2016 EXECUTIVE COMMITTEE

Greetings HBA members, I would like to give a special thanks to my fellow members and staff for helping make my yearly goals a success. Thus, far new home starts are exceeding 2015’s and interest rates remain competitive. Congratulations to the developers, builders and associates who participated in the Parade of Homes and sold home sites, homes and/or goods and services. Showcasing your talents and creativity helps to prove that the Tulsa metro area is one of the most diverse and appealing housing markets in the region. As an organization, growing our strength through member recruitment, retention and involvement are key elements to maintaining a healthy association. It’s everyone’s responsibility to recruit and help retain members. As a reminder, the Tulsa HBA has partnered with OSHBA in a statewide recruitment campaign competition. Triple spike credits will be awarded for each new member plus the opportunity for cash prizes and bragging rights. The campaign runs from September 12 to October 25. See Lantz Day or Nikki Pauly for additional details. Every day, you do business with dozens of home building-related companies that are prospective HBA members. Please reach out to your vendor network and provide them with the information on the advantages of being a member of the HBA. By partnering with industry allies, the HBA joined forces with the HBA Charitable Foundation, Silvercrest Homes and Habitat For Humanity for the “Open the door in 24” Build. Allen and Darrell Jenkins spearheaded the 24- hour new construction build project. They marshaled all of the resources that, Silvercrest Homes, HBA staff, Habitat for Humanity and HBA members had to offer in order to complete the home on time and on budget. The build was the true definition of volunteers working together to achieve a common goal. The HBA has a variety of volunteering opportunities. In the future, check with staff and see where you can best put your time and talent for the betterment of the association and community. Without your help, the HBA wouldn’t be the community stakeholder that it is today. In reference to the build, the home was a collaborated project in order to provide an example of Workforce Housing in the KendallWhittier area. The home will serve as a model home for 18 months and be sold to an educator at the Kendall- Whittier Elementary School. The community support was outstanding and well received by the HBA and Habitat.

By providing the model home, the HBA placed the issue of Workforce Housing into mainstream awareness. Workforce housing is a growing issue that is at the forefront of many discussions about the housing shortage in order to reinforce the premise of Workforce Development. With the expansion of Workforce Development, the need for affordable housing will be an integral part in the sustainability of the new economy. Workforce housing policies focus on providing attractive and affordable homes for middleincome service workers, such as police officers, teachers and nurses, in close proximity to their jobs. HUD does not distinguish between affordable and workforce housing. But many housing authorities define workforce housing as homes aimed at households earning from 60% to 120% of the area’s median income (AMI). In contrast, the term affordable housing is generally used for households whose income is less than 60% of AMI. As the issues of Workforce Development evolve, Developers and Builders will have the opportunity to provide housing options for the community. The options will not be limited to detached single family, but duplex, multiplex and multifamily will all be part of the housing proposition for the individuals and families joining the new economy. Tulsa’s new comprehensive plan and zoning code allows for the development of new innovative nontraditional subdivisions and housing types. As leaders of the industry, it is my hope that HBA members will be at the front of this new growth opportunity. Whether you’re a builder, a remodeler or an associate, the HBA membership provides the tools you need to succeed! Let’s stay focused on achieving our goals for 2016 and with your continued support we will exceed the milestones set for this year. The HBA continues to be going strong and allowing our members ample opportunities to network with one another and forge life-long business and friendly relationships. In an article I wrote earlier this year I mentioned that the HBA produces approximately 81 events in a calendar year, but that number seems to grow every time I have time to think about it. Each one of these events is produced for the benefit of our members and it is a blast to see how you all interact with one another. I have had the privilege of attending two national meetings this year, one in San Antonio and one in Miami. At each of those meeting NAHB hosts an Executive Officer forum for large HBAs (we are the 16th largest out of 750). It was interesting to listen to other executive officers speak on the topic of member involvement and how they have “streamlined” their associations to be staff driven with members having less and less opportunity to get involved. I then heard my predecessor, Paul Kane, mention how Tulsa is so much different than other local associations. We truly have a special group of members in Tulsa and the staff thrives on the involvement of each and every one of you. It is only after you get involved at a committee, council or event level, that you begin to see the networking opportunities that exist. One of the biggest opportunities to be involved happened just over a month ago when the HBA, HBA Charitable Foundation, and the Jenkins Family partnered to construct a model home for Tulsa Habitat for Humanity. Over 100 members were spotted in or around the jobsite to show support and provide labor or materials for the project. Making an impact in the community is at the core of our mission statement, and this project was a huge success by transforming what was an abandoned home into the highest appraised home in the history of Tulsa Habitat for Humanity. Habitat for Humanity will be using this home for the next 18 months to show potential sponsors the value and impact that Habitat has in the community, as well as the recruitment of qualified professionals for their homeownership program.
They were both impressed with our association and the benefits that were available to them and they both have applied for membership. Great job 40Below!! If someone is involved in the residential construction industry I can assure you they will benefit well beyond the dues they contribute to the association. I encourage each of you, as current members, to help in the recruitment of those potential members. There are opportunities in recruiting right now that have could land you a trip to the Bahamas, extra spike credits, and cold hard cash. From now through October 25th there are several reward challenges in place. 1st – If you are the top recruiter in the Tulsa association you will win $500. 2nd – If you are the top recruiter between the Tulsa and Oklahoma City associations you will win $1,000 with $500 going to the second highest recruiter. 3rd – If you are the top recruiter in the state you will win another $1,000. 4th – For every 2 members you recruit you will be entered into two drawings for $500 which will be held in Oklahoma City in January. 5th – If you recruit 5 new members before the end of the year you will win a trip for one to the Bahamas next April and if you recruit 8 new members you will win a trip for two to the Bahamas. 6th – You will receive 3 spike points for each new member you recruit before October 25th and once you have 6 spike points you become a Spike. There are three or four events held each year specifically for our Spike club. With the incentives that are currently in place and the benefits that all of our members can take advantage of, there has never been a better time to invite your contacts to attend an HBA event with you and follow that up with an invite to join the BEST Home Builders Association around!
With the opportunity for you to get involved also comes an opportunity to invite friends, coworkers, and business associates to enjoy the same successes. I recently attended a 40Below happy hour in which there were two faces I did That’s the scoop for now, not recognize. SNAPSHOTS Spike Club Lake Party A Spike is an individual who, through his or her recruiting and retention efforts, builds a strong Association membership base and strengthens the housing industry as a whole. To become a Spike you must earn six Spike credits within two consecutive years. Credits are earned by bringing in new members and retaining current members. To show our appreciation to the Spike Club the 2016 Spike Chair, Ms. Mary Pearce, will plan 4 to 5 social events a year for the Spikes to attend free of charge. Some of the past events have included Thunder games, Pub crawls, Main Event, Limo Scavenger Hunts and fine dining.
Donald Trump Speaks at NAHB Board of Directors Meeting On August 11th, Republican presidential candidate Donald Trump spoke before more than 950 NAHB members attending the NAHB Board of Directors Midyear Meeting in Miami and vowed to cut regulations that are hurting the housing and economic recovery.

Home Construction in Area Soared Last Month Housing starts surged in August, jumping 43.2 percent over Tulsa topped August’s starts with 43, followed by the same month a year ago. unincorporated Wagoner County with 35, Broken Arrow Building permits issued in the metro region were 255 with 34 and Jenks with 24. for August, up from the 178 posted last year at this time, Tulsa also leads the region in permits for the year with 322. according to the permit tracking service New Orders Weekly. Through the first eight months of 2015, the construction Tulsa area housing starts . August/Year-to-Date 255/1873 Bartlesville total stands at 1,873, a rise of 4.87 percent. TOTALS
“We’re absolutely thrilled about the increase, particularly in an election year,”said Peter Grant, vice president/treasurer of the Home Builders Association of Greater Tulsa. “We didn’t expect that.” August’s figure is the highest for the month since 2008 (279) and the second-highest number posted this calendar year. This month’s bump “reflects more confidence in our economy” and mirrors the increased construction inherent in a drier year than 2015, Grant said. He also credits low mortgage rates and momentum generated by the Home Builder Association’s successful Parade of Homes in June. “We had 177 homes in the Parade this year,” said Grant, who owns Grant Homes Remodel and Restoration. “There were great results from that. I think that really excited the public. So there is a lot more demand for new homes.”

Craig Thrumond Wins Mayor of the Year Award The Mayor’s Council of Oklahoma announced that Broken Arrow Mayor Craig Thurmond has been selected as the 2016 Mayor of the Year. “I can’t think of a more deserving public servant than Craig Thurmond, who is one of the hardest working people I know,” said Vice Mayor Richard Carter. “So much of the success that’s happened in Broken Arrow is directly related to Mayor Thurmond’s ability to forge partnerships and get things done. I’m proud to serve alongside him in the Broken Arrow City Council.” Mayor Thurmond played an integral role in forming Cities United, a working group of metropolitan Tulsa Mayors and City Managers, who worked diligently to capture the retiring Tulsa County Vision 2025 sales tax. With the Vision 2025 renewal, the City of Broken Arrow will hire 40 new police officers and firefighters over the next 5 years and commit approximately $3.3 million annually to street rehabilitation in the community. The Rose District, Broken Arrow’s downtown shopping and entertainment district, continues to flourish under the Mayor’s leadership. In November 2015, the Oklahoma Chapter of the American Planning Association honored the Rose District with the Great Street Award for its diversity and character. More construction has taken place in the Rose District in the last five years, than in the past 50, and new businesses continue to open. “Mayor Thurmond’s dedication to serving his community is infectious, and it inspires so many of us, myself included, to take care of our citizens,” said City Manager Michael Spurgeon. “Broken Arrow is fortunate to have a Mayor who is passionate about transparency, smart growth and is always looking for ways to move the community forward.” Mayor Thurmond was elected to the Broken Arrow City Council in 2001. He has served as Mayor since 2012, focusing on Economic Development and Public Safety. Mayor Thurmond serves on 18 local and national boards, councils and committees. He has worked in the land development and construction industries for 35 years in Oklahoma and California.

Barry Helms wins HBA Spirit Award In 1989, the Home Builders Association of Greater Tulsa began recognizing builders who made the best use of HBA Associate member companies to complete their homes. Builders and Associates working together- the “spirit” that makes our Association strong. This strength and the importance of this relationship deserves special recognition. To commemorate the relationship, the Associates Council proudly sponsors the Spirit Award competition. This award will recognize one Builder Member who best exemplifies the “spirit of doing business with members” and utilizes associate members in their business as well as recognizes the importance of their relationship with associate members. Each year, many worthy companies enter projects for consideration of this honor, which are then analyzed by an accounting firm to determine which projects involved the greatest percentage of work by HBA Associate members. The 2015 HBA Spirit Award was presented to Barry Helms, of Renovations By Helms at the December Inaugural Gala. The award is an original bronze cast statue of the Eagle symbol in the Spirit Award logo. Barry Helms, President of Renovations By Helms, Inc., was chosen as this year’s Spirit Award honoree in recognition of the restoration of the Greiss Mansion, a historical Tulsa home. Helms utilized more than 40 Associate member companies on this one project.

This is the second time that Helms has been awarded the coveted Spirit Award by the HBA. Helms was also named as this year’s HBA Remodeler of the Year. Barry Helms has been a member of the HBA for 20 years and served on the Board of Directors for the last 17. Additionally, he’s served three terms as President of the Remodelers Council and is currently the Chair of the Remodeled Tulsa Tour. His professional designations include Graduate Master Builder (GMB), Certified Graduate Remodeler (CGR), and Certified Green Professional (CGP). Renovations By Helms has been serving their clients for over 30 years with 95% being repeat or referral clients. Francine Bandy: Feminine, Fashionable, and Formidable These adjectives serve to deserve a few of the qualities associated with Francine Bandy, an HBA member since 1992. Outwardly, she is the image of femininity and fashion, but it is her strength of character that best describes Francine and inspires respect for her professionalism and commitment to service by others. Francine enjoyed a privileged upbringing as one of three children born to Smiley Raborn, Jr. and his wife, Bernice. Her early years were spent in Louisiana before her family moved to Calgary, Alberta, Canada, where her father was employed as a petroleum industry executive. She remains close to her 100-year old father who is a welcome visitor at the HBA in the winter months.

Family was in Francine’s future after marrying Opie Bandy, Jr., an All-Conference tackle with the University of Tulsa. Four sons followed who along with their families are the joy of her life; Opie, III (known as Bucky), Benton, Carter, and Jason Bandy. Opie and Francine eventually became a builder/ realtor team with Opie encouraging Francine to earn a broker’s license and pursue a career in real estate. Francine’s resume reads like a Who’s Who list of Tulsa real estate notables having interviewed with Sheldon Detrick of Detrick & Associates and working for Grimmer Erker McGraw Breckenridge.

The HBA has Vern Suess, 1993 President, to thank for making the deal that resulted in Francine becoming an HBA member. Vern convinced Francine that once she sold the house that he had built, she’d join the HBA. It wasn’t long before that Francine began making her mark through exceptional volunteer service.
In those days, incoming HBA presidents selected an Associate member as their Installation chair and that selection was a source of great pride and distinction for the individual. Lindsay Perkins, 1995 President, first chose Francine as his Installation chair. Prior to establishing the Total Resource Campaign, Installation Chairs were responsible for sponsor solicitation and in typical Francine fashion, she got busy selling sponsorships, distributing invitations, and creating programs in support of this gala event. Based on Francine’s success with Lindsay’s installation, Ed Schermerhorn, 2001 President, selected Francine as his Installation chair and this time Francine admits a flash of genius in inviting Ed’s wife, Kay, to serve on the planning committee and which resulted in an another outstanding event.
Francine recounts her favorite volunteer role is as Spike Club Chair and producing a Super Bowl event, a Crawfish & Shrimp Boil at the Post Oak Lodge, a Pool Party at Sharkey’s in Brookside, and of course, Octoberfest!. Most importantly, Francine holds the distinction as HBA Spike Queen with 493.25 points, the highest number of points held by any HBA member.
These Installation leadership roles were followed by several stints as Chair of the Ryal School Christmas Party with Francine shopping with staff and organizing the gift distribution with other Associate members. Francine’s other committee service includes the Membership Committee, Home & Garden Show Committee, Parade of Homes Committee, and as member of the inaugural Total Resource Campaign. Francine’s volunteer service tends to result in leadership roles including the Membership Retention and Orientation Chair, Parade Chair, and 2002 Home & Garden Show Chair.
The 2002 Show had unique security and insurance concerns that Francine addressed since this was the first Show following the 9/11 attacks. Her Show leadership role is supplemented by her service on its Food and its Awards subcommittees. The HBA Spike Club is another source of pride and honor for Francine. Russ Keller was instrumental in initially enticing Francine into the Club with a $100 incentive for her first recruit. This spurred her into recruiting 10 new members in a year and her participation at Spike Club events.
Additionally, Francine has served as HBA Associates Council President and she was recognized by her peers as 2000 Associate of the Year. In 2014, she was voted a Life Director to the HBA Board of Directors. She was actively involved with OSHBA’s Associate Council Board of Directors along with Lora Phillips and Lana Nelson. Francine replaced Lora as the Northeast Area Representative in the role now held by Mark Priess and she worked on the Silent Auction, created and chaired by Lana Nelson, which supported the Associates Council Scholarship Program. Francine citesthefriendships and relationships that she’s created throughout the years as her finest HBA accomplishment. Many are aware of her friendship with Darrell and P Kae Jenkins that began as a professional relationship. When asked about her thoughts on Francine, P Kae recounted the welcoming introduction she received from Francine when P Kae was a new member. That introduction resulted in a long-standing builder/ realtor relationship which brings us back full circle to how Francine’s real estate career began, and with praise from P Kae about “a doer who takes her tasks seriously and gets them done without complaint”. What an appropriate compliment for such an exceptional trailblazer. Thank you, Francine!

What technology do you have in your home? - HBA member and technology expert, Ryan Sullivan, answers the #1 question -
When you own a custom integration business you’re constantly being asked what kind of technology you have in your home. Ryan Sullivan, owner of BlueSpeed AV, gets questions like this all the time: What does your home theater look like? - How do manage all of that technology? - Is it worth it? Ryan doesn’t mind the questions. He actually welcomes the conversations because he understands incorporating technology, such as a smart home automation system, is an investment and a curiosity for prospective homeowners. Ryan has precisely designed his own smart home haven for him and his family to enjoy. In a way, it gives customers the best part of D.I.Y. without the headache,” said Ryan. Intuitive Lighting & Shading Control Ryan also switched the lighting control product in his home to Lutron - a best-in-class lighting control technology that works with any home automation control system. It gives Ryan the power to transform any room with lighting, at the touch of a button. He can control the lighting in a single room or throughout the entire home using his iPad or iPhone. Tulsa Habitat for Humanity 24-Hour Build Tulsa Habitat for Humanity and the Home Builders Association (HBA) Charitable Foundation teamed up to tackle a complete home build, start to finish, within a 24 hour period through our “Open the Door in 24” event, on August 18-19. The 24-hour home build highlights a new focus and new model home design for Tulsa Habitat for Humanity. Located in the Kendall-Whittier neighborhood, the completed home features a high-quality design, enhancing the local community neighborhood and serving as a model home for future Habitat for Humanity houses in Tulsa.
“We’re committed to providing high-quality, safe homes for our clients and this home build achieves exactly that,” said Cameron Walker, executive director of Tulsa Habitat for Humanity. “We’re honored to help open the door in 24 hours for a very deserving Tulsa Public Schools elementary school teacher at some point in the future and couldn’t do it without our plethora of gracious volunteers from the Home Builders Association.” The completed home is one of the first Insurance Institute for Business and Home Safety (IBHS) Fortified Homes in the state of Oklahoma. The IBHS Fortified Home program offers disaster protection and strengthens homes from hurricanes, high winds, hail and severe thunderstorms. HBA Tulsa member, Silvercrest Homes, volunteered to serve as the official project manager for the project. “We were thrilled to partner with the Tulsa Habitat for Humanity once again for this exciting build in the Kendall Whittier neighborhood, an area of Tulsa that is experiencing a substantial and important revitalization,” said Peter Grant, president of the HBA Charitable Foundation, “This project was not possible without our project manager, Silvercrest Homes, and the rest of our HBA partners, who are committed to supporting the enhancement of our community.” 32

An official ribbon cutting ceremony and open house took place on the afternoon of Friday, August 19 to commemorate the project and allow visitors to tour the newly constructed home. The “Open the Door in 24” house now serves as a model home for Tulsa Habitat for Humanity for 18 months until a Kendall Whittier Elementary teacher is identified to purchase the qualitydesigned, IBHS Fortified home. In addition to the 24-hour build, the Charitable Foundation had the opportunity to donate the use of 10 new benches to Kendall-Whittier Elementary for the teachers to use while the students occupy the playground and other areas of the facility.
A huge “THANK YOU” to all the incredible volunteers and donors who made this build possible. A special thank you goes out to Allen and Darrell Jenkins with Silvercrest Homes for serving as the project manager on the 24-hour build. It would not have been possible without their support and the support of our members.
