Is it advisable to put your property on the market in December? Simon Williams, Sales Manager, KFH Battersea Park

I

would definitely advise it. Although the market does historically slow down a little over the Christmas period, the potential buyers taking part in viewings at this time are generally more serious and motivated. This, coupled with the fact that a lot of sellers decide to have a break over the Christmas period, means that you will have a hot buyer with a lot less to choose from, so you could end up getting a good price for your property. I would recommend that you make sure the photos of your property are taken before you put the Christmas decorations up. We often receive enquiries between Boxing Day and New Year’s Eve, so if you have not sold your property before the 25th, your property still looks fresh to these potential buyers. Over the past seven years, I cannot remember one in which we didn’t sell a property during the week before Christmas day, so there is definitely reason for optimism.

Homebuyers benefiting from the bank of mum and dad, will be totally ungrateful if they fail to raise a glass to their generous relatives this Christmas, writes Jenny Knight

ome parents are able to stiff up the whole cost of a home, while others help out with a deposit. Some grandparents are asked to skip an inheritance to their children in favour of donating something to the grandchildren to help them get on the property ladder. Others families go in for ‘parent landlords’ buying a second property to rent out to their children, generally at a cut-price rate. Latest figures show that about 730,000 parent landlords exist in the UK and some estimates say that figure is set to double. These banks of mum, dad, granny and grandad offer more generous terms than any other lender, with only five per cent charging rental at market rates, 30 per cent asking children to pay just what they can afford and a super generous 12 per cent even paying utility bills for the property, according to Post Office Money Mortgages. Other parents think ahead and get a buy-to-let property thinking that they can rent it out to help with the mortgage and then pass it on to their offspring when they have grown up. Even those parents who lack the deep pockets to enable them to help with a deposit or a purchase often help by inviting children to move back home rent free while they save up. Matthew Smith of Knight Frank Riverside office, says: “We get a lot of parents helping out with deposits and a lot of international students studying in London and living in a flat bought by their parents. These parents come from all over, China, the Middle East, Europe, although the Chinese, especially, often think long term by buying well in advance. “In the local London market its more common for the parents to help the child to get a deposit together so they can get started with a property. Mostly they buy one or two bedroom flats – two bedrooms if a brother or sister plan to share, or maybe so one bedroom can be let out. We sometimes see parents from the Shires buying a three-bedroom flat so that they can have a room too when they come up to London.”

t remains sheer joy to sell property on the river Thames in London. Let’s take a step back – what is the normal length of time it takes to sell a property? The answer to that completely depends on the market conditions. Over the last couple of years London has gone through extraordinary growth and properties have been selling quickly. It has been very easy to please our vendors by often getting their properties under offer in 3-4 weeks at top prices. However this year has been different, demand has reduced and prices have softened. Therefore, the length of time that properties go under offer has increased. Vendors are not to blame; I blame the market and also some estate agents. There is still a huge amount of property coming on the market for too much money and some estate agents are still overvaluing a property, which means vendor’s expectations are too high. Properties on at the right price will sell so agents just need to make sure vendors are being realistic.

STEPHANIE MANT CLUTTONS In the current market homes are ultimately taking longer to sell, however you will find this when properties are overpriced and owners are willing to let the property sit on the market for a higher financial reward. A majority of those that are testing the higher end tend to end up dropping the price in the current market. In Clapham those that are selling are doing so to upsize, downsize or move area. Therefore, they are focused on selling the property to fit their time frame. If priced more realistically homes are selling in a reasonable time and close to the asking price.

t the end of five years they have turned an unmodernised twobedroom flat in the top half of a Victorian terraced house, into a maisonette with three double bedrooms – with room to add a roof terrace. David says: “We bought the flat to live in not as an investment, choosing an unloved two-bedroom flat rather than a perfect one bedroom flat for the extra space and the opportunity for improvements. Structurally it was fine but there were quite a few niggles. “First we did one bit and then the next. It had not really been modernised and was like something out of the 80s rather than the 2000s. “We did easy stuff like painting walls and laying carpets ourselves. Helen’s dad is a builder and joiner in Lincolnshire so we invited him down for a few hot dinners and he stayed over and helped us put in the kitchen.” They replaced the flooring with wood, did up the en suite bathroom and the kitchen and saved up to add an extra bedroom up in the loft. Finally, two years after they had moved in, they were ready to tackle the big loft conversion project. This time, because of the length of the job and planning permission, they called in a London builder. David explains: “The old loft was totally unusable even for storage, without a real entrance, just a hatch in the bathroom wall. It was filled with bits of old flooring and lino and old tennis rackets. “We stayed put while the builders were in, living in dust and confusion for three months. To put in stairs to the attic we had to remodel the existing bathroom. We turned that bathroom into a shower room with a loo, and up in the loft conversion we put in the proper bath. “Once the loft had been converted it added about 30 per cent of extra space. It is great to live in and it allowed us to stay here for a bit longer. We could invite people over and host them if they needed to stay over. There are still possibilities for the flat because our neighbours have added a roof terrace and that could be added here which would make it really special.” Now the couple, who both work in central London, Helen as a solicitor and David as a management consultant, are hoping to start a family and plan to move somewhere a little bigger with a garden. We have enjoyed the low rate environment for some time now. Cheap cost of funds allied with a highly competitive mortgage market has meant borrowers have been able to access shorter term fixes around 1% and the 5 year equivalent below 2%. However, things may be about to change. Lenders who rely on the money market to obtain funds to lend have seen the cost rise significantly over the past three to four weeks. These costs could be passed on to the end consumer in the form of higher rates. There are plenty of great rates still available. If you need to purchase or remortgage in the next few months, it is worth looking at what is available now and securing the deal in advance. Some lenders will let you secure a rate up to six months before you need it, so you can lock into a cheap fix now. Although many proclaim to know when interest rates will move, it is not an exact science. However, if you cannot afford for your mortgage repayments to rise, fixing is the only option for you. Figures from the Council of Mortgage Lenders reveal that at the age of 38 homeowners have the highest amount of debt compared with equity in their property – £147,000, according to its statistics. That ratio continues until they are 46 when equity starts to overtake debt. By the age of 60, equity stands at an average of £150,000 and their outstanding mortgage is £90,000. “To provide some context, those aged over 60 make up 21% of the total UK population, but account for only 9% (around 600,000) of mortgage holders,” says the CML. “But they hold a much larger 14% of the total equity of the mortgage-holding population.” The organisation believes that 60 is now the new 50 and that lenders should tailor their products to an older generation.

SEASONTOBEJOLLY? Interest rates could be set to rise in Brexit gloom, warns Duncan Farmer

T

he news that homeowners remortgaged in lower numbers than at any other time since March suggests, as many commentators believe, that interest rates could fall further and that people have put off big decisions because of uncertainty surrounding Britain’s future outside Europe. Since the interest rate cut in August, there are even lower rates to be had, but because Mark Carney, the governor of the Bank of England, suggested then that another rate reduction was likely before the end of the year many obviously believe that rates will fall further. That now looks unlikely. The doomsday scenario painted by Remainers when Britain voted to leave the EU may not have come to pass immediately, but the collapse in the value of the pound has pushed up the cost of everything from petrol to Marmite. Add to that the reports of business surveys which suggest that companies will not be hiring new staff until they have more certainty about what Brexit will really mean and the picture looks somewhat darker than it did at the end of June. Mr Carney, who has frequently given hints about the direction of interest rates that have proved incorrect, is now more likely to have to raise them in the face of rising inflation. Swap rates, a key indicator of the longer-term cost of borrowing, have also risen, suggesting that the markets believe that the price of mortgages will also rise. Writing in The Times, Philip Aldrick, its economics editor, said: “If Brexit negotiations turn sour and inflation escalates, borrowing costs will rise as investors seek compensation for future inflation.” However, it is not all doom and gloom, says Andy Knee, chief executive of LMS. “Annual repayments have fallen again and mortgage rates are at their lowest-ever level,” he says. “For those homeowners willing to remortgage, there remains plenty of incentive to do so and many could still benefit by remortgaging on to deals with lower interest rates and repayments – 85 per cent of re-mortgagers did exactly that in September. Reducing monthly payments is something that will be important for many as inflation increases and the price of everyday essentials rise.”

Figures from Churchill, the insurance company, suggest that as many one in six victims of burglary move house soon afterwards in spite of the cost of stamp duty, estate agents’ fees and the upheaval. Victims said that the mental health problems they suffered after a break-in were far worse than the loss of valuables or the fear of being injured. Nine out of ten burglars who were questioned said that they would leave premises if they thought the owner would confront them. The advice is either to be brave when someone does break in or simply fit better locks.

hile this time of the year typically sees a seasonal downturn in the number of tenants who are looking to move compared to the popular summer months, our Battersea office has registered 30 per cent more tenants compared to this time last year. Describe your property career to date. I started my property career in 2005. I worked for a very well-known London estate agency in Mayfair. I then had a brief spell in Fulham before joining Knight Frank’s riverside team in 2011. After six years of selling luxury apartments on the river I was given the opportunity to open up the new Battersea and Nine Elms office on Queenstown Road. What do you enjoy most about your job and what have been the highlights? The excitement of dealing with different people from very different backgrounds and cultures means that no day is the same. Our role requires us to adapt quickly to ever-changing markets and people’s needs. The long term relationships we establish are paramount to our reputation in the area. My highlight to date is opening of the new Battersea & Nine Elms office. It looks spectacular! Describe the biggest challenges. The biggest challenge is dealing with our clients’ expectations. The market naturally goes through cycles which impact the price and demand for property. It is up to us as professional advisers to manage and educate clients and buyers alike in terms of their hopes, desires, expectations and opportunities. What advice would you give to anyone considering a career in estate agency? I have witnessed hundreds of new young recruits join the industry only to decide three months down the line that it’s not for them. You have to be resilient, flexible and very determined to succeed. The old saying “knowledge is power” has never been truer than in our industry. If you combine this with hard work, then this can be the most rewarding career. What advice do you have for homebuyers in the current market? Be flexible and let us know what your purpose for selling is. The market at present is a difficult one with lots of uncertainty within the UK and the global markets, both economically and politically. Make sure you are open to good advice. No one knows the market better than the movers and shakers who work in it.

What sets south London apart? South London has many parks and commons, it’s more affordable and so lends itself to families, which creates vibrant communities with infrastructure to support it, from some of the best children’s nurseries to secondary schools and everything in between. And for a weekend away, the transport network allows you to be at the seaside in under an hour! What do you think lies ahead for the south London market? As central and north London become more expensive, south London looks ever more affordable. Major regeneration is providing better amenities, eateries, schools, facilities and transport network. Many residents in Chelsea are now considering Battersea and Wandsworth as genuine alternatives.

Recent highs, recent lows? The opening of our new office has been a recent high – very stressful but incredibly rewarding. We cover all of Battersea and Nine Elms and offers huge potential for internal growth. Recent low – we lost out on agreeing a fantastic apartment in the new Vista building on Queenstown Road. We introduced an excellent buyer via our Shanghai office who offered 98 per cent of the asking price. The seller had other interest from a lesser known agent, decided to go with them and eventually lost both buyers – extremely frustrating for all parties involved.

What is your top location south of the river? Battersea of course! If you were not an estate agent, what career would you choose and why? My mother was a fighter pilot for the Royal Swedish air force and later a commercial pilot. I would definitely have studied to become a pilot. I’m in the process of taking my PPL, so hopefully I’ll be able to fly as a hobby.
