n every high street you find a variety of estate and lettings agents. As you walk past and look at the window displays, you are enticed to come in by the colourful pictures of properties and flashing TV displays. Statistics issued by the industry show that most people start their initial search online. When you are sat at home scouring the endless lists of property on search portals such as Zoopla and Rightmove, you may be able to find out information about the property but you won’t meet the agent marketing the property online, or know who you will be dealing with. Every year, unlicensed agents cost tenants and landlords thousands of pounds because they don’t have protective measures in place to guarantee your money. One logo you should be looking for is ARLA (Association of Residential Letting Agents). These are your guarantees:

• A licensed ARLA agent is qualified and required to keep up-to-date with latest market developments and changing legislation affecting letting and property management. Without this knowledge and expertise, whether you’re a tenant or a landlord, you may be badly advised or misled – or you may even suffer financial loss.

• Your money is covered by a Client Money Protection (CMP) scheme. A licensed ARLA firm will also have professional indemnity insurance in place for your protection.

• You are dealing with an agent who abides by a code of practice and rules of conduct. This means you can be assured that the service you receive is to the highest standard and your enquiry will be dealt with professionally and fairly.

• You have a route to redress should something go wrong. In the unlikely event that things do go wrong, a licensed ARLA agent has a written complaints procedure. If you are not completely satisfied with the service you have received and cannot resolve the issue directly, you have the option to take your complaint to independent adjudication and redress through the Property Ombudsman or Ombudsman Services Property. ARLA regulators can also consider a complaint and are able to instigate disciplinary sanctions.

ith spring arriving, both the sunshine and the flowers lift the spirits and boost the desirability of homes with views over parkland, water or simply distant vistas of London. A good view, whether it’s trees on the common, sunlight glinting off water or a glimpse of famous landmarks like the Shard or the Eye, does wonders to spark buyers’ interest and agents say that after location and style, a view is the best way to make buyers feel: “This is the one we want.” Susan Cornelius of Robert Holmes & Company says: “We appreciate the power of scenery and views, being regularly entrusted with the sales of properties perfectly positioned for this. “In Wimbledon, at a distance of only eight miles from central London, we have lovely views in abundance, which are without a doubt a very valuable and significant selling point. The changing colours of the Common, the golf courses and the spectacular views of the London skyline remind us how fortunate we are to be on the cusp of town meets country. “Properties in and around Wimbledon already command a premium for the lifestyle afforded by such a unique area, and for some people views can be even more important than the property and large premiums can be paid.” Robin Chatwin, head of Savills South West London, adds: “We are so lucky in South London to have some of the most spectacular and varied views. Properties on the south side of the Thames have the great privilege of looking out over the river and Chelsea. We sold a flat in Waterside Point last year with possibly one of the best views in London, over the river and Battersea Park and onto central London. “Other areas have more rural views, yet all the benefits of London living. Wimbledon, higher than its surrounds, has a fantastic outlook, with Marryat Road looking across South West London, whereas Wandsworth boasts Routh Road and Spencer Park, both with views across Wandsworth Common on one side, and the latter with a private park on the other.” A river view can lift prices by as much as 60 to 70 per cent depending on location, according to Matthew Smith of Knight Frank Riverside, who says: “We find that property with a view of water most certainly carries a premium. When a view is afforded of water from less desirable locations, the uplift is stronger than from more desirable areas. “An example is the river-facing flats in Vauxhall which have a much higher price uplift compared with the surrounding property than riverside properties in Chelsea do.”

Special report by Robert French, head of Knight Frank’s new Clapham office
I
t has been a long time since I have been considered the new boy, and yet here we are. To be fair, while our office in Clapham Old Town will be only three months old when this article comes to print, you could argue it has been a long time coming. We have been covering the area in earnest for the last eight years from our office in Bellevue Village and our oldest transaction in SW4 actually dates back to 1982. The opening comes at a time when an improving UK economy and a growing number of buyers from central London are underpinning the South West London property market. My office, one of three new additions to the South West London region in 2014, allows us to join the dots and offer coherent and uninterrupted market coverage from Richmond to Chelsea,
and beyond to our 335 offices globally. The Knight Frank approach of a global partnership utilising a strong local network has already proved hugely successful with two notable transactions locally in the last quarter. Both involved buyers that started their search with Knight Frank offices north of the river. This is a trend that is set to continue and one that we are best placed to capitalise on. Aside from the huge workload involved in opening an office, the lion’s share of my time is currently spent talking to clients about the market or, more specifically, the election. I do not remember an election year with this much media coverage and, of course, the column inches will only increase over the coming weeks and months. While any change in monetary policy can have its knock-on effects, the London housing market
has proved itself to be incredibly resilient over the last decade. Any short-term uncertainty means that vendors need to be realistic when setting asking prices, especially north of £2m, but in the longer term, and for reasons that date back centuries, the market fundamentals remain sound. We are expecting steady trading conditions for the time being, with a potential flurry of activity in Q3 and Q4 as confidence in numbers return to the market, meaning demand will once again be significantly outstripping supply. Houses currently on the market are seeing an increased viewing-to-offer ratio, so you need more people through the door in order to sell, but good results are still being achieved and despite variable asking prices real values remain stable.

New bridge contest D
ozens of rival designs for a new pedestrian and cycle bridge across the Thames have been unveiled as part of an international design competition run by Wandsworth Council. The bridge would span the river between Nine Elms and Pimlico, plugging the wide gap between the Vauxhall and Chelsea bridges. A total of 74 professional teams from across the globe have entered the contest including some of the biggest names in architecture and engineering as well as up-and-coming talent. The design ideas are being published online and showcased to communities in Nine Elms and Pimlico at local exhibitions. Wandsworth Council is asking Londoners to have their say and comments will be fed into the competition’s jury panel. Each design proposal is undergoing a detailed technical assessment before the panel recommends a shortlist of up to four teams to go through to the next stage and develop more detailed plans. The bridge is part of the infrastructure package needed to support growth in Nine Elms and Vauxhall, where tens of thousand of new jobs and homes are now being created alongside billions in growth and tax receipts. FOXTONS OPENS FIVE NEW LONDON OFFICES Foxtons is expanding its network by adding five new offices at Barnes, Walthamstow, West Hampstead, Ruislip and Bromley, increasing its total across London and Greater London to 56 offices. TOOTING TOPS SALES KFH South West London region produced the agency’s top performing sales and lettings branches for 2014, with annual awards going to Tooting (for sales) and Battersea (lettings) at a ceremony at The Brewery in EC1. Tooting’s property market performed exceptionally well last year as many buyers found themselves priced out of traditionally popular areas. Affordable properties and good transport links saw demand in the area increase as KFH Tooting reported a 38 per cent rise in the number of viewings year on year. Properties sold increased by 20 per cent. KFH reports that the area has proved increasingly popular among young professionals and young families, with first-time buyers making up 39 per cent of all buyers registered with the branch in 2014. QUEEN VISITS BATTERSEA The Queen visits Battersea Dogs and Cats Home on 17 March for the official opening of the centre’s new London kennels. Battersea is organising a dog guard of honour for the historic royal occasion, and one of its former canine residents will meet and greet the Queen. The dog and its owner will also be treated to a behind-the-scenes tour. A Twitter and Facebook competition, titled Ma’am’s Best Friend, was launched to find a pet rehomed from Battersea to join the ceremony as a canine guest of honour. Should you wait until the general election to put your house up for sale? The London market has proved to be incredibly resilient. There are many active buyers out looking at the moment and very little stock available. With mortgage rates at an all-time low, applicants are motivated to buy and, with less available property for sale, vendors are in a strong position as long as they are guiding the price correctly. The election outcome and effects are uncertain, however, and there is likely to be a flurry of properties brought to the market from vendors who have held off, which will increase competition and inevitably soften prices achieved.

People will always need to move and there are still buyers out there looking to find the right property. So it may be beneficial to prepare to sell now, but wait to start once the election has passed.

Turning Victoriana into industrial chic How to transform a shambles into a temple of taste – Jenny Knight reports
T
he horrors of renovating a house top-to-bottom – installing a new roof, new flooring, new bathrooms, windows and kitchen – would make most people say: “Never again.” But Candice and Ralph Courtney are ready to leave their beautifully renovated house to embark on an even more challenging project of restoring a falling-down Georgian property. Their four-bedroom Victorian home is now a temple to taste and convenience, but as Candice says: “When we moved in it was a hell-hole. There were holes in the walls and floors. It had been tenanted for about 10 years and neglected for longer than that. “We peeled off layers of wallpapers on the stairs back to the original Victorian orangey-brown stuff. In the cellar we found old ration tins from the war and a notice warning that interfering with the electric meter would make you liable to a fine of £5 payable to the London Borough of Battersea.” Ralph, a hedge fund manager, did much of the work, learning how to plaster by watching a YouTube demonstration. Immediately after moving in they made
the kitchen liveable, getting rid of the old boiler and rickety units. Candice says: “We did it in fits and starts. We lived in two rooms and shut up most of the upstairs until we could do it. Ralph is very hands-on. One benefit of a house that had not been maintained over the years was that the detail on the ceiling roses was in perfect condition because it hadn’t been endlessly overpainted.” They bought the house in 2008 at a market low, paying only £600,000, which even allowing for its dilapidated state was a steal. Candice, who used to work in PR, and Ralph have now had three children: William, six, Amalie, four, and Pia, one. They completely finished all the work on the house before embarking on the final project: the side return and rear extension, for which they employed a team of builders. Candice adds: “I wanted to embrace industrial chic so we chose cement floors, stainless steel units and left one of the brick walls unplastered. We put in a big glass triangle over the back reception room, which means we

ebruary 19 marked the start of the Year of the Goat, which is the eighth sign in the Chinese Zodiac – after the Year of the Horse and before the Year of the Monkey – in a 12-year recurring cycle of animals. A popular custom during Chinese New Year is to greet one another with an auspicious saying as a simple way to spread fortune, goodwill and festive cheer. The team at Sina Overseas Properties UK would like to wish all agents and developers in the UK property industry “Yang Nian Da Ji” – “Great luck and prosperity this Year of the Goat” – and “San Yang Kai Tai” – “Auspicious beginnings this Year of the Goat.” 2014, the Year of the Horse, was a busy year for Chinese activities here in UK. In this coming Goat Year, Sina Overseas Properties UK forecasts that this trend will keep growing stronger for three reasons: 1 – Education needs. Based on latest research by Hurun*, 80 per cent of rich Chinese intend to send their children overseas to study. Ten years ago, the top two locations were Australia and Canada. According to the British Council, the number of Chinese students studying in London doubled from 2008 to 2013: 62,000 visas were issued to Chinese students and currently 135,000 students are studying in the UK. As a result, properties are purchased during their stay. 2 – Immigration tendency. Up to year 2013, China ranked number four in the world with its 9.3 million people immigrated to other countries. Traditionally, the USA, Canada, and Australia are the top three destinations, but the past few years have seen a shift towards Europe, especially the UK, and the new Tier 1 immigration policy. 3 – Environmental concerns. Pollution came with industrialisation and urbanisation in China, growing concerns about air quality and food safety. Crowded living conditions in cities caused by urbanisation are another significant reason driving rich Chinese to look abroad and search for alternative options. With more and more Chinese turning their heads towards the UK for these reasons, there will be a growing interest in buying properties. Sixty-five per cent of China’s highnet-worth individuals say the internet is their preferred source of information1, and 91 per cent access the internet every day. here has been a significant step change recently in both the level and quality of development activity in Putney and its surrounds. While there is an expectation that the market is quieter in the run-up to the election, we have experienced a sustained level of activity with our new developments. Encouragingly, the longerterm outlook appears bright, with an anticipated rise in property prices of more than 20 per cent over the next five years, according to Savills research. Preston Hall reborn W
eston Homes has launched 36 apartments, mews houses and villas at historic Preston Hall, near Aylesford in Kent, country seat of the Culpeper family for more than 400 years. Thomas Culpeper was a courtier and close friend of Henry VIII, but was beheaded over a secret liaison with Catherine Howard – the king’s fifth wife – who lost her own head over the affair. uccess for the severely autistic children at Rainbow School in Wandsworth counts as learning to get dressed, or behaving well while out for a pizza with the family. The school is a lifeline for families who would otherwise have to see their child going into residential care. Many pupils graduate able to live with support in the community rather than needing to be cared for in a residential home. With 58 highly demanding pupils aged from four to 19, the need for extra funds to help the children progress is vital. The current wish list includes a minibus for outings, a multi-sensory playroom and an interactive communication suite. Principal Karen Sorab, who launched the school to provide a better chance for autistic children, says: “It is a devastating diagnosis for parents, who worry about what will happen when they are gone. It is so important to help the children make as much progress as they can, so it is fantastic that we get so much help from the local community. One of our new sponsors, Jacksons Estate Agents, are the main sponsors of a fundraising quiz at Wandsworth Town Hall on April 22.” Part of registered charity Beyond Autism, the school uses Applied Behaviour Analysis to teach by finding out what motivates the children and then breaking down tasks into small achievable steps. Each step is worked on using rewards to encourage the behaviours needed for future learning. Thanks to ABA, pupils can go on to use speech and language, self-care, motor skills and social skills, right through to reading and writing.
The children have fun with one-to-one and sometimes two-to-one help. Recently two police horses, Gladstone and Lorcan, visited the secondary school with their riders and some of the youngsters went from stroking the horses to sitting in the saddle. The secondary school pupils follow a modified National Curriculum, including literacy, numeracy and personal and social skills, based around how these skills are applied in daily life. Pupils are supported to take GCSEs in subjects in which they excel. Sixth formers do work experience, some go to Vauxhall City Farm and others work at Platform One café for adults with learning disabilities. Tony McVeigh, from Jacksons, says: “Karen is a fantastic individual and the school helps the children make massive advances. We are delighted to be part of it by offering sponsorship and want to be involved in the future.”

With such a dearth of good quality stock coming on to the market, when they do appear for sale, within a very quick period of time they are under offer and off market. Bridging finance used to be the domain of professional investors and developers but it can be used by anyone. If you are looking to act fast, then bridging can secure the property while long term funding is arranged or your existing property is sold. With terms from one day to 12 months, and various rate and fee options, it is important to speak to a broker who will recommend a lender to meet your requirements. Bridging finance is also a great way to break property chains, but again term and rates vary so speak to an adviser.

fter a wait of more than 15 years, the FTSE 100 has hit a new peak. Unemployment is falling, wages are rising and the head of the Organisation for Economic Cooperation and Development (OECD) has said the policies of George Osborne are an example to the rest of the world. In among all the good news was a report that shares in Persimmon, the housebuilder, had risen as its profits grew by 40 per cent last year. The OECD warned the Chancellor that one of the threats to his good work was the instability of the UK property market, but in its results Persimmon noted that the market had in fact reverted to seasonal norms. Although many of its houses were sold under government schemes such as Help to Buy, far more were sold to traditional buyers forking out a deposit from their own pockets. They were helped by better job security, higher wages and low interest rates that are producing lower mortgage rates as lenders scrap for deals. Persimmon, which also reported a good start to 2015, was not alone. A week earlier, Bovis said that its profits rose by 69 per cent last year, and cited similar reasons.

If housebuilders are seeing positive signs in the housing market, and their optimism is shared by investors in the City who sent shares in both companies higher, then what is there for the OECD to worry about? It is fair to say that the rise in house prices over the past four years had been unsustainable, but the pace of growth has slowed, as has the number of mortgage approvals (although they rose slightly in January), helped by the new rules introduced after the Mortgage Market Review and by advice to lenders not to grant loans of high salary multiples. The heat in the market that Mark Carney, the governor of the Bank of England, had warned about last year appears to come off a little and, as Persimmon noted, the housing market is beginning to behave normally. Other commentators believe that property prices will now start to rise in line with wages (as they should) and that in turn should prevent a bubble forming. Among other risks to the British recovery are geopolitical, but as has been seen before, the political stability of Britain has helped to draw foreign buyers to London from all corners of the globe to the safe haven that is London. There is no obvious reason why that should stop.

British expats have been snapping up homes in the UK, notably London, thanks to lower mortgage rates. Nigel Pascoe, director of lending at Skipton International, which has just cut its rates 0.25 points, said: “We have been pleasantly surprised by the level of demand for our expat mortgages. While we knew there was a need, with so few lenders in the market, the worldwide interest has been very strong particularly from the Middle East and Asia.” Shawbrook Bank is another player but it concentrates on buyers, principally in the Middle East and Far East, Karen Bennett, its director of commercial lending, said: “Those working overseas in, for example, Dubai or Singapore may have their cost of living covered by their employer. So they have money to invest and they choose to do so in the UK housing market. Some may have two properties – others will have 20 or 25.”
Mortgages approved by British banks rose in January for the first time since last June, although they were still around a quarter below their level a year previously, the British Bankers Association has said. Mortgage approvals for house purchase rose to 36,394 from 35,816 in December. Despite the increase, this was still down 26 per cent from January a year ago. Richard Woolhouse, chief economist at the BBA, said: “The housing market appears to be bottoming out with a slight increase in approvals for new purchases in the last month, but this is still significantly down on the levels of activity we saw last year.”

W
e anticipated a slow start to 2015 but have been pleasantly surprised by recent sales activities. Properties priced between £500,000 and £1m continue to be in particular demand. One example is a property we had on the market in Hayes Way that received multiple offers and achieved above guide price, following a lack of activity in 2014. 2015 has also seen a rise in new buyers registering up to £2m, resulting in a significant increase in the number of viewings and offers that we have received on properties in this price range, with buyers predominantly coming from London and overseas. A sale has recently been agreed with a cash buyer from China on a property that had been on the market with us for over a year at a guide price of £1.7m. This is in stark contrast to the interest we received at this level in 2014, with the main activity ranging below £1.3m. This increase in activity may be a result of ‘election fever’, with buyers wanting to secure a property before the result of the general election is revealed. On the other hand, the cautious behaviour we saw in 2014 from buyers could finally be over, as they are now eager to find their new home. As we are seeing more vendors starting the sale process to take full advantage of the spring market, the previous significant rise in activity may change. However, we still remain confident about the market at this time of the year.
TRANSPORT Lindfield is 1.5 miles from Haywards Heath station, which has regular mainline services to Brighton (journey time from 17 minutes), London Bridge and London Victoria (from 42 minutes). The A23 is close and connects to the coast and the national motorway network. Gatwick Airport is 14 miles away.

T
he past few years have seen Tooting’s lettings market take a turn for the better. With the opening of a host of new shops and restaurants along the high street, such as the Chicken Shop and Honest Burger, the area’s reputation has gradually changed. Many buyers and tenants have been drawn here for the good transport links. Tooting underground station offers access to the Northern Line while Tooting rail station provides access to Wimbledon. We’ve begun to see more tenants filtering down the Northern Line from Clapham and Balham in search of better value for money. Last year’s buoyant sales market saw many landlords take advantage of good property prices and cash in on their investments, which saw a dip in stock levels in the lettings market. As a result, demand is currently outweighing property levels, with many homes receiving multiple offers, and securing tenancies in record time, often in less than 24 hours. Tooting offers a variety of properties for sharers, couples and families ranging from small studio apartments to large family houses. In particular, wellproportioned one-bedroom garden flats close to Tooting Broadway underground station are very popular with
couples and young professionals and typically achieve between £1250 and £1350 per month. Two-bedroom flats with equal sized bedrooms, close proximity to the underground and outdoor space usually range in price between £1400 and £1700 per month. The launch of The Broadway (pictured), a new development by Crest Nicholson on Tooting High Street, is eagerly anticipated. The scheme will offer a collection of one and two-bedroom apartments and is situated a stone’s throw from Tooting Broadway tube.

Tell us how you joined the property industry and briefly describe your career to date. I started working for Foxtons in 2004 as a sales negotiator in the Balham office, having previously worked as a hotel manager in the south of France. In 2007 I was promoted to manage our brand new Dulwich office, where I’ve worked since its first day. I’ve now progressed to operations director. Describe the biggest challenges you face on a day-to-day basis. Lack of stock is still an ongoing issue. With uncertainty in the market in the run-up to general election, combined with population growth and not enough new homes being built to cater for demand, the choice for buyers is limited. How difficult is the current market for homebuyers, and what advice do you give them? The cost of borrowing is at a record low, which actually makes it a really good time to buy. My advice to those looking is, once you find the right property, don’t delay in purchasing – it will only become more difficult to buy in future due to competition and increasing prices. For investors, I would advise looking at South East London: the buy-to-let market in the area is at an all-time high and many are now moving south of the river for strong rental yields.
What advice would you give to anyone considering a career in estate agency? The key to success as an estate agent is getting to know all the ins and outs of the local market. Be prepared to work hard and develop your expertise in your local area. Like most careers, the longer you spend in the role, the more experienced you become, so it is important to persevere in your efforts. Additionally, it might sound obvious but it’s vital that you enjoy working with people, as our role is to guide our customers through what can be a stressful process. What are your predictions for the sales market in South London for the next few years? I expect prices to continue to rise in South East London, considering they are still much lower than other comparable areas within Zones 2 and 3.
Where, in your view, is the best place to live south of the river and why? Dulwich is such a great area with fantastic schools, a vibrant high street on Lordship Lane with authentic businesses like Mon P’tit Chou, and a wide selection of properties for a variety of budgets. It’s an exciting place to live with its strong sense of community and growing wealth of amenities, including a new cinema due to open soon. If you were not an estate agent, what career would you choose and why? Believe it or not, I have a degree in design and really enjoy expressing my creative side. I would stay in property but more than likely go into interior design or property development.
