• What makes a creature an insect? In order to be classified as an insect, it must have three body parts (the head, thorax, and abdomen), six jointed legs, two antennae, and an outside skeleton. That counts out spiders and centipedes! There are 1,017,018 known species of insects in the world, but experts feel there might be another nine million that haven’t yet been discovered. Ninety-five percent of all the animal species on Earth are insects.

• Insects are divided into 32 orders, with beetles as the largest order. There are 125 different families of beetles, and half a million different species. Did you know that one out of every four animals on Earth is a beetle? In fact the world’s largest insect is a beetle found in South America, the longhorn beetle measuring 9.85 inches (25 cm). The world’s heaviest insect is also a beetle, the African Goliath beetle, which can weigh up to 3.4 oz. (96 grams).

• There’s a difference between an insect and a bug. A bug is actually an insect with characteristics other insects don’t have, such as a stylet mouth (one that is shaped like a straw) that is used to suck plant juices. True bugs have thickened front wings, which are colored close to the body, but clearer and thinner at the wing’s hind end.

Cicadas, aphids, and stink bugs are truly bugs, but ticks, beetles, and flies are not.

They can even survive for a week without a head. Because they breathe through little holes in each body segment, they don’t need a mouth or head to breathe.

After a week of being unable to drink water, they die of thirst. A cockroach is able to hold its breath for 40 minutes, and can survive being under water for 30 minutes. No wonder they are so hard to get rid of! It doesn’t take long for a cockroach to spread bacteria throughout a home – they can run 3 miles per hour (4.8 kg/hr). Although the average cockroach is _” to 2” long (1.3 to 5 cm), one South American species is 6” long (15.2 cm) and has a 12” (30.5 cm) wingspan.

• In the British Isles, the ladybug is called the ladybird. The ladybug is a type of beetle that can be red, yellow, black, grey, or brown, depending on the species, and might have spots, stripes, or no markings at all. Red and orange ladybugs have seven spots, three on each side and one in the middle. The number of spots has nothing to do with this beetle’s age. The number and placement of spots are determined by its species and are fixed well before the ladybug is born.

• Many countries, including Russia, Turkey, and Italy consider the ladybug a sign of good luck and those folks will make a wish when one is sighted.

Ladybugs are very useful creatures, as they feed on aphids and other garden pests.

• Termites cause nearly $5 billion in damage every year. These wood-destroying insects can destroy a home from the inside out before a homeowner even notices. Add up the weight of all the humans on Earth, and it will be less than the total weight of all the world’s termites! About 10% of the world’s animals are termites. Damp wood is an ideal nesting place for termites. So avoid infestation by dealing with leaking plumbing issues immediately. Be sure water drains away from the house, don’t stack any wood next to your home, and keep an 18” (45 cm) gap between soil and your foundation. Although termites can be extremely destructive, they can be ecologically beneficial. They break down dead and decaying trees in the forest into rich new soil.

• Another 10% of the world’s animals are ants, with at least 1.5 million ants for every human being on the planet. There are more than 12,000 species of ants, and they can be found on every continent except Antarctica.

One acre of Amazon rainforest is home to up to 3.5 million ants. Ants are hardy creatures, able to survive 24 hours underwater, with many varieties able to swim. They are the longest living of all insects, with a life span of up to 30 years. When seeking food, the colony sends out a scout ant, who wanders about until it finds a food source.

After eating some of the food, the ant heads back to the nest in a straight line, leaving a trail of secreted pheromones, a scent that the other ants will be able to follow back to the food.

• Massive communities of ants called supercolonies have been discovered stretching for thousands of miles, with the largest ever found over 3,750 miles (6,000 km) wide. Ants are capable of carrying 5 times their body weight with their mandibles.

• The 40,000 different species of spiders are arachnids, not insects, since they have eight legs and only two body segments and have no antennae. While birds and bats eat a significant amount of insects, spiders eat more than those combined.

FAMOUS CANADIANS:

DAN AYKROYD Did you know that famous funny-man Dan Aykroyd hails from Canada? Here’s the scoop on this Ontario-born actor, comedian, and screenwriter.

• Aykroyd was born in Ottawa on Canada Day, July 1, 1952. His father, a civil engineer, was a policy advisor to Prime Minister Pierre Trudeau, while his mother worked as a secretary. Dan was born with two unusual physical characteristics, syndactyly, meaning he has webbed toes, and heterchromia – his right eye is green and his left eye is brown.

• It was Aykroyd’s original ambition to become a priest, and he attended Catholic academies until age 17. He switched gears and decided, as the grandson of a Canadian Mountie, to study criminology and sociology at Carleton University, although he dropped out before finishing.

For a time, he worked as a mail sorter for the Canadian postal service, as a train brakeman, and as a surveyor.

• Aykroyd started out in comedy in assorted Canadian nightclubs. He met John Belushi in Toronto where Belushi was scouting out talent for the National Lampoon series. In 1975, the pair were hired for the new latenight show Saturday Night Live. Aykroyd, hired as a writer and doubling as a cast member, was just 23, the youngest on staff.

For the program’s first four seasons he established himself as a talented impersonator, famously mimicking Jimmy Carter, Richard Nixon, Julie Child, and Rod Serling. He was the well-known father of SNL’s Conehead family and one of the “wild and crazy guys” alongside Steve Martin. Aykroyd received an Emmy Award for his writing in 1977, and four other nominations during his tenure.

He and Belushi created the black-suited, sunglass-wearing Blues Brothers duo for the show and took it to the big screen in 1980 with a highly successful movie.

• The idea of Ghostbusters came to Aykroyd from his fascination with the paranormal after reading an article about quantum physics. He and fellow actor Harold Ramis wrote the script in a Martha’s Vineyard bomb shelter, tailoring the roles to fit John Belushi, Eddie Murphy, and John Candy. When Belushi died of a drug overdose in 1982 and Murphy and Candy were unavailable, the script was tweaked and Bill Murray, Ramis, and Aykroyd starred in the 1984 smash hit and its 1989 sequel.

• In 1989, Aykroyd switched to a dramatic role in the classic Driving Miss Daisy and received an Oscar nomination for Best Supporting Actor for his efforts.

• Over the years, he has continued writing and acting, and occasionally appearing on Saturday Night Live. He last appeared as guest host of SNL in 2003.

• In keeping with his love of the blues, in 1992, Aykroyd co-founded a nightclub in Cambridge, Massachusetts called The House of Blues, an operation that has grown into 13 locations. He also owns several wineries in Canada’s Niagara region.

• Aykroyd’s wife Donna Dixon, whom he married in 1983, was a former Miss Virginia in 1976 and Miss District of Columbia in 1977. The couple has three children. Although a permanent resident of the United States, he retains his Canadian citizenship and maintains an estate on Ontario’s Loughborough Lake. Every year, he spends his Canada Day birthday performing civil service in Kingston, Ontario, including swearing in new Canadian citizens.

SNAILS • Snails aren’t insects, but rather are gastropods, a member of the Mollusks phylum along with slugs and conches. Their one-piece shell is coiled or spiraled. Gastropods rank second behind insects in the number of named species. Snails are triploblastic protostomes, which is a fancy way of saying they are made up of three parts – one foot, a head, and an unsegmented body.

• The thousands of snail species include land snails, sea snails, and freshwater snails.

• That little garden snail has 14,000 teeth, all of which are on its tongue. It hibernates during the winter while living on its stored fat. Although most ground snails are passive little vegetarians, sea snails are predators with a sharp tongue resembling a harpoon that injects a deadly venom into their victims. The poison of certain cone snails can kill a human.

• Since a snail could never hope to escape a predator, if danger is nearby, snails can withdraw completely into their shells. A flat plate on the back of their foot called the operculum seals up the opening.

• How can you tell a male snail from a female snail?

The answer is…you can’t! A snail is actually both, as they are hermaphrodites, which means their reproductive organs enable them to both lay eggs like a female and fertilize them like a male.

• Snails produce a thick slime as they move which protects them as they travel across any kind of terrain. They can even crawl across the edge of a razor and come out uninjured, due to this shielding lubricant. The slime also creates a suction that enables them to crawl upside down.

• Everybody knows that snails are slow movers, but just how slow are they? The average adult moves along at about 0.04 inches (1 mm) per second. Some travel at 0.0004 miles per hour. If those snails could circumnavigate the Earth, it would take upwards of 7,000 years. The speckled garden snail is the fastest, able to navigate at speeds up to 55 yards per hour (50.3 m), compared to just 23 inches per hour (54.4 cm) for most land snails.

• Snails have very poor eyesight and cannot hear, so their senses of touch and smell are very important in the task of finding food.

• The world’s largest snail is the Australian trumpet, a sea snail found on that continent’s northern and western shores. Its shell is as large as 30 inches (77.2 cm) in length, and the flesh can weigh as much as 40 lbs. (18 kg).

The length of most species of snails ranges in size from a fraction of an inch to 12 inches (30.5 cm).

Aribert Heim worked at the Nazi concentration camp in Mauthausen for only a few months in 1941, but he quickly became known as "Dr. Death." The Austrian SS doctor's experiments on Jews, such as injecting gasoline directly into their hearts and even removing organs from living prisoners without anesthesia, became notorious.

At the end of World War II, Heim slipped out of Germany, evaded capture and eventually settled in a working-class neighborhood of Cairo. In his new homeland, he prayed in Arabic and remained hidden, even though a manhunt for him continued due to the testimony of survivors who told of the doctor's atrocities.

How Heim lived under the radar is the subject of a fascinating new book by Nicholas Kulich, former Berlin bureau chief of The New York Times, and Souad Mekhennet, a seasoned journalist and frequent contributor to both The Washington Post and Daily Beast. It reads more like a mystery novel than a work of nonfiction.

According to the authors, Heim might never have been found if not for the efforts of a group of Germans who were unwilling to let Nazi war criminals go unpunished.

Among them was a police investigator, Alfred Aedtner, who turned finding the former Nazi into an obsession.

Cut leeks in half lengthwise and slice very thinly. Place leeks in colander and rinse well under cold water. Thoroughly wash spinach, kale, or Swiss chard and remove stems.

Heat about 2 tablespoons broth in a soup pot over medium heat. Add leeks and cook, stirring until they begin to soften, about 6 to 7 minutes. Add spinach and 2 cups broth. Cook for 1 to 2

minutes. Add potatoes and remaining broth. Season with black pepper and bring to a boil. Reduce heat to low and simmer, uncovered, for 30 to 35 minutes.

Next, purée soup in food processor or use an immersion blender for puréeing.

After puréeing, return soup to a medium-low simmer, and add soy- or rice milk and tarragon, and simmer a few minutes. Taste, adjust seasonings, and serve.

You can tell the difference between a spring onion and a scallion by the size of the bulb.

The bulb of a spring onion will be fat and round, while the scallion/green onion will be thin and narrow. When shopping for any onion, make sure the bulb feels firm to the touch. With green or spring onions, look for those with firm, straight stalks. They should still be bright in color with springy roots sprouting from the bulb end.

Also, to be clear about a continuing confusion, there is no difference between scallions and green onions -- it's simply two names for the same allium. There is a difference, however, between scallions (green onions) and spring onions. Spring onions are very young bulb

CUTTING DISABILITY RISK IS NO SWEAT The British Medical Journal has reported some findings that will cheer quite a number of seniors: We don't necessarily have to do strenuous workouts to lower our risk of becoming disabled.

During the two-year study, 1,680 participants ages 49 to 83 in Maryland, Ohio, Pennsylvania and Rhode Island wore accelerometers to measure the intensity and duration of their daily living activities. Key activities included cooking, grocery shopping, making phone calls, walking across the room, bathing and getting dressed.

All of the participants were free of disability but were either at risk for knee osteoarthritis or already had it.

The outcome showed that the more time spent in light-intensity activities, the lower the association with disability, as well as reduced progression of existing disability. It appears that the crucial factor is the amount of time spent in activities, not the intensity of an activity. So spending more time during the day simply moving your body may reduce disability.

Granted, previous research indicated that 2 1/2 hours a week of moderate to vigorous activity can reduce disability, but some of us just aren't able to handle moderate exercise, much less vigorous.

So, just how long do we need to engage in light activities to give us the edge in lowering our disability risk? That depends on how far you want to reduce your risk. Spending four hours a day will reduce your risk 43 percent. The more minutes, the greater the reduction in risk.

But even light housework each day or getting up during TV commercials can cut your risk of becoming disabled by osteoarthritis. All you have to do is move!

THEY LIVED TO BE 100 The U.S. Census Bureau has released a long-term research report on the differences between centenarians and seniors who are age 65 and older.

Pulling in data from a previous report, Centenarians 2010, this research is an overview of 2007 to 2011 and focuses on marital status, education, veteran status, income and poverty levels.

Here's what it learned: -- Women made up the majority of those who had lived a century or more, at 81 percent. In the over-65 group, women were at 57 percent.

-- Marital status: Most centenarians (82 percent) were widowed. Because of age, the over-65 group had a lower rate of 29 percent widowed.

-- Education: A surprising 43 percent of centenarians did not finish high school. In the over 65 age group, 23 percent didn't receive a diploma. Of those who went on to college, 15 percent of centenarians earned a bachelor's degree or higher, with 21 percent of the over-65 group earning a degree.

-- Veterans: Only 0.5 percent of women centenarians were veterans, but the number wasn't much higher for women in the over-65 group, with 1.15 percent veterans.

-- Income: Of the centenarians, 83 percent received Social Security, compared to 88 percent of the over-65 group. The amount of benefits was lower, of course, for the centenarians because Social Security is based on what you put into the system. Of the centenarians, 17 percent lived in poverty, compared to 9 percent of the over-65 group.

GIVE JARS IN BLOOM TO THANK A TEACHER As the school year winds down, it's time to show appreciation to a special teacher. Here's a springy idea: Arrange a casual bouquet of flowers with offshoots of your child's creativity.

First, choose some flowers and greens, such as hosta leaves and herbs for fragrance from your garden, or purchase a bouquet at your market. Let your child trim the stems, loosely arrange the blooms and greens in his hand, and then head for the recycle bin.

The perfect "vase" for the blooms just may be lurking between a milk carton and last Sunday's newspaper. I'm thinking pint-size pasta-sauce jars, but any glass pickle, mayonnaise or fruit jar makes a casual and charming "jar in bloom." Simply wash with soapy water, remove the label, tie twine around the rim, and set the bouquet inside. Add some water and a card, and it's ready to give.

It's also fun for kids to decorate and personalize the jars before adding the flowers. Here are some handmade arty ideas using nontoxic paint pens, ribbon, wire, beads or anything that catches your child's attention in your craft box.

Compose a jingle or rhyme about the teacher receiving the bouquet and write it on the jar with paint pens. Tie ribbon around the rim and thread a few small beads near the ends of the ribbon to dangle on the jar.

Use acrylic paints to paint designs or images of the teachers' favorite things.

Simply write a thank-you greeting directly on the jar with paint pens, and then finish it off with copper wire twisted around the neck of the bottle several times. Arrange a curly willow branch and two or three flowers in the modern vase.

Extra idea: Painted and decorated jars make attractive containers for displaying kids' summer camp and vacation nature finds. Colorectal Cancer Consortium (GECCO). Risk of colorectal cancer increased by 15 percent with the consumption of red meat and by 11 percent with the consumption of processed meat.

GENES ELEVATE EXISTING RISK ASSOCIATED WITH PROCESSED MEAT AND CANCER A new study confirms that red and processed meat are associated with an increased risk in colorectal cancer, while also identifying certain genetic factors that may further increase risk.

Researchers looked at 9,287 individuals who developed colorectal cancer and 9,120 individuals who did not from 10 studies as part of the Genetics and Epidemiology of

The risk associated with processed meat consumption increased to 20 and 39 percent for participants with two different genetic variants. In contrast, fruits, vegetables, and fiber consumption were associated with a decreased risk for colorectal cancer.

Animal Protein May Lead to Diabetes

Researchers looked at participants who were part of the EPIC study and found that those who consumed the most animal protein were 22 percent more likely to develop diabetes, compared with those who ate the least. For every additional 10 grams of protein people ate, the risk for developing diabetes went up by 6 percent.

The number of adults with diagnosed diabetes has increased 69 percent over 20 years, according to a new study published in the Annals of Internal Medicine.

Researchers looked at data from the U.S. government’s National Health and Nutrition Examinations Survey database to determine that as rates of diabetes have increased, the number of people with undiagnosed diabetes has decreased, suggesting an improvement in screening. Despite the increased use of oral medications, there are still many people with diabetes who do not have adequate control of their blood glucose levels, especially among blacks and Mexican Americans. Diabetes causes many complications including blindness, kidney ANSWER: Bradycardia ("brady" for "slow," "cardia" for "heart") usually is not a problem in people who have no symptoms. However, heart rates in the 30s make me nervous, and they make most cardiologists start thinking very seriously about pacemakers. My colleague, Dr. Rob Campagna, a cardiologist at Weill-Cornell, tells me that at heart rates in the 30s and below, most people have symptoms, even if they are subtle. He also reminded me that sleep apnea, a condition I have written about several times, is a cause of bradycardia and ought to be considered in people with slow rates at nighttime.

So he buttoned his jacket and pulled the tie to the side, buffed his shoes on the underside of the couch in the waiting room, had a glass of water (no coffee ... didn't want to fidget) and took a deep breath. He made one last phone call and then strode into the boardroom with a confident smile.

After a few pleasantries (though one of the minority owners looked supremely agitated being present at all, hunched over the table with his burly arms crossed the entire time) and a brief exchange of philosophies, the agent laid out his client's demands.

FOR THE RECORD(ING) The struggling, young agent needed to make this deal.

He had spent the better (actually, worst) parts of his day barely making connecting flights in his travel to a second-market team in a sport he didn't specialize in, with zero familiarity of the small-town airports and airlines he had to catch, all the while too keenly aware that he was burning through his travel budget. To boot, when he walked into the team headquarters that morning, he realized that he had overlooked the stain on his tie.

He left his notes and briefcase in plain view. While in the last stall, he calmly pulled out his cellphone and listened in as the ownership berated him. For while the young agent was, as one of the owners said, "small time, nickel and dime" who couldn't even afford an assistant, he could afford one thing: the second or any other opportunities to help. If not, you can ask if it is affiliated with a larger organization, such as the ASPCA, and find a contact there who has information about volunteer opportunities.

Many shelters offer fundraising events that are more fun and less work. If you're not able to give money to the cause, you could offer to help at these events. Or, you can participate in charity walks -- either by yourself or by rounding up a group of friends -- and raise money that way.

Shelters Aren't Only Place to Volunteer

Check your local newspaper for event listings and news from the local shelter. Many newspapers have an online component, and could have a lot more information on their website in a section reserved for the local shelters.

DEAR PAW'S CORNER: I want to volunteer somehow to help pets in my area, but can't really find any opportunities.

I called the local shelter, and they said they aren't accepting volunteers right now. Why not? I thought shelters were desperate for help. Where else can I look? -- Tanya J., via email

Visit the veterinarian and look for a bulletin board in the waiting room. If there is one, there likely are notices posted about events and volunteer opportunities. Or you can talk to the vet or an assistant during your pet's checkup about your interest in volunteering somewhere, somehow.

DEAR GARY: It's not a moneymaking scheme. Trust me, you do not want your pets to suffer from the complications that heartworm infestation can cause.

Heartworm in dogs is often fatal, and while cats are less likely to die from it, they too suffer problems due to the damage caused by the worms as they travel through blood vessels and organs. Hundreds of worms can live in a dog's blood vessels -- ultimately traveling to the chambers of the heart -- for as long as seven years.

It's also somewhat easy for untreated dogs and cats to become infested with heartworm. The parasite is carried by mosquitoes and can be passed along when the mosquito bites your pet. Pets are at highest risk in the summer, when it's hot and humid -- prime time for mosquitoes.

Give your pets their heartworm medication at the recommended dose for their breed and size, or as specified by the vet. Most heartworm medicines must be given once a month.

For pet owners whose dog has never been tested for heartworm, get this test at the vet's office before starting treatment for heartworm. If the dog already has heartworm, the vet will need to treat it in a different way to prevent problems.

Do Homework Before Long-Distance Move The cost of a long-distance move is a formula based on the mileage to be traveled and the weight of the goods, plus the cost of packing and special services surcharges. Here are some money-saving ideas: --Before you make the first call to a moving company, de-clutter your home. Consider whether to move or sell items of questionable value. Sell those items at a garage sale to put money in your pocket and keep them out of the moving van.

--Always get estimates from a minimum of three moving companies. There are three types of estimates: • Non-binding -- the movers will give their best estimate of the costs, but you could be required to pay up to 110 percent of that estimate if the shipment is overweight.

• Binding -- both you and the mover agree to the price, whether the shipment comes in over or under the estimated weight.

• A Not-To-Exceed estimate guarantees that you'll pay the lower of either the binding estimate or the actual cost.

--Ask the estimator for ideas on reducing expenses and avoiding surcharges. Is it cheaper to move or to replace older appliances, riding mowers and snowmobiles?

--Ask if there is an additional discount (there should be) for allowing the company to temporarily store your belongings until they can be combined on a truck for a more cost-effective trip.

--Handle surcharge items yourself: Disconnect the washer and block the tub, dismantle home entertainment centers and home-office work stations.

--Do your own packing. Used boxes, crumpled newspaper and tape can go a long way toward saving money. If you purchase boxes, hunt for the best deals. For books, compare the cost of having them moved versus mailing them to yourself book rate.

--Be flexible in your moving date. If you can wait until the middle of September, you could save up to 15 percent of your costs.

--Insist on an inventory of the goods to be shipped. This will ensure that the conditions of your belongings are noted before shipment, in the event you have a damage claim.

Consider: When you make a purchase with a card, a record is made of your transaction. When you dine out, a record is created of where you went and how much you spent. If you bought a bottle of wine at the liquor store, there's a record of that, too.

Consider: It's believed by many that grocery stores that offer loyalty cards amass records of your purchases and sell them, at least to advertisers and possibly insurance companies.

Bottom line: Don't give up your privacy and control for the sake of ease and convenience. Research "cashless society" online and determine if that's where you want to go.

STERLING AND OTHER TARNISHED SPORTS So now we know that it was his girlfriend V. Stiviano who recorded Donald Sterling's racist rant as they bickered while watching his Los Angeles Clippers in the NBA playoffs. And that he apparently knew she was, which is really weird.

It's too bad the mystery has apparently been solved, because it was fun to think it was the work of the National Security Agency, now widely described as "the only agency in government that listens." Even the NSA head finds that line funny.

But in the NBA, no one found anything amusing about Sterling being revealed as a card-carrying scumbag. Everyone stumbled over each other to express their utter shock at what he was caught saying. But his boorishness was hardly a secret. He has a long history of documented discrimination. This time, his bigotry was impossible to ignore.

The league's commissioner, Adam Silver, lowered the boom on Sterling, banning him for life, fining him the maximum and laying on pressure for him to sell the Clippers. The fine was $2.5 million; the franchise probably is worth $700 million, so let's not mourn for Donald Sterling. Still, this is being touted as a courageous act by Silver. Frankly, I'm not that impressed. It really was a, uh, slam-dunk.

One big difference is that the National Basketball Association is pushing Sterling out. The National Football League seems to be doing very little to force Snyder to get rid of the R-word. Commissioner Roger Goodell has done little except to state that it's up to Dan Snyder to do the right thing.

The players were threatening to boycott, the fans who buy tickets might do the same, and most importantly, the corporate sponsors were scurrying away. Suddenly, the other basketball owners were letting it be known that they would vote to banish Sterling. Whatever their motivations, it was nice to see that those who run professional sports were finding racism totally unacceptable.

But wait. We do have that situation here in Washington, where the NFL franchise proprietor, Dan Snyder, is adamant about retaining a slur against Native Americans to identify his football team. Let's hasten to stipulate that Snyder, in more ways than one, is not in the same league as Sterling. Besides, Snyder has established a new organization to provide money for Indian reservations. It's

Sterling has been a big-time contributor to the NAACP. So much so that the civil-rights group was about to award him a second lifetime achievement award. Maybe the contrast isn't all that stark.

At least Sterling is being sent out to pasture. Speaking of which, maybe he can use the three-quarters of a billion or so dollars he for the Clippers to buy a huge cattle ranch in Nevada. He'll certainly have sympathetic neighbors.

He can bring V with him. The state has a huge number of mines, so there's plenty more gold she can dig.

In truth, it's too late to worry about privacy. We have none. A word to the wise is watch what you do and say.

Q: Several months ago, my parents agreed they were unable to take care of their house on their own, and moved to an assisted-living community. I took on the task of selling their home so that they can continue to fund their new situation. However, the real-estate broker who I initially contacted said the house is in too poor a condition to sell. I don't have the time or money to fix up their house. What can I do? -- Charly, via email A: Did the broker give you any indication of why he or she felt the house couldn't be sold in its current condition? If not, contact the broker to find out what specific things stood out.

If you don't get answers, contact another real-estate firm to come see the house and find out if it's really unsellable.

I don't have any specifics as to the home's condition from your letter, but to an agent or broker trying to sell your home, appearance is very important. Is the inside of the home very cluttered? Is there damage to interior walls, visible mold, large cracks or other immediately noticeable issues? Is the exterior of the home in need of paint or repairs to the siding, roof, steps or walkways?

These all affect the home's sale price and can make it sit on the market longer than anyone would like.

Houses can sell in any condition -- but the price will take a hit if it needs a lot of work. I vividly recall being shown a triple-decker in East Boston several years ago with foundation problems so bad, the structure was tilting at an alarming angle. The house sold, but at about onethird the average price for homes in that neighborhood.

• Spruce up the house exterior by keeping the lawn mowed and the hedges trimmed. Tear out any dead vegetation. Plant a few flowers along the walkway or in front of the house.

• De-clutter the entire home interior, too. If there's a lot of furniture or keepsakes, if the closets are full of clothes, find out what your parents want to keep, sell or distribute. If they can't come to the house to show you, take pictures of all the items, put them on your laptop and go through them with your parents.

• Clean as much as possible: Get dust and cobwebs out of the house, wipe the walls clean and get the kitchen and bathrooms as sparkling as possible.

• Give interior walls a fresh coat of paint. Remove peeling or torn wallpaper, and repair small holes and dings in the walls.

• Check out websites or books about staging a house.

HGTV has some quick tips, as well as a room-by-room staging guide.

• Finally, if the house has some major repair issues, such as needing a new roof, foundation or plumbing issues, talk with the broker about them and how these can affect the sale of the home.

HOME TIP: Make de-cluttering and staging a home easier by removing personal items, photos and memorabilia first -- it takes much of the emotion out of the decision-making.
