policy to rein in inflation,” National Association of Realtors Chief Economist Lawrence Yun said in a statement. So just as mortgage rates were trending down towards 6%, there could be a temporary rise. Still, rents are expected to calm down due to active apartment construction. That will help lower the broader consumer price inflation and halt Fed rate increases by summer. Mortgage rates can then go below 6%.”

Bill Would Legalize ‘Quadplexes’ on Single-Family Lots

Abill proposed by a Concord state representative would make it far easier to densify New Hampshire’s towns and cities while adding lower-cost homes.

Democratic Rep. Rebecca McWilliams’ House Bill 44, which was heard in the House Committee on Municipal and County Government last month, would allow the building of up to four units on any single-family lot with municipal water and sewer service.

The units could be built as single, standalone structures, two duplexes or a single, four-unit building, and the bill would not affect any other local zoning or other regulations.

Economic conditions, costs and ongoing difficulties with payment processing technology have driven a drop in small business satisfaction with merchant services providers.

The J.D. Power 2023 U.S. Merchant Services Satisfaction Study found that restaurants and businesses with less than $1 million in annual revenue had the largest declines in satisfaction with providers of payment processing services compared to the previous year.

“It’s tough out there for small businesses right now,” John Cabell, managing director of payments intelligence at J.D. Power, said in a statement. “Nearly two-thirds – 66 percent – of small business owners say inflation is having a ‘severe impact’ or ‘major impact’ on their businesses this year, and many are still fighting supply chain issues and challenges related to the COVID-19 pandemic. Accordingly, the costs and fees associated with payment processing solutions are driving significant declines in customer satisfaction among small business owners.”

J.D. Power’s study was conducted from September through November 2022 and included responses from 4,825 small business customers of merchant services providers.

Overall small business satisfaction with merchant services providers was 853 on a 1,000-point scale, down 6 points from 2022. J.D. Power said the decline was driven largely by lower satisfaction with cost of service, which accounted for 30 percent of the overall satisfaction score.

The study did find that businesses that use in-person mobile devices have faster account funding and significantly higher satisfaction with cost of service compared to businesses in the 2022 study.

Small businesses that used providers’ mobile apps, video conferencing and websites had higher levels of satisfaction and saw faster problem resolution compared to businesses that communicated through email, phone calls to account representatives or interactive voice response, the study found.

Businesses often said that retail customers needed assistance to use debit and credit cards, another driver of dissatisfaction. Only 43 percent of transactions were always completed without assistance when retail customers used their credit or debit cards to pay for goods, according to the survey. For ecommerce transactions, only 47 percent of transactions were always completed without the retail customer needing some type of assistance. The study found that common problems included the card being declined, tap/dip/swipe issues, frozen screens and receipt malfunctions.

The biggest declines in overall customer satisfaction with merchant services providers came from the restaurant industry and small businesses with less than $1 million in annual revenue. These businesses said they received less support from their merchant services provider related to understanding payment processing and fee structure. They also had less satisfaction with cost of service for in-person payment methods compared to the cost of service for takeout or delivery ecommerce platforms.

“Now is the time when merchant services providers really need to prove their value to small businesses by offering proactive service and support to address inflationary concerns and high-quality technology that works every time,” Cabell said.

Bank of America, with a score of 886, ranked highest for merchant services satisfaction for a second consecutive year.

Agents Should Prospect Older Owners

The news site reported that the bill attracted interest from several of McWilliams’ Republican colleagues, as well as concerns about impact on municipal services – concerns McWilliams answered saying the new buildings would generate additional property tax revenues for their towns and cities, helping fund more infrastructure.

A representative from the New Hampshire Association of Realtors spoke in support of the bill, while a representative of the New Hampshire Municipal Association spoke against it.

According to this year’s NAR Profile, 41 percent of all transactions resulted from a referral – 36 percent were referred to their agent by a friend, neighbor or relative, and the other 5 percent were referred by another real estate agent.

Based on this, you should devote at least 36 percent of your 2023 marketing budget to developing referral business from your sphere.

But what does that look like?

Instead of farming or shotgun marketing techniques to strangers, use your print and digital marketing budget to stay in regular contact with your sphere and past client list.

You can also conduct regular client appreciation events. Food trucks and ice cream socials are always popular and relatively inexpensive as well.

Another idea: Hold a seller seminar for those who may have to transact in today’s market. For those having financial difficulties, be sure to discuss why it may be smart to sell now before home values (and their equity) decline even more.

Prospect 55-Plus Homeowners

Two of the most surprising statistics from this year’s NAR Profile are the median ages of buyers and sellers. The median age of firsttime buyers jumped from a consistent number between 30-33 years of age to a new high of 36.

What’s even more surprising is that 65 percent of all sellers were age 55 or older. This

tells you that you need to be devoting a major part of your listing budget marketing to these homeowners.

Seniors are often forced to move due to financial issues, the loss of a spouse, mobility issues, inability to maintain a large home, or to live independently. To reach them, make sure you customize your print and digital advertising for these groups to show people who represent this demographic. Importantly, avoid using the term “down-sizing” and opt for “right-sizing,” instead. Make sure you learn the difference! You should also familiarize yourself with the over-55 independent living communities in your area. Many of these communities are eager to provide events that include holiday parties, speakers, local artists and musicians. Consider sponsoring these to remain front and center so when someone decides to list their home or condominium unit, they will contact you.

Matching your prospecting strategies to where there is the greatest amount of business is the best strategy for achieving success in real estate market. Remember, once you generate a lead, the most important thing you can do to convert that lead into signed business is to schedule a face-to-face appointment.
