This next paragraph was written before the Covid-19 virus arrived and was my closing: “With nationwide consumer confidence at a 40-year high, and nationwide unemployment at a 57-year low, and the best economy in 62 years; it sure is fun to say “I am a blessed man!” And you are too! (Men and women alike)” That paragraph remains as a reminder to us all of great things because it is human nature for us to forget how great things were, and only focus on the negative. I want to encourage you to focus on the positive, even though the reality of the challenges is daunting. Your business is hurting, my business is hurting, our Association is too. There is not a single citizen in this great country of ours that has not been affected negatively by the Covid-19 virus. Know this though: It is my pleasure to serve you in this position. I’m surrounded by a team of great leaders, and together we are focused on recovery plans, as there is wisdom in numbers. We have had meetings upon meetings upon meetings; drawing on the wisdom of our leaders to design a recovery plan that will achieve phased in implementation for our recovery by the end of the year. We will come through this together, and while we will be leaner, we will also be better, and we definitely will roar back to life like never before! Here is the original letter: Build My Future! Take a look at the reality of these stats from the BLS (Bureau of Labor Statistics). If properly marketed and promoted to high school students, it could be the difference in students making a decision to attend a traditional university, or to enroll for a vocational trade. Did you know that high school counselors have reported to the DOE (Department of Education) that an astonishing 40% of nationwide high school seniors enroll in a traditional university ~ but are better suited for a vocational education based on their aptitude, skills set, and their parent(s) economic means? Painters: The ANW (average national wage) is $43,000 per year. Job growth is expected to increase 6% in the next 6 years. HVAC: The ANW is $50,000 per year. Job growth is expected to increase a staggering 15% in the next 6 years driving this number even higher. Carpentry: The ANW is $51,000 per year. Job growth is expected to increase 8% in the next 6 years. Masons: The ANW is $54,000 per year. Job growth is expected to increase a huge 12% in the next 6 years; and the income for this trade will therefore see a dramatic spike.

January was a fun and action-packed month! We enjoyed The Masked Singer at our GMM. We saw the official launch of our newest council Professional Women in Building (PWB), and many of us attended IBS in Vegas. Incredible start for 2020! February continued the momentum with the Valentine’s themed GMM. We also welcomed our new members at our quarterly President’s breakfast in February, and saw a tremendous number of volunteers working umpteen hours helping prepare for the country’s greatest Home & Garden Show; right here in Tulsa from our own Association! (Unfortunately, with the arrival of the Covid-19 virus, the show was forced to cancel on Sunday.) Ground Hogs Day came and went, coinciding with the Super Bowl. Did your team win? And of course, we all enjoyed the extra day of life on February 29th. Did you make great use of your extra 24 hours of life that only comes around every 4 years? By Executive Vice President/CEO Jeffrey Smith I remember my grandparents used to tell me that at some point in your life the days go by slower, but the years go by faster. That has certainly come true for the Smith family since the outbreak of the Covid-19 virus. Chasing 4 boys to and from school, playgrounds, baseball fields, fast food restaurants, and friends’ homes came to an essential halt on March 15th. We now do our part of social distancing and stay home when possible. In certain ways, this has been the best time I have ever spent with my family. We have played games, walked the neighborhood, had family conversations, and even jumped in the 60-degree pool water. Family is the most important thing to me, and slowing down to enjoy everyone in my family during these times is something we will be talking about for decades to come. This health pandemic also allows me to realize how important the HBA family is. Stressful times will always be softened through the help and guidance from others around you. It is in times of crisis that an organization like the Tulsa HBA will become stronger and provide the best resources to our members. We will be back together again soon celebrating our members accomplishments, enjoying one another’s company, and growing our businesses. While we aren’t able to due that now, here are 3 ways the HBA can provide a resource for you. The reason we were founded in 1942 (and still the at the top of the list of importance to our members) is our advocacy. Relationships have been built at all levels of government that allow the HBA staff to advocate for how important housing is to our community and the economy. As focus has turned to everyone’s health in the last 30 days, think of how important your house is to being healthy. Your home provides a place for you to shelter and it provides a place for you to still have quality of life. If the construction and maintenance of homes is forced to close, it will be a negative effect on the health of our community. HBA Director of Association Issues, Stacey Bayles, works tirelessly on the industry’s behalf to make sure housing is and will always be a top priority in our community. Member promotion is the reason hundreds of our members belong to the Association. Although the 2020 Tulsa Home and Garden Show was cut short by 1 day, we still received great feedback from the vendors that the quality of attendee was superb. We have now moved our attention to showcase our Builders and Remodelers projects through the Parade of Homes and Home Remodeling Showcase.

The Parade has been postponed to July 1826 to prevent late postponements due to the Covid-19 virus and the Home Remodeling Showcase is scheduled for September 1920. When the health pandemic is cleared, the market will return strong and these two showcases should bring a great energy to the construction industry. Also, keep your ears and eyes open for a potential trade show later this summer that would allow our services and products members an opportunity to showcase their business. While the health pandemic has several sheltering in place, the Public Relations Director, Hali McCoy, is highlighting members on social media on a daily basis. If you are experiencing some extra time in front of your computer, take the opportunity to research all of the discounts that your company and family can take advantage of through NAHB’s Affinity discounts or the new CareATC Health and Wellness Plan provided by the Tulsa HBA. The Affinity program provides dozens of discounts to HBA members and not all of them pertain to your business. While the Lowes (7% discount) and GM ($500 rebate) discounts are most often used, you might find great savings on ticket purchases, travel, and other personal experiences. Go to nahb.org and search for affinity program for more details. The Tulsa HBA launched our Health and Wellness Plan through CareATC on April 1st. This service is only $85 per family and can help you save on your health insurance premiums as well as the time spent waiting in doctor’s offices. HOME STARTS IN AREA JUMP 12.6 PERCENT IN FEBRUARY 2020 OVER FEBRUARY 2019 Tulsa-area home construction grew 12.6% in February over the same period a year ago. A total of 267 houses were started, compared to 237 in 2019, according to data from Tulsa-based New Orders Weekly. Broken Arrow led February housing starts with 56, followed by Jenks (26), unincorporated Rogers County (24) and unincorporated Wagoner County (23). During the first two months, construction on 568 area homes began, a 24.5% increase over last year and the largest total in at least a dozen years. Broken Arrow tops area housing starts for the year with 132. Jenks is second with 56, followed by unincorporated Rogers County with 48 and unincorporated Wagoner County with 47.

BUILDER CONFIDENCE DECLINES BUT REMAINS SOLID AMID RISING RISKS The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. The HMI index gauging current sales conditions fell two points to 79, the component measuring sales expectations in the next six months dropped four points to 75 and the gauge charting traffic of prospective buyers also decreased one point to 56. Builder confidence in the market for newly-built singlefamily homes fell two points to 72 in March, according to the latest NAHB/Wells Fargo Housing Market Index (HMI) released today. Sentiment levels have held in a firm range in the low- to mid-70s for the past six months.

Looking at the three-month moving averages for regional HMI scores, the Midwest fell two points to 66, the South moved one point lower to 77 and the West posted a one-point decline to 82. The Northeast rose two points to 64.

“Builder confidence remains solid, although sales expectations for the next six months dropped four points on economic uncertainty stemming from the coronavirus,” said NAHB Chairman Dean Mon. “Interest rates remain low, and a lack of inventory creates market opportunities for single-family builders.” “It is important to note that half of the builder responses in the March HMI were collected prior to March 4, so the recent stock market declines and the rising economic impact of the coronavirus will be reflected more in next month’s report,” said NAHB Chief Economist Robert Dietz. “Overall, 21% of builders in the survey report some disruption in supply due to virus concerns in other countries such as China. In 2015, a Master Service Agreement was executed between INCOG and IBTS which utilized IBTS for plan review and inspections for the Stoney Creek Convention Center and Hotel, adding the necessary professional services to fast-track a project without adversely impacting Broken Arrow’s Development Services Department or its customers. 22

Today, the Broken Arrow Innovation District proposal continues to move forward. In 2019, Mayor Thurmond was invited as one of seven mayors to present the Innovation District at the 73rd Mayors Institute on City Design (MICD). Mayor Thurmond was typically open and transparent about the project’s progress and its challenges. His candor resulted in substantive feedback from the other mayors and the technical team of design professionals. But make no mistake, the Innovation District proposal will become a reality and secure Broken Arrow’s role in the future of technological enterprises.

In 2018, Mayor Thurmond began a series of visits to the White House, unprecedented for a local elected official. That year, he was invited to six meetings with the earliest trips focused on federal funding opportunities for road, transportation and utility projects in President Donald Trump’s $1 trillion+ infrastructure plan and how to bring those funding resources, particularly public safety dollars, back to Broken Arrow. In 2019, he was invited to the White House five times, most notably by the Office of Intergovernmental Affairs. Along with other select state and local leaders Thurmond met with senior administrative officials, including Vice President Mike Pence, about the needs of local communities and their citizens. Another meeting on March 11 with the President’s Special Assistant/Deputy Director of Intergovernmental Affairs resulted in a time line of events that defies government bureaucracy. Direct White House intervention following Thurmond’s meeting about an IRS lien which was preventing the City of Broken Arrow from obtaining the deed to property by Events Park and exchanging that land with the Broken Arrow Public Schools for a new elementary school resulted in the IRS providing a partial lien release 11 days later, and 5 days afterwards the City closed on the land and received the General Warranty Deed. This instance is an example of why Broken Arrow’s motto, “Where Opportunity Lives”, is more than lip service where Mayor Craig Thurmond is concerned. His appreciation of others and teamwork is profoundly genuine and is evidenced by his ability to establish partnerships between citizens, businesses, government, and non-government agencies resulting in the solutions and success stories that truly make great things happen for the citizens of Broken Arrow, now and in the future.
