Greetings HBA members, Once again, I would like to take this opportunity to thank the members for their continued support of the HBA efforts. Thus far in 2016, the building industry is maintaining its’ new starts rate. Interest rates remain low with some adjustments. Under the direction of Lantz Day, the association continues to grow by recruiting and retaining members. Growing our strength through member recruitment, retention and involvement are key elements to maintaining a healthy association. It’s everyone’s responsibility to recruit and help retain members. Recruiting new members to your local association is an activity recognized and rewarded through the Spike Club. Every day, you do business with dozens of home building-related companies that are prospective HBA members. Please reach out to your vendor network and provide them with the information on the advantages of being a member of the HBA. When it comes to member involvement, the HBA has a variety of avenues for all members to have an active role. As many of you know, the Home and Garden Show and Appetite for Construction provided great opportunities to volunteer. Additionally, the HBA has many more programs and committees to become engaged with by participating in a variety of levels. Council coordinator, Gabby Bridenbaugh, has worked with the various councils and chapters in order to provide value added membership programming for the perspective meetings. For example, the Associates and Builders councils hosted a marketing program facilitated by the national marketing company HOUZZ. The program was open to all HBA members. The Sales and Marketing council has reemerged under the leadership of Mary Pearce. The council will host programs in order to improve your organizations sales goals. The council is open to all members of the association. In addition, the HBA will be hosting a mayoral election forum in conjunction with strategic industry partners. All members are encouraged to come and actively participate in the nonpartisan discussions with Tulsa’s mayoral candidates.
Vice President/Treasurer Peter Grant, Grant Homes Remodel & Restoration Moreover, the association has many more program options for you to participate in, i.e, Parade of Homes, Build PAC fundraising, Builder Appreciation, Ryal Christmas party, Chapters and various councils. An extra bonus opportunity, that staff and I are encouraging all members to join, will be a joint venture with the HBA Charitable Foundation and Habitat for Humanity. We will combine efforts and build a Habitat for Humanity Next Generation model home in the Kendall Whittier neighborhood. This effort will be led by immediate past President Allen Jenkins. Getting involved will maximize your membership and increase your business and personal network. Get involved. Join a committee. Join a council. Attend the General Membership meetings. Become a Spike. Teach a class. Do just one of these and you will see that professional recognition comes easy when you get involved! Furthermore, membership provides you access to NAHB Expert Advisors who can address your specific business questions. By Executive Vice President/CEO Jeffrey Smith Everybody likes a good event! On April 28th the HBA and HBA Charitable Foundation hosted members and their guests at Metro Appliances and More for the annual Appetite for Construction Event. I hear throughout the year from members that this event is at the top of their list for attending and rightfully so! With 10 local chefs cooking up their specialties, a few drinks on hand, and conversations with great friends, this event is always a huge success, all while raising money for the HBA Charitable Foundation. This year the total amount raised will exceed $35,000. A special thank you to Janet Holt and the Appetite for Construction committee for once again knocking it out of the park. The next “big” event on the horizon is the Greater Tulsa Parade of Homes. Ryan Farabough and the parade committee are in final preparations for this annual event that runs June 18th-26th. This year more than 150 homes are entered in the Tulsa metro area and range in price from $150,000$1.5 million. There are 3 twilight tours as well which will be held on Tuesday, Wednesday, and Thursday of the event at Stone Canyon, Wood Hollow Estates, and Yorktown respectively. The twilight tours extend the normal open house hours from 1-7:00pm and allow the public to attend until 9:00pm. Then on Friday the 24th, the 40Below Council will have their Party Bus Tour and take 2 buses, and 70-80 young professionals, on a private tour of 5 Parade Homes built by their young professional peers. I hope each of you take the opportunity this year to support the builders of the association and visit them during the Parade. Another event coming up that could have a huge impact on your businesses for the next 4 years is the Mayoral Forum we are hosting in the Mike Fretz Event Center on June 15th at 11:30am. We are happy to announce that Councilor GT Bynum and Mayor Dewey Bartlett have agreed to attend our forum and answer questions relating to the construction industry and their plans and policies if they are elected to office.
This event is also being produced with our community partners, the Greater Tulsa Association of Realtors, NAIOP Tulsa Chapter, and AIA Eastern Oklahoma so please get your seat reserved as soon as possible. Here in the office we are usually planning 5-10 events at any given time and as one event, like Appetite for Construction concludes, we are well underway in the preparation of others. We recently looked at our annual calendar and concluded that between our larger events like the Greater Tulsa Home and Garden Show, Appetite for Construction, Greater Tulsa Parade of Homes, Home Remodeling Showcase, Evening of Giving, and the annual Installation and Christmas Party, along with more concentrated events like golf tournaments, chapter meetings, social hours, and educational offerings we produce a minimum of 81 events per year. Each and every one of these events has a member or committee behind the scenes working for months to make sure they provide the largest value to the membership. And like the words on a Scrabble board get intertwined with one another, if you get involved with several of these events you will have the opportunity to cross network and produce the highest score possible, that being new friendships and business opportunities. Greater Tulsa Parade of Homes: One of Tulsa’s favorite annual community events is back! The 2016 Greater Tulsa Parade of Homes, June 18-26, is the perfect opportunity to discover all that Tulsa area homes have to offer. View the latest trends and speak directly to the area’s top builders, all during this unique, free event that showcases the best in new home building.
During the Parade of Homes, over 150 new homes ranging in price from $150,000 to more than $1,000,000 will be open daily from 1 to 7 p.m., rain or shine. Admission is FREE. The annual event is presented by the Home Builders Association of Greater Tulsa and sponsored by Rosser Midwest Stone. Homes are spread throughout 13 different cities in the Tulsa region, from Glenpool to Claremore. “The Parade of Homes is the perfect place to start or complete the process of finding your next home,” said Ryan Farabough, local builder and chairman of the 2016 Greater Tulsa Parade of Homes.
In addition to homes, the event will also highlight six communities, which showcase the trends in Greater Tulsa amenities. The Grand Plan for this year’s event is Stone Canyon, which will host an extended hour Twilight Tour from 6 -9 p.m. on Tuesday, June 21. The Regal Plans for this year are Wood Hollow Estates, which will host an extended hour Twilight Tour from 6-9 on Wednesday, June 22, and Yorktown, which will host an extended hour Twilight Tour from 6-9 on Thursday, June 23. The Official Guide for the 2016 Greater Tulsa Parade of Homes will be available Friday, June 17 at Tulsa area QuikTrip locations for the duration of the event. The Guide contains home descriptions and floor plan information, along with a map to all the home sites. Available for the third year is the tour’s SmartPhone app. Simply download the ‘MyHomeFound’ app (available for iPhone and Android), scroll down to ‘Oklahoma’ and select the Parade of Homes. The app has everything included in the printed tour guide, including floor plans, elevations, buyer’s guide, and builder information. Housing Construction in Tulsa Region Dips Noticeably Tulsa had the most home starts in April with 50,

Two-day Premier Statewide Education Event, From Good to Great The 2016 Oklahoma Building Summit & Expo Sept. 21-22 is going from good to great.
After last year’s slam-dunk success of the two-day Summit & Expo at Oklahoma’s Cox Center, the leadership of OSHBA has taken to heart member feedback and implemented subtle changes that will enhance the entire experience. “We did surveys and are taking some of the ideas from our participants and vendors and incorporating them into this year’s Summit,” said Dan Reeves, OSHBA vice president and Building Summit Council chair. Reeves and his team of organizers are incorporating design, sales and marketing into this year’s lineup of educational classes. Presented once again by Hub International, the Summit & Expo will feature national speaker Al Trellis, who will lead a series of classes on marketing properties, said Mike Means, OSHBA executive vice president. “When we did our survey, members said they still wanted building science as part of the agenda, but they also wanted us to bring in design trends and operational efficiencies,” said Means. Trellis brings 40 years of experience as a custom home builder and consultant for the home building industry. The 2016 Summit & Expo classes also will include sessions on seismic issues and earthquakes, the new energy code and the importance of social media. In addition to adding new educational topics to the class agenda, other changes to the 2016 Summit include: •A vendor expo that will remain open throughout the duration of the Summit & Expo. “Last year we were opening it and closing it and opening it and closing it,” Means said. “The feedback we received from members said they wanted the opportunity to have more one-on-one time at vendor booths.” •A networking reception to close the first day instead of a formal banquet that evening. “We received feedback that people wanted to take their clients out to dinner,” Reeves said. “We’ve added the reception from 4-5:30 pm. on the trade show floor, which will allow attendees to visit with everyone they want to then take clients out to dinner in the nearby Bricktown area.” •Special giveaways that will be spread throughout the Summit & Expo instead of being presented only at the closing session. The closing session will feature Robert Dietz, Ph.D., new chief economist for NAHB, who will provide an update on the housing industry and look forward to next year. “We’re trying to emulate the International Builders Show on a small scale,” Reeves said. “This is the premier education event for Oklahoma’s building community.” 20

In Loving Memory of Grace Elizabeth “Betty” Kelsey On April 11, 2016, our dear friend and former member, Betty Kelsey, passed away. Following are comments from long-time friend Melanie Haines. When asked to write a couple of lines about Betty, I knew it would be hard; hard in the sense there is so much to say about this wonderful woman. She gave so much too so many, not just at HBA but in the community. I first met Betty Kelsey when I became involved with the Ladies Auxiliary of which she was a Past President. Although I wasn’t an HBA member at the time she welcomed me as if she had known me for years. For those of you who do not know: The Ryal Christmas Party was started by the Auxiliary and Betty was a huge part of it for many years. One of Betty’s HBA traditions was her homemade cream pies she brought on Saturday afternoons to the Home and Garden Show. Coconut and chocolate in 13X9 pans and they were usually warm. Oh my, what a treat!! Betty Kelsey was a loving wife and mother, teacher and business partner. She loved to fish with her lifelong love Les and would just roll her eyes when he would tell you a joke. She was a community volunteer and great cook.
She was funny, kind, gracious and so much more. I was blessed to know her as were many others. Betty Kelsey you will be greatly missed. Melanie Haines

John Madden Selected as Journal Record’s Achiever Under 40 Builder member John Madden was recently selected as a member of the Achievers Under 40 Class of 2016. This program is apart of Journal Record’s tribute to Oklahoma’s best and brightest young professionals. Madden was selected for this award due to his many accomplishments in the building community. Along with serving as an HBA board member, he is the 2016 Education Committee chairman. Madden was also the vice-chair of 2016 Home & Garden show and chairman of the 2017 Home & Garden Show. He is a founding member and past chair of the Tulsa HBA Green Building Council and led efforts on the Green Blitz Project partnered with Tulsa Habitat for Humanity. John’s efforts have earned him the HBA Spirit Award in 2011 and the Don McCarthy Millennium Award from Tulsa Partners in 2012. He also stays involved in the community through other volunteer efforts such as Tulsa Partners, and serving as the current co-chair for the Divas 4 HOPE fundraiser. Source: Journal Record
Perez Family Gets Involved in Tulsa Community “We make a living by what we get, we make a life by what we give.” – Winston Churchill Her name is already familiar to HBA members for the sentiment expressed in this quote. As a design professional, she is associated with the Urban 8 Town Home project in Tulsa’s East Village. As a talented artist, she is recognized for her mixed media paintings. In her private life, she is the wife of Pablo Perez and the mother of two outstanding OSU students; Sarah and Ryan Eddings. This month, however, Susan is acknowledged for her role as the 2016 Tulsa Designer Showcase’s designer liaison. Most know that the Designer Showcase is the largest fundraiser for the Foundation for Tulsa Schools, but this isn’t Susan’s first contribution to the Showcase having previously been recognized for her work at the historic Campbell Hotel. Susan is also a regular contributor to the HBA Charitable Foundation in donating her exceptional art work. Her gift of giving back is shared with her husband, daughter, and son. Ryan, an OSU Construction Management Technology student, assisted in the 2016 Tulsa Designer Showcase renovation and is also a founding member of the Tulsa and Stillwater HBAs’ recently re-established NAHB Student Chapter at OSU. 22

Second to the builder, the technology integrator is one of the most important relationships a homeowner will form during the lifespan of their home. Why? A good builder’s goal is to deliver a high quality product with the best materials, so to ensure a long lasting product. In the same way, a good integrator cares about how you live in the home, and has the expertise to leverage technology to bring comfort, convenience, and peace of mind. The homeowner and integrator relationship is one that lasts well beyond home warranties, life changes, and technology updates. We have clients who we’ve continually worked with for over 10+ years. This is because when you work with an integrator you are gaining a long term technology partner. We learn our clients’ habits, favorite music and tv channels, desired light levels, security concerns, and many other lifestyle preferences. We then plan and design a technology system to reflect their current needs and budget, while still allowing headroom for the ever-changing updates that will happen during the life of the home. As you live in your home your needs change for a variety of reasons: A client wants a bigger tv, they get a new phone or computer, have a baby and are more concerned with security, their kids move out and want to convert that extra room into a man cave, and the list goes on. Plus, smart home systems connect with just about every subsystem in the home. A good integrator will be there to make updates as your home’s major and minor systems change, including: HVAC, pool systems, cable providers, internet service, garage door companies, sprinkler systems, outdoor lighting, the security company, the electrician, and yes, even the landscaper.
When is it time to bring an integrator on board? Homeowners make so many decisions about their home during the construction process, and it is easy to put the AV technology at the back of the line. Unfortunately, many homeowners believe technology is something they can address after they move in the house. Too many times that thinking results in an inadequate system that works less than stellar; all the while, adding unnecessary and costly expenses of longer labor times and repairs to sheetrock and paint in order to run the new wires. A proper technology system requires more than the “standard” builders include in their home plan. To put it in perspective, you wouldn’t buy a luxury vehicle and have wires stubbed out where the navigation systems and main displays are. Yet that is exactly what a homeowner buying a $350K+ house gets when they settle with a basic prewire plan.

Then, the owner has the confusing job of figuring out what wires go where, and are limited to what technology they can have due to the wiring in their new home. It’s all about properly educating homeowners throughout the process and not after the fact. Every time we get brought in after move-in, it’s too late. The budget has been blown and the wiring in place doesn’t allow for what they wanted to begin with.

However, who you bring to the table is very important. Too many times, we hear stories where a homeowner brought in their “buddy” who promised they knew what they were doing after watching a handful of YouTube videos. Or they were sucked into using a quick sale AV guy who is solely focused on selling jobs, and can’t backup the project with the service and support technology requires. We consistently receive calls from new clients who have been left high and dry, unable to reach their AV guy to get their system worked on. Always look for an AV team who have professional installers and programmers properly equipped to answer your questions and provide upgrades in a timely, and expert manner.

Appetite For Construction Raises Funds for the HBA Charitable Foundation On April 28, the HBA hosted its annual fundraising event, Appetite for Construction, benefitting the HBA Charitable Foundation. The 501(c)(3)’s purpose is to engage in charitable endeavors, on behalf of the residential construction industry, and to advance education and housing related needs in the Tulsa metropolitan area.
