Estate agents boards may be doomed after Wandsworth bans them from four areas of the borough, Jenny Knight writes

laiming the boards are eyesores that scar the landscape Wandsworth Council has new powers to stop estate agents putting up boards without getting consent from the council. The four areas selected are those where residents and businesses have apparently complained about the rash of signs. The areas cover the three town centres of Putney, Balham and Clapham Junction, as well as the streets around Lavender Hill. Cllr Jonathan Cook, the environment spokesman says: “Many people see these signs as nothing other than a scourge and a blot on the landscape This is especially true for residents who live in blocks of flats that are often targeted by estate agents.” No doubt these residents will be relieved – but if this trend spreads could it end up making it harder for householders to sell their homes as well as hitting estate agents’ profits? People thinking of selling their house or flats often do a drive round their areas to see which are the agents handling most sales in their area Sam Sproston, from Knight Frank Wandsworth Common, says: “People sometimes say they don’t want a board, but the fact is that you can’t assume that everyone is glued to their computers. People do visit other people and come across boards and decide to buy properties. “There is already a rule that lots of agents don’t adhere to, which is one board per property, so if there are two agents they have to put their signs back to back. It is unsightly if you have five agents and five boards outside flats. Also boards only make sense when used for houses. If they are put up outside flats you don’t know which flat or which floor, so they serve no useful purpose.” Sam tells the story of putting up a board on the common side of a house backing Wandsworth Common and selling the house to a person from Chelsea who saw the board while walking her dog, even though she had had no thought of moving until she saw the house.

hat a time to write THE WORD. We have had an exceptionally interesting few weeks – and I do mean interesting. The months before the referendum were the busiest my office have ever had and while all the agents around us were muttering: ‘Quiet isn’t it, quiet.’ I was: ‘Really, no! Crazy busy. Best start to a financial year ever!’ Usually met with a wry smile and a squinting eye. Admittedly the week before the ‘B’ word the phones died and like most of the population I woke to a shock. Mr McVeigh reports that levels of viewings and offers have taken an immediate upturn after Britain voted to leave the EU, despite the effect on the economy already being felt with the pound sinking to a 31-year low. In the run up to the referendum uncertainty had already started to cause house price rises in some areas to slow. But Mr McVeigh says the positive reaction is evidenced by a significant spike in the numbers of potential applicants contacting his offices. He said: “We hadn’t anticipated the market to be as robust as it appears to have been so far, following the leave vote. It’s fair to say the result was contrary to many expectations but it seems that home
buyers are reacting in a very positive manner and levels of viewings and, indeed, offers have surpassed expectations. Accordingly, we are cautiously optimistic for the future and expect to be able to say it’s business as usual if this positivity continues. Ultimately, people value bricks and mortar over other asset classes and will continue to invest in homes both as a home but as a safe investment. “With a possible cut in base rates to come and a potential tax-cutting emergency Budget the outcome for the UK property market would seem to be heading in the right direction. Indeed, it could be the case that the exit vote could reignite interest from overseas buyers.”

DOUBLEUP A 1950s bungalow has been transformed into a five-bedroom home twice its original size, Jenny Knight hears
W
hen the Silvertons first moved into the bungalow in January 2013 it had only two bedrooms – but its footprint promised it could become a first class family home. The family spent a long time planning their remodel and refurbishment. “Plan, plan, plan,” recommends Jo Silverton. “You can’t plan too much. Find a local builder who you have confidence in. We used a local architect because the knowledge that comes from dealing with the planning department is priceless. Don’t take the builders’ references on trust, go round and see their work and speak to the homeowner – don’t just make a phone call.” It was obvious from the outset that the bungalow offered great scope for extending – especially in the roof space which had already been converted in the 1970s. “The en suite bedroom upstairs had wallpaper on the ceiling and a very large loft area which was bring used for storage so we decided to use the roof space to extend upwards, as well as extending to the front, back and sides. The Merton planners were very straight forward to deal with, although we had to keep the original roof height.” All that remains of the original bungalow are a couple of external walls. The result of the dramatic refurbishment is a home filled with light with spacious lateral accommodation. At the rear of the property is a vast kitchen and living area which has floor to ceiling large sliding doors that open onto the pretty rear garden. “The old layout was not practical for today’s way of living. The ground floor walls were in all the wrong places with a small kitchen and a small lounge. Now we have a very spacious open plan kitchen and dining room that leads onto the garden. We wanted as much useable living space as possible and a big light sociable space for family and entertaining. “The house was bought to create a home we could grow into as our family grew but we are now moving away into a different catchment area for schools.” Leading through to the front door there is a spacious entrance hall and from there a reception room and one of the five bedrooms with an en suite bathroom, making an ideal guest room. A separate WC and large utility room complete the ground floor accommodation. The impressive master bedroom, with a Juliette balcony, a walkthrough dressing area with built-in wardrobes and an en suite bathroom is on the first floor, along with three further bedrooms and a family bathroom.

Their new Kennington office, that opened last year on the Kennington Road, was the first one to pioneer the new look, and having received so much positive feedback from local people, clients and customers on how original and innovative the design was, the management team at Lauristons were keen to continue to roll out the design in 2016, with their Lavender Hill branch the last to be completed later this year. “The brief to our designers was to create an innovative design that was not only modern and worked well with the company branding but that gave us three designated zones in each office, one for staff, a second for waiting customers and then a third area for more private discussions that take place,” commented Managing Director, Matthew Payne. “Many estate agent’s office layouts do not cater for discussions that take place with customers that are quite often sensitive or confidential in nature, and this was one of the most important features that had to be incorporated. When the design team came back with the concept of the padded booth we were immediately sold.” Another key component was not to simply clone the design across all the offices carte blanche. “Whilst we wanted uniformity of brand and design, I asked the designers to give each office its own identity and personality and I think they have done a great job. In my mind, I thought of my children – on one hand they all look the same but they are all different at the same time. Whilst we are part of the LSL Group, we are still an independent business, our culture and identity has not changed since we opened 22 years ago, and we are proud to have maintained that with LSL’s unwavering support in more recent years.” “The last two or three years have been exciting times; we have changed and achieved so much in such a short space of time, and getting the offices refurbished has been one of the most rewarding events, both in terms of what it now offers our customers, and the new environment it provides for the teams to work in.” Lauristons are now looking forward to the next phase of the rebrand with the launch of their new website later this year, keenly anticipated by all the stakeholders in the business.

GOINGFORA SLAMDUNK But for a broken ankle Mark Shodipo could have been a basketball star in the USA – instead he is aiming high as the new Lettings Manager at Lauristons’ Balham branch, he tells Jenny Knight
M
ark was born in Battersea and went to school in Balham. Aged 16 he was offered a basketball scholarship in America. When that dream was shattered he took years to find his ideal career. “I studied computer programming and worked in retail. Then I was watching a property programme on television and thought as I’m a sociable person it was a job that would suit me.” Aged 27 and with no experience, he handed in his CV to more than 50 local agents before landing a job with a small private agent in Tooting. “I hit the ground running and within nine months I was doing both sales and lettings and had become a big fish in a small pond. Then a friend recommended me to Lauristons in June 2010 and I’ve never looked back. He joined the Balham office and after a couple of years was transferred to Wimbledon as Assistant Lettings Manager before rejoining Balham in May as Lettings Manager at Balham. “I love being an estate agent and meeting different people every day. I love exceeding people’s expectations. No two days are the same and I love adapting to circumstances and solving problems for them. “I plan to continue to increase the growth in the business, to establish long-term business relationships with local and international landlords and to make Lauristons a household name within south west London. I want landlords to think of me whenever they considering letting their properties.” The Balham office is now busy promoting the Lauristons brand, telling people about the services offered to landlords and tenants. He adds: “Recently we sponsored some local primary school events, a fair at Ravenstone School and a carnival at Alderbrook School. It was a pleasure to meet some of the parents in the local community. “Balham is a lovely multicultural area with a vibrant energy and an abundance of bars, restaurants, cafés, independent boutiques and the property market here has matured over time. The bonus about Balham is the transport links. The Northern Line and national rail can get you into central London within 20 minutes. Over the last 20 years it has experienced colossal changes for the better. “Once you live in Balham the likelihood is that you won’t leave, you will most likely start a family here – they don’t call it nappy valley for nothing.” Mark started his own family with his long-term partner 18 months ago and now has a son André. He is also playing basketball again on Sundays on Clapham Common, as well as putting in an hour or more in the gym before getting to the office at 8.30am. “I like being busy and you never get bored in this job, and I always make myself available to give advice to our customers whenever they need it. “

ince the result to leave the EU was announced, there has been a lot of talk by doom-mongers but actually in the immediate aftermath little has changed. Mortgage availability is good, banks still want to lend and interest rates are at an all-time low. Swaps are falling on the back of the outcome and it’s likely to have put back any interest rate rise further still. In fact the Bank of England governor Mark Carney recently hinted at a further cut to base rate, warning that monetary easing will be needed over the summer in a speech aimed at reassuring markets.
Lenders are cutting mortgage rate as a result of a combination of falling swap rates fuelling cheaper fixed rates as well as expectations of a drop in the Bank of England base rate. ationwide Building Society’s monthly index of property prices reported a rise in the weeks before the referendum of 5.1 percent compared with 4.7 percent in the previous month. This took its calculation of the UK average house price to just short of £205,000. The building society said that it was hard to calculate the true level of demand because of the surge in activity ahead of the introduction of Stamp Duty on second homes on 1 April. Its chief economist, Robert Gardner, said: “It will therefore be difficult to assess how much of the likely fall back in transactions in the quarters ahead is because buyers brought forward purchases to avoid additional stamp duty liabilities and how much is due to increased economic uncertainty following the referendum result.”

OUTBUTNOTDOWN Post referendum, Duncan Farmer is reassured by extra keen foreign buyers and hopeful that borrowers and homebuyers need not fear the worst
T
he tellers had barely finished counting the votes in the EU referendum before overseas househunters were inundating London estate agents in search of properties on which to spend their euros, dollars and yen, their buying power having risen dramatically as sterling fell in the face of the Leave vote. David Adams, the managing director of John Taylor, said that offers made in the 48 hours after the referendum were higher than those made in the previous six months. As well as buyers from the Middle East there was also strong interest from France, Monaco and Switzerland. “The pound, which fell 11 percent against US backed currencies, appeared a major incentive as the speed of transaction became more important than the price,” he said. The interest of foreign buyers is a welcome vote of confidence in the London property market, which had been hit by the rise in stamp duty on second homes, but what of domestic demand? Some agents report that a few sales to owner occupiers had fallen through thanks to uncertainty following the referendum result. However, there is still a shortage of homes for sale in the capital and London is still a magnet for jobs. The latter is a key, say many analysts, to the future strength of the property market. It is uncertain yet what will happen in the jobs market and many businesses will freeze recruitment until there is more certainty about the leadership of the Conservative party, and therefore the Government, and the economic direction the country will take. In the meantime interest rates should be at worst unaffected by the decision to leave the EU and, possibly, will fall as swap rates – the rate at which banks lend to each other – come down. David Hollingworth, of London and Country, a broker, said: “There is a real possibility we will see an improvement on deals that are already competitive.” He has also seen some evidence of more people considering whether to lock into longer term fixed rates, such as a five-year deal instead of a two-year deal, to give themselves certainty over their repayments for a longer period. For now, at least, it seems that borrowers and homebuyers have little to fear from the referendum result.

Tell us how you joined the property industry and briefly describe your career history to date. I fell into the industry by chance. I was a financial director for a clothes manufacturer but I was refurbishing flats in the Chiswick area on a part-time basis and realised that working for an estate agency could be both interesting and rewarding at the same time. What do you enjoy most about working in this market, and what have been your highlights so far? The diversity: no day is ever the same. I have the challenges of managing an office successfully but I also get to go out and about viewing lovely properties, meeting new people and working hard to ensure that we sell or rent our clients’ properties. Describe the biggest challenges you face on a day-to-day basis. In a saturated market place with somewhere in the region of 20 other agents within a two-mile radius my biggest challenge is winning new instructions. We secure new clients by offering an unparalleled service at competitive rates. What advice would you give to anyone considering a career in estate agency? You need to be motivated, positive and resilient with the drive to deliver excellent customer service. Good problem-solving skills are also key as negotiations can get tough. How difficult is the current market for homebuyers, and what advice do you give them? Although getting a mortgage nowadays may be a little harder than people would like and expect, once you do have funds secured there is plenty of good property available on the market. Post Brexit prices are deflated so if you buy now you will reap the benefit in the long term.
London? South London property prices are more affordable than many other parts of London. You can still find good houses at reasonable prices with great transport links, good schools and lots of green open spaces making it attractive for families and first time buyers looking to get a foot on the property ladder. What are your predictions for the sales market in South London for the next few years? I think that we will see a stabilisation of the market in the short term, however, once the Brexit dust settles I believe we will see a steady and continued rise in property prices.
If you were Prime Minister for the day, what would you change or what new measures would you introduce? I would ‘scrap’ Stamp Duty for first time buyers which would encourage and allow more young buyers to get a foot on the property ladder. Where, in your view, is the best place to live south of the river and why? Anywhere with good transport links, schools and amenities which is close to green open spaces like the lovely Brockwell Park in Herne Hill. If you were not an estate agent, what career would you choose and why? I would definitely become a property developer as I have a passion for property.
