2016 EXECUTIVE COMMITTEE

Greetings HBA members, I am honored to serve as your 2016 President and grateful to the Board of Directors for having the confidence in me to lead this great organization. During my term on the HBA leadership ladder it has been my pleasure to serve with Allen Jenkins, Brandon T. Jackson, and Jeff Smith. I will follow their example in upholding our mission statement by protecting the industry while promoting ethical business practices and standards. My career in the residential housing industry began over 25 years ago as an intern for Renovations Incorporated while attending Oklahoma State University. Upon completion of my internship, I was awarded the HBA scholarship for Tulsa students majoring in Construction Management Engineering Technology at OSU. Upon graduation, I was hired as the in-house builder for The Robson Companies-Forest Ridge operating under TARA Homes. Under the supervision of Joe Robson and Doug Shrout, I developed my practical residential construction skill set and joined the HBA. After eight years with TARA Homes, I founded a semi-custom homes building company, Tara Custom Homes. As an HBA member, I have served as a multiterm Board member and as Builders Council president. I attended Green Building Council meetings and regularly attend Owasso Chapter and Southwest Chapter meetings. I have served on the Membership Committee, the Government Affair Committee, and the Building Revitalization Committee. Every year, I participate as a Home & Garden Show volunteer and I have participated as a Parade of Homes Builder. My resume includes industry designations; the City of Tulsa’s Professional Residential Builder, OSHBA’s Certified Professional Builder, and NAHB’s Certified Aging-in-Place Specialist (CAPS), Certified Green Professional (CGP), Certified Sales Professional (CSP), and Building Performance Institute Building Analyst (BPI). Overall, our association has been very good to me. I have met some great people and established many long-term business relationships. As a servant leader, I’ve had the opportunity to represent the HBA on various Boards and Commissions for the City of Tulsa and enhance my knowledge of the building industry. In the words of Doug Shrout, “Membership Pays!” I am a firm believer in that motto and aspire to live it daily. My HBA membership continues to reward me both professionally and personally.

Vice President/Treasurer Peter Grant, Grant Homes Remodel & Restoration Our members are the foundation of our association and I would like to personally thank all of our volunteers and servant leaders for their individual contributions. Without your continued support, the HBA would not be able to meet the goals established for the Home & Garden Show, the Parade of Homes, and the Remodeled Tulsa Tour. Notwithstanding the contributions of our Chapter, Council, and Committee members, your efforts are noticed and appreciated. HBA members are the ones who make our association who and what we are. They support us during good and bad economies and provide our association with its purpose. The HBA is the place for industry professionals who value the volunteerism, networking, camaraderie, and everything that goes with attending association functions. I invite you to attend a Council or Chapter meeting, or volunteer on a Committee so that you may reap the benefits and experiences we value in our relationship with the HBA. Last year, the HBA was faced with many challenges. We continued the rebuilding of our membership, renovated our headquarters, and conducted a national search for an Executive Officer. With that behind us, we can now focus on our most valued asset, “OUR MEMBERS”. My goals for 2016 are to provide value added membership services, expand networking among members, and promote workforce development through cooperative initiatives with strategic partnerships in the region. This year I intend to return to the basics of emphasizing the value of membership and recognizing the Builders and Associates who make our Association great. With the support of our Vice Presidents, Peter Grant and Ryan Farabough, the HBA will continue to foster professionalism in our industry and to promote new ideas and energy in all aspects of the Association. It will be an honor and privilege to serve as your 2016 president. I welcome your input, ideas, and involvement this year. Best wishes for a prosperous New Year.

It’s a new year and time for new beginnings! The first of the year is always my favorite time of year. After you get through the hustle and bustle of the Holidays, it’s like a new fresh start. We all make new years resolutions (most of which I forget by February 1st), and we all might say this is the year that I will….. Change careers Start a family Build or renovate my home Be a better me I am not big on talking about myself, but I do want to introduce myself as the new Executive Vice President of the Home Builders Association to those of you that have not had the opportunity to know me over the last few years. After 10 years of being a home builder I made the decision to change careers last October and I am honored to know serve each and everyone one of you through the association. I truly enjoy building homes, and even more than that, I enjoy the people that take such a major role in completing the dreams of so many people by building or renovating their home. I joined the HBA in 2006 and it didn’t take long for me to realize what a great group of members we have and how you end up becoming a family. Now for my personal family, my wife , Ashley, and I just celebrated our 14th wedding anniversary and we spend most of our time watching our 3 boys, Jackson-12, Harry-8, and J.Hutton-6 play every kind of sport you can imagine. It is with their support and my second family, the HBA membership, that I couldn’t be happier to have made the decision to become the EO of this great association. I do want to give an update on Jenni King, our events coordinator. In 2015 Jenni and her husband, Steven, decided to start a family, and I am happy to say that on November 18th they welcomed two baby girls into their lives and ultimately into the expanded HBA family. They

are all home and healthy and I am excited that Jenni will be rejoining the staff in just a few weeks. 2016 might be the year that you decide to build or renovate your new home, but that came in 2015 for the Home Builders Association. We opened the doors again to our completely renovated, state of the art facility in August of 2015 and if you haven’t had the opportunity to check out our new headquarters I would invite you to come out and take a look. With the renovations we now have 3 banquet/ meeting rooms that are available for rent. The Mike Fretz Event Center, Arvest Library, and Jenkins Business Hub can be rented for your next client meeting, corporate gathering, or family get together and we do offer discounts as a value for being a member of our association. I hope that 2016 brings great thing for our members and the association. Remember the new year always allows for a fresh new start and I hope you take advantage to be a better me. Inaugural Gala for President ElectBrandon L. Jackson More than 250 members gathered to celebrate a great year, and kick off 2016 at the HBA’s annual installation gala. The event was held on December 4 at the Hyatt Regency in Downtown Tulsa. Incoming President Brandon L. Jackson was installed along with senior officers Peter Grant (VP/ Treasurer) and Ryan Farabough (VP/Secretary). A great time was had by all and a fond farewell bid to outgoing President Allen Jenkins. Awards were presented to members for their outstanding service to the Association in 2015. Tulsa-Area Home Construction Slows in November Tulsa has seen relatively strong area home construction over the last several months, but the number of building permits issued in November fell well short of last year. New Orders Weekly reported 204 building permits were issued in the metro area last month. That’s 9.3 percent below October and 24.4 percent below November 2014. The year-to-date the construction total now stands at 2,477, down 4.4 percent from the first 11 months of last year. Brandon Jackson, 2016 president of the Tulsa HBA, said that despite the monthly drop, home construction in Tulsa is faring well. “We’re down a little bit, but it’s nothing to be alarmed about,” he said. November 2015’s figure is at the middle of the spectrum for November home construction dating back to 2008. During that period, Tulsa experienced a low of 135 starts in 2010, and a high of 270 starts last year. Of the Novembers listed, three had more construction than this year and four had less. The year-to-date total so far is the thirdhighest since 2008, behind 2013 and 2014. Jackson said construction has been relatively steady through all price ranges, and houses in the lower price ranges now see significant speculative building. The higher price ranges are still

mostly custom-built. Also, the amount of new homes that have yet to find a buyer has remained steady over the last year, Jackson said. Still, Jackson said local home construction remains solid despite the decline. “There’s not a lot of inventory, and Tulsa area housing starts Bartlesville banks are still 2/35 Collinsville loaning money,” he Skiatook 5/48 3/21 said. Owasso Tulsa just nudged out Broken Arrow — 35 homes to 32 — for the area with the most home construction in November. Owasso, unincorporated Rogers County and unincorporated Wagoner County rounded out the top five.

OSHBA Installation Banquet The Oklahoma State Home Builders Association will host its annual Installation of Officers Event on January 9 at the Skirvin Hilton Hotel in Oklahoma City. It is also at this event that the OSHBA award winners will be announced, including Builder and Associate of the Year. Lt. Governor Todd Lamb will be the keynote speaker for the evening and will install the 2016 officers. Kurt Dinnes will be installed as the 2016 OSHBA President. Dinnes is a member of the Central Oklahoma Home Builders Association and builds under the name of Sun Custom Homes. Dan Reeves, of Landmark Fine Homes, will be installed as the Vice-President/Treasurer. Tulsa’s own David Blackburn, of Classe’ Homes, will be installed as the Vice-President/Secretary. They, along with outgoing president Phil Rhees, will serve as the senior officers this year. New to this event will be the first two inductions into the Oklahoma Housing Hall of Fame. R. L. “Bob” Latch In this issue, we’d like to remember a former president and long-time member of our association, Robert “Bob” Latch. Bob was born in July of 1933. His early achievements include serving in the Army National Guard, graduating from The University of Tulsa and playing on the White Sox Farm Team. But like many of our residential builders, he followed in his father’s footsteps and became a builder and developer. He owned Crest Custom Homes, Inc. Also like his father, he served as this Association’s president. Andy Latch was president in 1956 and Bob served just nine years later in 1964. To date, Bob was the youngest president of the Home Builders Association of Greater Tulsa. Latch was a member of the Tulsa HBA for nearly 25 years, before moving to Las Vegas during the building slump that hit Tulsa in the 80’s. During his career as a builder, Bob was well known for building one of the first all-electric houses in Tulsa.

The home was erected on 67th St. West of Harvard. This remarkable achievement was even featured in one of General Electric’s promotional flyers. In addition to his service to the HBA, Bob was very active in the community. He coached his son’s little league teams and was a deacon at the Harvard Avenue Christian Church. After retirement, Bob moved back to Tulsa, to the place he’s always called home. He passed away on October 31, 2015. Please join us in celebrating the life of a remarkable man whose service to the HBA and community as a whole was invaluable.

NAHB Achieves Housing Victories in Year-End Budget and Tax Bills In December 2015, congressional leaders reached an agreement on a $1.1 trillion fiscal 2016 spending bill that will keep the federal government funded through September. The omnibus spending bill includes a number of important housing priorities championed by NAHB and explained in detail below. The deal also includes an accord to extend scores of temporary tax provisions known as tax extenders that expired this year, including all those of interest to the housing community. The House and Senate are expected to pass the budget and tax package by the end of the week. Of note to the housing industry, the budget legislation: Provides incremental reform of Fannie Mae and Freddie Mac. The legislation prohibits the sale of Treasury-owned senior preferred shares of Fannie Mae and Freddie Mac for two years without congressional approval and structural housing finance reform. It also calls on Congress to pass legislation determining the future of these entities. Extends the EB-5 visa program. The EB-5 program can help NAHB members obtain acquisition, development and construction financing by working with foreign investors who are seeking a fast track to lawful U.S. residency. NAHB has worked with officials from regional centers where there

is a need for investment in housing and to match this need with those participating in the EB-5 visa program. This is a clean extension of the program: Congress considered reforming it, which would have severely limited the funds available in urban areas. This clean reauthorization will give NAHB and our allies time to work with lawmakers to further improve the program and achieve a long-term workable solution for the industry. Strips funding for the worker misclassification program. The U.S Department of Labor (DOL) had sought to award $10 million in grants to several states to implement or improve worker misclassification programs and NAHB was successful in eliminating this funding from the year-end spending bill. NAHB believed that DOL’s actions could create an incentive for a state workforce agency, when making a workerstatus determination, to find misclassification where none exists. Leaves intact NAHB-supported code provisions included in House-passed energy bill H.R. 8. If H.R. 8 eventually goes to conference with a counterpart bill in the Senate, this adds momentum to limit the Department of Energy’s advocacy in the development of model building energy codes. Boosts HOME funding by $50 million. The Home Investments Partnership (HOME) Program received funding of $950 million, $50 million above the fiscal 2015 level. After threats to significantly cut the program to $66 million in the Senate, NAHB worked with members of Congress to ensure that HOME funding stayed intact. Provides $3 billion in funding for the Community Development Block Grant (CDBG) Program. The CDBG program supports affordable housing and other community revitalization initiatives that benefit low- and moderate-income families and individuals. Allays concerns surrounding Project Based Section 8 funding. As HUD transitions the program from a fiscal to calendar year funding schedule, Congress has taken the schedule change into account by increasing appropriations to $10.62 billion — nearly $1 billion above the fiscal 2015 level of $9.73 billion.

The home automation craze: Why Clients Want It and How Home Builders Can be Ready

Technology is everywhere. There is an app for just about everything, and working smarter is becoming the standard. Smart home technology is becoming more and more accessible to consumers and is expected by clients when planning a new home build. Televisions, music, lighting, surveillance, media, temperature control, and the list can go on and on. Having all this technology in a home is possible, but it goes to another level to have every piece work together through one streamlined system. This is where the term “home automation” comes into play. It allows all the technology to be managed and controlled by home owners from a mobile phone, tablet or other interface - and it is highly desirable for clients looking to build. The relationship between home builder and buyer is very unique. It is one built on trust, and matches the expertise of the builder with the vision of the buyer. So, with home automation and clients’ tech expectations on the rise, what are home builders to do? HBA member and local home automation and integrator expert, BlueSpeedAV, gives this good advice: 1. never assume The clienT’s Technology needs (or wanTs).

Guessing what a client does or doesn’t want to do for their home technology is a terrible assumption to make if building a spec home. A good approach is to prewire the house for flexibility, so regardless of the client’s desires, the wiring infrastructure will have the capacity to handle smart technology when needed.

2. don’T geT sTuck in The misconcepTion ThaT The clienT can jusT uTilize wireless. Speakers, routers, televisions and other technology pieces will always need a wire to go to for the best and most reliable service. Home builders must take this into consideration. By properly prewiring a house, it is ready for the tech-minded client. If the house is not wired accurately, the homebuyer may require the sheet rock to come down in order to make adjustments - which only increases expenses. If the house isn’t ready for the clients lifestyle technology, they may pass on buying your home altogether. 26

3. Be prepared for The clienT who has cusTom Technology and home auTomaTion needs.

The price of home automation has come down significantly over the years, making it more attainable and more common. When walking the client through the design of the home ask basic questions: How many TVs would they like to have, or if networking or having centralized control of systems like thermostats, media libraries, security cameras, or others is important to them. This will give you an idea of how important technology is to their lifestyle. 4. parTner wiTh a professional inTegraTor who knows how To plan for home auTomaTion.

An experienced integrator will know how to implement smart home technology and automation in the most strategic and cost “effective” way. This is a win-win for both builder and client. It makes sense to work with the people who will ultimately be hooking up the technology and cables throughout the home. They will know what type of cable to use and where to run them, and builders can completely avoid ripping into sheet rock later. An experienced integrator will have the best interest of the client in mind and work hard to create a home that compliments their lifestyle. The quality of the home automation system will reflect well on the home builder’s craft, and will enhance their reputation in the homebuilding community.

Ryal School Christmas Party Warms the Hearts of Members For more than 45 years, the HBA has celebrated the holidays with students of Ryal School in Henryetta, Oklahoma. This primarily Muscogee (Creek) school has nearly 80 students ages 3-14. Most of the children are from lower-income families, and many of them look forward to the party as a highlight of their Christmas celebration. More than 50 HBA members volunteered in December to shop with the students at a local Walmart. Afterward, the party continued at the Mike Fretz Event Center at the HBA. Students enjoyed a performance from Bradini, a magician/illusionist. It was smiles all around from the aisles of Walmart to the lap of Santa Claus, a perfect way to ring in the holiday season.
