Welcome to Issue 10, and cosy up with us as we celebrate all things hygge... As we slowly begin to re-emerge from our wintery slumbers, join us as we take a closer look at the famous Danish lifestyle known as Hygge. It’s the hottest new trend and everyone’s talking about it! Warm, cosy, good friends and great food, allow Town & City to introduce you to the world of hygge with everything from scented candles and hearty recipes to the finest Scotch whisky. But let’s not snuggle in front of the fire for too long – spring is coming and the daffodils already rising from the damp is a positive sign. We’ve still got a couple of months to make the most of the big Sunday roast dinners and hot chocolate by the seaside, and by the time we publish the next issue the evenings will be lighter once again and we can begin to look forward to everything that spring gives us. Personally, I can’t wait. As usual there is so much more to mention, including top tips on shoe fi tting, keeping hydrated, ways to look after your skin; and for those who have had enough freezing fog and arctic winds for one year, why not escape to the Seychelles and catch some sun ahead of the changing seasons? Whatever you like doing, be sure to do it with friends and family, wrap up warm and get out there. until next time, have a great few months and we’ll be back in May. Cheers for now.

fibbers Fitness fibbing is sweeping the nation as gym dodgers use an array of excuses to avoid the gym A survey of 1,018 uK gym goers, carried out by Beabetteryoucourses.co.uk, found 58% fib to others about going to the gym. The research shows that 9 out of 10 Brits ditch plans to go to the gym at least once a week. Top fi ve reasons for avoiding a workout include being too tired, forgetting a gym kit, the weather being ‘too hot’ or ‘too cold’, a busy gym and eating too much. A third of those surveyed confessed to wasting money on their gym membership after only visiting their gym once over the past month. Women take the lead over men when it comes to avoiding the gym with 53% ditching workouts, compared to 47% of men. Simon Bubb, managing director of Be a Better You courses, said: “It’s surprising to see how many Brits start off with good intentions but end up pretending to go the gym. 6

Everyone has a day where they lack the motivation to go to the gym or workout, but there are many ways to incorporate exercise into daily routines, on those days when the gym isn’t an option. It can be something as simple as taking the stairs instead of the lift, walking or cycling to work. So what shoes should we be buying? Flat shoe blues busted
Combat heeled shoe concerns
There are several benefi ts to wearing flat shoes, these include comfort when walking long distance, reduced risk of injury and they can be more practical when driving or when you have to dash for your train. However, reduced cushioning in these shoes can lead to heal fat pad damage and heel bone bruising. Flat shoes can also cause tight calf muscles when standing for over eight hours per day, especially when your shoes are not supportive. This can lead to Plantar Fascia and pain deep within the heel.
Heeled shoes are incredibly versatile for outfi ts and for that reason are a key trend in the fashion industry. great for those who want to elongate their legs and look that bit taller. These shoes can also help make your waistline look slimmer and can assist in toning calf muscles. However, as with any shoes there are some drawbacks, these include callous or corn formation and possible bunions. It’s important to make sure you protect your feet when wearing these types of shoes, to help prevent foot health issues

Top shoe shop tips It’s all about balance and regular foot care, but this is what you should ideally look for when buying your next pair of shoes. Make sure there is enough room in the front of your shoes (the toe box) to wiggle your toes freely - this is really important and not just for comfort. If the shoe is too tight here then you put yourself at risk of compression lesions such as corns and callous. Your longest toe should finish about 15–20mm from the end of the shoe (roughly the width of your own thumb). Ideally there should be enough room in the width of the toe box so that no joints receive pressure or rubbing for both comfort and safety. Also try to ensure that the sole at the toe box flexes at the same point where your toes bend (go up on tip toes to check
this) which helps with push off as you walk, also that the upper material does not crease into your toes. Ideally your shoes should have a fastening of some sort e.g. laces or straps allowing you to adjust the fi t of your shoe when necessary. The shoes should have a slight heel gradient. The heel height of your shoe should be around 20–40 mm high and broad for stability and to offset any tightness that you may have in your Achilles tendon. Walking in fl at heels and tightness in the Achilles tendon can lead to discomfort and pain in the muscles at the back of your leg and potentially heel pain.
The upper part of the shoe should be made of natural materials for general flexibility, durability and comfort reducing the possibility of pressure problems to the upper part of your foot. Cushioning inside the shoe is great for comfort and the reduction of the shock of impact when landing on your heel and pushing off from the balls of your feet while walking. Choose shoes that are firm in the midsole which is the portion of the shoe between the heel and the toe box (so that you can’t twist them like a dishcloth), helping to offload the plantar fascia ligament while walking. The afternoon is the best time to buy new shoes, as your feet tend to be more swollen then. How can you tell if you’re dehydrated? Symptoms of dehydration can include headaches, dry skin, irritability, lack of concentration and dizziness amongst others. The best way of checking your hydration levels is to look at your urine. Aim for it to be as clear as possible – dark urine is a clue that you might be dehydrated.
Don’t like taste of water? Get fruity with it! If you find water a bit tasteless and unappealing, so struggle to drink the recommended amount, try adding fruit! You can infuse water with cucumber, lemon, mint, strawberries or blueberries overnight for refreshing fl avoured water. . 12

cucumber Cucumbers are one of the top hydrating foods. They’re thought to be composed of a massive 96% water. They’re great to eat to keep our water levels up. Try adding them to juices, or snacking on them. In the summer consider a delicious cold cucumber soup.
blueberries Blueberries along with most berries are composed of approximately 85% water. Blueberries are one of our superfoods, due to their high antioxidant content, so are a great fruit to snack on. Pop them into the water when you’re making ice cubes for a healthy and pretty option!

tomatoes Tomatoes contain about 94% water. They also contain a rich concentration of lycopene. Remember that tomatoes are one of the very few foods, which are even better for you when they’re cooked! Add them to stews and soups and have cooked tomatoes on wholegrain toast as a great snack.
watermelon The name is a bit of a give away! Watermelon is made up of 92% water. It’s also a good source of lycopene, which is a potent antioxidant. Add a slice of watermelon to your glass of water to add fl avour, and then eat the watermelon when you’re finished!
pineapples Treat yourself to a pineapple. Pineapples contain 87% water. They’re delicious and also help our digestive system, as they contain a digestive enzyme called Bromelain. Try making your own pineapple ice-lollies for a tasty and refreshing source of water. celery Celery has water content of 94%. In addition, they’re exceptionally low in calories – a mere 6 calories per stalk. They’re also high in fibre and Vitamins A, C and K. Snack on these throughout the day and remember that they can easily be added to foods such as soups and stews.

Spend more time offline
Get snuggled
A soon as you wake up are you checking for Facebook messages and Instagram notifications? It’s easy to get addicted to the buzz of social media and the 24/7 news cycle, but it’s crucial we make time to get out and socialise. We need to do more than just take the odd break from the screen. Making sure that we spend time with friends in the real world is essential – don’t neglect your real relationships with others in favour of your online connections.
Danes see the colder months as the ‘peak hygge season’ and when better to get nestled under a blanket with a friend or lover? For an extra oxytocin level boost, have a cuddle. Th is hormone is released when we experience physical contact from a loved one. Whenever you feel low and need a lift, grab a hug off your favourite person for a natural feel-good, fuzzy feeling.
Make time for your family
The average working week in Denmark is 8am-4pm, which is a great way for the Danish to embrace ‘hygge,’ by spending time after work doing what they wish. Despite many of us working longer hours, it’s still extremely important to make time for yourself. Set aside regular time to do something that you love and that makes you feel good: reading a good book, watching your favourite television programme, going for a massage, going

Treat yourself In Denmark one of the signature foods is Danish pastries, and the general consensus is that we should treat ourselves now and again, rather than stop eating our favourite foods altogether. New research has shown that eating a square of dark chocolate a day can relieve emotional stress. It’s the high quantity of antioxidants called falvonols, which are responsible for these positive effects. Stick with dark, organic, unprocessed chocolate for maximum benefits.
Don’t be a desk jockey Danes are well known for their devotion to the outdoors, and making the most of their free time. To help you feel refreshed and revitalised take a break from your work. Exercise is one of the most potent stress relievers but also the most underutilised. Take a brisk five-minute walk to stimulate anti-anxiety effects, clear your thoughts and allow you to deal with your stressors more effectively.
Put things into perspective This will help you achieve the work/life balance, which is a significant part of the Danish culture. If you’re concerned that you’re burning the candle at both ends, learn to get your priorities right. There is nothing in your life right now more important than your health. Learn to say no if you feel that you have taken on too much. Being assertive is invigorating and empowering. It also helps to make lists of what is or is not a priority and to tackle the priority tasks first. This will help give you a sense of control over your life.
Embrace the fresh air and boost your endorphins Cycling accounts for 20% of all commuting trips in Denmark and in general for most Danes, exercise
is part of their daily routine. Even if we don’t fancy cycling to work, it’s important to make sure we exercise daily. Physical activity has been found to reduce symptoms of anxiety and depression. Having a regular exercise routine can help alleviate these negative feelings in the long term. It doesn’t need to be intensive or of long duration: even a 10-minute brisk walk or a short exercise DVD can help boost those endorphins. Try Pilates, which will increase your flexibility and improve posture as well as help to release tension.
Don’t underestimate sleep Sleep is a significant part of living a healthy lifestyle, and many of us simply do not get enough. If we want to take a leaf out of the Danes’ book, and be as productive as possible during the day, to help us leave work on time, then we need a good quality sleep. A quality snooze session is also essential for well-being and happiness, as not sleeping enough (four hours per night) may lead to lower levels of optimism, according to research. Magnesium is known as ‘nature’s tranquiliser’ and is needed to relax our muscles and nerves, which helps us to fall into a peaceful sleep. To ensure you’re getting enough magnesium try and include plenty of magnesium-rich foods in your diet such as, pumpkin and sunflower seeds, fish and leafy green vegetables.
Light a candle Notice in romantic chick-flicks how there is very often candlelight? This helps to create that warm ‘fuzzy’ atmosphere, and in Denmark they appear to love a candle! Figures show that Danes are Europe’s biggest consumers of candles, burning through about 6 kilogrammes (13 pounds) per person every year.
Why not embrace ‘hygge’ in your home by adding soft lighting with candles? Also, according to a Chemical Senses Study, vanilla is an uplifting scent, which also helps to make you feel relaxed. Designing this nest of warmth is never more relevant than in the cold winter months, yet there’s more to hygge than candlelight and cake. Colour on our walls – whether it be vibrant or calming – can play a central part in keeping those winter blues at bay. Here, the colour experts from Crown Decorating Centres share their knowledge of how to navigate a path to the perfect personal colour palette. What’s hygge home heaven for one is another’s nightmare. For some the design theme is minimalist while for others clutter and home comforts are the order of the day. The connection for both is the right choice of colour and execution of the design to achieve that all important individual feel. So understanding the psychology of colour is a great starting point in choosing the right hues to suit your needs and personality. As a general rule social spaces suit warmer colours, whereas quiet areas suit cooler, calmer colours to help focus or calm the mind. Reds, oranges and yellows are identified as warm colours which have been known to increase rapid eye movement and blood pressure, explains Crown’s colour specialist Kathryn Lloyd. 18

Warm colours are good for promoting activity, conversation and stimulating appetite as well as being attention grabbing. Warm colours can trick the mind into thinking a space is warmer than it actually is and can create a cosy atmosphere, or be used in cold places to warm them up. Personality type can determine how a person responds to warm and cool colours. Some may find warm colours overpowering while others may find cool colours cold and unappealing. Blues, aquas and some greys are seen as cool colours. Some blues (more towards purple) can be quite warm and are generally known for their calming characteristics. They can be beneficial for solitary thought which makes them particularly suited to study areas and bedrooms. Blue is not a colour associated with foods – it’s never seen in nature so pure blue doesn’t stimulate the appetite and therefore would not be the most obvious choice to use in a dining room.

This winter we’re all taking about the Danish ritual of Hygge. It encapsulates the Danish art of living well, through warmth, cosiness and conviviality. It’s about spending time with loved ones, celebrating nature and of course enjoying hearty, culinary dishes. If you don’t have a sauna in the garden, a roaring open fire or a sumptuous cashmere rug, don’t fear you can still enjoy the concept of Hygge by sharing warming, seasonal dishes and comfort food with friends and family. Check out the following hygge-inspired dishes, created using in-season British Leeks and designed to warm the soul and ward off the winter chill.
Hearty leek & lamb cobbler • 450g/1lb stewing lamb such as shoulder, cubed (or use pork shoulder or braising beef) • 2 tbsp plain flour, seasoned with salt and pepper • 2 tbsp vegetable or sunflower oil • 150ml/¼ pint brown ale • 4 medium leeks, trimmed then cut into thumb lengths
• 1 stick celery, sliced • 3 medium carrots, peeled and cut into big chunks • 400g/14oz swede or turnip, peeled and cut into big chunks • A few sprigs fresh thyme (or 1 tsp dried) • 1 or 2 bay leaves, fresh or dried is fine • 500ml/18fl oz lamb or beef stock
Heat the oven to 160°C/fan 140°C/gas 3. Toss the lamb with the seasoned flour. Heat 1 tbsp oil in a medium casserole, then fry the meat for 10 minutes, until dark golden brown all over. Transfer to a bowl. Splash in the ale and bring to a boil, scraping up all of the tasty brown bits from the bottom. Tip this over the meat then wipe the pan with kitchen paper. Heat 1 tbsp oil then gently fry the vegetables with the thyme and bay for 10-15 minutes until turning golden here and there. Return the lamb and juices to the pan, top up with the stock, then season. Cover the casserole with a lid, leaving just a small gap to one side, then cook in the oven for 21/2 hours.
For the cobbler topping • 250g/9oz self-raising flour • 80g/3oz cold butter, cut into cubes • 125ml/4fl oz semi-skimmed milk • 2 tsp wholegrain mustard • 1 tbsp fresh thyme leaves (or 1 tsp dried) • 1 egg, beaten
With 40 minutes to go, make the topping. Add ½ tsp salt to the flour in a large bowl. Rub in the butter with your fingertips until the mix looks like fine crumbs. Combine the milk, mustard, thyme and half of the egg, then tip into the bowl and bring to a soft dough. Knead a few times on a floured surface till just smooth, then pat the dough to about 3cm/1in thick and stamp into rounds. Squash together any trimmings and repeat. Don't overwork the dough as it will make it tough. uncover the meat, stir gently and taste the sauce for seasoning at this point. Place the cobbler pieces on top, brush them with the remaining egg, then return to the oven until the topping is golden and lamb tender. Let the cobbler settle for 10 minutes before serving with your favourite seasonal greens.

wHolesome leek, lamb and nigella seed casserole Sweet leeks are a heavenly partner to lamb and in this simple casserole, you only have a handful of ingredients to prepare before the dish goes into the oven to cook quietly on its own. If possible, make it the day before you plan to eat, giving the fl avours time to develop.
• 1.1kg boned lamb shoulder, diced into 2" pieces • 400-450g leeks, trimmed and sliced • 4 cloves garlic, peeled and crushed • 1 heaped tbsp nigella seeds • 1 heaped tbsp wholegrain mustard • 500ml chicken or lamb stock • Large handful of flat leaf parsley, chopped Preheat the oven to 160C / gas Mark 3 Heat a little oil in a large casserole pan and brown the diced lamb in batches, seasoning with salt and pepper as you go. Make sure you brown the pieces on all sides, to give plenty of fl avour, adding more oil as you need it. Keep to one side.

once all of the lamb is browned, add the sliced leeks to the same pan and cook for 2-3 minutes over a moderate heat, stirring. Add the garlic and nigella seeds and turn the heat down, to cook the leeks as gently as possible. Cover with a lid and cook for 10 minutes, being careful not to let the leeks stick to the bottom of the pan and burn. Stir and cook for a further 5 minutes. Return the lamb to the pan along with the wholegrain mustard, parsley and stock. Stir well, season with salt and pepper and bring to a gentle simmer. Return the lid to the pot and place in the centre of the oven for 1 ½ hours.
At this point, taste the casserole, checking to see if the lamb is tender. If not, return to the oven for a further 30 minutes. Finally, taste and adjust the seasoning if needed. Serve with mashed or new potatoes. Th is hearty stew could just as easily be classed as a chunky soup. Leeks and smoked haddock are the perfect bedfellows; however you could also try this dish with some lightly smoked mackerel, kippers or even smoked chicken or ham. It's really easy to prepare and uses very few ingredients. 22

leek, wHite bean and smoked Haddock stew
• 30g butter • 2 leeks, trimmed and sliced thinly into rings • 200g potatoes, peeled and cut into 1cm dice • Salt and freshly ground black pepper • 400ml milk • 600ml fish, chicken or vegetable stock • 1 bay leaf
• 400g smoked haddock fillet, undyed • 30g plain flour • 195g tin of sweetcorn • 2 x 400g tins white beans; drained and washed (you can use cannellini, butter or haricot beans) • 1 tbsp chopped parsley • 1 tsp smoked paprika
Place a medium-sized saucepan or sauté pan on the stove and add the butter. Allow it to melt before adding the leeks and potatoes with a pinch of salt and a generous twist of pepper Cook for 10 minutes until the leeks are soft. Meanwhile, pour the milk and the stock into another pan with the bay leaf and add the fish. Bring to the boil before removing the fish from the poaching liquor. When cool enough to handle, flake the fish into chunks and remove and discard any skin. Set the cooking liquor aside.
Add the flour and the sweetcorn to the leeks and potatoes and stir well. Cook the flour and sweetcorn for a few minutes before adding the hot poaching liquor. Mix well and bring to the boil. Add the drained beans and simmer until the potatoes are tender. Add the flaked fish to the stew and heat through. Taste for seasoning. Stir in the chopped parsley and sprinkle with a little smoked paprika. Serve with crusty white bread.

comforting cHicken, leek, prune and cHeese pie
• 1 tbsp olive oil • 1 tbsp butter • 1 Spanish onion chopped • 3 cloves of garlic sliced • 4 boned chicken thighs cubed • 200g leeks sliced, white parts only • 2tbls flour • 150ml dry white wine • 1 pint chicken stock • 200ml double cream • 2 tsp English mustard • Salt and black pepper to taste • 100g prunes halved • 150g Caerphilly cheese crumbled • 50g mixed chopped tarragon and flat leaf parsley • 500g ready rolled puff pastry • 1 egg yolk • 1 tablespoon of double cream Preheat oven to 180ºC / 350ºF In a medium sized saucepan melt the butter and oil then fry the onions and garlic until they start to colour, about 10 minutes. Then add the chicken and cook for a further five minutes until the chicken is sealed
Add the leeks and flour stirring continually until they are well combined. Add the wine and chicken stock slowly until the sauce has thickened. Add the cream and mustard and then season. Take off the heat and stir in the prunes, cheese and herbs. Place the pie filling into a medium sized pie dish. Mix the egg yolk and cream together and then brush around the pie dish. Cover with pastry and cut around the sides with a knife. Brush the remaining egg mix over the pie. Poke a couple of small holes in the pastry to let out the steam. Cook in the oven for 25 minutes, remove from the oven and serve.

How to deal with
IBS at work
Balancing meeting and greeting clients, with answering a mountain of emails may feel like a juggling act as it is. The last thing you then need is your Irritable bowel syndrome (IBS) to flare up at work! IBS is a common, long-term condition of the digestive system, which can cause bouts of stomach cramps bloating, diarrhoea and/or constipation. IBS affects one in five of us at some point in our lives so if you’re concerned about your IBS affecting your working life, you’re certainly not alone. We have spoken with our experts for their top tips on how to manage the condition, so that is has less of an affect on your day.
Avoid the snooze button in the morning Fancy a sweet treat? Rather than having to rush around in the morning, make sure you have plenty of time to have a proper breakfast and go to the toilet before you head off to work. By starting your day in a calmer fashion, it can help you feel more relaxed too.
Marshmallows contain mucilage which can reduce irritation in the digestive system and can form a protective coating over irritated and inflamed intestinal mucosal membranes, so it’s good for all the symptoms associated with IBS.
Switch from caffeine to ginger tea
Don’t eat when you’re stressed
Hands off the caffeine! Coffee stimulates peristalsis, the wave-like muscle contractions that move food through the digestive tract. So with IBS, coffee should be avoided in order to reduce these contractions.
Had a stressful meeting? Avoid heading for the biscuit tin, or speeding your way through your lunch straight away. Never eat when you are stressed, feeling emotional or in a rush. Take time to sit down at the table and eat slowly and calmly. Try to avoid eating with others and being over-talkative. Focusing on conversation rather than the eating may interfere with the digestive process. It’s also important to chew properly, at least 30 times for each mouthful.
Instead of having a coffee, try a ginger tea as this has a number of benefits for IBS in that it can help to prevent indigestion, gas and bloating. ginger also acts as an anti-spasmodic and it relaxes and soothes the intestinal tract. It’s also known to reduce anxiety, which for some people can worsen gastrointestinal symptoms. 28

Limit gassy foods Certain foods such as beans, pulses and root vegetables are notorious for causing bloating and wind. Although these foods are good for you and are low in fat, try and choose salad vegetables such as salad leaves, and tomatoes, which will not make you so bloated.
Take a lunch break Feeling snowed under at work? Make sure you still take a break and stretch your legs to help combat against stress, which can be a trigger for the symptoms of IBS. Exercise is a great stress reliever. Take a brisk walk to stimulate anti-anxiety effects, this helps to clear your thoughts and feel more relaxed upon returning to the office.
Still stressing? Write a to do list If you feel the symptoms of stress coming on, learn to get your priorities right. There is nothing in your life right now more important than your health. Learn to say no if you feel that you have taken on too much. Being assertive is invigorating and empowering. It also helps to make lists of what is, or is not a priority, and to tackle the priority tasks first. This will help give you a sense of control over your life.
Help cut the cramps Magnesium has been known as ‘natures tranquiliser’ as it helps to relax our muscles and nerves, which can help combat against cramping and constipation. Magnesium increases the water in your intestines, helping to initiate a wave like motion to move fecal matter through the intestines, therefore aiding digestion.
Many of us live hectic, stressful lives, and are more exposed to environmental and food toxins, which can make us more prone to a magnesium deficiency. Try to include dark leafy greens, nuts, seeds, fish, whole grains and bananas in your diet, which are all rich in magnesium. Food sensitivities are behind many digestive disorders, including IBS. A simple way to try to work out what foods you are reacting to is to keep a food diary. Make a note of any symptoms you have experienced. If you notice a pattern associated to a certain type of food you may want to remove it from your diet.
De-stress at your desk with Pilates To keep yourself feeling fit and healthy, why not set yourself the goal of doing five minutes Pilates at your desk whenever you get a break? This is also a great way to de-stress, which can help to prevent IBS flaring up. If you’ve time for coffee, you’ve time for Pilates! Even though you are only doing five minutes, you need to focus, and do the exercises mindfully. Then try to retain what you’ve learnt with you as you move around the office. Anyone who does Pilates regularly will recognise the moment a few minutes into a session when you get an overwhelming sense of release and calm, and, dare I say it, even joy. As your breathing deepens and settles into its rhythm, as your spine lengthens and unravels, as your deep core muscles connect and your limbs stretch out, mind and body unite and you suddenly feel in control.

Also caffeine is addictive. Tea and coffee act like a drug. As the effect of the caffeine wears off, you will want another one and then you’re back on that roller coaster again of highs and lows, exactly like the highs and lows of blood sugar. If you add sugar to the tea or coffee the roller coaster highs will be higher and the lows lower making you feel even more stressed. Because caffeine acts like a drug, you wouldn’t be advised to stop suddenly and go ‘cold turkey’ because you could experience quite dramatic withdrawal symptoms such as headaches, nausea, tiredness, muscle cramps and depression.

To minimise these effects, try cutting down gradually, substituting some of your usual drinks for healthier alternatives. It’s much better to cut down slowly over a few weeks. Begin by substituting decaffeinated coffee for half of your total intake per day, and then gradually change over to all decaffeinated. Then, slowly substitute other drinks, such as herbal teas and grain coffees. You should, ideally, eventually eliminate decaffeinated coffee as well because coffee contains other stimulants (theobromine and theophylline), which are not removed when the coffee is decaffeinated.
So, ensure you have a small meal every 2-3 hours that contains protein (eat breakfast, lunch and dinner plus a snack mid morning and one mid afternoon). For example, a hard-boiled egg, 10-12 almonds, a small can of tuna and brown rice. This will stop those roller-coaster highs and cravings for sweet foods. Because your blood sugar isn’t allowed to drop, your body will no longer have to ask you for a quick fix. This involves an initial consultation to listen to your thoughts and ideas on the proposal. Following this meeting a brief is generated from your requirements which sets out fees and the level of involvement the job requires, as well an indication on any other fees you’re likely to incur before a penny is spent (for example structural engineer and building control fees.)
Attaining planning permission requires in depth research into each specific site as every planning application is looked into individually by the local authority. There is no such thing as a guaranteed planning application, and for this reason and with their expertise JPA will do their best to guide you on the correct path.
once permission is obtained the process can move onto the technical pack. Technical pack and building regulation drawings are detailed to a high level, these are then sent out for quotation. once a builder is appointed, any questions you may have can be addressed.
If appointed a measured survey of any existing buildings that would have an impact on the scheme is undertaken where records of all relevant information including things such as drainage are made. once the survey is drawn up this information is used to produce a couple of options in the form of feasibility sketch schemes which are then presented to you. 34

If asked to look at a layout design for a few houses or for larger developments, these applications require a lot of information before a planning pack can be set in place. Completing technical drawings requires comprehensive knowledge of the construction industry and the buildability of each individual project. Detox your liver This is a potent antioxidant in the body, which also “recycles” vitamins C and E that are all important for optimum skin health and hormonal health too. Selenium is crucial for detoxification through the liver, which is the “garbage dump” of the body, so keeping it functioning optimally is crucial to reduce acne. If one organ of elimination is “blocked” toxins will come out elsewhere, often through the skin. You can find Selenium mainly in Brazil nuts, shellfish, whole grains and seeds.
Zap away zits with zinc Snack on pumpkin seeds. These nutritional gems are excellent sources of zinc, one of the most important minerals for maintaining healthy, happy skin. It’s thought that as much as 20% of the body’s zinc is stored in the skin, and it has a major role in growth and healing. Deficiency in this mineral is linked with acne; dry skin, dermatitis and poor wound healing.

Omega-3 could be your saviour Make sure you have oily fish at least three times a week. These foods contain healthy fats which make the skin plump and supple. A survey* commissioned by Forthglade, Devon-based manufacturer of natural dog food, has found a surprising 85% of uK dog owners are not certain of the ingredients that go into their beloved pooch’s food and less than a fifth (19%) actually stop to read the ingredients list. over half (51%) of the 2,000 dog owners questioned admitted they are not completely confident that the food they give their dog is of high quality. Less than half (49%) are certain that they feed their dog a healthy diet and the remaining 51% confess they’re unsure how healthy their dog’s feeding regime is, with some even admitting to feeding their canine friend unhealthy food.
