Spring came a bit early this year and blessed us with rain for the 75th Anniversary of the Tulsa Home & Garden show, but we still had close to 20,000 attendees for this year’s show! We introduced Show Bucks this year and gave away $40,000 in Show Bucks that were then spent with the show's vendors. This was the first year we had something like Show Bucks, and it was a success. A great way to invest in the show and vendors. Thank you to Carl Novara and Brandon Rainbolt for chairing this year’s event and to the past directors for their guidance. We had almost 500 hundred vendors at the 2024 show, and still have room to grow. The chair for next year is Brandon Rainbolt, and Kirk Snell is serving as co-chair.
Our designer members have been working hard on the Designer Showcase, which opens on April 25, 2024, and will be open until May 19. Hours are 11 a.m. to 4 p.m. except for Monday and Thursday nights, which are Designer Nights, and the home is open until 7 p.m. There is plenty of time to sign up for volunteering at the Designer Showcase. Since its inception in 1942, the Home Builders Association (HBA) of Greater Tulsa has been a cornerstone of the housing industry in Tulsa, Oklahoma, and surrounding communities. With a robust membership base of approximately 1,100 professionals, the HBA has continually strived to uphold and promote ethical business practices, support community development, and advance the interests of its members through education and advocacy.
The HBA of Greater Tulsa operates under a clear mission: "Empowering the success of our members as the professional resource for housing in our community." This mission is supported by core values emphasizing integrity, community support, and impactful connections within the housing sector. These values guide the association's efforts in providing resources, education, and opportunities for builders, remodelers, and associates involved in related fields such as mortgage finance and building products and services.
One of the critical areas of focus for the HBA is government affairs. Regular meetings, such as those held on January 31 and June 26, 2024, ensure that the association remains proactive in addressing regulatory and legislative issues that affect the housing industry. For instance, the Issues Fund, with a balance projected to grow from $31,419 to approximately $40,000 after 2024 contributions, is a vital resource for addressing legal emergencies and supporting the HBA's strategic initiatives. These initiatives include the creation of construction academies at Union, Nathan Hale, and Broken Arrow High Schools, supporting local research on burdensome regulation, and supporting the fundraising activities of pro-housing candidates.
The HBA also plays a significant role in community events and member engagement. Upcoming events, such as the City of Tulsa Mayoral Forum, Oklahoma HBA Day at the Capital, and the BUILDPAC Golf Tournament, provide members with opportunities to network, engage with policymakers, and advocate for the housing industry.
The Home Builders Association of Greater Tulsa remains a pivotal influence in the regional housing industry by upholding ethical business practices, supporting the community, and empowering its members. Through robust connections with local officials and ongoing advocacy for favorable regulations, the HBA ensures its members are equipped to thrive and significantly contribute to the community's prosperity.

HBA Fishing Tournament
The HBA Annual Fishing Tournament was a thrilling event on Friday, April 19 and Saturday, April 20, 2024, as twenty enthusiastic teams of two cast their lines into the waters. The competition was fierce, but it was the camaraderie and love for fishing that truly shone through the weekend.
Top Honors:
• 1st Place and Bragging Rights for One Year:
Banner Custom Homes Team - David Dodd and Steve Rosser secured the top spot with an impressive total weight of 30.23 lbs. Their expertise and determination paid off, earning them well-deserved accolades.

Biggest Fish Contests: This year's biggest fish contest was held in honor of Bryan Edwards, sponsored by Jeff's Plumbing and Hunter Homes, and Donny Walker, sponsored by Abatement Systems. These contests added an extra layer of excitement to the event.
• Biggest "Trash" Fish: The title went to Cartwright Heat & Air for catching a beautiful catfish weighing in at 9.07 lbs. It was a remarkable and unexpected catch that had everyone talking.
• Big Bass Winners: The competition for the biggest bass was fierce. Steve Fulps made a splash with a 4.54 lbs catch, but it was Cypress who stole the show with a whopping 6.48 lbs bass, earning the top honors in this category.

Harvard Report Shows Stakeholders Must Address Housing Affordability Crisis Together
High housing costs are affecting households across the board — from renters to first-time home buyers to current owners, according to the latest Harvard University Joint Center for Housing Studies’ (JCHS) The State of the Nation’s Housing 2024 report. The report highlights the significant jump in both rent and home prices — which are up 26% and 47%, respectively, since 2020 — and primarily affected by a lack of inventory.
Unsurprisingly, the number of households that are cost burdened (i.e., spending more than 30% of their income on housing and utilities) is also growing. Half of all renter households — 22.4 million in total — were cost burdened in 2022, up 2 million since 2019 and the highest number on record.
The number of cost-burdened home owners also grew by 3 million to 19.7 million between 2019 and 2022, with most of the increase among households with incomes under $30,000, as insurance rates and property taxes have risen. High interest rates are also having a negative impact, as fewer home owners are putting their homes on the market because they have locked in lower interest rates and would face a sharp increase in costs with a new mortgage at the current rates.
Housing demand continues to rise as additional households are formed and seek housing options, putting additional pressure on the market.
Generation Z has added 8 million households in the past four years, along with a surge in immigration, which accounted for 3.3 million households in 2023.
Among these challenges, one of the bright spots is
the efforts to boost housing supply — even amidst rising interest rates.
According to the report, multifamily completions rose by 22% to 449,900 in 2023, the highest annual level in more than three decades, and the number of units under construction in March 2024 remained near the record high. On the single-family side, new homes have constituted about a third of available single-family inventory since 2021 — a sharp increase from the past four decades, during which new construction made up just 14% of inventory on average.
“It points to the strength of interest in homeownership,” stated JCHS managing director Chris Herbert during a panel discussion following the report’s release, noting the efforts home builders are making to build smaller homes and provide a variety of options where possible.
During the panel, Herbert and others specifically addressed some of the challenges facing housing attainability, highlighting several key issues related to NAHB’s 10-point plan to solving the housing affordability crisis — most notably zoning reform, which is gaining momentum at both the local and state level.
“Addressing these challenges will not be easy,” Herbert noted in a press release. “But with concerted efforts by policymakers at all levels of government, together with the private and nonprofit sectors, we have the ability to increase the supply of quality, affordable homes in thriving communities across the U.S.”

This information suggests a robust recovery in 2024 following a marked decline in 2023. Several factors may be contributing to this trend, including economic conditions, variations in interest rates, and shifts in supply and demand within the housing market.
The increase in housing starts in May 2024 compared to May 2023 can be attributed to several key factors:
Rising Consumer Demand: As prices for existing homes reached record highs, a growing number of homebuyers have turned to new-home construction to avoid the associated high costs and potential issues of existing homes. Additionally, builders have implemented various sales incentives, such as mortgage rate buy-downs and assistance with closing costs, to improve affordability.
Shortage of Existing Homes: Many homeowners have been hesitant to sell, resulting in a limited supply of existing homes on the market. This scarcity has directed buyers towards new homes, motivating builders to increase construction efforts to accommodate this demand.
Improved Economic Conditions: Enhancements in economic conditions, including a decrease in mortgage rates and a moderate adjustment in home prices, have made home purchasing more attainable. This accessibility appears to have encouraged more individuals to seek
homeownership, thereby contributing to the rise in housing starts.
Builders' Optimism: There is a prevailing sense of optimism among builders regarding the housing market, prompting a greater focus on new-home construction. This positivity is evident in their commitment to meet rising consumer demand, despite facing challenges such as high material costs and labor shortages.
Collectively, these factors have played a significant role in the notable increase in housing starts observed in May 2024.

On May 14th, the Home Builders Association of Tulsa hosted its General Membership Mixer at the Designer Showcase at 3701 S. Atlanta Place. From 5:30 PM to 7:30 PM, members and guests gathered to check out the latest home design trends and transformations.
The highlight of the evening was the stunning transformation of a midcentury home. Our talented designer members breathed new life into this classic structure, blending modern elements with the home's original charm. Attendees were wowed by the sleek lines, updated interiors, and innovative solutions that honored the home's midcentury roots while bringing it into the present day.
