What are you top tips for maximising a property’s kerb appeal?

F

irst impressions count and some houses just have natural kerb appeal. A pretty wisteria-clad Georgian house on a tree-lined road, for example, will always whet the buyer’s appetite, even if it’s a little run-down. Other houses need a little help to spark a buyer’s interest. Simple things like making sure the front garden is neat and well presented, even a few flower and plants in pots will lift the appearance. Make sure the gate, walls or railings are in good condition and the path weeded, and a nicely painted front door with good door furniture will put buyers in a positive frame of mind before they’ve entered the house – it can help sell it too. Stow wheelie bins away from the front door – it’s a real no-no to have to manoeuvre around an overflowing bin. Buyers always look for evidence that the house has been well maintained, and any sign that they will need to spend money may put them off or think they can start knocking down the asking price. Windows look sad when they are dirty, so make sure yours are clean. Likewise rotten window frames with peeling paint are an instant barrier with buyers: all they think of is the expense. If the windows have been replaced, make sure they are appropriate with the design and period of the rest of the house. Lastly, don’t let the house next door ruin the first impression of your own. If the neighbours have rubbish outside, have a quick word and suggest it’s removed. Likewise an untidy neighbouring hedge can be trimmed just as quickly if you’re trimming your own hedge, and it will make all the difference. www.fieldandsons.co.uk

ost-election there was a dramatic flurry of deals in the luxury property market in central London, but in the less frenzied market of South London the result was taken more calmly. Dominic Pasqua, of Knight Frank, Wimbledon Village, says: “Several short-term outcomes are likely. First, a number of transactions that had been put on hold pending the outcome of the vote will proceed as the risk of further property taxation appears to be less of an immediate threat and a wider sense of political uncertainty has reduced. “This ‘unblocking’ of the market is likely to be accompanied by a hardening of expectations on the part of vendors in relation to asking prices. Political risk has faded and some will expect prices to rise as a result. In the short-term, however, the impact on pricing is likely to be less marked than some expect. “The second reason is that the increase in supply is likely to exceed any immediate uptick in demand.” Knight Frank had forecast zero growth in 2015 in prime central London and 3 per cent in prime outer London, figures that will be reassessed as the year progresses. Lucian Cook, head of residential research at Savills, says: “We expect much of the deferred demand from the pre-election period to flow back into the prime market over the remainder of 2015 and 2016, particularly given that the threat of a mansion tax is now removed from the market. “Improvements in the London market are likely to be sufficient to trigger a renewed ripple effect into the markets beyond the capital, as those relocating from London find it easier to sell their existing home and take advantage of the price differentials with the rest of the country.” Robert Bartlett, Group CEO of Chestertons, says: “No one predicted such a clear-cut result, so homeowners and landlords can be forgiven for feeling in the dark as to which way to jump. “A mansion tax on homes worth more than £2 million would have disproportionally penalised Londoners. Now the spectre of political uncertainty has finally lifted and we can all move on. We are predicting the next few months will be very busy indeed. “There are still issues to be addressed in the property sector in London, not least the need to boost housing supply, make the rental market more transparent and unlocking opportunities for regeneration through a joinedup approach to planning and infrastructure delivery.”

ctivity levels, since the election result was announced, have been considerably higher than any in the last eight months. Most notably, the willingness of buyers to offer the asking price on property that previously has struggled to achieve average viewing levels is pleasing for sellers. Some feel so confident that the market is swinging in the direction that favours them, that they have requested advice on whether to increase their guide prices. This can be a dangerous game and will be likely to cause a period of frustrating adjustment, if it becomes too frequent and contagious. Whether prices that have stagnated in the run-up to the election can gain ground overnight is questionable in a market that has also aired on the side of caution and has, not so long ago, been rocked to the core by ‘stamp-duty-land-tax-gate’. I’m not convinced there will be a boom anytime soon. We also have to consider that mansion tax was only for houses over £2m and the stamp duty hike in 2014 has not had time to be properly market tested – the election diverted most of the attention away from it. With the fact that many homeowners delayed selling their houses until after the election, we are likely to see a small increase in the number of houses available. If there is more supply, price growth is more moderate. We expect prices to continue to edge up and our latest research quotes 3 per cent growth this year and 5 per cent a year thereafter until 2019. At the end of the day, it usually comes down to demand and supply.

FELICITY BLAIR ROY BROOKS The Conservative election win brought a sigh of relief to all who feared a mansion tax. Rightmove figures show that in South London, 75 £2m-plus properties were launched onto the market in the four weeks after the election, compared to 100 in the first five months of the year. We’ve seen a sharp upturn in new instructions as confidence has returned across the market, and we have buyers desperate to secure homes for fear of prices running upwards too fast for them. But while the mansion tax saves wealthier homeowners an annual charge, the new stamp duty rules mean that buyers looking above a million are paying a lot more stamp duty than before. Prime central London needs to remain an attractive offer to overseas buyers and as long as prices grow steadily, London can continue to attract the investment it needs without pushing communities further out of town.

STRAWBERRY REVIVAL Glorious Gothic – without the ghosts or gloom. Jenny Knight talks to Felicity Hawtin.

W

ho wouldn’t want to live in a lovely period home – provided it didn’t suffer from wonky heating, eccentric plumbing and the myriad expenses associated with historic houses? Felicity Hawtin has the perfect house for lovers of Strawberry Hill Gothic revival architecture – a gem of a house complete with period details but with everything except the walls brand new. She replaced the windows, panelled doors and skirting boards with new versions exactly matching the originals. The roof tiles were removed, so the roof timbers could be replaced, and the tiles were washed and reused, using a few new replica tiles to fill the gaps. Yet the house is more than a spanking new replica of the original. A basement was dug out to create a family room and the back of the house was extended to create a spectacular kitchen and dining room with glass-panelled French doors opening onto a decked terrace overlooking the private walled 93ft garden. Felicity says: “I retained the Strawberry Hill design and put the Gothic coving back and had new sash windows made to match the old ones. I bought it last year and completely stripped everything out except for the four walls.” The project sounds a nightmare but Felicity is a veteran of house makeovers. She has her own trusted builder and says they share a sense of humour. “I don’t have a horror story. The basement took longer to dig out than I hoped but everything went well. We agreed with the neighbours to only work on Saturday mornings at the weekends and to have only one skip a day and they were fine. We had no complaints. “There was nothing wrong with the house. Most people looked at it and said it was lovely, but I knew it could be made into something even better. I have created a sympathetic new period house that a family with children and dogs can move straight into, but with more space and more light than the original. I made en suites for the bedrooms and kept all the features that make it a distinctive home. “I used neutral colours to keep everything light. I like to use my own judgement. ilmore House at 113 Clapham Common North Side is the former home of John Walter (1739-1812), founder of The Times. A GLC blue plaque here was unveiled in 1977 by Sir Denis Hamilton, then chairman and editor-in-chief of Times Newspapers. The first issue of Walter’s newsheet, the Daily Universal Register, appeared in 1785 and it was renamed The Times three years later. Walter’s son John, born at No 113, went on to establish the newspaper as one of the world’s most influential broadsheets. Dating largely from 1763, Gilmore House is named after Deaconess Isabella Gilmore, William Morris’s sister, who lived here from 1891. It was originally one of a pair known as the Sister Houses – the other was demolished. Currently for sale at Gilmore House is a Grade II listed converted chapel, built for Isabella Gilmore in 1897 by Philip Webb of the Arts and Crafts movement. Stained glass windows are by PreRaphaelite artist and designer Edward Burne-Jones, and busts of Shakespeare and Milton are set into the front bay window. Original fixtures and fittings are now in the V&A Museum. The current owners converted the raised ground floor chapel during 2012 and 2013 to create an artist’s studio with generous and fascinating living space. A magnificent roof lantern bathes the chapel’s double-height reception and studio in natural light. Below the gallery, a hand-made contemporary kitchen has an open plan dining area and is surrounded by wooden panelling. A circular glass staircase leads up to the galleried bedroom suite, supported on steel columns and clad in timber panelling. t was third time lucky for Toby Turnage when he hit upon estate agency as a career. He had abandoned his degree in hospitality management and Spanish, realising the role wasn’t for him, and then spent three enjoyable years sailing for a living, working on racing yachts or delivering yachts. He explains: “After that, I headed for London thinking I should raise the money to own my own boat.” He did work experience at Winkworth in Notting Hill and was offered a job in their Wimbledon office. Then after a brief spell working in recruitment he moved to Douglas & Gordon in Balham for six years and has now joined Knight Frank’s office on Wandsworth Common. And how near is he to buying that yacht? “You can buy a boat from a few thousand up to £20 million, so let’s say I’m nearer to the lower end of the scale,” he jokes. Toby grew up in Lymington on the edge of the New Forest and spent hours messing around in boats. Boats are still a passion, but now recently married to Victoria, who works for a property investment company, and living in Wimbledon Park, he plays tennis, cricket and practises CrossFit, the gruelling fitness, weights, gymnastics and strong man training, in Battersea Park. In the holidays he skies or enjoys kite surfing, windsurfing or yachting. With all that exercise and at 6ft 2in tall, Toby looks stronger and fitter than the average desk-jockey, which is one of the reasons that being an estate agent suits him. “I don’t like being stuck behind a desk all day and I love meeting different people. In the property industry I meet likeminded people who like to work hard and then play hard.” During his time as sales manager for Douglas & Gordon’s Nightingale Lane office, he got to know the nooks and crannies of Wandsworth better than the local postmen. He is bringing this knowledge to his new job with Knight Frank. “It was time for a change. They are a very nice bunch of people at Douglas & Gordon but it is a smaller company and doesn’t offer so much career progression as Knight Frank does. I had the option to stay in this area or move, but I live in South West London and like it here. At weekends Victoria and I might run on Wandsworth Common and stop for a coffee. “In my previous job I was selling homes priced from about £500,000 up to about £1.5 million, but for Knight Frank we start at about £1 million and go up without any ceiling. It will be interesting and more demanding selling higher value stock. People buying and selling homes worth £4 million or £5 million require a higher level of service. “It will be interesting to deal with bigger houses and gardens. I suppose I’m a bit nosey but I like looking round houses and I like meeting different people.”

W

hen Tom Butler took on the mission to launch Sheraton Law’s new property sales office from Clapham Old Town, it was a tough call. Sheraton Law was established and trusted as a lettings service so Tom used that goodwill to penetrate the sales market, while also attracting entirely new clients. He says: “Setting up the sales department from scratch was tough but very exciting. There is a lot of competition in this area. I approached landlords and local developers and tried to be as proactive as possible. I did a mailshot to the whole area, and for a short period we charged only half a per cent commission. “Initially it was frustrating, then the first sales referral from a landlord came after two weeks and the first instruction from our mailshot, to sell a house, came after four or five weeks. In 2011, our first year, it was hard, but by 2013 we were very successful and I’m confident that will continue.” Fortunately during that period of brand building as a selling agent, Tom won a competition run by Rightmove to have a London black cab sprayed in the company’s livery for six months. He says: “It raised market awareness and even now when small children pass the office they always point to

As soon as people step into the office they can see we are small and friendly. A lot of people chose a person they trust and like as their agent.” Tom says that pricing is the most important skill. An overpriced house will linger on the market while an undervalued one loses the client money. “Clients have to trust you to do your best for them. We are on the property portals including Onthemarket and Rightmove.” After taking a degree in history and hospitality, Tom worked in Dublin for a year for the major Irish agent Sherry Fitzgerald. “I lived with a friend and Dublin was great fun. I liked being an agent but they didn’t have a permanent position so I moved to Kennington with Winkworth.” After a spell working for a travel company, he committed himself to life as an estate agent, working for JacksonStops and John D Wood in Weybridge. “We were selling big expensive houses and the market moved more slowly than it did in London, so I was keen to get back to the busier pace and more vibrant life in the capital. When the position came up at Sheraton Law I was keen. “We sell more flats here so there are more fast sales. Mainly I sell property priced between £500,000 and £1 million, but in the last year or so I have started to sell a lot more three and four-bedroom houses for higher prices.”

t was well documented that the London property market experienced subdued activity in the run-up to the election, and political uncertainty affected many buyers at the higher levels. Having said that, the new homes sector in South London remained fairly steady, with many buyers below the £1million mark benefiting from the changes in stamp duty brought in last December. South London has had a good level of new homes instructions continuously coming to the market throughout 2015 so far, with new phases having been released at all price points. The good news is that if deflation continued, the Bank of England would be more likely to cut interest rates than to put them up, so the cost of borrowing would fall in the same way that petrol, clothing and food had also fallen. That said, however, Mark Carney, the Bank’s governor, does not believe deflation is here to stay, and as a result analysts believe a rate rise next year is on the cards.

MORTGAGEHIGH Approvals rise and they look set to keep on growing, reports Duncan Farmer

M

ortgage approvals in Britain rose in April to their highest level since June last year and they look set to keep growing, according to figures from the British Bankers’ Association. Even though the general election in May appeared to have slowed house-buying activity, approvals for house purchase rose to 42,116 from 39,203 six weeks before Britain went to the polls. “There was a significant pre-election jump in mortgage approvals which we would expect to continue in the coming months,” said Richard Woolhouse, chief economist at the BBA. The BBA data are generally a good guide to trends in more comprehensive Bank of England lending, but the BBA figures do not include building societies, which account for almost a third of mortgages. Part of the increase may well have come from better deals coming onto the market. For the first time there is a ten-year fixed rate loan for less than three per cent, and borrowers need only have a 20 per cent deposit. That loan, from Barclays, has a rate of 2.99 per cent, and there is a £999 fee. It is now the only loan priced below 3 per cent after First Direct and Nationwide withdrew their 10-year deals last month, although those loans needed deposits of 35 and 40 per cent. Barclays also topped the charts briefly with a five-year rate of 1.99 per cent, but it was available last month during a two-week window only. This is not uncommon, as lenders look to grab the headlines with low rates and borrowers must act fast to get a slice of the money. The Co-operative Bank has also been active in the cut-throat, cut-rate lending market, with a two-year fix at just 1.09 per cent, but it carries a high fee – £1499 – that actually makes it more expensive in the long term than similar deals. Tesco Bank, for example, has a two-year rate at 1.89 per cent but a fee of just £195 and so it is cheaper over the term. With no end in sight to the record low Bank of England base rate, the cost of borrowing is unlikely to rise for some time, and lenders will continue to offer and withdraw good deals to buyers who are in a position to make a quick decision. Because of the variables in terms of fees – and some lenders offer other incentives such as free legal costs and valuations – it is worth taking a little time to do the sums and work out which mortgage really is the best.

Homeowners looking to remortgage and find a cheaper deal are also using the exercise to take a little bit of equity out of their home, according to the Mortgage Search Tracker from Mortgage Advice Bureau. Its research found that the typical customer looking to remortgage had a home worth £248,191 – up 7.9 per cent on last year, a rise roughly in line with annual house price inflation – giving people an extra £18,091 of property equity. Over the same period, the average remortgage rose from £119,954 to £129,023, keeping the same loan-to-value of 52 per cent, but on average taking out the difference, just over £9000, for themselves.
