EAGLE RIDGE MALL
by James Coulter'Tis the season for holiday shopping, and there’s no other ideal place for shop ping than the mall. Unfortunately, as iconic as the shopping mall has become, especially during the holidays, countless malls across the country have struggled due to competition with online shopping.
However, while many have devolved into ghost towns, others have made epic comebacks by evolving into indoor com munity spaces for local businesses and entrepreneurs. Perhaps no better example of this trend exists in Polk County than Eagle Ridge Mall in Lake Wales.
While its main anchor stores JCPenney and Sears have long closed, along with many of its stores and eater ies, Eagle Ridge Mall, like several other malls nationwide, has experienced a revitalization with new tenants moving in and breathing new life into the long empty corridors.
Since coming under new management last June, Eagle Ridge has opened nearly a dozen new stores and even re-opened its bowling alley and entertainment cen ter. These new stores include a toy store, a comic books and collectibles shop, a hair salon, a tattoo parlor, three bou tiques, an art gallery, and an insurance agency.
Mall Manager Charles Caraway owes its turnaround to its low leasing rates, which have allowed new businesses to move in, and repairs to its air-condi tioning unit, which have allowed mall patrons, old and new, to enjoy the mall more comfortably. With new repairs and renovations planned, along with several new businesses expected to move in, he anticipates that the mall will return to its glory days soon.
“It has been very promising,” he said. “I see the future of Eagle Ridge Mall being better than it is right now.”
THE PAST
Eagle Ridge Mall opened the doors to its 660,000-square-foot facility in 1996. Originally, it had three anchor stores: Sears, JCPenney, and Dillard’s. It is also home to a Regal Cinemas movie theater and a bowling alley, both of which remain to this day.
Like many malls across America, it experienced its prime during the 1990s. However, with the rise of online shop ping, Eagle Ridge inevitably faced a decline. By 2009, the company that owned it filed for bankruptcy.
As Wikipedia explains: “General Growth Properties, Inc., the mall’s owner, owned 358 malls and shopping centers in forty-four states. This at the time was said to be the largest real estate bankruptcy in United States history. It was sold to Madison Marquette, and again in 2013 to Tabani Group.”
As with other malls nationwide, Eagle Ridge saw the closure of its main anchor stores, first with Sears closing in 2016, and JCPenny closing in 2020. Currently, Dillard’s is the one and only anchor store left remaining.
In 2018, Eagle Ridge Mall changed hands after being sold in an auction with an opening bid of $2.7 million. The mall was purchased by Stockbridge Enterprises, a Michigan company, for $7.8 million. According to The Ledger, by then, that mall was only “71 percent occu pied” and its “appraised value in 2017 was $2.6 million, down from $4.1 million in 2013.”
THE PRESENT
In June, Eagle Ridge was placed under new management with Caraway. His first order of business: repair the broken air conditioning unit. After the mall received countless complaints from patrons about the unbearable heat, he knew repairs were in order. So he invested $40,000 in ren ovating the system, as reported by Daily Ridge
The next order of business was to bring in new stores to the mall. He accom plished this by offering low rental fees. Currently, there are spaces for 95 stores in the mall. Over the past year, the mall
has had 56 stores open, making it halfway full, the Daily Ridge reported.
Caraway feels that appealing to new and prospective business owners is the best policy. Not everyone can open a new business at a storefront, but by covering their utilities with their rent, he hopes to attract new businesses with their afford able rates, he explained.
“I do not think there is anywhere in Lake Wales, maybe even Polk County, where you can go and start a business for a thousand dollars,” he said. “We cover your light and water bill. You do not have to worry about those extra hassles and costs of starting a business.”
Their biggest accomplishments under new management have been twofold. First was the opening of Spirit of Halloween, which saw foot traffic increase during the fall season. The second was the re-open ing of their bowling alley and entertain ment center as Lake Wales Bowl.
Estaban Nina and his wife revitalized the center and its eatery. The bowling alley and arcade are already up and run ning, the eatery is serving pizza, hot dogs, and wings.
The full-service restaurant is expected to open its doors soon, and delivery will soon be offered as well. Estaban owes its success to its customers, who have helped spread the news about it through word of mouth.
“This is a place that people have been wanting to be open,” he said. “Everyone who walks in is happy we have opened the bowling alley. It is really for them… They are commenting on how our custom er service is different than what it was in the past. They know we are family-orient ed and that we are catering to the families of Lake Wales.”
THE FUTURE
Caraway has high expectations that he hopes will be exceeded in the coming years. He expects more stores to move into the mall, especially larger big-brand stores. Hopefully, the added traffic from the new stores will help attract these larg er brands, he said.
“It is a Catch-22: to get a big brand store, you need the foot traffic, and to get
the foot traffic, you need the big brands,” he said. “So, my best advice is to patron ize the stores in the mall now so we can get back what used to be and build back better.”
Currently, a hair salon and academy are planned to be built in a former restau rant space. Also opening soon is Unicorn Castle, an entertainment venue for chil dren that will include event spaces, hair salons, and ear piercings.
Meanwhile, outside the mall, three fast-food franchises will be opening along US Highway 27 with Starbucks, Freddy’s Steakburgers, and Checkers. That corri dor has already experienced growth and development with the opening of Wawa at the corner of Highway 27 and Chalet Suzanne Road, and with Serenity Lake Apartment Complex across the road from
the mall.
Many events are planned to be hosted soon inside the mall, including a proposed comic book convention. Word of mouth has already spread on social media, with Caraway heavily promoting it through Facebook. With more and more people coming to the mall, Eagle Ridge will hopefully grow bigger and better.
“My advice is to come and see the difference,” he said. “There is a positive change and new businesses. We need people to appreciate what we do have, and when they do, they will see bigger and better things.”

We Will Get Through This
Well, here we are at the end of another year. The holidays are upon us, Christmas is right around the corner, and right behind it is a brand-new year.
My New Year’s resolution was to keep my monthly column over all positive. I would not fall into the temptation of being yet anoth er mud-racking political pundit and complain about anything and everything on the news that ticked me off.
Instead, I vowed I would remain optimistic and use my column as a platform to discuss important political issues and policies—or, at the very least, talk about something good like a great movie. (BTW, have you all seen RRR? It’s the best film of the year and it’s streaming on Netflix!)
It hasn’t been easy, especially with all of the abject nonsense going on in the world, from Russia declaring war on Ukraine to Florida declaring war on Mickey Mouse. So many times, I wanted to break my resolution and just go into angry rant mode.
Yet, through it all, I remained firm, and, for the most part, I have written nothing but good vibes. This year was a nice change of pace after last year had me seeing red, from the failed coup on the Capitol to the many mass shoot ings across the country.
Keeping positive hasn’t been easy. This year in particular has been a real challenge. No joke, this year has been the absolute worst of my life. I’ve struggled with finances, my car and phone broke down, a close relative was in the hospital due to complica tions, and—worst of all!—my best friend in the whole world broke up with me.
I’ve spent the past year in a real funk. It felt like a little grey raincloud was hanging over me with a perpetual downpour. If I had a nickel for every time I broke down in a Taco Bell, I’d have
three nickels, which isn’t much but it’s sad it’s happened three times—which is three times too many!
Sure, I’ve had my up moments. I finally published my novel this year under my pen name. And my family came down from up north to visit me for a week. So that was nice!
And, fine, I guess I should “count my blessings” and be grateful that I’m not sick or injured or homeless or dying. But, honestly, I don’t consider all that to be a good thing. To me, all of that is just the bare minimum. Because, well, everyone should be healthy and financially well-off and no one should be the other wise.
I guess I should wrap this up with a message, huh? You all expect me to say things will get better, right? Honestly, I can’t say that. I don’t think that would be honest. With impending climate disaster, rising authoritarianism, and a potential world war, I don’t think I can honestly say things will get better. If anything, I wouldn’t be shocked if the rapture happens tomorrow, because it cer tainly feels like the End Times.
I will say this: we will get through this all. Things change— sometimes for the better, some times for the worst. But, inevita bly, we adapt to these changes. Our ability to adapt to change has allowed us to be the domi nant species. Throughout history, empires have fallen, and civiliza tions have come and gone; and yet, regardless, humanity remains and thrives.
So, remember this: no matter what you’re going through, your life will change, but you will make it through. We all usually do. Just keep hanging in there.

Toys 4 Our Town
5th Annual Event Collects Toys For Children in Need
by James CoulterChristmas is right around the corner. Most children will be finding gifts under their trees or in their stockings. Sadly, others will not. And even sadder: some of them live right here in Polk County.
Five years ago, Melanie Brown Culpepper wanted to change all that. She saw people donat ing at various toy drives, but she did not know where those donations were going. She wanted a drive that would send toys to children inside the county, especially in Winter Haven.
“I started wanting to give less fortunate chil dren in our town toys,” she said. “Sometimes, I felt that these toy drives, personally, I did not know where they were going. And I wanted to make sure the children in our town received something.”
For that very reason, she started Toys 4 Our Town. In collaboration with Freedom Tour Church located in Lake Wales, at Eagle Ridge Mall, all the donations are delivered locally in time for Christmas Day. This year, she will be hosting donation events at various bars, restau rants and other local establishments to collect unwrapped toys. These events will also feature live music, trivia nights, drink specials and raffles; something different at each location.
Once Melanie has made her rounds that month, she will send all her donations to Pastor Bobby Williams, who will deliver the toys with his team to children across the county. Last year, they were
able to reach out to 1,000 families, she said.
Freedom Tour Church engages in the local community with various charity drives, food drives, and disaster relief. In doing so, his church lives up to Christ’s calling to love and help your fellow man.
Pastor Bobby Williams loves giving back to his community. He especially loves being a blessing during this time of year, as many families are
unable to afford Christmas presents for their chil dren.
“It is always a God thing for us,” Williams said. “The Bible says it is a blessing to be a blessing, so we love seeing smiles on kids’ faces and families and they are very appreciative because many of them cannot afford to get anything.”
Melanie assists and hosts many other charity events throughout the community. Two years ago, she started the Culpepper Cardiac Foundation, a local non-profit organization dedicated to promot ing heart health by assisting local EMTs and other first responders and setting up AEDs throughout the community.
She started her organization shortly after the passing of her late fiancée Michael Culpepper, who passed away due to cardiac arrest. Since its inception, it has raised proceeds to confer schol arships to first responders and erect six AEDs in Winter Haven businesses including Melanie’s Cutting Edge, Old Man Frank’s, and The Mission.
Melanie owes her success in all her endeavors to her local community. Their support has allowed her to support them in turn. Together, they have accomplished great things, from ensuring peo ple survive heart problems to giving children Christmas presents.
“It takes all of us together and I am hoping the community will come out here to support this because we all need the support,” she said. “I will say it is very overwhelming, but I cannot let down kids in our town because if we stop doing this, then I am giving up on them, and I will never give up on helping others.”
Melanie has high hopes for this year’s event, to exceed last year's donations. Last year saw more than 1,000 families receive Christmas presents, and this year, she hopes to give out even more.
“I am hoping people come out to these locations because it is not just me and Bobby Williams with Freedom Church, it is all these locations out here willing to help me and all the bands who come out here promoting it,” she said. “I want to tell every one please work together and help each other because that's what it's all about. Especially this time of year; helping each other and blessing one another. ”

LITTLE FOOT
Little Foot is a brown with white blaze chest and paws male Hound mix. He is approximately 2 months old. Little Foot was found in a plastic container box with 10 other puppies at the Walgreens in Auburndale. Little Foot loves to talk and will let you know when he needs to eat and wants to play. His favorite playmate is Spike and they love to rough house and roll around with each other.

Ducky is a black and white female Hound mix. She is approximately 2 months old. Ducky was found in a plastic container box with 10 other puppies at the Walgreens in Auburndale. Ducky is a laid back little girl who loves attention and affection. She knows how to climb and will probably make a great agility dog as she has no fear of obstacles.
SERSI
Sersi is a 1 & 1/2 year old grey and black female Domestic Shorthair mix. This sweet little girl is the cat you've always dreamed of! She has had postivie experiences with other cats. She also does exceptionally well with children. Sersi handles grooming very well. She will sit in your lap patiently.
PARKER
Introducing Parker a Black and white domestic medium hair cat who is neutered, micro chipped, and up to date on his shots. He gets along with people of all ages as well as dogs. His favorite activity is pulling/ chasing strings and lounging in his cat bed. Parker is an energetic cat who prefers not to be picked up. But other than that he is very social.
