President’s Report By HBA President Cahn Wiggs Can you believe we are already halfway through the year? It’s gone by incredibly fast, and I wanted to pause and meditate on how much this association has already accomplished. Last month, Appetite for Construction raised over $27,000 for the HBA Charitable Foundation. There’s been golfing tournaments, a fishing tournament, and in April we celebrated the builders with a casino night for Builder Appreciation. It’s now time that we builders return the favor to our associate members at Associate Appreciation in July at the Summit Club. The strength between the associate and builder solidarity in this organization is like no other, and I am proud to be a part of a community that cares so much for each other. But before then, the Parade of Homes kicks off the end of this month. Nearly 100 homes are showing in Tulsa and the surrounding areas, not surprising that it’s our second biggest event of the year. The Twilight Tours will kick off at Hyde Park on June 21st and continue in Forest Ridge on the 23rd. The Parade of Homes is one of my favorite events; I admire seeing all the builder’s hard work from the past year on display, and I know the public feels the same.

Smith’s Scoop By Executive Vice President/CEO Jeffrey Smith
In my conversations with other HBA and organization leaders from across the country, I am constantly reminded how blessed we are at the Tulsa HBA to have active and engaged members. Our members are always willing to step and help where needed and are the driving force behind the success of the Association. I hope that each of you continue to give of your time, talent, and treasure and that you feel appreciated for the hard work that you put into our committees, councils, events, and community. Each year we hold a Builder and Associate Appreciation Night. These events are two of the most fun nights that we have as an Association because it gives us an opportunity to give back to you. In April we held Builder Appreciation Night with a Las Vegas Casino Theme at Mill Creek Carpet and Tile. More than 200 people attended the event for free and 33 builder members all walked home with a gift of appreciation. There was some high stakes (fake) gambling, great food, drinks, and most importantly fantastic conversations among the attendees. I hope all that attended the event had a great time and look forward to an even larger event in 2023. Special thanks goes to our Associates Council Board of Directors for their planning and support of the event! On July 12th, we will hold our Associates Appreciation Night with a Christmas in July Theme at the Summit Club. We are looking forward to this event as it is always well attended at the Summit Club. I hope you will mark your calendars to attend and let Santa and Mrs. Clause know what you might be wanting for Christmas this year. Member recognition is the best way we show appreciation of our members. month you meet to discuss the important issues facing the Association and are leading us to a path of success. All members of the Home and Garden Show Past Chair Committee (too many to individually list) for your leadership of the 2022 Home and Garden Show. You serve the special event year round and continue to step up when and where needed to maintain the success of the Association’s largest event. Carl Novara, Kandy Kirk, Ed McIntyre, Jeff Starkweather, and Mike Fournier for leading a successful membership drive during the month of May. The Jumanji themed drive set a goal of 50 new members and you and your team members surpassed that by recruiting 55 new members to the Association. Travis Butler, Connell Curran, Dana Bowen, Jill Garcille, Carrie DeWeese, Cahn Wiggs, Mark Priess, and Chris Hodges for your service on the Parade of Homes Committee. The June 18th-26th event showcased 94 homes and 3 subdivisions and is the primary promotion event for our Builders. Every member listed here, and many others, are deserving of the Association’s recognition and appreciation. Thank you for your efforts in 2022 and keep up the great work throughout the summer and the remainder of the year. A couple of member recognition events to mark on your calendars. The HBA Legacy Awards will be held on September 13th in the Mike Fretz Event Center. This event recognizes our members that have been in membership for 42 years as well as our Don Herrington (Builder) and Frank Sanders (Associate) long term service award winners. The 80th Anniversary of the Tulsa HBA and Annual Installation and Awards Gala will be held on December 2nd at the Mayo Hotel. This year we will be celebrating the history of the Association and our annual Builder, Associate, Spike, Remodeler, Young Professional, Rising Star, and Woman of the Year awards. Please make plans to attend these events.

Member News Home Builders Association of Greater Tulsa Members Support The Little Light House And Honor One Of Their Own. TULSA, OK -- Several HBA members contributed their time and resources to build this years barn playhouse. It was auctioned off at the annual Little Light House Garden Party bringing in $150,000. Since 1972, The Little Light House has helped thousands of children with special needs by providing tuition-free education and therapeutic services. Kenny Easton with Frametek and a longtime HBA member, who passed away in December, was honored with the Mighty Oak Award for his outstanding commitment over the last nine years in helping to raise over $1,000,000 for The Little Light House. HBA members contributing to this years playhouse included Wayne Farabough with Perfection Homes, Weldon Bowman with W Design, Jim McKelkar with M & M Lumber, Jim Lane with A-Best Roofing, Taylor Easton/ Frametek, Tom Barbour with CertaPro Painters and Kregg Tyler with Home Hardware.

About Little Light House: Founded in 1972, the Little Lighthouse was created by two mothers, Marcia Mirchell and Sheryl Poole, who needed early intervention services for their visually impaired daughters. Marcia Mitchell served for more than 40 years as the Executive Director and wrote two books about her inspirational story with the Little Lighthoue. Today, the school focuses on children’s early development to greater impact the rest of their lives.

A 21st-century version of the Oklahoma Land Run will take place next month in Oklahoma City. In what could be one of the largest public land auctions in modern state history, close to 800 acres of surplus land owned by the Oklahoma Turnpike Authority will become available for sale. A total of 68 parcels will be up for grabs across 11 counties: Tulsa, Creek, Rogers, Craig, Oklahoma, Wagoner, Murray, Canadian, McClain, Grady and Lincoln, said Jessica Brown, director of strategic communications for the Oklahoma Transportation Cabinet. Dakil Auctioneers Inc., will conduct auctions beginning at 10 a.m. June 9-10 (registration is at 9 a.m. both days) at its facility at 200 NW 114th St. in Oklahoma City. Available land totals more than 790 acres, with the largest tract being roughly 71.2 acres on the west side of the Creek Turnpike near 22500 E. Omaha St. in Broken Arrow. “It’s a great opportunity using an auction house because we can push many more parcels at one time,” Brown said by phone. “It’s much less time consuming.” OTA said it strives to keep its property inventory to a minimum with a review process of current and future needs, and it employs several methods to sell surplus property, including direct sell and sealed-bid auctions. To expedite returning land to consumers, OTA recently began using a public auction house, with its first such event occurring in May 2021. “Looking at these parcels of surplus property, we have to go through a process to make sure this property is not something we will need in the future,” Brown said. “Once we’ve made that determination, we can start to move it to auction. “We try to do that as often as possible because we don’t want to be in the land business. It needs to go back to the public. It needs to get back on the tax rolls, quite frankly, so people can use it.” Oklahoma has 624.4 miles in its 11 turnpikes, excluding the Gilcrease Expressway, which is under construction and scheduled for a late summer completion. The Oklahoma Turnpike Authority System generated $357.6 million in toll revenues in 2021, according to Brenda Perry of the Oklahoma Transportation Cabinet. Oklahoma Transportation Cabinet agencies include the Oklahoma Department of Transportation, OTA and the Oklahoma Aeronautics Commission. The land roster for June’s public auction in Oklahoma City includes property from the Creek, Turner, Will Rogers, Kickapoo and Bailey turnpikes, with some tracts as small as about a tenth of an acre. “I think it’s a grand opportunity for people to purchase land in Oklahoma,” Louis Dakil, owner and president of Dakil Auctioneers, said by phone. “In my 38 years of selling properties in Oklahoma, I have never seen the influx of people from other states into our state, whether it’s urban, rural, agricultural, industrial, whatever it is. “I don’t know why people are moving here, but it’s just an influx.” Next month’s event will be much larger than OTA’s public auction in 2021, when about 146 acres of surplus land generated roughly $3.5 million in sales, the OTA said. “There’s always interest in real estate. ... It seems like people for some reason are investing more into real assets and real estate because it is tangible,” Dakil said. “A lot of people are getting away from the roller coaster stock market, or the oil and gas industry, or other investments.” HOME BUILDING NEWS 2022

Missing Middle Construction Continues to Fall Flat
‘Missing middle’ construction, which saw disappointing growth in 2021, continued its lackluster trend in the first quarter of 2022. The missing middle housing sector includes townhouses, duplexes and other small multifamily properties. Despite a hint of accelerated construction in March 2022, this class of multifamily missing middle was flat to start the year. For the first quarter of 2022, there were just 4,000 2- to 4-unit housing unit construction starts. That’s even with the first quarter of 2021 and actually finds that the trailing four-quarter period was 7% lower than the year prior. As a share of all multifamily production, 2- to 4-unit development is only 3.2% of the total. In contrast, from 2000 to 2010, such home construction made up a little less than 11% of total multifamily construction. Construction of the missing middle has clearly lagged during the post-Great Recession period.
