Greetings HBA members! Summer passed quickly this year and we already find ourselves well into the final quarter of the year here at the HBA. Fall is my favorite season and the changing colors and cooler temperatures are welcomed after the long days and triple digit heat of summer. Fall events started with the Home Remodeling Showcase and, while ticket sales were down compared to past years, those attending appeared to be serious customers looking for a quality remodeler. Thanks again to Greg Strange for chairing this event. The Evening of Giving charity event associated with the remodeling tour was an overwhelming success, exceeding everyone’s expectations and helping to raise an unprecedented $170,000 to benefit both our own HBA Charitable Foundation and fully finance a new roof at Family & Children’s Services Graves Building location. I cannot express how proud I am to be a part of an association that is contributing at this level to “make our community a better place”! Thanks to event chairs, Tana & Jerry Van Cleave, honorary chairs, Ken & Judi Klein, and patron chair, Chuck Ramsey, and all committee members for your hard work to make this event such a wonderful success. We had very good attendance for our third President’s Reception in September with more new members signing up for our new Ambassadors Program, designed to fast track new members and integrate them quickly into our association to help them realize benefits sooner. This program not only benefits the new member, but also benefits our association by being able to tap into the skills and expertise they contribute to the HBA. Ultimately, our hope is that this leads to higher membership retention. We are now at a point of needing more ambassadors! If you have been an involved member for at least a year and would like to contribute by being an ambassador, please contact our Membership Director, Nikki Pauly. Thank you to all current ambassadors for your generous gift of time and energy to help guide our new members The OK Building Summit continues to grow and provide excellent educational opportunities for designees seeking CE or those gaining/maintaining their Oklahoma Certified Builder or City of Tulsa Professional Builder status. If you haven’t attended this event, I highly recommend it. It is a twoday event packed full of great information, products, and networking.

The Remodelers Council’s annual community outreach project partnered with the HBA Charitable Foundation and nationally televised program, ‘Today’s Homeowner with Danny Lipford’, to construct a comfortable backyard pergola to benefit Launch Outreach, an organization that assists women facing homelessness. The pergola was complete with furniture, grill, landscaping and lighting. The episode will air nationally December 13th. Thank you to everyone who participated in this fun event and particularly to Metro Appliances and M&M Lumber for their generous contributions to this project.

October would not be complete without the much-anticipated annual Halloween Party and there was no shortage of ghouls, ghosts, and zombies this year. The Mike Fretz Event Center was transformed in a house of horror as characters of all sorts terrorized each other while drinking and dancing the night away. Thanks to the 40 Below Council, Kevin Blackburn, and all those who helped make this such a fun night.

By Executive Vice President/CEO Jeffrey Smith As 2017 quickly comes to a close, the Home Building Industry in Tulsa continues to grow in strength. The home starts are on pace to crush those in 2016 by over 10%, our membership has eclipsed 1,000, and our members, individually and together, continue to provide for those in need in our community. What a great industry to be a part of as well as one of the most respected Home Builders Associations in the country. The success that we have today would not be possible without those that have come before us and paved the way for the future, much like we continue to do today. In 1942 a handful of homebuilders in Tulsa founded the Home Builders Association in Tulsa under the leadership of Morris Turner and others. What they thought would be a small group of like-minded individuals bound together to promote residential construction and fight regulation has blossomed over 75 years into an association idolized by others, both in and out of residential construction. There have been ups and downs along the way, but a common thread is the willingness for everyone to work arm in arm to get the job done. What would our association look like today if a few associate members didn’t come up with an idea for a supplier table top night in 1949? The hard work and countless hours they put into an event for only a handful of attendees. That event continued to grow in popularity and size until eventually making its way to the Expo Building at the Fairgrounds. Once moving there hundreds of members were needed to volunteer instead of dozens and they stepped up like always. Now, after 68 years, the Greater Tulsa Home and Garden Show has over 500 exhibitors and is the largest volunteer managed Home and Garden Show in the Country. What would our association look like if a developer didn’t decide to promote a row of homes in their subdivision in 1947? After decades of promoting a single subdivision through a Showcase or Festival of Homes, the Home Builders Association decided to open up the entries to any builder and single home. This allowed for builders with 1 home in Owasso or 12 homes in Tulsa to all participate in the Parade of Homes. Now the public looks forward to the third week of June every year, when more than 150 homes in 30 subdivisions located in 14 cities open their doors for ideas and opportunities in new construction.

What would our association look like if a remodeler didn’t decide to share their idea of opening up a newly remodeled home for the public to view in 2000? The Remodelers Council, under the leadership of Ken Klein, Barry Helms, and others, took a trial run and turned it into an annual event where more than 125 remodeled homes in the Tulsa metro area have been open for viewing, all while raising funds for great local charities. The 2017 event alone had 12 open houses and with the added Evening of Giving, raised more than $170,000 for Family and Children Service and the HBA Charitable Foundation. The Home Builders Association of Greater Tulsa has a rich history full of individuals and events that have made a lasting impact on the industry and community. From our public events to our legislative and philanthropic efforts I am happy to say Happy 75th Anniversary Tulsa HBA! I hope you will join us on December 1st at the Mayo Hotel where many of the milestones of the association will be celebrated and we will install our 2018 President Ryan Farabough. New Residential Construction on an Upward Swing Home construction is the area is gaining traction. Area housing starts in September jumped 19 percent over the same month a year ago, data shows. “Overall, we’re definitely up and that’s the trend,” said Ryan Farabough, incoming 2018 president of the Home Builders Association of Greater Tulsa. Housing starts for the month were 229 compared to 192 last year, according to the permit tracking service New Orders Weekly. The year-to-date figures totaled 2,269, an increase of 9.9 percent to this point a year ago. That number marks the highest year-to-date total since 2008, which had 2,289 for the same period.

Joe Robson Recognized with National Exemplary Service to Home Building Award Tulsa, Okla.-based builder and developer Joe Robson has received the National Housing Center’s 2017 Exemplary Service to Home Building Award. Robson served on the leadership team of the National Association of Home Builders’ Board of Directors for five years, and was NAHB Chairman in 2009. “This award was established to recognize individuals for outstanding and commendable accomplishments in service to the housing industry,” said C. Kent Conine, chairman of the National Housing Center Board of Governors, which administers the awards. “The contributions of these honorees have had a broad impact on new construction and home building.” These accomplishments may include extensive leadership in builder associations and housingrelated service at the local, state and national levels; development of market enhancements related to such concerns as housing finance or regulation; or other contributions that have a broad impact on new construction and home building. Other recipients of the 2017 award include Brian Catalde from El Segundo, Calif.; Gerald Kosmensky from Southgate, Mich; Jean MacDonald from Austin, Texas; Ted Schlossman from Dallas; and Wayne Stetson from Arlington, Va.

Ferguson Bath, Kitchen & Lighting Gallery and Andrews Lighting Gallery Unite Under One Roof

F

erguson Bath, Kitchen & Lighting Gallery has a strong reputation amongst homeowners, builders and remodelers for offering the finest selection in plumbing fixtures, lighting and appliances from today’s most recognized manufacturers. COUNCIL SPOTLIGHT

REMODELERS COUNCIL RECOGNIZED NATIONALLY FOR CHARITABLE PROJECT The Remodelers Council is involved in activities ranging from education to networking and from charitable endeavors to community service. Of all that we are involved in, the one that brings the greatest satisfaction to our membership is our involvement in voluntary community service. It is so engrained in our DNA that it is written into our mission statement. Every year we embrace major outreach efforts to a broad spectrum of causes within the metropolitan area. A summary of recent activities, some of which are continuous and some of which involve individual projects follows. On a continuous basis, the Remodelers Council has sent a monthly repair crew to organizations like the Lindsey House and Launch Outreach to address individual maintenance matters that those organizations did not have the resources to repair. Above and beyond our ongoing involvement we have an impressive number of individual accomplishments. A list that covers the last three years work follows.

2016

In 2016, the Remodelers Council members joined forces to help an individual Tulsan, Leslie Livingston. Livingston had lost her leg in a motorcycle accident that year, and the Council banded together to assist by helping make her home wheelchair accessible. Volunteers from the Council spent an entire day building a proper ramp up to the front door of the Livingston home with donated labor and materials purchased with funds from the HBA Charitable Foundation.

In 2015, the Council used the funds raised from our annual Home Remodeling Showcase and Evening of Giving Gala to replace all of the windows on the downtown building of the Lindsey House. This $108,000 project was completed over the span of two years. It not only created a more comfortable living environment for the women living in The Lindsey House, but benefited the organization as a whole through decreased utility bills. 24

In 2017, the Remodelers Council in conjunction with the HBA Charitable Foundation had the most successful Evening of Giving Gala on record. We raised over $100,000 which when combined with a matching grant and the monies raised during the 2016 Evening of Giving Gala will enable Family and Children’s Service to remove and replace the roof on their main Harvard Building.

And we haven’t stopped, the Remodelers are taking it up a notch and conducting a community service project at Launch Outreach Manna House, a transitional living home that equips, guides and supports young ladies during their journey to adulthood. On October 21st, members from the Council will volunteer their labor and materials to help construct a pergola and bike storage building for the women at Launch Outreach.

This entire project is set to be featured on the syndicated hit TV and radio show Today’s Homeowner with Danny Lipford. Lipford partners with the National Association of Home Builders to find local councils that serve their community. Needless to say, they need not look any further than our own Tulsa Remodelers Council. As 2017 President of the Council, it is my pleasure to lead a group of individuals who care about the community they live in. I am reminded of one of my favorite quotations by Minor Myers… “Go into the world and do well. But more importantly, go into the world and do good.” I believe we have done just that and our Council will continue to not only donate, but to make a difference in our community. New BlueSpeed Office Gains International Attention For Technology Design BlueSpeed AV opened its doors to a stunning new office in The Galley building this summer and is already attracting international acclaim for its design from the Lutron Excellence Awards; an award competition that recognizes the world’s best projects using lighting, shading, automation control and more. In receiving the award, BlueSpeed was honored at the national CEDIA conference in San Diego for Best Showrooms inside The Galley building - a reflection of their premier status as a leading technology integrator for business and residential spaces. The BlueSpeed team oversaw the technology plan across the entire Galley building. Apart from BlueSpeed, the office houses three other innovative companies specializing in kitchen design, investments, and software. The building’s vast environmental components are all connected by a streamlined integration of lighting, shades, media, security and automation control - a design that was three years in the making. Simple Control of the Entire Building Savant Automation works hand-in-hand with Lutron and Alexa Voice Control products to manage the whole building. Occupants can use Lutron keypads throughout the building to control TVs, music, volume, temperature, and media. Savant pushes control of all the systems into the keypads, making it the primary portal to enjoy the space. For example, when you enter the building’s auto showroom, you can select multiple scenes from one keypad or use your phone to make changes: • “Event” - The projector comes down, TVs start, pump station and candy shoppe wake up, temperature adjusts, and lights and music go to the exact levels for an event atmosphere. • “Presentation” - With one push, it manipulates 30 light switches to illuminate the car features. • “Away” - Turns off all lights, except those for security, and shuts down AV elements. Performance Lights & Shades Lutron’s Homeworks QS handles the building’s 150+ light loads, and the elegant finish of the 35 Palladiom keypads match the building’s stylish decor. The building runs on LED lights, whether it’s the eye-catching chandelier at the entrance or the assortment of bubble, recessed, rope, tape, accent, or can light features. 30

Shades on the first floor retract beautifully behind a fabric-wrapped trim at the top of the windows. While upstairs you’ll see a sleek pocket in the wall to accommodate the shades when raised. Personalized Entertainment Visitors can test their swing in the state-of-the-art golf room where, with a push of a button, the shades and lighting tune to prime levels for game focus. Play real world-class courses while getting your swing analyzed for optimal performance, and even play a round of blackjack for fun. Enjoy this multipurpose room to watch a movie, listen to great music, or play alongside your favorite golf pro with picture-in-picture viewing. Scalable Landscape Lighting Unique outdoor lighting not only enhances security for the building, but it highlights the beauty of the architecture as well. As the sun goes down lights illuminate to keep pathways safe for staff leaving. All of the fixtures are high-grade and designed to compliment the landscape, withstand harsh environmental elements, and save on energy bills. Better yet, the entire outdoor lighting system is scalable; which allows it to be expanded as needed. Reliable Security There are a series of security triggers that fire if safety issues occur. If there is an alarm, every interior light goes to full bright and the exterior lights flash. In the event of a fire, all lights go dim so you can see through smoke more easily and the HVAC turns off so not to filter smoke through the system. The outdoor lights continuously flash, alerting incoming emergency response services. The building is equipped with over 60 cameras available from any TV or mobile device; giving staff peace-of-mind whether onsite or away.

HBA CHARITABLE FOUNDATION PROVIDES NEW ROOF FOR FAMILY & CHILDREN’S SERVICES The Evening of Giving gala doubled their fundraising goal in 2017 raising over $170,000 in funds that will be split with Family & Children’s Services and the HBA Charitable Foundation. Congratulations to our extraordinary members for their efforts.

On Monday, September 25th, the Home Builders Association Remodelers Council and the Home Builders Association Charitable Foundation presented Family & Children’s Services, with a check for $77,853. Funds were raised at the annual Evening of Giving Gala held by the HBA Charitable Foundation and was the second year of a pledge to help replace the roof on the Family & Children’s Services Sarah and John Graves building. This amount will also be matched with a $45,000 grant from Morningcrest Healthcare Foundation to complete the roof project.
