Is a buy-to-let property still a good long-term investment in the current market?

A
In London, a buy-to-let property always has been, and always will be, a good long-term investment. Yields may not be sky high, averaging around 3 to 3.5 per cent gross, but if one looks at the long-term view, buying to let is an excellent option. Holding onto the right property for a good 10 to 15 years can prove to be incredibly beneficial in terms of capital appreciation. My advice to investors is to remove emotion from the purchase if you do not intend to live there. Have a long-term view; you need to buy the right property, in a good location, on the best floor and with pleasant views. In other words, you want a ‘bullet-proof’ asset that will sell in any market. In Chelsea, the average investor will spend between £1 million and £4 million. The most popular investment properties are generally two-bed flats with a balcony, high ceilings and an excellent specification. London still has a safe haven status, with investors storing their money in property and watching it appreciate. Even now, with a quieter market before the general election, the rental market is strong and research suggests that most London inhabitants will rent for longer as house prices rise. Buy-to-let investors are incredibly important to our economy; in fact, the cycle of recovery from the most recent recession was driven in part by such investors and the majority of our buyers in 2009 were European investors, when the euro was strong against the pound. In London, the market and supply of rental stock is fairly consistent, with certain areas seeing a high proportion of rental investments in some areas. Oliver Mellotte, head of lettings in our new Earl’s Court office, explains that 45 per cent of property owners in the surrounding area are investors. Buying an investment property now will put a new landlord in the ideal position of launching their property during the busy summer market. Alongside this, Savills Research has predicted a growth of over 25 per cent in prime central London sales prices over the next five years, promising a strong return on long-term ownership of an investment property. As the London rental market remains ever popular, a buy-to-let investment could hardly come at a better time.

marketview Read the property press these days and you’d think we were experiencing a crash of epic proportions, reports property finder Robert Bailey. They say it’s the end of an era: the property market has stopped completely; nothing will happen until the election and even then, a Labour or Lib/Lab coalition will bring in a mansion tax that will destroy the property market. Look, things aren’t great out there but there’s no property crash to speak of. Prices have softened slightly and the market is less pressured. But the sky has yet to fall. If anything, we are seeing things pick up again. Dare I say it: this could be the start of a (shock, horror) normal market? It’s not the frenzied market we have seen over the past few years but honestly, who wants to go back to that? Perhaps the defining thing about this market is that complacency is gone. Not long ago, vendors could put a house on the market with a tired décor but a sky-high price tag and have a reasonable expectation of achieving it. That no longer holds true. Sticking a For Sale sign outside won’t accomplish much unless the property is gleaming on the inside. To achieve top dollar, vendors need to be prepared to spend money on their property before putting it on the market. It may seem counterintuitive, but this is the time to get in the painters and decorators. A fresh coat of paint on all the walls could potentially cost thousands but it’s worth every penny. Leave the property in its tired state and you’re leaving money on the table. Scuffed, faded walls make a property look and feel tired so break out the Farrow & Ball. I always advocate replacing the carpets, too. And then there’s kerb appeal. Repaint the front door, polish the brassware, plant window boxes. If it’s a flat, ensure the communal areas are tidy and even push for them to be redecorated. As the old adage says, you never get a second chance to make a first impression. I personally think brewing coffee or baking bread is a step too far. Maybe that works in the provinces but most London buyers are far too cynical to fall for that nonsense. I also roll my eyes when I see strategically placed designer shopping bags in the bedroom and Diptyque candles burning in the bathrooms. That’s getting a bit desperate. Vendors can’t rely on a buoyant market any longer. If they want to sell their property, they have to make the effort.
Marylebone focus Special report by Christian LockNecrews, head of Knight Frank Marylebone Marylebone can trace its roots back to the Domesday Book, where it is listed as have a total population of just eight households: three villagers, two smallholders and three cottages. From its humble beginnings, this 200acre estate has flourished into the vibrant cosmopolitan community it is today. Where buyers were previously looking in the traditional epicentre of prime central London – Mayfair, Knightsbridge and Belgravia – many are now looking to the future. Marylebone, having already experienced huge interest in the last decade, is now tipped by many as the number one residential location in London for the next five years. This is primarily down to the meticulous regeneration of the estate by its two landowners – the Howard De Walden and Portman estates – ultimately creating a thriving local community and public realm. Marylebone High Street was previously voted London’s favourite High Street, and more recently Chiltern Street was voted London’s coolest street by Condé Nast Traveller. However, an important addition to changes made by the estates is the additional private investment into Marylebone. As the requirement for luxury property intensifies in the area, developers are meeting it with a growing supply of homes to cater for the superrich. Recent residential developments have helped set a new benchmark for luxury in Marylebone, and property sales in excess of £10m are now becoming a more frequent occurrence. Marylebone now has nearly £2 billion of residential property in the development pipeline compared to a typical level of less than £100 million over the last decade. These schemes include Portland Place and Park Crescent, The W1 London on Marylebone High Street, New Cavendish Street and International House on Chiltern Street, which is likely to bring a dozen more homes in the £10m-plus price bracket to Marylebone. Because development land is limited,
it can be difficult to meet demand for the more popular homes such as large lateral apartments and trophy blocks. As a result, we are seeing many more office-toresidential conversions particularly in listed buildings and more popular streets. With cost-cutting high on the agenda of many governments, the conversion trend has extended to embassies as they move out to cheaper locations and are replaced with boutique residential schemes. A final factor in the growing appeal of Marylebone is the future Crossrail station at Bond Street, which is now acting as a catalyst to transform the area. We are already starting to see huge development of retail, commercial and residential space including the Howard De Walden Estate’s regeneration of Marylebone Lane, the natural gateway from Oxford Street through to Marylebone, to turn it into a haven for pedestrians and retailers. Knight Frank expects to see an additional capital value growth of one per cent on top of any background price for homes within a 10-minute range of the station. So the future continues to look bright for Marylebone. It has firmly secured its place in the super-prime housing league while at the same time retaining its unique identity and village feel. LondonVoice Special report by Sam McArdle, senior buying consultant at The Buying Solution (London) Predominantly working with TBS’s investment clients, it is common for me to be asked the question, if you could buy now, where would it be? This is always tricky as each answer depends on the client’s individual requirements. However, I do find myself responding more and more with the words ‘Tech City’, a term still unfamiliar to most. The area around Silicon Roundabout (Old Street Roundabout) covers two London boroughs – Islington and Hackney – with a third, the City of London, lying just to the south. According to government figures, demand for housing in all three is expected to rise strongly between now and 2021. Historically, the City of London has been seen very much as a financial district, but in recent times this has begun to change. Over 13,000 businesses in 11 different market sectors now call the City their home. This, alongside vastly improved retail offerings and future infrastructure improvements (Crossrail), has made the area a desirable place to live, prompting waves of new development. The demographic is mainly young professionals in their twenties and
thirties with robust salaries and the ability to afford substantial rents. In 2010, the Mayor of London and the government pledged resources and investment in a bid to create a hub of tech-entrepreneurism that could rival Silicon Valley in the US. Google was among the prominent companies to name this part of town as its London headquarters, and some of the biggest banks now sit side by side with concentrated pockets of start-ups. As we get closer to the opening of Crossrail in 2018, the trend of businesses and professionals moving to the area will only become more pronounced. Farringdon is set to become one of Britain’s busiest train stations, and will be a key link in bringing passengers from outer London to the business hubs in the City and Canary Wharf. Over 140 trains per hour will flow through the Farringdon interchange when it becomes a link between Thameslink, Crossrail and London Underground services. The interesting point for investors is that Farringdon will be the only station in London from which commuters will be able to access all three networks.

A room with a view makes the heart sing. Jenny Knight samples the outlook in central London. With spring arriving, both the extra sunshine and blossoming trees and flowers help lift the spirits and boost the desirability of homes with views over parkland, water or simply distant vistas of London. A good view, whether it’s trees on a green space, a river snaking by, or a glimpse of famous landmarks like the Shard or the London Eye, does wonders to spark buyers’ interest. Agents say that following location and style, a view is the best way to make buyers feel: “This is the one we want.” According to Knight Frank, prime riverside homes in London are worth an average of 55 per cent compared with their counterparts away from the water. Nick Maud of Benthorp says: “The London skyline is changing rapidly and many large-scale developments base their marketing campaigns around unprecedented views across the capital. In prime locations such as Knightsbridge, Kensington, Chelsea, and Belgravia, sellers can place a premium on the charming views to be enjoyed in these areas. “For example, one of the penthouses in the Clarges Mayfair development was pre-sold for over £5000 per square foot last September, its aspect across Green Park almost certainly playing a part in this. “A first floor flat on Cadogan Square with a particularly fine view over the communal gardens sold for £6.95m (£4521 per square foot) last June. Similarly, properties overlooking Kensington Gardens can achieve a substantial premium. A seventh and eighth floor penthouse at this address sold for £16.75m (£4392 per square foot) in February last year, the highest confirmed value achieved for a Kensington flat last year.” Neil Laman of Foxtons Sloane Square adds: “The benefit of a view is first and foremost the extra light and space created by not being overlooked by other properties. A property with a view always seems brighter and bigger. Such properties in prime London locations are rare and therefore more attractive to buyers. There is a premium for the view, usually averaging 10 to 20 per cent, but it can vary significantly. “Some like properties overlooking green open spaces while others would consider a river view more desirable. In central London, views over an iconic landmark – Big Ben or the London Eye for example – are highly sought-after, as well as views over the London skyline from luxury penthouse-type properties. Generally, the view tends to contribute to a property selling faster.”

Have you ever been in a situation where you think you have found the property of your dreams, only to discover it has gone under offer? With such a dearth of good quality stock coming on to the market, when they do appear for sale, within a very quick period of time they are under offer and off market. Bridging finance used to be the domain of professional investors and developers but it can be used by anyone. If you are looking to act fast, then bridging can secure the property while long term funding is arranged or your existing property is sold. With terms from one day to 12 months, and various rate and fee options, it is important to speak to a broker who will recommend a lender to meet your requirements. Bridging finance is also a great way to break property chains, but again term and rates vary so speak to an adviser.
Why worry when there’s all this optimism, asks Duncan Farmer If housebuilders are seeing positive signs in the housing market, and their optimism is shared by investors in the City who sent shares in both companies higher, then what is there for the OECD to worry about? It is fair to say that the rise in house prices over the past four years had been unsustainable, but the pace of growth has slowed, as has the number of mortgage approvals (although they rose slightly in January), helped by the new rules introduced after the Mortgage Market Review and by advice to lenders not to grant loans of high salary multiples. The heat in the market that Mark Carney, the governor of the Bank of England, had warned about last year appears to come off a little and, as Persimmon noted, the housing market is beginning to behave normally. Other commentators believe that property prices will now start to rise in line with wages (as they should) and that in turn should prevent a bubble forming. Among other risks to the British recovery are geopolitical, but as has been seen before, the political stability of Britain has helped to draw foreign buyers to London from all corners of the globe to the safe haven that is London. There is no obvious reason why that should stop.
After a wait of more than 15 years, the FTSE 100 has hit a new peak. Unemployment is falling, wages are rising and the head of the Organisation for Economic Co-operation and Development (OECD) has said the policies of George Osborne are an example to the rest of the world. In among all the good news was a report that shares in Persimmon, the housebuilder, had risen as its profits grew by 40 per cent last year. The OECD warned the Chancellor that one of the threats to his good work was the instability of the UK property market, but in its results Persimmon noted that the market had in fact reverted to seasonal norms. Although many of its houses were sold under government schemes such as Help to Buy, far more were sold to traditional buyers forking out a deposit from their own pockets. They were helped by better job security, higher wages and low interest rates that are producing lower mortgage rates as lenders scrap for deals. Persimmon, which also reported a good start to 2015, was not alone. A week earlier, Bovis said that its profits rose by 69 per cent last year, and cited similar reasons.

Bottoms out Mortgages approved by British banks rose in January for the first time since last June, although they were still around a quarter below their level a year previously, the British Bankers Association has said. Mortgage approvals for house purchase rose to 36,394 from 35,816 in December. Despite the increase, this was still down 26 per cent from January a year ago. Richard Woolhouse, chief economist at the BBA, said: “The housing market appears to be bottoming out with a slight increase in approvals for new purchases in the last month, but this is still significantly down on the levels of activity we saw last year.”

Expats invest British expats have been snapping up homes in the UK, notably London, thanks to lower mortgage rates. Nigel Pascoe, director of lending at Skipton International, which has just cut its rates 0.25 points, said: “We have been pleasantly surprised by the level of demand for our expat mortgages. While we knew there was a need, with so few lenders in the market, the worldwide interest has been very strong particularly from the Middle East and Asia.” Shawbrook Bank is another player but it concentrates on buyers, principally in the Middle East and Far East, Karen Bennett, its director of commercial lending, said: “Those working overseas in, for example, Dubai or Singapore may have their cost of living covered by their employer. So they have money to invest and they choose to do so in the UK housing market. Some may have two properties – others will have 20 or 25.”

Zero impact from zero base rate As the Bank of England considers the threat of deflation, many people have asked what would happen if the bank’s base rate were to fall to zero. The answer for most borrowers is, sadly, very little. Few lenders would cut the rate on their standard variable rate – the most popular mortgage – and many banks and building societies are moving customers into trackers. Bridge contest Four teams have been shortlisted for the second stage of the international competition to design a new pedestrian and cycle link across the Thames. The bridge would span the river between Pimlico and Nine Elms, plugging the wide gap between the Chelsea and Vauxhall bridges. A total of 74 professional teams from across the globe entered the contest including some of the biggest names in architecture and engineering as well as up-and-coming talent. Design concepts were published online and showcased to communities in Nine Elms and Pimlico at local exhibitions. Wandsworth Council asked Londoners to have their say and comments were fed into the competition’s jury panel. Each design proposal underwent a detailed technical assessment before the panel recommended four teams to go through to the next stage and develop more detailed plans. The bridge is part of the infrastructure package needed to support growth in Nine Elms and Vauxhall, where tens of thousand of new jobs and homes are now being created alongside billions in growth and tax receipts. Whilst London will remain the single biggest centre for global ultra-highnet-worth individuals (UHNWIs) – those with assets of 30m US dollars or more – Singapore’s rapid growth is set to challenge the city’s dominance over the next decade. Knight Frank’s Wealth Report shows that London will hold the top spot for the next ten years with the most number of UHNWIs, but Singapore will have closed the gap with a 54 per cent growth in its population of the super-rich during that period.
MAYFAIR FOCUS Harvey Cyzer, head of Knight Frank Mayfair and St James’s, reports For the London market, currency risks have recently been replaced by those of a political nature. Knight Frank’s Risk Monitor demonstrates that the political risk to prime central London is almost double that presented to the rest of the UK in the run-up to the May election. The opposing housing policies from different political parties has heightened the uncertainty regarding the longer-term property market; and has caused some buyers and sellers to delay in acting. This tentative market has emphasised the importance of correct pricing in recent months, and we are seeing the most movement in stock where vendors are particularly keen to sell, typically in the £1m to £2m market. Those who are realistic in their price expectations can generally expect a much quicker sale and stronger viewing figures. Looking ahead, the market should remain supported by economic growth and expansion in employment, and lower oil prices ought to underpin low inflation, which should aid household budgets. In addition, the unanimous decision to keep interest rates on hold last month means good news for homeowners and buyers around the UK. Despite the uncertainty surrounding the elections, cumulative growth in UK property prices is forecast to total 18.2 per cent in the five years to the end of 2019 – emphasising the underlying long-term stability of the prime central London market. We would advise those wishing to sell their property in the upcoming months to think carefully about their price expectations, as this will ultimately mean the difference between a smooth or problematic sales transaction.

Mews makeover Coleherne House, a large mansion built in the 17th century, once stood on Brompton Lane on the site now occupied by Coleherne Court. Its original name of Cold Hearne recalls a bygone bleak location. Early occupants included General Lambert, who fought for Oliver Cromwell in the Roundheads during the Civil War, poet-physician Sir Richard Blackmore, and William Boulton and his family. Glorious Mayfair mansion was designed for Versace Built in the 1750s, this ambassadorial Grade II listed Mayfair mansion was transformed for Italian fashion designer Gianni Versace in the mid-1990s, when it was converted from lawyers’ offices into a luxury home. With traditional front façade and a striking glass rear, the 5756 sq ft home at 50 Charles Street has four bedrooms, three receptions and a spectacular atrium-style conservatory – the largest of its kind in the West End – opening onto a Milanese-style patio garden with stone terrace and water feature. A West End contractor bought the property in 1994 and undertook a speculative development to convert it back into a single luxury residence. Emboldened by interest from Versace, the contractor upgraded the specification, created a grand diamondpatterned marble slab entrance hall, extended the basement level and designed the glass conservatory –
over 30ft high – opening onto the rear garden. By July 1997 the house was 70 per cent complete, and Versace signed an agreement to take Versace Group public, hired Morgan Stanley to underwrite the £225m stock offering and reviewed plans to spend more time in London and New York. Then tragically on 15 July 1997, the 50-yearold designer was shot dead on the steps of his Miami mansion. The impact of Versace’s death on the unfinished house was significant. The ambitious conversion plans were downgraded and the house quietly sold to a businessman. Light divine in Fitzrovia The fascinating Roman Catholic church of St Charles Borromeo, built in the early 1860s in Gothic Early English style, is two doors away from a Georgian townhouse for sale in Fitzrovia. The church’s high altar, reredos, communion rail and chancel stalls were all designed by John Francis Bentley, an ecclesiastical architect also known for Westminster Cathedral. In the 1900s the building survived demolition plans when a generous benefactor bought the freehold and donated the land to the Westminster diocese. Turning Victoriana into industrial chic How to transform a shambles into a temple of taste – Jenny Knight reports
T
he horrors of renovating a house top-to-bottom – installing a new roof, new flooring, new bathrooms, windows and kitchen – would make most people say: “Never again.” But Candice and Ralph Courtney are ready to leave their beautifully renovated house to embark on an even more challenging project of restoring a falling-down Georgian property. Their four-bedroom Victorian home is now a temple to taste and convenience, but as Candice says: “When we moved in it was a hell-hole. There were holes in the walls and floors. It had been tenanted for about 10 years and neglected for longer than that. “We peeled off layers of wallpapers on the stairs back to the original Victorian orangey-brown stuff. In the cellar we found old ration tins from the war and a notice warning that interfering with the electric meter would make you liable to a fine of £5 payable to the London Borough of Battersea.” Ralph, a hedge fund manager, did much of the work, learning how to plaster by watching a YouTube demonstration. Immediately after moving in they made
the kitchen liveable, getting rid of the old boiler and rickety units. Candice says: “We did it in fits and starts. We lived in two rooms and shut up most of the upstairs until we could do it. Ralph is very hands-on. One benefit of a house that had not been maintained over the years was that the detail on the ceiling roses was in perfect condition because it hadn’t been endlessly overpainted.” They bought the house in 2008 at a market low, paying only £600,000, which even allowing for its dilapidated state was a steal. Candice, who used to work in PR, and Ralph have now had three children: William, six, Amalie, four, and Pia, one. They completely finished all the work on the house before embarking on the final project: the side return and rear extension, for which they employed a team of builders. Candice adds: “I wanted to embrace industrial chic so we chose cement floors, stainless steel units and left one of the brick walls unplastered. According to the British Council, the number of Chinese students studying in London doubled from 2008 to 2013: 62,000 visas were issued to Chinese students and currently 135,000 students are studying in the UK. The age of these students is younger and younger, and so a growing number of mothers are coming to UK to look after them. As a result, properties are purchased during their stay. 2 – Immigration tendency. Up to year 2013, China ranked number four in the world with its 9.3 million people immigrated to other countries. Traditionally, the USA, Canada, and Australia are the top three destinations, but the past few years have seen a shift towards Europe, especially the UK, and the new Tier 1 immigration policy. 3 – Environmental concerns. Pollution came with industrialisation and urbanisation in China, growing concerns about air quality and food safety. Crowded living conditions in cities caused by urbanisation are another significant reason driving rich Chinese to look abroad and search for alternative options. With more and more Chinese turning their heads towards the UK for these reasons, there will be a growing interest in buying properties. Sixty-five per cent of China’s highnet-worth individuals say the internet is their preferred source of information1, and 91 per cent access the internet every day. While there is an expectation that the market is quieter in the run-up to the election, we have experienced a sustained level of activity with our new developments. Rainbow School Success for the severely autistic children at Rainbow School in Wandsworth counts as learning to get dressed, or behaving well while out for a pizza with the family. The school is a lifeline for families who would otherwise have to see their child going into residential care. Many pupils graduate able to live with support in the community rather than needing to be cared for in a residential home. With 58 highly demanding pupils aged from four to 19, the need for extra funds to help the children progress is vital. The current wish list includes a minibus for outings, a multi-sensory playroom and an interactive communication suite. Principal Karen Sorab, who launched the school to provide a better chance for autistic children, says: “It is a devastating diagnosis for parents, who worry about what will happen when they are gone. It is so important to help the children make as much progress as they can, so it is fantastic that we get so much help from the local community. One of our new sponsors, Jacksons Estate Agents, are the main sponsors of a fundraising quiz at Wandsworth Town Hall on April 22.” Part of registered charity Beyond Autism, the school uses Applied Behaviour Analysis to teach by finding out what motivates the children and then breaking down tasks into small achievable steps. Each step is worked on using rewards to encourage the behaviours needed for future learning. Thanks to ABA, pupils can go on to use speech and language, self-care, motor skills and social skills, right through to reading and writing.
The children have fun with one-to-one and sometimes two-to-one help. Recently two police horses, Gladstone and Lorcan, visited the secondary school with their riders and some of the youngsters went from stroking the horses to sitting in the saddle. The secondary school pupils follow a modified National Curriculum, including literacy, numeracy and personal and social skills, based around how these skills are applied in daily life. Pupils are supported to take GCSEs in subjects in which they excel. Sixth formers do work experience, some go to Vauxhall City Farm and others work at Platform One café for adults with learning disabilities. We have had a busy start to the year across the board, letting a wide range of properties, many to those being relocated by their employer. Chiswick has so much to offer for families. Our open spaces and charming riverside location – combined, of course, with the multitude of excellent schools – mean the area is ever popular. One of the prime locations for families is Bedford Park, London’s first garden suburb, featuring substantial Victorian houses in the Arts and Crafts style and the popular Bedford Park Preparatory School. We have an incredible 3335 sq ft property new to the market in Bedford Park on Addison Grove.
