By Executive Vice President/CEO Jeffrey Smith Three months ago, we were preparing for the Home and Garden Show and several other spring events that bring our members together and showcase the outstanding work they do in our community. If someone would have asked me about PPP, CDC, SBA, Zoom or ‘essential,’ I wouldn’t have had the first guess about what they meant. Now that the world has seen such a drastic shift, here I sit in the HBA office with no member faceto-face interaction, no product promotion, I’ve become a Zoom professional, and searching every other hour on what the next recommendations are from the CDC and how much funds are still remaining from the SBA in the PPP program. I don’t know about you, but normal, even the “new normal,” can’t come soon enough. The Tulsa HBA has existed for 78 years with a focus on member engagement, business connections, and product promotion. It is eerily quiet at our office when members aren’t coming and going for committee and council meetings and the staff is preparing for our next “big” event of the month. We are looking forward to still producing all of our previously scheduled 2020 events, just in a condensed calendar of 6 months. The first of those events will be the General Membership Mixer on June 9th and the HBA Golf Tournament on June 25th. We will then role right in to the Parade of Homes in July, Appetite for Construction, Municipality Roundtable, and the newly added Tulsa Home and Outdoor Market in August, the Legacy Awards in September, Member Appreciation Night in October, the Evening of Giving and Home Remodeling Showcase in November, and our Annual Installation and Christmas Party in December. Hold on to your hat because it’s going to be a whirlwind of events from June to December. With all of the activity we have planned to promote your business and allow you to make the connections you desire; it is important to note that the safety and health of all attendees is paramount. As we expect social distancing will be in place for some time, we will be setting up our meeting spaces to accommodate guests at least 6’ apart. We will also be setting up our meeting spaces with the appropriate technology to allow for virtual attendance at meetings. We will offer hand sanitizer and masks at several locations in our building and at off-site
events. Meeting rooms at the HBA building will be sanitized after each event and the entire building will be sanitized at night. We will not require the use of masks or yell at you for breaking any CDC rules, but we do want every member to feel welcome and comfortable at events in which they attend. As I told the HBA staff the day after the Home and Garden Show was closed… there is always light that comes from the darkness. The HBA has been hard at work to make sure the construction industry maintains essential status, and now we have turned our focus to the promotion of our members and their products. I hope that we can all make it through this pause in the economy, we can all be better prepared for an event like this in the future, and we will all be more successful in coming months and years.

HOME STARTS SHOW POSITIVE PEAK IN MARCH Tulsa-area housing starts for the first quarter were up 20.7 percent over last year and 10 percent above any month in the previous decade. “I’ve spoken to builders for our starter homes, production builders all the way up to our high-end, custom builders, and they all seem to be doing really well, at least in the first three months,” said Jeffrey Smith, executive vice president and CEO of the Home Builders Association of Greater Tulsa. “They all seem to be putting product on the ground, both in speculative form and customer form. They are really excited through the first quarter of the year.” Area housing starts totaled 264 in March, a 13.3 percent jump from the same month a year ago, according to the HBA. Broken Arrow led with 79, followed by unincorporated Wagoner County with 32. For the year, housing starts have numbered 832, compared to 689 this time last year. 2020’s quick start may offset any lull that comes with consumer concerns about the pandemic, aligning the area for another consistent year, Smith said.

The market is hoping to build on 2019, when a total of 3,080 houses were constructed in the area, the most since 4,303 were erected in 2007, according to the HBA. “I do anticipate when we get into the June and July time frame that we might see a small decrease in our start average over previous years because that’s the lag time between when a customer is looking and the builder is actually to start on the house,” Smith said. “From what I’m hearing from our builders, they have their safety precautions in place. “They aren’t having open houses to a certain degree, but they are allowing customers to come in on a onefamily-at-a-time basis. The individuals and families that are out looking at houses are very serious, so sales are still being produced, even in the last 30 days since the COVID-19 pandemic really blossomed in Tulsa. “How long the economy drags out on a lower level until it starts up again, that could have an impact on housing starts in the third and fourth quarter of this year. I still anticipate in Tulsa that the market is going to be good.”

TULSA HBA MEMBERS MAKING OUR COMMUNITY A BETTER PLACE CARL NOVARA- FARMERS INSURANCE
With COVID-19 and all of the physical/social distancing we are doing, I do miss all of my friends at the HBA. I have been in many organizations in the past and I have to say the HBA has been the best to be involved with and I love the people I get to network and volunteer with every week! I’m all about “Community” which is one of the reason why I love being involved and to network with & help others. In my office we work with local schools to provide supplies to help teachers in the classroom. Over the last 5 years my agency has given over $20K in grants and supplies to local classrooms. We also provide lunch to first responders as well. Since the physical schools shut down it’s been hard for us to meet with educators and their leadership to help and because of this we decided to shift our funds and focus to help some of our other local hero’s that on the front lines helping with this pandemic.
I partnered with a local restaurant Desi Wok, and in early April we went out to many hospitals and doctors office to provide healthcare professionals lunch. We did this in a safe and non contact manner to abide by local laws and standards. We appreciate all of our hero’s out there that are helping the sick and moving us towards a sense of normalcy for all of us to get back to our normal way of life. I believe we are all better together and this pandemic shows that we as a community make great things happen when “together” happens. This is the same reason why I love being a part of the HBA and can’t wait for us to get back to our regular meetings, events, networking and doing what we do to make our Tulsa Community Better together!
NICOLE HOPKINS- BLASEM As soon as COVID-19 sat in, I began to see friends, family, and loved ones laid off from work. I didn’t have a new job to give them, but I did have boxes. Blasem was built on the belief that we should always do for one what we wish we could do for everyone. For me, that looked like sending a box to people I learned who had last their jobs. I’ve been there before - jobless. I know the stress, anxiety and fear about what the future holds when you wake up and realize you aren’t sure where your next paycheck will come from. Over the course of the past couple months, we’ve sent about 25 boxes to individuals in the Tulsa Metro who either reached out to us or were recommended to us as someone who could really use a gift box to brighten their day. I made a quick post on social media and the names began pouring in. 12

JOE ROBSON- THE INDUSTRY HAS SEEN IT ALL What a strange time we live in. How can a bug from a bat in China shut down the world? Everything is going great, then wham, the wheels fall off our cart. It begs a lot of questions like: How in the world did this happen? How long will it last? Will I survive? What will the new normal look like? These are the questions and thoughts on everyone’s minds. Those of us in the Home Building industry tend to have a take charge, I can fix any problem if you just get out of my way personality. That is a wonderful trait until circumstances arise that are completely out of our control and there is nothing you can to do fix things. That is when we become frustrated, anxious and feel powerless. One benefit of being a Home Builder a long time is knowing that challenging times are always lurking around the next corner. Some events we can see coming. Others, like Covid-19, completely blindside us. Those of us in the building industry are resilient and we have survived challenges in the past. In my own career I have survived the 80’s credit tightening with 17% mortgage rates, the Oil Bust, the S&L crisis and credit crunch, the .Com bubble bursting, 9-11 and the Great Recession. Those of us in the industry around for those crises, persevered by staying calm and knowing that the bad times will end and good times will return. You get through the tough economic times with great communications with your customers, your suppliers, subs and most of all your bankers. You have to be flexible, innovative and willing to accept the new norm, whatever that may be. It’s also important to support the Home Builders Association, especially during a crisis. It is the Association on a Local, State and National level that brings the collective strength and influence of all of us to bear on decisions made about our industry. I saw this first hand during my tenure on the National Association of Home Builders leadership team. During the boom before the financial meltdown, new home production topped 2 million units in 2007.

It dropped to 400,000 units in 2009, the year I was Chairman. Even though we saw the problems looming, no one knew the depth of the slide we would endure. Everyone was asking the same questions we are today: How did this happen? Will I survive? How long will it last? What will the new normal be? Through the constant conversations with the new Obama administration, bank regulators, legislative leaders and the Federal Reserve, we were able to put together two stimulus packages in the same year, save the mortgage market and set the stage for a recovery. The Local and State Associations throughout the Federation did their part as well. It was hard. The recovery took longer than anyone wanted. A new norm was established in mortgage lending, construction loans and appraisals. But we not only survived, we flourished in the last few years. Now we meet our next challenge, Covid-19. This is certainly an event no one saw coming. The frustrating part of this episode is that it not only affects the health of our business but it can literally be lethal to our physical health as well. Again, our Association has been on the forefront in keeping our industry alive. Our leaders here in Tulsa and Oklahoma convinced our Mayors and Governor to designate home building an essential business. NAHB is working tirelessly to keep credit markets liquid and was successful in removing the exemption of home builders from the Payroll Protection Program.
When you are in the middle of a storm, it is hard to remember the sun is still shining. Going into this crisis, business was very good. That momentum should help us bridge the downturn on the short term. Long term, the world has to go back to work. President Trump announced his initial guidelines for restarting the economy. Governor Stitt has put a task force together to reopen the State. The Mayors of the area cities are convening working groups to plan for the rebooting of business. Reports of treatments of the virus are encouraging and it seems the number of cases has hit its peak. There are a few hints of sunshine.

I know we will get through this just like we have done in the past. People will always need homes and I can think of no other profession that brings more joy than providing the American Dream. In the meantime, if you are not too busy, take time to reconnect with family, reflect on priorities, and pray.
