I trust everyone enjoyed a safe and happy holiday season. I am very excited to represent this great association as its 2017 President. I intend on using my energy and resources to improve our association for the benefit of all members. I often tell people that the best business decision I ever made was joining the Home Builders Association of Greater Tulsa as I am reminded of this fact on a daily basis. As an HBA member, I can tap into a diverse network of colleagues, friends, industry partners, in addition to advertising opportunities that would simply be out of my reach as a small business owner in today’s market. For the price of an HBA membership, I enjoy tens of thousands of dollars in benefits each year. After studying architectural engineering and business management in college I pursued our family business of commercial real estate. It didn’t take long to realize that being confined to an office did not satisfy my spirit. My true passion was getting out and working with my hands as a creator. Since childhood I’ve enjoyed taking things apart, then putting them back together again. This passion continues to drive me today. In 1989, I founded my first company specializing in light remodel and custom finishes. It wasn’t long before we were undertaking full remodels including kitchens, baths, and large additions.

Education is one of the critical characteristics that distinguishes HBA members from others in our industry. We are well informed, more professional, and better educated. In 2017, we will initiate an educational program that establishes the HBA as a regional educational hub for the residential construction industry not only for members, but for the public as well. I am most excited about the momentum we have achieved as an association today. After several challenging years, we now enjoy a beautifully remodeled facility, a top-notch staff, and improving market conditions. The nation’s new presidential administration promises to reduce crippling industry regulations and foster small business growth through tax reduction and other incentives. I pray that God blesses all our leaders with the wisdom necessary to create peace and prosperity for all.

Finally, please know that I am always available to anyone who has questions or concerns about the HBA so do not hesitate to contact me My goal for this year is to focus on directly. I very excited about the year developing a true sense of family ahead and I pledge to work diligently within our association. By Executive Vice President/CEO Jeffrey Smith Happy New Year! Besides the cold weather outside I love the first of the year, when it seems everyone has a positive outlook on the year. There will be plenty of activity around the HBA in 2017 and I hope you will take the time to attend the events, participate in the committees and councils, and enjoy the benefits of your membership. As we kick of 2017 I want to spend a few moments to look back at the great success the association had in 2016 under the leadership of President Brandon L. Jackson. Early on in 2016 I could feel the energy and excitement from our members, and in January and February you stepped up to the plate by contributing over $10,000 to BUILD-PAC and HBAPAC, the advocacy arms of the local and national associations. This led to recognition around the state and country that eventually earned the state association the award for largest number of associate members contributing to PAC and exceeding our state fundraising goal by 284%! A big thank you to Joe Robson for the challenge he issued to our board of directors in January of 2016 and thank you for each of you that contributed. The association didn’t slow down after that hot start and we rolled right in to our largest and most successful event of the year, The Greater Tulsa Home and Garden Show. The 2016 show was the most profitable show in its 67 year history and this could not have happened without the more than 100 volunteers that worked throughout the week. A special thanks to all of the past chairs and to 2016 Chairwoman Janet Holt for making the event a must see tradition in the Tulsa community. Save the date now for the 2017 Greater Tulsa Home and Garden Show which will be held March 9th-12th. The Tulsa Parade of Homes was another overwhelming success in 2016. With over 150 homes in 13 communities, it continues to be one of the largest Parades in the nation. Our builders reported back on several sales and a high consumer interest in new construction. Parade Chairman Ryan Farabough and the parade committee did a masterful job in the planning and setup and were able to add a 3rd Twilight Tour for the first time in the history of the Parade. I know our builders will be eager to enter their homes for the 2017 Parade and we look forward to another banner event. The fall brings with it cooler weather and the Home Remodeling Showcase and Evening of Giving hosted by the remodelers council. Eight projects were on display in September and although the weather didn’t cooperate they still had good attendance with many of the remodelers reporting several potential customers.

Thank you to Barry Helms for chairing the event and all of the Home Remodeling Showcase committee for your extra effort in 2016. The Evening of Giving was held in conjunction with the Home Remodeling Showcase and Co-Chairs Peter Grant and Lucia Carballo made the evening delightful for all that attended. The two events combined raised almost $50,000, of which half of the proceeds went to our partner charity, Family and Children Services. 2016 finished in style with our annual Holiday Party and Installation Banquet at the Philbrook. Over 200 guests attended the event where several of our members were recognized for their work throughout the year and the 2017 officers, including President Peter Grant, took the oath of office. Congratulations to all of the award winners in 2016 and I hope you maintain your passion for involvement in the association. A goal the association has been working towards for 3 years now is to reach the 1,000 member mark. There were several members that got involved in recruiting in 2016 and with 199 new members recruited in the year we are knocking on the doorstep of 1,000. Actually, we finished the year at 999 members so it’s time to knock that door down in 2017 and fly right past the 1,000 member goal. 2016 Membership Chairman Lantz Day encouraged the membership committee and several others throughout the year for such a huge impact on membership. Thank you to all that served in 2016 and I hope that you will continue to grow our family in 2017. If you are a new member, or have not elected to volunteer before, I would encourage you to get involved in at least 1 area of interest in 2017. It will increase the value of your membership exponentially. That’s the Scoop for Now,

Inaugural Gala for President Elect Peter Grant More than 250 members gathered to celebrate an incredible year, and kick off 2017 at the HBA’s annual installation gala. The event was held on December 2 at the Philbrook Museum. Incoming President Peter Grant was installed along with senior officers Ryan Farabough (VP/Treasurer) and Erin DeWeese (VP/Secretary.) A fun time was had and a fond farewell to outgoing President Brandon L. Jackson. Awards were presented to members for their outstanding service to the Association in 2016. PETER GRANT SELECTED TO SERVE ON NAHB REMODELERS COUNCIL BOARD OF TRUSTEES Peter Grant, president of Grant Homes Remodel and Restoration was recently selected to serve on the NAHB Remodelers Council Board of Trustees. Grant’s action and advocacy have been recognized by his peers, as well as on the national level.

He receieved the HBA Remodeler of the Year award in 2013 and 2014, and was named National Remodeler of the Month for May 2015. Grant also serves as the current president of the Home Builders Association of Greater Tulsa.

Housing Starts Down for December, Up for 2016 Housing starts slipped in December, falling 6.6 percent over the same month in 2015. Building permits issued in the metro region were 196 for December, down from the 210 registered at the same time a year ago, according to the permit tracking service New Orders Weekly. Permits for the 2016 calendar year jumped about 6 percent, going from 2,686 to 2,702. December’s total was the second-lowest total of 2016. The only other month below 200 was September (192). Jenks topped September starts with 29, followed by Broken Arrow (27), Tulsa (26) and unincorporated Wagoner County (23).

For the year, Tulsa led all cities in housing starts with 445, followed by Broken Arrow with 353, unincorporated Wagoner County with 301 and Jenks with 275. Tulsa area housing starts

STATE NEWS STATE HOME BUILDERS INDUCTS FIVE INTO OKLAHOMA HOUSING HALL OF FAME Five legends of Oklahoma’s home building industry were inducted into the Oklahoma Housing Hall of Fame on Saturday night during the annual Installation Banquet and Hall of Fame induction ceremony of the Oklahoma State Home Builders Association (OSHBA) Home builders honored four living Hall of Famers and one posthumously as the second class inducted into the Housing Hall of Fame. Inducted as the Class of 2016 into the Housing Hall were Bob Thompson of Norman, Ken Klein, Charlie Gilmore and the late Bill Rhees, all of Tulsa, and Reese Wilmoth of Oklahoma City, the first OSHBA Associates Council member inducted. Hall of Fame inductees were introduced before an audience of about 250 by former OSHBA President Phil Rhees, who led the initiative to create an Oklahoma Housing Hall of Fame in 2016. “It’s been a great honor for me to watch the guys come up and receive their awards., and to be recognized, because it means so much,” Rhees said. “For quite a long time I felt like a big segment of our leadership was not receiving the due recognition that they deserved.” Rhees was the son of Hall of Famer Bill Rhees, who died in 2014 and was known for his work in developing wind-resistant construction techniques and safe rooms. “Back in 1999, he worked with Project Impact, the city of Tulsa, Texas Tech University and State Farm Insurance to develop safe rooms that FEMA uses today,” Rhees said. “He did a lot of work putting those things together. I’m proud of the legacy he left of making homes safer for people, and I’m so glad he was recognized for that.” The first class inducted in 2015 included The late Mark Dale of Edmond and Joe Robson of Tulsa. The banquet was highlighted by three special awards presented, including Oklahoma Builder of the Year award to Jeff Click, Oklahoma City, owner of Jeff Click Homes. Also honored as State Associate of the Year was Steve Taylor, immediate past Chair of the State Associates Council, and Phil Rhees, honored with the President’s Award by outgoing President Kurt Dinnes.Guest speaker at the event was Randy Noel of Louisiana, first vice chairman of the board of the National Association of Home Builders. Installed as 2017 OSHBA officers were Dan Reeves of Norman, President; David Blackburn, Tulsa, as vice president/ treasurer; and Steve Allen of Oklahoma City as vice president/secretary. Reeves is founder and CEO of Norman’s Landmark Fine Homes. He said his agenda for the year includes implementing a philosophy of “shepherding” leadership to connect with more members throughout the state with the ultimate goal of influencing legislation that impacts the housing industry. “Our goal is government advocacy, and you have all this activity going on at the Capitol,” Reeves said. “We want more people out there. Our voice is being heard, because we’ve been into the politics side of it. But we need the people to show up at our Legislative Day at the Capitol to see that they are in it.” Also installed were new officers of the State Associates Council, including Chris Evans of Oklahoma City as president; David Sanders of Tulsa, vice chair; and Connie Stokes of Stillwater, secretary. Vanessa Shadix of Oklahoma City remains as treasurer. 18

Tulsa HBA Remodelers Council Wins National Membership Contest Award The Tulsa HBA Remodelers Council is at it again! The Remodelers Council was the recipient of the NAHB Remodelers Medium Council Membership Contest award for 2016. The council has made tremendous strides in growing membership over the year by increasing from their highest level of 76 members in 2015 to 106 members in 2016. The recruitment is due largely to the Service Training Active Recruitment (STAR) Campaign created by council president Greg Strange. The STAR campaign focused on the areas which Strange realized were necessary for council success. This allowed the council to reach and exceed its goal of 100 members. The remodelers council has gotten national recognition multiple times due to their success and recruitment efforts. The council accepted the NAHB Remodelers annual membership contest award at the Remodelers Board of Trustees meeting at the International Builders’ Show in Orlando. Congratulations to the Remodelers Council and their success in 2016. We are looking forward to what will be accomplished in 2017! “To go where no council has gone before...”

Dear Builders, Why Don’t You Return Our Calls?

Dear Local Builder: Hey there! Yep, it’s us, your local home technology professionals (HTP), we’ve been growing this year, and 2017 looks poised for even more expansion (thanks in large part to projects we have cranking with your competitors). We’ve been doing some thinking about why you won’t talk to us. A few thoughts came to mind: 1. You heard we’re expensive.

Fair enough. When you compare our pricing to an electrician or competitor who doesn’t understand their financials, we appear higher priced in the market. Consider this: most of us need to sell at a 40-point gross margin to hit an eight to 10-point net margin. Even so, we know it’s tempting to do business with our trunk-slamming “one- to two-man show” competitor. History has shown us these relationships don’t last, and you’re stuck with a revolving door of recruiting a new HTP every 18 months. You wouldn’t do this with an employee, so why the vendor rinse cycle? One of the adages that we live by is, “first pick whom, then pick what.” We might be more expensive, but we’re worth it. 2. Your clients only want simple solutions, not some “fancy” home control system.

Somewhere along the way you were burned by a bad experience. We feel for you and we’re sorry you did. We’re not all bad. A good HTP listens to the client and designs solutions, versus “installs products.” Our solutions may range from a simple home network to a “fancy” home control system, depending on what the client needs. Don’t assume that you know what your clients need in their homes. Partner with a professional to help sort that out. A good HTP can collaborate with your client and keep them in the driver’s seat. Just like your homes, every client is different and each solution should reflect that. Don’t dumb down your offerings just because of a bad experience. 3. You feel like the homeowner should be able to pick whomever they want to work with, so you’d rather stay out of the way.

We get this. Sort of. If your client wanted to work with their own plumber, framer, or electrician, you’d put your foot down, but you’ve seen the subjectivity in home technology tastes, and maybe your once steadfast relationship with your HTP was called into question because of sticker shock on a job or two. Setting expectations goes a long way toward ensuring a smooth project. Let us know what your budget is as soon as you can. Better yet, involve us in the budget process, so we can generate a number together. 30

4. Everything’s wireless now; why would you need us?

True enough, there is a lot more emphasis on wireless technology today, but consider that the home network is now just as important as other systems in the home like plumbing or electricity. Consideration still needs to be given to wiring for network devices (wireless access points, switches, etc.), security, TVs, and at least one phone base station. Most homes above 2500 square feet need multiple access points to properly cover the areas where WiFi will be used. Before the big tech boom, having wireless in your home office was sufficient, and then the coverage needs grew to include the living room and kitchen area. Today, every room in the house including the backyard, patio and pool, needs strong coverage. We ensure this happens by hardwiring access points in strategic locations around the house, so the bandwidth capacity will be fully available regardless of the location in the house. No matter how wireless we get, pre-wiring before sheetrock is still the best way to ensure the best aesthetic result. 5. Your electrician can handle whatever meager wiring requirements in the home.

Maybe… but, our experience shows us that electricians are seldom specialists in home technology best practices and emerging technology. At best, you’re likely to find generalists who will unintentionally short change your clients by focusing only on what they know best. We often hear from clients where the electrician was the only participant in the project that they wished they’d involved us with sooner. Rather than viewing the HTP and electrician as competitors or a one-or-the-other scenario, leverage both players as complementary vendors and encourage collaboration between them. A good electrician/HTP relationship yields a much better finished product with happier clients. We get it. We’re not perfect. Far from it, but all we’re asking for is an opportunity to help remove friction for you and understand your business better. Ryal School Christmas Party Warms the Hearts of Members For almost 50 years the HBA has celebrated the holidays with students of Ryal School in Henryetta, Oklahoma. This primarily Muscogee (Creek) school has nearly 80 students ages 3-14. Most of the children are from lower-income families, and many of them look forward to the party as a highlight of their Christmas celebration.
