Greetings Fellow HBA members, Happy New Year to all of you! I am honored to serve as your 2019 President and I am humbled to lead this great organization. I look forward to working with Vice Presidents Mike Fournier and Jeff Starkweather as well as our CEO Jeff Smith. We also have a strong Executive Committee that includes Ryan Farabough, Pablo Perez, Keelyn Elliot, Tracie Englen, Clark Neely, Steve Wright, Peter Grant, and Lantz Day. I would also like to thank Morgan Sikes and all of our amazing HBA staff for putting on a first-class Installation Gala! The Home Builder’s Association of Greater Tulsa is now 1,075 members strong and counting! Our members run one of the largest Home & Garden shows in the country, present 150+ homes annually in the Parade of Homes, and volunteer countless hours and dollars to support philanthropic efforts. In 2018, our members stepped up to encourage the next generation to find a career in our industry by leading the Build My Future initiative. A big thank you to Tulsa Technology Center, Jeff Smith, Stacey Bayles, Tana Van Cleave, Ken Klein, Jim Passmore, everyone else on the BuildMyFuture Committee, and those that volunteered at the event! My journey into the residential housing industry began almost 20 years ago as I went to work for Hilti selling construction tools. I eventually moved to Texas and worked for a wholesale hardwood products distributor before making my way back to Tulsa working as a sales manager for that same company. I meet my beautiful wife, Carrie DeWeese, and after getting married we started building our first home with Brian D. Wiggs Homes. My father-in-law, Brian Wiggs, talked with me about joining his company during our building process and after spending some time on our job site, I came aboard. My wife, Carrie, was already a member of the HBA so I started attending events as her plus one. I signed up as member a few years later and immediately got involved as chair of the newly formed 40Below committee. The following years I got involved in Builder’s Council, Home & Garden Show, Parade of Homes, Budget & Finance Committee, Public Relations Committee, and BuildMyFuture Committee. I continue to serve on our local HBA Board of

Directors as well as the State and National Boards. In February of this year I will be Chair of the National Association of Home Builders Young Professionals Committee. Our members are the foundation of our association and I would like to personally thank all of our volunteers and servant leaders for their individual contributions. With your continued support, our association is able to work with local, state, and national government on issues that impact our industry. With your support our association is able to put-on first-class programming, events, and education. With your support our association is able to give back to our community with countless service hours and dollars. With your continued support our association will move forward with the BuildMyFuture initiative to bring the next generation into our industry! Our association has been very good to me and I have met so many great people that have made me a better person and better at what I do. I have also made many lasting and prosperous business relationships. I invite you to attend a Council or Chapter meeting, volunteer for a Committee, or attend a General Member Mixer (GMM). If you are looking for a place to start, our annual Economic Forecast is on February 26th where some very useful information will be shared about our local market. I would also encourage you to volunteer for the Home & Garden Show held March 7-10th and is celebrating 70 years. If either of those don’t interest you, let myself or any of our outstanding staff know what you are looking for and we will point you in the right direction! It will be an honor and privilege to serve as your 2019 president. I welcome your input and ideas and I challenge you to get involved to truly maximize your membership! Happy New Year from the HBA Office! 2019 is off to a roaring start with member activities and excitement. Welcome to the 278 members that joined in 2018 and the more than 800 that chose to renew their memberships once again. My hope for each of you is that you experience that highest return on your membership investment in 2019 and here are a few ways that you can accomplish that. #1 – Do you like to travel to tropical destinations? Each year we take a group of members on two different tropical vacations. These trips are to an allinclusive resort where everything is taken care of for you. If you want to experience intense networking and relationship building, what better way to do it than with a cold drink in your hand and a view of the beach. You can earn your place on these trips by either recruiting new members or selling sponsorships through our Total Resource Campaign. Anyone is eligible to participate and its as easy as recruiting six of your peers to join the HBA in 2019. They will experience the benefits of HBA membership and you will receive one trip. If you recruit 10 members in 2019 you are eligible to bring a guest with you. This fall we will have our Total Resource Campaign and if you are interested in selling sponsorship opportunities to other HBA members you can once again earn trips. We will be announcing the destinations for our spring 2020 trips in the next 30 days, so keep your eyes open.

GREEN BUILDING BECOMING THE STANDARD FOR NEW HOMES

Homes are increasingly being designed, constructed and operated toward the greener end of the construction continuum. And many of the design features associated with green building carry direct consumer benefits, such as greater comfort, lower utility bills, reduced maintenance and increased value. New research only continues to reinforce the benefits of green building. For example: • A recent study by the American Council for an Energy-Efficient Economy found that every dollar invested in energy efficiency yields $1.24 to $4 in benefits. • An EPA analysis of upgrading homes to ENERGY STAR insulation and air sealing requirements showed that owners saved an average of 11% on annual utility bills. • A sales price analysis in the latest North Carolina Building Performance Association study showed that high-performance homes, on average, have a 9.5% higher sale price. Is green here to stay? All indications are yes. Single-family green residential construction market share has continued to grow, rising from 2% in 2005 to 33% in 2017. Approximately one-third of the builders surveyed in the 2017 SmartMarket Brief: Green Multifamily and Single Family Homes said that green building is a significant portion of their overall activity (more than 60% of their portfolio). And 88% of builders reported they are incorporating features to make their homes greener than they did two years ago. Ongoing research by NAHB and its partners also shows that many home buyers are interested in green.

NAHB’s report, Housing Preferences of the Boomer Generation: How They Compare to Other Home Buyers, asked home buyers across four generations — millennials, Gen Xers, baby boomers, and seniors — what features they consider essential/desirable in a new home. Energy-efficient strategies, including ENERGY STAR appliances and windows and above-code insulation, made the most-wanted list and would positively influence the purchase decision of 80% or more of all home buyers. The 2017 Green Practices Survey was conducted to gather information on sustainable and highperformance building practices being used in singlefamily home building in 2016. Responses were aligned with practices found in the National Green Building Standard (NGBS) to determine how green the typical single-family home is regardless of whether they obtain certification under the standard. The survey results showed that resource efficiency, site and lot design currently are the most challenging aspects of residential green building. On average, typical homes did not meet the thresholds for “bronze” in these categories. As homes must meet the minimum requirements across all sections of the NGBS for certification, these gaps prevented more homes in the survey from being eligible for certification. The NAHB National Green Building Program was unveiled in February 2008; the subsequent National Green Building Standard (NGBS) is now in its third iteration, with another update anticipated in early 2020.

IS CALLING Last October, membership committee leaders headed up 4 teams to compete for one week to see who could recruit the most new members to the Association and earn trips to the Dominican Republic. The teams led by Allen Jenkins, Tabatha Farabough, Pablo Perez and Briana Ross were neck and neck until the end with the Resting Beach Faces team recruiting 26 members to win!

The entire drive was an incredible success, bringing in over 95 members to the Association in October alone. Of all the incredible volunteers participating in the call drive, 17 members earned either one or multiple trips to the Dominican Republic in 2019. Thank you to all of our dedicated HBA volunteers who made this possible and to those who won trips, don’t forget your sunscreen!

2018 AREA HOUSING STARTS SEE A SLIGHT DIP Area home construction for 2018 was down 7.4 percent over the previous year. This year’s total of 2,618 also was the lowest mark since 2012, when 2,314 starts were recorded, according to the permit tracking service New Orders Weekly. A total of 150 housing starts were posted for December, a 7 percent drop from the 183 total posted the same month in December 2017. For 2018, Tulsa had the most starts in the region with 469, four more than Broken Arrow. Unincorporated Wagoner County had 302 and Bixby 271. For December, Broken Arrow led with 39 starts, ahead of Tulsa (29), unincorporated Wagoner County (21) and Bixby (11).

SNAPSHOTS OSHBA TO INDUCT SEVEN INTO THE OK HOUSING HALL OF FAME The Oklahoma State Home Builders Association hosted the 2019 Installation Banquet in Guthrie, Oklahoma at the historic Dominion House on January 19, 2019. The Oklahoma Housing Hall of Fame had 7 new inductees this year. “This is the largest group so far since we began the Oklahoma Housing Hall of Fame,” said State President David Blackburn. “One reason for so many is the newness of the OK Housing Hall of Fame and so much history that has to be considered,” he continued. “We are very proud of those who have done so much to bring quality housing to many Oklahomans,” said Blackburn. Besides inducting the new nominees into the Hall of Fame, the new officers for the 2019 year will also be installed. President David Blackburn, a Tulsa builder, was elected to a second consecutive term. Joining him will be Curtis McCarty, a builder from Norman, as VicePresident/Treasurer; Jim Schuff, a builder in Oklahoma City as Vice-President/Secretary; and Connie Stokes, a realtor in Stillwater, as Chair of the State Associates Council. Dan Reeves, a builder in Norman will continue as Immediate Past President.

THE OK HOUSING HALL OF FAME INDUCTEES: Richard N Coyle (Deceased 2015) Dick Coyle, a developer and builder in Oklahoma City, was an innovator and leader for over 6 decades. He started the first planned unit housing addition with common owner-ship of recreation facilities. He built the first condominium in Oklahoma, Nichols Hills Manor. Dick was also heavily involved with Catholic Charities, serving on their board of directors. He also volunteered many hours serving on the Planning Commission for the City of Oklahoma City. Dick was a mentor to many. Vanessa Shadix An Associate member since 1991, Vanessa immediately became involved on both the local and state levels with the home builders. She is a Life Spike and Life Director with the Central Oklahoma HBA. She is a certified instructor for the Oklahoma Real Estate Commission. She is a member of the Oklahoma Land Title Association, the Oklahoma City Board of Realtors and the National Association of Professional Mortgage Women, but it was her work on so many levels that resulted in numerous awards. David T. Yost David Yost is known as a developer of high-quality neighborhoods with more than 45 years of experience and has a special reputation for natural resource conservation. Yost began his own tree farm in 1984, planting more than 190,000 trees on public and private land. Yost is a leader in the home-building industry and continually gives back, serving in a variety of leadership roles and as a mentor to many. Many respect his ideas and his political involvement has helped the industry. David T, as many call him, was selected for his many accomplishments.

HALL OF FAME INDUCTEES CONTINUED: Larry M Halve (Deceased 2012) Halve led the effort to develop the state association comprehensive insurance program for members. His tenacity resulted in a partnership between his and his partners’ agency and the state HBA that has lasted for years. Halve also gave freely of his time back to the association and was a two-time chair for the HBA of Greater Tulsa’s Home & Garden show, still the largest volunteer show in the country. Halve was also a mentor to many and leaves not only a legacy of service, but a challenge to those influenced by him to always be of service to others. F. Roger Hardesty Founder and President of the Hardesty Company, Roger is a diversified real estate developer and builder in Tulsa. He began his work as a concrete finisher and expanded to single-family homes, then to multi-family housing, and finally to industrial and commercial properties. He is credited with building over 30,000 multi-family units. Hardesty also owns and operates Mid-Continent Concrete, a large ready-mix concrete operation. Hardesty maintains memberships with the Greater Tulsa Association of Realtors, Tulsa Apartment Association, Oklahoma Ready-Mix Association, Institute of Real Estate Management and the International Council of Shopping Centers. Hardesty was an instrumental contributor to building the new headquarters for the Tulsa HBA in 1976. His philanthropy really knows no limits. Through the Hardesty Family Foundation he has given to several notable charitable projects.

James D. Dunn Since at least 1947, Mill Creek Lumber has supported the HBA of Greater Tulsa. Jim Dunn started with the family business unloading boxcars, but his keen intellect steered him after college to work for TRW at Ramon L. King (Deceased 1984) A builder whose tag line was “Homes fit for a King,” NASA as manager of the Mission Trajectory Control Ramon King was a leader in the Tulsa home building Program supporting the Gemini and Apollo space industry. He established numerous businesses, developed programs. In 1969, the family needed him back in many subdivisions and launched Tulsa and he assumed leadership of Mill Creek Lumber. the Shotgun Sam’s Pizza Palace Under his leadership, Mill Creek expanded from simply restaurants in 3 states. 2019 SPIRIT AWARD WINNER: DANA DAY, DAY BUILD & DESIGN Congratulations to Dana Day, Day Build & Design, the 2018 HBA Spirit Award Winner! Dana Day, founder of Day Build and Design, was selected as this year’s Spirit Award honoree in recognition of the construction of a 4,591 sq. ft modern farmhouse in midtown Tulsa which was featured in the 2018 Parade of Homes. This custom-built home features unique amenities specifically designed for its homeowners such as a man cave that transitions to an exterior covered porch and a two-level hidden alcove for children’s play. An eclectic blend of hardware and fixtures throughout the home highlights the customdesigned metal fireplace surround and kitchen range vent a hood. The home received a HERS® Index rating of 50 that certified the home’s energy efficient construction features, and provided a substantial energy credit to the homeowners as well as their assurance of the home’s performance energy wise. Mrs. Day employed 32 HBA Associate member firms on this project and over 40 HBA Associate member businesses on other projects throughout the year.

Day understands how overwhelming a new construction or remodeling project can be to a homeowner. Her industry skill and design expertise are the basis for her ability to effectively communicate every decision, from concept to creation, with her customers in order to deliver projects on time and on budget. Day utilizes a construction software program that allows customers to view in real-time their budget, invoices paid, progress photos, and more. Day’s commitment to quality craftsmanship, design excellence, and high standards allow her to not only meet, but surpass her homeowner’s expectations.

Dana Day has been a member of the Home Builders Association of Greater Tulsa (HBA) for close to a decade. She currently serves as the 2019 HBA Builders Council Vice President/Treasurer and is a member of the HBA Board of Directors. She is a recent mayoral appointee to the City of Tulsa Board of Appeals. About the Spirit Award: In 1989, the Home Builders Association of Greater Tulsa began recognizing builders who made the best use of HBA Associate member companies to complete their homes. The Spirit Award is one of the HBA of Greater Tulsa’s highest honors, as it symbolizes the relationship between the contractor and the subcontractor and how very important it is when building a home to use only qualified craftsmen and suppliers. Each year, many worthy companies enter projects for consideration of this honor, which are then analyzed by an accounting firm to determine which projects involved the greatest percentage of work by HBA Associate members.

DON’T BE AFRAID OF TODAY’S MORTGAGE RATES

Mortgage interest rates have been inching up, and although rates dropped at the beginning of 2019, most experts predict that rates will continue to rise throughout the year. With the average 30-year-fixed rate nearing 5%, some would-be home buyers may begin to reconsider their purchase plans. However, it’s important to keep today’s rates in perspective and be confident that it’s still a good time to buy. For one thing, beyond minor short-term fluctuations, rates are not expected to significantly decrease any time soon. Only a decade ago, a mortgage rate as low as 5% would have been a better-than-average deal. Go back a little further, when average rates were mostly between 7% and 9%, and it’s quite a bargain. So if you’re ready to buy, go ahead and lock in today’s rate. It’s not just interest rates that are rising. If you’re considering renting because of higher mortgage rates, take a good look at rent prices, too. When more people rent, rents tend to go up. Consider the cost of higher rent, and take another look to see how much interest those extra dollars per month might cover. Either way, if you’re thinking of buying, run the numbers and see where you stand. Many factors influence the cost of a home purchase. Does the

difference in payments between an interest rate around 5% and one a couple tenths of a point lower put it out of reach? Can you tweak other factors to balance the costs and keep the purchase affordable? Consider whether you might: • Put a bit more down so you can finance less. Is there somewhere you can dig down and find a bit more for a downpayment? Maybe look into using some of that IRA savings which you can use penalty-free if you’re a first-time buyer. • Consider a shorter-term mortgage. If you can afford the monthly payments, a 15-year mortgage will cost a lot less in interest over the life of the mortgage than a 30-year mortgage. • Weigh your “must have” factors for a house — are there any that you’re willing to let go of for a lower asking price? Would a smaller house, or the next neighborhood over from your favorite, or one fewer half bath still work for you? • Shop and compare mortgage rates, fees and terms. Whatever the going rates, there will differences in rates and fees with different lenders. Throughout the upcoming year, housing markets should expect rates to resume their ascent, heading near 5% by the end of 2019.
