Here are some of the best ways: • Loft conversion – This is often the easiest way to create an extra bedroom and possibly also an extra bathroom. The key thing is to make sure access to the loft is easy and that the conversion fits the rest of the house. • Build a conservatory – The best way to make it blend in is to match it to the style of the house. You can enhance the feeling of space and flow by installing the same flooring throughout your downstairs living area. • Consider an extension – The golden rule is to ensure that the extension is in keeping and proportion with the existing property and that the new space works well both inside and out. If you can build two storeys, then an extra bedroom upstairs and a statement kitchen could add some real value. • New kitchen – The big change in recent years has been the trend for open plan kitchen, dining and living spaces. Consider what buyers are looking for and talk to a kitchen designer to get some idea of what is possible in your kitchen. • Knock down walls – People are more interested in a large kitchen and breakfast room with plenty of space than a small kitchen and separate dining room. • Add a bathroom – An extra bathroom can be a decent selling point on a property with the demand for en suites fuelling this trend. • Bring the garden in – Make it accessible and enjoyable from the house. Glass doors are a good idea, as is outdoor lighting. • Enhance your home’s exterior – Buyers often decide if they like a property or not even before they reach the front door. Paying attention to the exterior, or ‘curb appeal’, of your home can reap rewards in terms of saleability.

I recently purchased a winter coat from Turnbull & Asser. It’s been a while since I’ve splashed out on such a garment and from such a well-known establishment. Imagine my irritation, therefore, when on the first time of wearing, one button came off and a second came loose: not the sort of quality one would expect of a garment costing hundreds of pounds procured from a purveyor who boasts a Royal Warrant. How does this relate to the property world? It is the simple fact that price and status are no guarantees of quality. Whether you are choosing an agent or looking to buy or rent a property, you should always apply this theory to the decision process, and ensure that you receive the service you are paying for, or indeed that you’re paying the appropriate price for the property. As the central London market becomes a little sticky, the market can always be blamed for low levels of activity. However, it is when markets get tough that agents really earn their fees and make or break their reputations. It is an agent’s responsibility to actively sell the market and their listings, rather than hoping against hope that a buyer or tenant will simply appear thanks to the wonders of the internet. When it comes to the actual product, most of us have long understood that the bricks-and-mortar cost of our properties is to a greater or lesser extent irrelevant compared to the price we actually pay. Location, of course, is the primary consideration as prices vary from area to area, despite the fact that the actual materials we purchase are essentially the same. The way these are put together can vary greatly and craftsmanship cannot, in real terms, be assessed on a viewing. Indeed, even a structural survey will not throw up poor plumbing hidden beneath the floorboards. In the end ‘caveat emptor’ applies just as much to me buying a coat as it does to choosing an agent or property. The only difference is that if you choose a bad agent or purchase a troublesome property, it could cost you thousands of pounds rather than an inconvenient and rather cold walk back to the office.

The firm’s Home Styling service prepares properties for sale, enhancing their appeal, by introducing accessories such as artwork, candles and books, and by decluttering or tidying messy living areas and dressing windows and bedrooms. Research in the US calculates that professional home styling can reduce a property’s time on the market by 25 to 50 per cent, and a dressed and styled home can fetch between five and 20 per cent more than an empty home or messy property badly presented. In four years, the agency’s clients using the home styling service have risen from four per cent to more than 30 per cent. Now Rokstone are sharing their secrets by listing the top items that can sell your home more quickly. 1. Books – Display luxury books (top brand Taschen) on coffee tables, side tables, bedside cabinets and shelves. 2. Candles – Add beautiful scented candles, especially in the living area, master bedroom and master bathroom. Most popular brands are Cire Trudon, Fornasetti, Diptyque, Hotel Costes and Jo Loves. 3. Lighting – Analyse levels of natural illumination. Homes should have a bright and airy ambience but not be so bright they appear like a hospital operating theatre. 2015 was a turbulent year with the government causing uncertainty with several tax changes. Firstly the stamp duty changes announced in December 2014 have taken a year for buyers and sellers to begin to absorb. Then with the election looming there was the potential threat of a mansion tax, which caused both buyers and sellers to be very cautious and created a sluggish market. This was then followed by the announcement in November of a three per cent increase in stamp duty for buy-to-let properties and second homes. It came as the prime central London market was finding its feet after the previous rise of stamp duty. As a result, the primary effect has been to disorientate buyers and sellers. While the measure is unlikely to have the same dampening impact on demand as the December 2014 change, it heightens the sense of uncertainty after a series of tax
changes in recent years. Despite the tentative signs of strengthening demand, the prime central London market remains fragile and price-sensitive. The levels of demand are subdued and buyers have come to accept that double-digit annual price growth is unlikely to return in the short-term. However, vendors who are realistic with asking prices are achieving successful sales and there is certainly space for transactions to happen when both buyers and sellers react to the market conditions. This is helped by a degree of pentup demand being released as buyers become increasingly motivated after months of inaction and a lack of stock on the market. As always, the best-inclass product in the best addresses identifies buyers. With spring fast approaching, we hope for increased activity as both buyers and sellers return to the market with a view to moving.

In prime central London, dog-owning tenants stump up huge deposits to get their pooch added to the tenancy agreement – up to £25,000 in some cases. Added to that they generally agree to pay several hundred pounds for a professional deep clean after they have left. Even so, landlords who have spent a fortune decking out the sort of elegant, high-spec apartment today’s elite renters want, are reluctant to take on Fido. In fact, in the poshest areas dogowning tenants are fighting over the limited range of dog-friendly lets. So to accommodate the dog it is often necessary to take a slightly less upmarket apartment in a slightly less upmarket area. Given the potential extra profit available and the opportunity to grab a stable new tenant, more landlords are being won over. Virginia Skilbeck, director of Lettings at Douglas & Gordon, says: “We have seen an increase in the number of tenants wanting to move in with their pets over the last year. Understandably, some landlords are not keen on the idea of cat hair and muddy paw prints on their recently carpeted or freshly painted properties. “However, we always advise landlords against ruling out pet-owners. We get a lot of dog-owners looking for a rental property – many of whom would argue that a well-behaved pet will do less damage than small children – so discounting them would narrow a landlord’s pool of potential tenants. “To help landlords manage tenants’ pets, we always ask for a ‘pet CV’ from potential tenants. This includes everything from photographs, vet references, previous landlord references, behaviour and health summaries – even pedigree. This information can reassure a prospective landlord that the pet is loved and help to alleviate any other concerns that they may have. “We also advise tenants planning to get a pet to go for something small, low maintenance that doesn’t moult.”

Cheap mortgage rates have certainly helped fuel the growth in lending in the market seen throughout 2015. Challenger banks keen to lend have helped push rates down to record lows, and with interest rates unlikely to rise anytime soon, these low rates are expected to continue. However, we have probably seen the back of the very cheapest deals. The biggest issue for many is actually qualifying for one of these great mortgage deals. Tighter affordability criteria as a result of the Mortgage Market Review mean certain groups are finding it hard, such as older borrowers, the self-employed and those requiring interest-only mortgages. However, as competition increases, lenders will no doubt look to open up policy and help those borrowers currently held ‘prisoner’. Mark Harris, SPF Private Clients
Move to be happy Breaking bad habits is not easy but one person who believes she has the answer is Gretchen Rubin, the author of The Happiness Project. Her top tip for those wishing to lose weight, stop smoking or save money is simple: move house. “Habits are activated automatically by context cues,” she says. “So, change the context. We find that habit change is easiest when people move house or undergo some other life transition that changes the contexts in which they live, such as starting a new job or getting married.” If that seems an extreme and expensive option, a shorter break may work almost as well. “This is perhaps why people often report that they started a new, healthy behaviour when on vacation.”
‘Brexit’ debate Duncan Farmer tackles the EU question As the vote on whether the UK leaves or stays in the European approaches – some say that it may take place in June this year, but at the latest it will be next year – the debate on whether it will be good or bad for the country economically is raging. Most political parties are united in the desire for the UK to stay, as are, importantly, big businesses, who say that the EU is vital to Britain’s trade and therefore its jobs and interest rates. Mark Carney, who is supposed to politically neutral, has entered the debate and said that if Britain left the EU interest rates may have to rise. In a blog for his new employer ITV, Robert Peston wrote: “There would be two consequences: the weak pound would become weaker still, and if it became chronically weak, if there were a sterling crisis, the Bank of England would be forced to put up interest rates to ward off inflationary consequences; also overseas investors would charge us more for lending to us.” Carney did not actually say that interest rates would rise, but that “the risk premium attached to UK assets could rise”, which amounts to the same thing. Just a few days
earlier, he said he was in no hurry to put up rates. At its meeting in January members of the Bank’s Monetary Policy Committee voted by eight to one to hold rates at 0.5 per cent. In his first speech of the year, Carney said that collapsing oil prices, lingering low inflation, slowing UK growth and a ‘weaker’ global economy meant the Monetary Policy Committee was in no hurry to follow America’s lead and raise interest rates. Many analysts now believe that rates will not rise until August at the earliest, even though the US Federal Reserve Bank has raised its rates. That move signalled to many the start of further rises, but again analysts believe that may not happen so soon. The good news for those who believe that rates would rise if Britain left the UK is that bookmakers have the ‘stay’ camp as odds-on favourite while the leave camp is a 3-1 outsider. Don’t put your mortgage on it: while bookies are better at predicting election results than pollsters – like most pundits they were wrong about the scale of the Conservatives’ victory at last year’s general election. And if you believe that the UK will leave the EU, a safer bet may be to switch to a low-cost fixed-rate mortgage to avoid the turbulence that many believe will follow.

REVIEW Borrowing to clear debts Christmas may seem a long way behind us now, but millions of people are still counting the cost. According to figures from LMS, 11 per cent of people who remortgaged in January did so to pay off debts. That compares with seven per cent in November last year and is far higher than the figure for a year ago, suggesting that many people are still struggling financially. The good news is that 60 per cent of people who remortgaged were able to switch to a better rate than they previously had. According to LMS, 35 per cent of people saved at least £500 a year.

A shortage of builders is likely to push up house prices, says the building industry, which believes that while the planning process has made life easier for developers, the lack of skilled tradesmen, who can earn up to £50,000 within four years of qualifying, is holding the sector back. The boss of housebuilder Crest Nicholson has said a shortage of builders and carpenters is slowing down the building of new homes. Chief executive Stephen Stone said his company was taking on more apprentices to plug the gap. “We just haven’t got enough bricklayers and carpenters. Demand is outpacing supply, which is pushing up salaries and ultimately building costs for housebuilders.” And, even more ultimately, the price of houses.

Absorbing stamp duty changes A combination of strengthening demand and April’s stamp duty deadline has resulted in higher sales volumes in the last two months, reports Knight Frank. Tom Bill, Knight Frank’s head of London residential research, said: “The pickup suggests buyers and vendors have begun to absorb the stamp duty changes introduced in December 2014, with asking prices that increasingly reflect higher rates of stamp duty and lower levels of price growth. “This sense of momentum has also been driven to some extent by the proposed changes to stamp duty, which come into effect on 1 April. Under current proposals, buyers would pay an extra three percentage points in stamp duty for buy-to-let properties and second homes, and the impending deadline means buyers and sellers have felt a greater sense of urgency in recent weeks.” Additional Knight Frank findings include: • Prices rose by 0.1 per cent in January, edging annual growth higher to 1.2 per cent • Sales volumes declined by 17 per cent in the second half of 2015 versus 2014 • Prices in prime markets in Westminster and Kensington & Chelsea have fallen by 0.3 per cent since mid-2014 • The number of properties withdrawn from sale rose seven per cent in 2015.
London-based property developer The Linton Group has appointed a new sales and marketing manager: Charis Wale, former Knight Frank prime new homes sales manager. Plan to build the City’s tallest A detailed planning application for the tallest building in the City of London has been submitted by Aroland Holdings. The 73-storey development at 1 Undershaft would rise to almost 310 metres, crowning the new cluster of planned skyscrapers in the Square Mile. The proposed building includes the creation of a large public square at the base of the tower, and a public viewing gallery, education centre and public restaurant at the top.
The European investment market entered 2016 on the back of a very strong 2015, with provisional data indicating that annual commercial property transaction volumes rose by more than 20 per cent compared to 2014. The main drivers of this increased activity – the stabilising eurozone economy, low borrowing costs and wide yield spreads to other asset types – continue to attract large volumes of capital to the property sector at the outset of 2016. Although the investment case for European property remains strong, there are headwinds which may cause the investment market to lose a little of its recent momentum in 2016. These include the prospect of global interest rate rises, concerns over pricing, and a possible slowdown in capital flows from Asia and the Middle East into Europe. Knight Frank’s expectation is that overall European transaction volumes for this year will be similar to 2015 levels, ending a run of three consecutive years in which volumes have risen by more than 20 per cent annually. Global interest rate rises are currently at the forefront of investors’ minds. The US Federal Reserve raised interest rates last December and the Bank of England may follow suit in 2016. In the wake of global interest rate rises, bond yields could rise and the margins between property yields and bond yields may be gradually eroded, although they should remain attractive to investors. The European Central Bank is the least likely of the ‘big three’ central banks to raise interest rates in 2016, and yield margins can be expected to stay wider for longer in the eurozone than in the US and UK. Investors should be buoyed by continued improvements in European occupier market activity in 2016. Increased take-up was recorded in the majority of key office markets in 2015, and Knight Frank forecasts that aggregate European office take-up will increase by around a further 10 per cent in 2016. Although improved occupier demand has, to date, resulted only in moderate office rental growth outside of hotspots such as Dublin and London, rental increases should become more widespread in 2016, supported by the diminishing availability of prime office space in European CBDs. Rental growth hotspots: Prime office rents are still close to the bottom of the cycle, and below long-term averages, in markets such as Spain and France. A combination of improving occupier demand and falling vacancy rates should support rental growth in a growing number of European markets, and this will increasingly drive investment decisions. Specialist sectors: Sectors such as healthcare, automotive and student property are still emerging in many European markets, but they offer higher yielding opportunities than traditional commercial property sectors and a route to portfolio diversification.

Fortnum & Mason via Green Street One of the principal streets of Mayfair, Green Street is named after eminent builder and developer John Green, who built a house for himself at the junction with North Audley Street. He lived in the house, long since gone, until his demise in 1737 when he tragically fell into a well he was inspecting nearby. His death notice in The Weekly Miscellany described him as ‘a very wealthy builder’. The first phase of the street’s development was completed by the late-18th Century. For sale today on the south side of Green Street, a fully updated six-bedroom townhouse was built in 1915 and originally designed by Wimperis, Simpson & Guthrie. It forms part of an imposing group in the early 18th century style of Queen Anne’s Gate. Striking, heavy doorcase hoods and surrounds date back to the 18th century and were sourced from buildings elsewhere. Among the leading architects of their day, Wimperis, Simpson & Guthrie went on to design landmark buildings that included Fortnum & Mason, Grosvenor House on Park Lane, and Winfield House in Regent’s Park. Illustrious former residents of the house on the market include the Dowager Countess Clifden, who enjoyed card games with friends in the drawing room in between long sojourns to Monte Carlo. In the 1920s the house was inhabited by Sir Frederick Mills, 1st Baronet, a wealthy steel manufacturer and MP for Leyton East. Other former Green Street residents include raconteur and wit the Rev Sydney Smith, who moved to a house on the north side in 1839 and described it as ‘the essence of all that is comfortable’. Drawing room of of the Iron Lady Its steel-lined, bombproof front door and original security glass front windows are a reminder that for 22 years this Georgian mansion at 73 Chester Square was home to the Iron Lady. Margaret Thatcher lived at the six-storey Belgravia townhouse from 1991 until her death on 8 April 2013 following a stroke at the age of 87. Reflecting upon Mary Astell school Astell Street is named after Newcastle-born feminist author Mary Astell, who moved to Chelsea in 1688 at the age of 22 after the death of her parents. She led a radical group of women campaigning for equal education rights. She’d been left penniless after the death of her parents, who had invested in her brother’s higher education while she was brought up with little or no education. “If all men are born free, why are women born slaves?” she asked. In 1700, she published her novel Reflections Upon Marriage urging women to make better matrimonial choices and to be allowed greater freedom to divorce abusive or adulterous husbands. In 1709 she opened a female-controlled charity school – since demolished – in the street now named after her. GET OUT ON THE WATER Many of Auckland’s iconic waterborne adventures are easily accessed via ferry from Devonport. Lettings Lowdown Move quickly to win the home you want, reports Guy Bradshaw, head of Lettings at Savills Sloane Street The beginning of each year is usually dominated by smaller one and two-bed flats, with seasonal employment relocation and families starting to look around the spring. This year, however, seems to have bucked the trend and so far we have dealt predominantly with families and larger houses. The most active level has been between £2000 and £5000 rather than the £500 to £1200 per week typical for this time of year. It’s been a strong start too: we’ve achieved 97 per cent of our asking prices to date in 2016, due to sensible pricing and tenants mindful of the fact that prices have remained steady since last year. Applicants who can move quickly are making sensible offers to avoid losing the property or ending up in a duplicate bid scenario. Many of our recent applicants have sold and are choosing to rent for a year or two before they buy. The lettings product has changed so much in recent years and there are now some really good quality choices on the market, with landlords refurbishing their properties on average every couple of years. Many
families are taking a break from the sales market to wait until they find the property to buy that is right for them. Furnished properties tend to be letting more quickly, due to the ease it presents for tenants. In fact, we are bringing on a house in Belgravia that will not come to the market until closer to Easter once the landlord has finished dressing the property. They would prefer a longer void period now, but present it well and expect a stronger rental price. One speed bump in the renting process is that many applicants are either hesitating when they find a property, or offering subject to serving two months’ notice on their current homes. They are missing out as landlords will not wait for them. One applicant took over a week to commit to their offer and, in that time, lost it to someone else. I would strongly advise applicants, therefore, to be able to move quickly either to avoid the disappointment of their offer being rejected, or having to double up on rent for a few weeks.
