Greetings HBA members, As we reach the mid-point of the year, I would like to thank the members and staff for your continued support of my goals for the HBA this year. Our main focus has been on member services, workforce development and education. Housing starts are tracking above last year and interest rates remain competitive. The Annual Parade of Homes was a great success. I would like to give recognition to VP Secretary Ryan Farabough, Jenni King, staff and volunteers on the Parade committee for a job well done. The Parade is our opportunity to showcase our members including but not limited to the Developers, Builders and Associates and provides the public the perfect opportunity to discover the variety of housing products available in the Tulsa metro area. In reference to membership, Nikki Pauly and Lantz Day have worked with staff and the Public Relations committee in creating our new HBA collateral for potential and new members. Membership numbers are steady but there is always room for improvement. All members are encouraged to recruit at least one new member each year. Growing our strength through member recruitment, retention and involvement are key elements to maintaining a healthy association. Every day, you do business with dozens of home building-related companies that are prospective HBA members. Please reach out to your vendor network and share with them our new collateral pieces on the opportunities and advantages of being a member of the HBA. In addition to provided value added service to the Building industry, the HBA has a philanthropic arm that engages in charitable endeavors in order to advance education and housing related needs in the metro area. The HBA Charitable Foundation has succeeded the Education Foundation, thus serving as the conduit to support all of our philanthropic activities. By providing homes, residential improvements and increasing educational opportunities for all, the foundation helps make the Tulsa metro area a better place for all of us. Our efforts support individuals, organizations and charities. The foundation is supported by several events throughout the year i.e., Appetite for Construction, Home Remodeling Showcase, Evening of Giving Gala and special events hosted by the Foundation. Vice President/Treasurer Peter Grant, Grant Homes Remodel & Restoration To date, the foundation has provided community outreach to the following entities, Lindsey House, Tulsa Honor Academy, Community Food Bank, Tulsa Habitat for Humanity, Launch Outreach, Owasso Community Resources and disabled individuals in our service area. Over the past few years, the HBA has been on a branding campaign and creating strategic partnerships in the community. The Charitable Foundation is the final piece of the plan. It allows our members to give back to the countless number of residents that support our industry at large. All members are encouraged to support the efforts of the Charitable Foundation through donations and participating in fundraising events developed for the benefit of the foundation. The Jenkins Companies have agreed to chair a Workforce Housing initiative in conjunction with Habitat of Humanity in the Kendall Whittier neighborhood. The HBA will be building a Next Generation home in the area. A call to action has been sent to all members to engage, support and assist in the building effort of the home. I’m looking forward to seeing and working with the members on this build under the Charitable Foundation. Lest not forget our value added membership services, the Affinity discount program is available on the local, state and national levels. By Executive Vice President/CEO Jeffrey Smith The dog days of summer are officially upon us and it is easy to shutter in to those air conditioned spaces until late September. However, at the HBA, we like to be out within the city, making an impact to improve our beautiful community. The HBA has earned a great reputation within the community over the last 70+ years and we are looking to continue that into the future. This summer the HBA has already produced one of our most successful events in the Greater Tulsa Parade of Homes. We always hear from our participating members how much traffic they get through their homes and the resulting sales that follow, but most of you don’t hear about the response we receive from the public about what a great community event the Parade is. The Parade allows for the general public to gather information they might use in their upcoming custom build, but they also can get advice on materials to use for an upcoming DIY project or professional remodel. I also know for those that volunteer to sit in the homes, they see a large number of families and friends out enjoying an afternoon of potential dreams. The Parade of Homes is truly a community event that the public looks forward to each and every summer and it could not be such a successful event without the leadership of Jenni King and the 2016 Chairman, Ryan Farabough, along with his entire Parade of Homes committee. Coming up on August 18th and 19th the HBA will partner with the HBA Charitable Foundation, Silvercrest Homes, and Tulsa Habitat for Humanity to construct a home across the street from Kendall Whittier Elementary. Those members that have been around for a few years know that the HBA has recently built 3 Blitz build homes with Habitat, but we have never tried to construct the entire home in 24 hours. It should be an exciting and chaotic day, but the goal is to “Open The Door in 24” to Tulsa Habitat for Humanity’s first model home. They will be able to use this home for 18 months to help promote the opportunity for Tulsa citizens to have home ownership. The ultimate recipient of the home we are constructing will be a teacher from Kendall Whittier Elementary. We would invite each of you out to see the spectacle of intense construction while supporting your fellow members.

The HBA has been involved in philanthropic efforts and community events for decades. It is at the core of why we exist as an association and is included in our mission statement. In 2013 we decided to take our efforts even further by forming the HBA Charitable Foundation. The Foundation now controls all philanthropic activities and continues to increase its contributions to the community on an annual basis. The guidelines for support require that the benefactor have a tie to housing or education as it relates to housing, and so far we have been able to support organizations like Habitat for Humanity, Lindsay House, Launch Outreach, Community Food Bank of Eastern Oklahoma, Operation Finally Home, and later this year Family and Children’s Services of Tulsa. The HBA Charitable Foundation now has a live website at www.tulsahbacf.com where you can find more information on partnering organizations along with how you can get involved or contribute to the foundation’s efforts. Getting involved in your community has a reward like no other. Whether you volunteer for an organization, coach a youth sports team, or help an individual in need, you will be making a positive impact on the community. The HBA and HBA Charitable Foundation are always willing to help so don’t hesitate to contact myself or Foundation President, Peter Grant, if you see a need in the community that you think we can have an impact on. Housing Starts Stay On The Rise in June Home building in greater Tulsa jumped 36 percent over the same month a year ago, according to data released Monday. Building permits issued in the metro region were 255 for June, compared to the 188 registered a year ago, according to the permit tracking service New Orders Weekly. The construction total for the first six months of 2016 is 1,406, which is 76 more than last year’s total at this point. June’s total was slightly less than May’s (277) but was the second-highest figure of the year. Unincorporated Wagoner County led June’s starts with 39, followed by Jenks with 36, Tulsa with 26 and Broken Arrow with 25. Tulsa tops the region in permits for the year, with 251.

OSHBA Provides Construction- Related Scholarships to Vo -Tech Schools in Oklahoma. This year, with matching funds from OSHBA, the Associates Council provided six Oklahoma technical schools with $1,800 each for construction-related scholarships for a total of $10,800. Southern Oklahoma Technology Center in Ardmore received a $1,800 check from the Associates Council of the Oklahoma State Home Builders Association recently, represented by Steve Sullivan with OSHBA. It will benefit the construction trades and electrical technology program.

The Total Resource Campaign (TRC) happens over the course of a 6-week period. During this time a team of HBA member volunteers sell sponsorships, philanthropic and advertising opportunities to member companies to help highlight their businesses to potential customers within the HBA. There are multiple avenues available for members to advertise. They could buy a meeting sponsorship to host a meeting, sponsor a golf tournament, put their company logo on every water bottle given out at the HBA, or purchase tables at charitable galas throughout the year. The opportunities are endless and Simply Irresistible. Are you Hungry Like the Wolf? The perks of becoming a TRC volunteer to help with the campaign are not only good for networking, but are good for your pockets. Volunteers earn cash incentives for selling and can even earn an all-inclusive trip to Playa Mujeres February 19-23! This is the motto of the 2016 Remodelers Council and it is fueling them to reach new heights. The Council has reached its goal of 100 members and now has exceeded it, ranking the Council among the top NAHB Remodelers Councils in the nation for membership recruiting, and it’s all thanks to its dedicated members, collaborative leadership, and a fun theme based on Star Trek, the pop culture icon. After an embarrassing membership recruitment loss to the 40Below Council, the Remodelers Council leadership developed a new leadership strategy. Greg Strange, 2016 Remodelers Council President, was determined to not only recruit new members, but to involve current members by actively engaging them in Council activities. This strategy was realized through the creation of the Service Training Active Recruitment (STAR) Campaign.The STAR Campaign focused on the areas which Strange realized were necessary for Council success. The Council was divided into four teams with the Council’s leadership ladder acting as team captains.

Kicking off at their January meeting, the teams have engaged in friendly competition to recruit new members and tracking their progress with a point system. Each team receives points based on member and/or guest meeting attendance, and Council and Association membership recruitment. Captain Strange challenged the Council to seek out new life by recruiting 30 new members and fulfill its mission of 100 Council members by year-end. The teams have trekked far and have boldly gone where no Council has gone before. The friendly competition has become a compelling addition to each Remodelers Council meeting where each month’s results are tallied and announced amidst the iconic Star Trek theme. The Council is thriving at 103 members and with months still remaining for the campaign. When asked about the STAR campaign success to date, Strange replied “our explosive growth this year is due largely to the commitment and hard work of our members. We have earned national recognition and we are the NUMBER ONE Remodelers Council in our division. Captain Kirk would be very pleased!” The Remodelers Council is one to watch this year, but don’t look to the stars – attend a Council meeting on the first Thursday of each month and see for yourself what the excitement is all about. Peter Grant Nominated to Tulsa Preservation Committee Peter Grant, President of Grant Homes Remodel & Restoration in Tulsa, Oklahoma, was recently nominated by Mayor Dewey Bartlett to the City of Tulsa Preservation Commission and confirmed by the City Council. The Preservation Commission works with residents, building owners, neighborhood organizations, and City of Tulsa departments and officials to protect and enhance Tulsa’s unique cultural and architectural heritage. Grant Homes Remodel & Restoration has been “Making Homes Out Of Houses” for over 25 years. Grant holds several NAHB designations including CGR, CAPS as well as Oklahoma Certified Builder and City of Tulsa Professional Builder. Grant’s involvement with the local Home Builders Association of Greater Tulsa is extensive.

In 2013, Grant served as the Remodelers Council President with the goal of raising the professional standards of the Council. Among many things, he promoted informative educational programming and encouraged sharing industry trends between Remodeler and Associate members, and by year’s end, Council attendance averaged 50% of total membership. His action and advocacy have been recognized by his peers, as well as on the national level, and he has received the HBA Remodeler of the Year Award in 2013 and 2014, and was named National Remodeler of the Month for May 2015. Grant currently serves as HBA Vice President/Treasurer and is leading initiatives for education and membership development.

All proceeds benefit the Little Light and their goal of providing tuition- free services to children from birth to six with special needs. HBA CHARITABLE FOUNDATION, SILVERCREST HOMES & HABITAT FOR HUMANITY TO BUILD HOME IN 24 HOURS

On August 18th and 19th the HBA will partner with the HBA Charitable Foundation, Silvercrest Homes, and Tulsa Habitat for Humanity to construct a home across the street from Kendall Whittier Elementary in 24 hours. The goal is to “Open The Door in 24” to Tulsa Habitat for Humanity’s first model home. They will be able to use this home for 18 months to help promote the opportunity for Tulsa citizens to have home ownership. The ultimate recipient of the home we are constructing will be a teacher from Kendall Whittier Elementary. We would invite each of you out to see the spectacle of intense construction while supporting your fellow members.

The Home Builders Association of Greater Tulsa has the unique opportunity of chronicling its history in preparation of its 75th anniversary celebration next year and no one tells the story of our association better than its members. This month, we reflect on the career of Charles T. Gilmore. Charlie’s career in the home building industry was similar to that of most men of his generation. A graduate of Oklahoma State University, Charlie entered military service in 1952 and served as a U.S. Army 2nd Lt. in Korea. Once stateside, he entered the construction industry by working for his brother-in-law, Bill Stava. In 1954, he was hired by Jim Nuckolls of the Nuckolls Construction Company. Jim, a well-known and respected home builder, encouraged Charlie to join the HBA, which was originally chartered as the Tulsa Home Builders Association. At that time, Association members met at various locations around town since a permanent headquarters had not been established. Attendance at those meetings averaged 25-30 members and membership dues were $60.

Charlie became an Association member in 1957 when the average cost of a new home was $12,200 and a portable Hi-Fi record player cost $79.95. Charlie acknowledges that the positive influence of past Association presidents; Fred Swanda (1955), Andy Latch (1956), Jim Nuckolls (1958), and Ramon King (1959) convinved him to become more active at the local, state, and national level. Now that doesn’t mean that the HBA was all work and no play, as Charlie relates that at that time the HBA was more of a social club and party group.

This fact is confirmed by an excerpt from a 1962 Association’s newsletter, Your Home, featuring Charlie and Maggie Gilmore as the winners of a Twist contest!

Before leaving Nuckolls in 1966 to start his own firm, Gilmore and Wilson Construction, with architect Jerry Wilson, Charlie was already on track to Association leadership. He played a critical role in fundraising for the Association’s new headquarters at 5909 E. 15th St. Before election as Association president in 1968, Charlie had already served as chair of the Festival of Homes and the Home & Garden Show. While the premise of the Festival, now Parade of Homes, remains the same, the Home & Garden Show relied on innovative ways to attract the television generation. With 40-50 exhibitors, the Show crowned a Miss Home & Garden Show and hired nationally recognized entertainers to appeal to the public. Charlie’s service to the Association ultimately evolved into state and national leadership roles; election as . 1984 President of Oklahoma State Home Builders Association and as a member of the NAHB’s Executive Committee in 1993 and the Nominations Committee from 1990-1993. His industry expertise spurred his civic advocacy which included mayoral appointments to the BOCA code adoption committee, the BOCA board of appeals, and the Tulsa Housing Authority. His service as a member of the Tulsa Preservation Commission from 1998-2011 is regarded as a model of sound counsel and effective decision-making. As a home building professional, Charlie built over 500 homes in the Tulsa area and he was responsible for Tulsa’s first residential condo, Guier Woods. He also built Tulsa’s first zero lot-line office park at Southridge. He was the leader for state law Oklahoma’s Unit Owner Estate Act; a state law that includes the land on which condominiums stand. Charlie has many fond memories of the Association, during good times and bad all the while working together towards strengthening the home building industry. But you can’t talk about Charlie without mention of his dear friend, Calvin Cozort. Along with their wives, Phyllis and Betty, they truly define friendship in both word and deed. Charlie and Calvin first met when Charlie was shopping for record player parts at Radio Inc. where Calvin worked. This meeting, combined with Wayne Cozort’s role in the Association, resulted in Calvin’s HBA membership and role as Association President in 1984, and a lifelong friendship.

Next year, Charlie will be distinguished as a 60-year Association member, but time has not slowed him down. Today he remains active as the owner of Storage Management and Development Co., another industry he pioneered in Tulsa. Charlie Gilmore’s HBA story is the first of several to follow in the Home Building News. home Building: the Importance of a designed Structured wiring System It is no secret that smart technology is becoming more and more popular every year. It’s intuitive, helpful, and makes daily life more productive and enjoyable for consumers, so it is no surprise its demand in home integration is on the rise. In fact, 68 percent of Americans are confident that smart homes will be as commonplace as smartphones within 10 years.

Smart technology can include speakers, TVs, security cameras, game systems, home theaters, amplifiers, motorized shades, programed lighting, thermostats, computers and the list goes on and on – all being easily controlled using an automation app on the homeowner’s phone or tablet. But guess what? All of this technology needs to talk to each other! This growth of the “Internet of Things” (IoT) – that is the huge amount of connected devices that send and receive data over the internet effortlessly – has suggested to many home builders that going wireless for all the gear in a home is the right direction. This is not the case at all! The truth is, that for maximum stability, functionality and flexibility, all the tech gear in a home should be connected to the house’s wiring backbone. Granted, having a robust WiFi network is critical to maintaining a reliable user interface for devices, but thinking you can buy a home that is completely wireless instead of having a wired design will create a constant battle of intermittent, frustrating and unsolvable issues for years to come. 16 percent of U.S. broadband households currently own a connected home device, and nearly 40 percent plan to buy one this year. By 2022, the typical home could contain more than 500 smart devices.

So whAt Are home BUIlderS to do? HBA member, Ryan Sullivan of BlueSpeedAV, shared this wisdom on the importance of having a structured wiring system: Q: why is a structured wiring system so easily overlooked? A: “Home builders must make a structured wiring plan a priority when building a client’s dream home. It’s hard for homeowners to assign value to the wiring because they aren’t thinking about what’s going to be connected to the house in six to nine months after it’s finished. They are swamped with other decisions that are having to be made, and it’s very easy to overlook the wiring needs. Wireless is for convenience not stability. TVs, audio systems, theater rooms, security cameras, and the network backbone as a whole should never be done wirelessly. You don’t want this to be an afterthought because once the sheetrock goes up, the client has no idea what’s behind the walls!”

Q: will a home’s bandwidth be better with structured wiring? A: “Today, a typical house uses 10 times more network traffic than most small businesses that just use Internet

for sending emails and accessing online documents. A robust network infrastructure that can handle the traffic of multiple streams of music, Netflix playing in the game room, Pandora cranked up in the kitchen, kids playing Xbox online, mom or dad working from home, and other areas, will be exponentially better when supported by a strategically designed wiring plan.” Q: how does a wiring system impact a client’s network coverage inside and outside their home? A: “Most homes above 2500 square feet need multiple access points to properly cover the areas where WiFi will be used. Before the big tech boom, having wireless in your home office was sufficient, and then the coverage needs grew to include the living room and kitchen area. Today, every room in the house including the backyard, patio and pool, needs good, strong coverage. We ensure this happens by hardwiring access points in strategic locations around the house, so the bandwidth capacity will be fully available regardless of the location in the house.” Q: how does a structured wiring plan save money while strengthening the relationship between home builders and their clients? A: “It’s usually our experience that it normally costs around 1 percent of the value of the home to put in a wiring infrastructure that will prepare your home for current and future needs. The cost to add a properly designed wiring system after construction is complete is much more costly than doing it right from the beginning.

For example, we added proper wiring to a fireplace inside a two-story house after construction had ended. The process spanned two full days of cutting sheetrock, removing stone, strategically running cables, patching the work that was deconstructed, and involving other contractors to finish out the cosmetics and painting. Overall, adding in the wiring to handle the TV cost well over $3,000! If we had been brought on board during the pre-wire and construction stages of the home, it would cost less than $500! Generally, the cost is not usually as great as this example, but typically a homeowner will experience a five to seven times increase in price if it has to be done after the sheetrock goes up. We see these scenarios constantly with underwired brand new homes, but home builders can help their clients avoid money and emotional distress, as well as enhance their professional offering by bringing in a professional integrator from the get-go.”

The HBA Charitable Foundation & Remodelers Council Build Ramp For Woman Who Lost Leg in Motorcycle Accident The HBA Charitable Foundation and the Remodelers Council spent a whole day volunteering their time and services to build a ramp for Leslie Livingston, who lost her leg in a motorcycle accident early this year. Livingston returned from the hospital to a home that was not handicap accessible. The Remodelers Council built a proper ramp for her front door so she was able to get in and out without relying on others for assistance. A huge thank you to all the volunteers who worked to complete this project and made a lasting difference in Ms. Livingston’s life.
