PRESIDENT’S REPORT By HBA President Allen Jenkins One of the many reasons members join the HBA is for the opportunity to promote themselves in the home building industry. I can attest to that since getting involved in the organization, I have had the pleasure of getting to know people from all walks of the industry- from suppliers to peers and even just some great restaurants. One of the things that I like best about the HBA is the diversity and the opportunity to connect with so many different people. In terms of promotion, there are a variety of ways that you can build your business through your membership. First, and probably most obvious, is by participating in both the internal and external events that the HBA hosts. Whether it is a monthly General Membership Meeting, like the recent family night, or a council meeting, or the Parade of Homes, these events are a valuable chance to introduce members and the public to your company, and set yourself apart. You can make valuable industry connections, leading to profitable business opportunities, and you can also take advantage of the HBA’s leading marketing efforts by being a part of events that reach consumers that are looking to invest in their homes. These were some of the first things I did when I joined to start capitalizing on my membership. However, I know as well as you that time is money, and many of you are not able to attend HBA events and meetings regularly. But that doesn’t mean that you can’t still make good on the promotional benefit. As we see the economy recovering and homes starts climbing, I thought it’s a prime time to make sure you are aware of a few programs that exist to help connect members in business. The HBA’s ‘Do Business with a Member’ program is our annual local affinity program, where
members can sign up to offer discounts to other members. These discounts are listed in the annual directory, online and promoted at meetings. All Associate Members are encouraged to participate, and you can request a form by calling the HBA. For Builder members, applications for our Spirit Award program are accepted in the fall. The Spirit Award is one of the highest honors that the HBA awards, and it recognizes builders for working with other members. If you have a project that utilizes an exceptional volume of work by HBA members companies, I highly suggest every builder member enter for this award. In addition to a beautiful bronze trophy, the winner also receives a variety of valuable benefits, including a premium parking spot at the HBA, as well as advertising exposure on the HBA website, in Home Building News and the official event guides for the year. Lastly, we will soon begin our annual fundraising drive, the Total Resource Campaign. The HBA offers a variety of advertising and sponsorship opportunities to help members gain more exposure. These range from meeting and event sponsorships to ads in this magazine, online and in our annual directory. Opportunities are available in every price range, so it is a great and cost effective way to reach a very targeted audience. I’d like to personally encourage all of our members to participate in the campaign by making a contribution. Special thank you to Lantz Day, with Premier Hardware Concepts, for stepping up to Chair this year’s event. I am confident that by taking advantage of these and many other unique benefits the HBA provides, you will find your HBA membership an invaluable resource to your business. I know that I have.

By Executive Vice President/CEO Paul Kane An Insider’s Perspective on the HBA Building Remodel As we are wrapping things up on the massive HBA Building remodel, some have said to me, “Now you know what your builders’ customers feel like.” That may be true to some extent, but this is a very different creature in many other ways. First, this is truly a commercial project, rather than a residential one. The scale of this project is also much bigger than many realize. Just a couple of years ago, my wife and I went through a whole-house remodel. Not a room in the house went untouched. Walls were moved; kitchen and bathrooms ripped down the studs. It was a big deal. The HBA remodel is much bigger. Before the remodel started, we had to completely move out of the building. The project started with asbestos abatement on significant portions of the building. We couldn’t be here for that. The abatement was done by HBA Past President Steve Fulps and his company Abatement Systems. We moved to a temporary office in Broken Arrow, owned by the Jenkins Companies. The contractor was Charly Basnett with KBI Construction. Charly and his guys worked hard for about eight months. And while it took a little longer than originally planned, I believe most everyone will agree that the end result is nothing short of spectacular. The true unsung heroes of this project are the members of the Building Revitalization Committee: Allen Jenkins, Brandon L. Jackson, Brandon T. Jackson, Peter Grant, Jeff Smith, Howard Kelsey, Darrell
Jenkins and John Davis. It would difficult to calculate the amount of hours they all spent on this project over the past three years. This project would not have been possible without the time and experience they brought to the table. Another important HBA member on this project is our architect Weldon Bowman with W Design. The vision which Weldon and his team brought to the building is evident from the moment you walk in the door. From the towering glass atrium lobby to the outdoor patio and the new and improved banquet hall (now donned the Mike Fretz Event Center), Weldon and his team have truly transformed our headquarters. The many improvements to the building are too numerous to list here. But we invite everyone to come see it first-hand at our grand opening ceremony on July 14, 2015. This ceremony will be our July General Membership Meeting and you will hear more about it as the time approaches. But put that date on your calendar now. We will open the whole building for all to enjoy. We have truly positioned our headquarters for the future. When we started this project, many felt that the building was getting a little tired. Well, it is now invigorated and is a place we’ll be glad to call the home of the home builders for many, many years to come.

Tulsa-area home construction continues to creep upward A slow but steady increase in the amount of area home sales considerably narrowed the sales gap from the previous year. Approximately 276 residential properties changed hands in April, according to a report from the Greater Tulsa Association of Realtors. That tally was a 17.4 percent increase from March and a 8.7 percent improvement from April 2014. The year-to-date total now stands at 933 homes. Though the total is 3.2 percent below the four-month total for 2014, last month the year-to-date gap was wider at 7.3 percent short of the previous year. Allen Jenkins, president of the HBA, said he is reassured by the modest growth. “We’re gaining some momentum, which is a good sign, especially since gas prices are low and have resulted in layoffs,” he said. Though Jenkins said he had been concerned with the effect of lower oil prices on an energy-sector city, so far they haven’t had a large impact on Tulsa
as a whole. However, Tom Pepper, president of New Orders Weekly, said calendar issues may have masked a weaker performance. “Our home sales were actually down a little bit because the April time frame included five weeks, instead of March’s four weeks,” he said. Jenkins said that most homes built speculatively have sold. In fact most home construction has been speculative in the recent past, though that may be changing. “For a while, all you could sell is speculative homes,” he said. “There just weren’t many custom homes being ordered. But now, we’re starting to see some of the speculative market coming back.” Pepper said that, in his estimation, highvolume builders have been a much larger portion of the market, with fewer homes being built by smaller builders. “It doesn’t seem to me there are as many smaller builders willing to jump into the pool,” he said. Jenkins said he’s confident the pace

of home construction will continue to build, especially since the inventory of homes offered for sale continues to tighten, according to monthly reports from the Greater Tulsa Association of Realtors. “Get this rain out of here, and I think we’ll see a lot of construction,” Jenkins said. Broken Arrow experienced a surge of construction in April, with 55 home permits issued. Bixby reached second with 38.

NAHB Selects Peter Grant as May Remodeler of the Month Peter Grant of Grant Homes Remodel & Restoration was named the National Association of Home Builders Remodelers May Remodeler of the Month. Grant, selected through a stringent judging process of NAHB Remodelers leadership and staff, exemplifies the best in the remodeling industry. Grant Homes Remodel and Restoration has been “Making Homes Out of Houses” for over 25 years. Grant holds several professional designations including a CGR, CAPS, CGP and is in the process of completing courses for his CGR designation. Their consistent quality practices result in homeowner expectations being met and as a result, positive word-of-mouth customer referrals. Council President with the goal of raising the professional standards of the Council. Among many things, he promoted informative educational programming and encouraged sharing industry trends between Remodeler and Associate members, and by year’s end, Council attendance averaged 50% of total membership. His action and advocacy have been recognized by his peers and he has received the HBA Remodeler of the Year Award, consecutively in 2013 and 2014. In acknowledgment of his use of the highest percentage of goods and services provided by HBA Associate members in his projects, Peter received the HBA Spirit Award in 2013. In 2014, the HBA Senior Officers presented him with the Executive Committee Member of the Year Award for his outstanding service above and beyond the call of duty to the Association. In 2015, Peter was elected as HBA Vice President/Secretary and he is leading initiatives for educational outreach to high schools and universities in our area and mentoring within the Association. The purpose of the NAHB Remodeler of the Month award program is to celebrate local, active remodelers who stand out because of recent quality work, customer service, community involvement, and dedication to furthering the industry. The winner, once selected by the NAHB Remodelers, is profiled in Qualified Remodeler magazine.

This year the Oklahoma State Home Builders Association will be hosting their annual fall golf tournament with a mission: 50% of the proceeds will benefit the Homeless Alliance. The tournament will be held Monday, October 19 at Rose CreekTour 18. The Homeless Alliance is a nonprofit organization dedicated to improving the system of care for the homeless in Oklahoma City through collaboration with government, faith-based and nonprofit service providers. The ultimate goal of the Homeless Alliance is to rally the community to end long-term homelessness in Oklahoma City by both preventing homelessness and increasing the supply of affordable and permanent supportive housing to move those who are currently homeless back into housing. In addition to supporting a great cause there will be cash prizes for the 1st, 2nd and 3rd finishing teams, as well as a closest to the hole winner and many door prizes. Eye on the Economy: Home Building Jumps in April
the first three months of 2014 to 26,000 for the first quarter of 2015. As measured on a one-year moving average, the market share of custom home building in terms of total single-family starts is now 24.3%, down from a cycle high of 31.5% set during the second quarter of 2009.
Home builders ratcheted up construction in April to a level not seen since November 2007. Total starts increased 20.2% from March to a seasonally-adjusted annual rate of 1.135 million. The increase was broad based, with a 16.7% jump in single-family starts to an annual pace of 733,000, the highest since January 2008, and a multifamily increase of 27.2% to an annual rate of 402,000. Some of the higher numbers were due to particularly cold and snow-laden weather in February and March. But the increases, particularly in the single-family market, are also indicative of continued market healing. Home buyers have been reluctant to buy until there is a clear sign that the economy, and more particularly their own future, is more positive. As employment grows, some wages increase, and home equity improves, households are emerging in greater numbers to shop for a new home. As the single-family market expands in the months ahead, the median size of newly built single-family homes is expected to recede. However, during the first quarter of 2015, typical new home size hit a record high of 2,521 square feet. Median new home size fell over the course of 2014, but rebounded at the start of 2015 with a decline in home construction volume.
The NAHB/Wells Fargo Housing Market Index (HMI) reveals that builders remain positive about market conditions, albeit cautious, as the HMI fell two points to 54 in May. Builders continue to express concern that consumers remain tentative about present and future economic conditions. Consumers demand prices below building costs and are concerned about selling their existing home. First-time buyers still constitute about half their normal share of new home purchases. May is National Remodeling Month, and NAHB has published several analyses of the home improvement sector. Examples of this research include a listing of the most common green and energy-efficient products and practices used by remodelers and the most cited reasons for remodeling by homeowners. Residential remodelers make up 22% of NAHB’s membership. Home builders and remodelers have cited access to labor as a significant market challenge for 2015. Recent data from the BLS JOLTS survey note that the number of open construction jobs in the overall construction sector stood at 147,000 in March, with an open rate (on a three-month moving average) of 2.3%. The open rate has been trending higher since 2012.
Compared to the start of 2014, custom home building posted a slight decline at the start of the year. Custom starts (homes built on an owner’s lot) fell from 27,000 quarterly starts for

Job growth bounced back in April, with the BLS reporting that payroll employment expanded by 223,000 after only an 85,000 gain in March. One of Tulsa’s favorite annual community events is back!
The 2015 Greater Tulsa Parade of Homes, June 13-21, is the perfect opportunity to discover all that Tulsa area homes have to offer. View the latest trends and speak directly to the area’s top builders, all during this unique, free event that showcases the best in new home building.
During the Parade of Homes, 150 new homes ranging in price from $150,000 to more than $1,000,000 will be open daily from 1 to 7 p.m., rain or shine. Admission is FREE. The annual event is presented by the Home Builders Association of Greater Tulsa and sponsored by PrimeLending. Homes are spread throughout 14 different cities in the Tulsa region, from Glenpool to Verdigris. More than 60 local building companies are participating in the event, which provides buyers the largest and broadest showcase of new homes and building trends. Buyers can explore hundreds of floor plans to view the latest innovations in everything from technology to energy efficiency and home decorating ideas. In
addition, all featured builders are members of the Home Builders Association of Greater Tulsa, meaning they are experienced, insured, ethical professionals. “The Parade of Homes is the perfect place to start or complete the process of finding your next home,” said Peter Grant, local builder and co-chairman of the 2015 Greater Tulsa Parade of Homes. “It is the only event that allows shoppers to explore and visualize all of the options in new home construction and speak directly with Tulsa’s best building companies. Appetite raises $50,000+ for HBA Charitable Foundation On May 7, the HBA hosted its annual fundraising event, Appetite for Construction, benefitting the newly formed HBA Charitable Foundation. The 501(c)(3)’s purpose is to engage in charitable endeavors, on behalf of the residential construction industry, and to advance education and housing related needs in the Tulsa metropolitan area. “Building a better community” was the theme for the evening. Hosted by Metro Appliances & More, attendees were treated to a fabulous array of food from 10 of Tulsa’s top chefs and a performance by Kaitlin Butts. The goal of the evening was to raise $30,000 and we did. In fact, we raised a record amount of money for any HBA charity function: over $50,000!

All funds raised at the this event will be used to support a variety of causes in Tulsa and the surrounding communities.
