ith real estate agents constantly on the go – showing homes, preparing documentation for closings, hosting open houses and more – the need to be as effective as possible while on the road is essential. Some brokerages in southeastern New Hampshire recognize the value that mobilefriendly tech tools and powerful software have in the industry. These tools helped eliminate cumbersome reams of paper agents formerly lugged around. And in most cases, the tools eschew the need for heavy laptops in favor of something more portable: the cell phone or tablet. “Agents should focus on selling. That’s what they do best,” said Dave Karoly, vice president of sales at Lamacchia Realty. Headquartered in Waltham, Massachusetts, the firm is expanding in Southeastern New Hampshire and has approximately 30 realtors in the area. It utilizes cutting-edge tech tools to help agents be as efficient as possible, Karoly said. The company invested over $1 million in heavily customized software which it launched earlier this year to replace its old customer relationship management system. Based on SalesForce, the Lamacchia Force app was created by an in-house software engineer who is constantly updating and improving its usability and features.

While newer agents enjoy the monthly newsletters sent out via the app along with all the helpful reminders, it works just as well for more experienced agents.

How to Read The Real Estate Records The information appearing in this newspaper is taken from deed and mortgage documents filed at each of the ten registries of deeds in the state. All property transfers with a sales price of at least $100 and all term-mortgage documents are collected. Whenever possible, we combine the separate deed and mortgage documents so that we can present one complete record of the street address, purchase price, lender and mortgage amount. When we cannot link a deed with a mortgage (and vice versa) each transaction appears individually. Real estate records are organized alphabetically by registry, then town, then by street name.
The amount appearing on the same line as the street address is the purchase price from the deed. We print “No Amt Given” when the amount did not appear on the document we review. “No Street Given” appears in place of the street address when it was not available. The volume, page of the deed and filing date appear for all sales. The mortgage lender and the amount of the mortgage used to purchase the property are shown. Any second mortgage (Mtg2) filed at the same time as the deed will also appear here.

Found a House but Timing Wrong? Think Sublet Not All Landlords Allow It, but It Works for Some BY LEW SICHELMAN SPECIAL TO THE REGISTRY REVIEW

ou’re out for a Sunday drive with your significant other. You turn the corner, and bam! There it is: your dream house. Better yet, there’s a “for sale” sign in the lawn. You didn’t expect such good fortune. You were going to hunt for a home of your own when your current lease expires in eight months. But your dream place is for sale right now – and as it turns out, at a price you can handle. You have 240 days to go on your lease, and the place is certain to be sold by then. So, what can you do? One option is to buy the house and sublet your rental to someone else. In that situation, you become a landlord. And therein lies the rub. If your tenant doesn’t pay their rent, or is habitually late, you are still responsible for paying your own landlord until your lease expires.
First Things First But let’s back up a moment. Your first step is to determine whether or not you can sublet. Check your lease to see what it has to say on the subject. And while you’re at it, check the laws in your community. Even if you are within your legal rights to sublet, it’s always a good idea to let your
landlord know. She may object, in which case you’ll either have to drop the idea or go to court, say the folks at ApartmentList, a free service that helps people find rentals. But let’s say your landlord agrees. After all, the alternative could be a disgruntled tenant at best – or, if you simply break the lease and move out, lost rent at worst. And, if you do move out clandestinely in the middle of the night, you’ll not only lose your deposit, but your rental record will be tarnished forever, making it difficult to find another place to rent, should the need ever arise. Property manager Wallace Gibson advises her Charlottesville, Virginia, clients to be understanding. “Situations arise and you should do your best to work with your tenants to find a solution that satisfies everybody,” she said. “If you’re not willing to be flexible, you may find word-of-mouth can hurt you, and finding tenants can be much more difficult.”
How to Find a Tenant So now the ball’s back in your court. Your next step is finding a viable tenant. One way is to search online bulletin boards like Nextdoor and Craigslist. You can also run an ad in your local paper or, if you’re near a college or hospital, put your place in the hat with their housing offices. Another possibility is to tack a notice on local restaurants’ or grocery stores’ bulletin boards.
Once you’ve found two or three candidates who seem rent-worthy, check them out thoroughly. Here, references, credit checks, rental histories, even a criminal background search are all in order. A thorough screening process may be somewhat costly, but it’s an absolute necessity to protect yourself against a bad apple who fails to pay rent and leaves you holding the bag.

Get It in Writing At this point, some landlords might want to screen your candidates themselves. If they know what they’re doing, they should be better at it than a novice like you. In fact, if they’re going to all that trouble, maybe they’ll let you out of your lease altogether and sign up one of your prospects to replace you. If the landlord wants you to remain as a “sublessor,” you should insist on a lease with your “sublessee.” A handshake just won’t do, even if the guy taking over your lease is your
subtenant won’t experience a life change – a new job in another city, for example, or a major illness in a loved one back home – so you could be stuck paying rent for a place you no longer occupy, as well as the mortgage for the house that started this whole process in the first place. And if your renter turns out to be a dud, or even causes a full-on fiasco, you’re still responsible – not only for the rent, but also any damages. So, if you decide to go this route, proceed carefully.

Richardson previously worked as a vice president and branch manager at KeyBank in Brattleboro, Vermont for over three years, where he was responsible for retail management and business banking efforts including commercial lending, cash management and deposit gathering. Prior to working at KeyBank, he was employed by Citizens Bank in Keene as a branch manager and assistant vice president.

E
ncore Enterprises, the developer behind Bedford’s Market and Main mixed-use development, may have to answer some tough questions the next time it appears before town planning officials. At a recent Planning Board meeting, a company staffer’s presentation left board members with the impression that 12 restaurants and stores had lined up to occupy the project’s 112,791 square feet of retail space. However, the New Hampshire Union Leader reports many of those businesses, from Wahlburgers to OshKosh, said they had no current plans to do so.
“We talked briefly to the developer about a year ago, but are not planning to open a store here. This is erroneous information,” Jonathan Lapat of SRS Real Estate Partners, which represents OshKosh, told the newspaper. Encore leaders say they are close to signing leases with several, but said prospective tenants’ names should not have been disclosed. The project was approved as a mixed officeretail development a year ago but has since asked for permission to replace a proposed movie theater and office complex with around 300 apartment units, citing changing market demand.

The use of Dotloop for all real estate-related paperwork, for instance, was a game-changer, she said, allowing her clients to sign documents electronically, eliminating the need for them to schedule time and appear in the office. “Things have changed so much with the invention of the internet and cell phones that it’s just a completely different business now,” LaSorsa said via email. “We do the majority of our work while in the car and people can sign contracts while sitting on a beach. It’s pretty wild.” LaSorsa estimates that she spends at least 80 percent of her workweek utilizing some form of technology and the remaining portion showing properties and meeting with clients.
Not all tech tools have proven useful, however. LaSorsa said that she wants something that will make her life easier and if it doesn’t, she won’t bother with it.

ew Hampshire’s community banker of the year doesn’t just get a plaque to decorate their office or mantle. They also get a luncheon with one of the most important people in the state. Cambridge Trust – New Hampshire CEO Don Morrison got his reward on Feb. 14 for being named the 2019 Community Banker of the Year Award by the New Hampshire Bankers Association, when Gov. Chris Sununu attended lunch with the entire executive team at Cambridge Trust to recognize Morrison’s achievements. The small group gave the opportunity to have an informal discussion with Sununu about challenges facing New Hampshire. Morrison, formerly the founder, president and CEO of Portsmouth’s Optima Bank & Trust, was selected for his involvement with several community organizations throughout his career, including serving as a founding board member of the Seacoast chapter of New Hampshire Veterans Count. Cambridge Trust bought Optima last year. CRA Comment Period Extended Following Outcry
T
he FDIC and Office of the Comptroller of the Currency have changed course and extended the public comment period for proposed changes to the Community Reinvestment Act (CRA). Comments will be accepted until April 8. The FDIC and OCC said in a joint statement that they “have determined that a 30-day extension of the comment period is appropriate.” The regulators had released the proposed changes in more than 200 pages of proposed rule changes on Dec. 12, setting the comment period for 60 days following publication in the Federal Register. The proposal appeared in the Federal Register on Jan. 9, with comments due March 9. Several organizations, including bank associations and housing advocates, submitted comments asking to have the comment period extended. Comptroller of the Currency Joseph Otting said in an appearance before the House Financial Services Committee on Jan. 29 that the OCC would not extend the comment period. At the same hearing, Committee Chairwoman Maxine Waters, D-California, said changes to the CRA demanded a heightened level of public scrutiny and called the 60-day comment period unacceptable. She said Otting appeared determined to push the changes through as quickly as possible. “Before the proposal was released, all 34 Democrats on this committee wrote to Comptroller Otting and the other bank regulators calling on them, at a minimum, to provide a public comment period of at least 120 days for any proposal reforming the CRA,” Waters said, according to a statement with her remarks. “Since that time, community banks and others have also asked for a 120-day comment period. In the
past, the OCC has provided 120 days if not longer for the public to comment on bank capital rules, and there’s no reason why this important CRA rulemaking should be treated differently.” Adopted in 1977, the CRA has not been revamped in 25 years. The regulations encourage financial institutions to meet community credit needs, including in low- and moderate-income neighborhoods, and prevent discrimination through redlining. The FDIC and OCC, which conduct approximately 85 percent of CRA assessments, said in the joint statement that “the proposed regulations are intended to increase bank activity in low- and moderate-income communities where there is significant need for credit, more responsible lending, and greater access to banking services.” “The proposal would clarify what qualifies for credit under the CRA, enabling banks and their partners to better implement reinvestment and other activities that can benefit communities,” the regulators said. “The agencies will also create an additional definition of ‘assessment areas’ tied to where deposits are located – ensuring that banks provide loans and other services to low- and moderate-income persons in those areas.” Housing advocates have expressed concerns that the changes could reduce investment in lower-income communities, noting that the proposed regulations call for assessing banks based on the amount of money being lent rather than the number of loans or their impact. The other bank regulator, the Federal Reserve, has not signed on to the proposal. In a Jan. 8 speech, Fed Governor Lael Brainard said metrics should “rely on loan counts rather than dollar value in order to avoid inadvertent biases in favor of fewer, higher-dollar value loans.”
