Will rising rents ease landlords’ fears over tax increases?

A

Although the recent changes to Buy to Let stamp duty and the reduction of mortgage interest relief announced in the last two budgets are being talked about as a tax on landlords, they’re actually likely to end up being a tax on tenants. One of the key principles of Buy to Let success is owning a property where the rent covers all the costs, with some profit on top. Part of working harder at making a profit will be to start to put up rents. Sensible gearing combined with natural property price growth means property can still deliver a very healthy return over time. Even though it may cost a little more at the start and some tax relief will be lost along the way, rental properties that are priced, managed and maintained well, should still be able to reap good rewards by the end of their investment term.

Thinking of selling up and moving on? Then ensure your garden looks more like an entrant for the Chelsea Flower Show and less like a muddy wasteland, says Jenny Knight

pring and summer are ideal times to sell when the sun lights up rooms and nature perks up gardens. Sam Sproston, from Knight Frank Wandsworth, says: “You get a premium for houses which have unusually large gardens for the area. In Melody Road, one side has longer west-facing gardens and we see they sell more quickly than the other side of the road with the smaller gardens. “When you are looking at the more expensive homes buyers want big gardens. We have a handsome eight-bedroom detached, double-fronted house in Westover Road with a 100 foot long double-width garden.The size of the garden is definitely an attraction. “A lovely, inviting garden with some foliage and colour is a big selling point.” His tip is to turn smaller gardens into tidy patio areas. He points out that he has never had a buyer call and specifically ask for a swimming pool, while families with young children tend to fill in ponds. Caroline Bell, of Savills, Putney, says: “No doubt, at this time of year, how the garden looks becomes more important. The most popular gardens are those that are facing south or west, but in Putney because the houses and gardens are often bigger the way the garden faces is not so important. “With buyers the bigger the garden the better, unless they are among the small number who hate gardening. With family homes easy maintenance is helpful and although I hate astro turf, it can be suitable for people with children because they can play out and not make a mess. “Sellers should be objective. Look at the garden and if the bushes are overgrown and the dog has ruined the lawn get someone in to cut back the bushes to make the garden look bigger. It’s worth investing in getting someone in for a day to tidy up and stick in some colourful plants to liven the whole thing up. “Buyers can get the impression that if the garden looks as if no one has bothered with it, then the house might be poorly maintained too.” Caroline also thinks that simplicity is best, saying that hot tubs or elaborate garden sheds tend not to be popular. “Make sure fencing is in good order. I’ve just told a client that it is really worth replacing the tatty fencing because a wellmaintained garden creates such a good impression.”

Two major uncertainties have unsettled ‘Estate Agency land’ this year. Marc Wiehe director at Winkworth, Streatham surveys an unpredictable market

016 so far has been a year of dramatic contrasts. The first quarter was characterised by frenetic buying activity as investors rushed to beat the stamp duty deadline of 1st of April. For a brief moment, those of us in Estate Agency land briefly witnessed the return of sealed bids as purchasers competed with each other to secure rental-friendly properties to add to their portfolios. A natural side effect of this was that the first time buyers were sidelined as they could not compete against largely cash or cash rich buyers. Many solicitors burnt the midnight oil in a rush to beat the deadline and while many deals were done, sadly many transactions were unable to be concluded in time, given that the Chancellor’s announcement was only made in November of last year, giving the market a very narrow window. Since April, attention has switched to Brexit matters and the higher end of the property market is suffering from a crisis of confidence as a result. As the market in London is sentiment driven as much as it is needs based, uncertainty over the EU question and its effects is bound to be paralysing. Buyers need confidence and despite the continued record low lending rates, they need to feel secure about their purchases in order to make offers. This is the second spring in a row where a lack of confidence has affected the market place. In the lead up to last year’s general election the market slowed noticeably and then rebounded after the result. This year, in our traditional prime selling market, the lead up to decision day (June the 23rd ) is more significant as no one knows what is predicted to happen and, either way, how the result will affect the UK. On the positive, side the sun is shining and Streatham is beginning to come out of her chrysalis hopefully to emerge as a beautiful butterfly....failing that, that it is at last becoming a sought-after neighbourhood in its own right!

RAREPORTFOLIO A rare south-west London residential portfolio has come to the market with Cluttons. The private vendor has appointed Cluttons to sell the portfolio of 10 properties, an opportunity that the agent says has been very rare in the London market for a decade. The properties are based in East Sheen, Richmond and Wimbledon, all highly desirable locations. They include eight freehold properties with six being terraced houses while two are configured into apartments. Each property is in need of major refurbishment. There are three regulated tenancies within the portfolio, six on Assured Shorthold Tenancies, and one is vacant. SPEEDHIKE Claire Sexstone, the senior lettings negotiator at Warren Estates Agents, The Putney Agent, plans to raise £7,500 in a mountain speed hike. The intrepid group of Claire, her husband Paul and some close friends are taking on the Tour De Mont Blanc. The hike usually takes 10 days but the group plans to hike 168km in just six days, meaning they will have completed four marathons at high altitude and climbed a total of 9,350 metres over the six days. The charity Streets of London funds specialist support and raises awareness of the homeless in London. The speed hike will be led by a very experienced mountaineer and is organised by Chamonix Hard Cross. Claire has only just been able to start training after fracturing her foot in February. She says she is a little daunted but determined and excited to be taking part. GEORGIAN APPEAL Georgian houses have an enduring appeal, which is why lots of developers go in for the mock Georgian look, often marred by unsuitable carriage lamps or mullioned windows

T

he real thing has a simplicity and charm that needs no dressing up and south London is blessed with more than its fair share of Georgian gems. In fact three quarters of us prefer Georgian – 1714 to 1830 – when describing our ideal home. There was a time when London’s Georgian houses were being demolished but thankfully their attractions are now acknowledged and agents have seen their value soar. Town houses in Stockwell, Kennington and Camberwell are attracting architectural connoisseurs as well as those looking for a comfortable family home. homes in Stockwell and Kennington are leading to a demographic change in the area. “People selling their two bedroom flats in Chelsea used to move to Fulham for a family house, but now they see the good value in moving to a lovely Georgian house in Stockwell. n advance of this year’s Chelsea Flower Show (24-28 May) the RHS has announced some plant trends and stand-out themes at the world’s most famous gardening event. The exotic peony, a design favourite, is set to be star of the show and roses will feature prominently alongside other popular flowers – alliums, achillea, foxgloves, irises, lavender and geum. Pastels predominate as a colour. Look out for David Austin Roses’ new peach-coloured English shrub rose, ‘Roald Dahl’ (above), which marks 100 years since the storyteller’s birth and acknowledges Roald’s ‘James and the Giant Peach’. The new royal baby is celebrated with the ‘Princess Charlotte’ chrysanthemum. Box hedging features in eight gardens but many clipped alternatives, such as yew and bay are also used. There is generally a healthy amount of green in many of the gardens, some with rich plantings of the forgotten ferns. Others have turned to Bracken and Horsetail, and even weeds such as wild garlic, to add beauty to a garden. Everyone good gardener knows a weed is just a plant in the wrong place! The show has even more of a theatrical feel than usual. At first glance, the ‘Harrods Eccentric British Garden’ designed by horticultural showman, Diarmuid Gavin is a gentle garden of terraces and topiary until it suddenly puts on a performance with mechanical buzzings and whirrings, a tower that erects, box balls that bob up and down and conical bay trees that begin to twirl. Leading designer Peter Eustance has created an Artisan garden for disability charity Papworth Trust which becomes a musical instrument. A water marimba – a giant set of musical bars – generates an acoustic pulse, while soft planting creates a diaphanous, dancing screen that will sway to the music. GLORIOUSAGAIN An elegant villa in the Telford Park conservation area that had been chopped up into two flats, has been restored to its former glory as one fantastic family home, explains Jenny Knight

P

atrick and Laura Butler-Madden bought the house as both a project and as the home they planned to live in for the next five to 10 years. Laura is an interior designer and property developer who blogs as Laura Butler-Madden, sharing her tips for creating the house beautiful. She says: “We bought the house when it was divided into two flats. It wasn’t awful but it was tired. These houses are special and it was sad to see it chopped up into flats. We rewired and re-plumbed and fortunately most of the lovely features, like the proportions of the hall, were still there, although in places we had to replace cornicing. “The metal fireplace in the front drawing room was disguised under layers of paint.” It took about eight months before the Butler-Maddens could move into the house that had been restored to its original form with four bedrooms on the top two floors and a front reception room and a kitchen/dining room downstairs. The master bedroom now has an en suite bathroom and there are two other family bathrooms. Laura says: “Previously we lived in while renovating but all the dust and mess is hideous. The most irritating bit of renovating this house was changing two into one, for example getting the electricity board to remove all the meters.“ The rooms were reconfigured so they were exactly the size and shape of the original house, except for adding an extension at the back to make a larger kitchen. A decked area was added to the redesigned, 61ft garden. Laura says: “I love period property and putting features back. I don’t like the term property developer because it suggests doing things the quickest and cheapest way. I look at a house and what it deserves. This is the most beautiful house and we planned to stay, but instead we are moving to Dorset where I grew up. “ Laura’s design tips include using neutral shades for the walls of most rooms and introducing colour with pictures and accessories. “That way you keep everything light and bright and you can make changes and update things in an easy and affordable way.” One of the special architectural details of homes in Kirkstall Road are the balconies opening out from the third floor bedroom. opefully you have already benefitted from the historically low Base Rate and mortgage rates that have been around for a number of years now. However, you could be making further savings, in terms of time and interest, by utilising any disposable income by making overpayments. For example, if you have a repayment mortgage of £250k over a 25 year term at 4 per cent, by overpaying £250 per month could cut your mortgage term up to six years and saved over £50k in overall interest costs. Most products allow overpayment of at least 10 per cent per annum, some more but it is worth checking your mortgage offer because if you exceed any permitted allowance, the lender may charge a penalty fee. There are some circumstances whereby any disposable income could be better spent (creating a rainy day pot or repaying other debts) but overpayments are definitely something to ponder while mortgage rates are so low.

ews from Nationwide that house price rose more slowly in March – the last month for which figures are available – may not suggest that property values are about to enter a downward spiral as some commentators have suggested. The figures also show that there were 11 per cent more sales than the last peak, in January 2007. Robert Gardner, the building society’s chief economist, said: “While UK house prices edged up 0.2 per cent during the month of April, the annual rate of house price growth moderated to 4.9 per cent from 5.7 per cent in March. Fluctuating exchange rates present particular difficulties for borrowers who choose a foreign currency mortgage – and lenders, too, explains Duncan Farmer

here are almost a million continental Europeans living in London, many of whom are in well-paid City jobs, such as law and finance, often posted on short-term contracts although many end up staying for years. The growing number of schools for foreign children, such as the Lycee Charles de Gaulle in South Kensington, which is one of at least 24 French schools in the capital, are testament to the long term nature of their stay. While many rent, others choose to buy, but when they apply for a mortgage should they borrow in the currency in which they are paid (if it is sterling) or opt for their home currency, such as euros or Swiss francs? The dilemma is the same for British expats working abroad who want to buy a home either over there or back home. It is a difficult decision because any fluctuation in exchange rates could have a big impact on the size of the outstanding debt and on monthly repayments. Changes to the Mortgage Credit Directive may help them with their decision. If you live in Northern Ireland, for example, but work for a company across the border in the South, you will be paid in euros and are now seen as requiring a foreign currency mortgage. Even if you only have shares in a company overseas that you are hoping to cash in to pay off some of your mortgage, particularly an interest-only one, this will still be classed as a foreign currency mortgage. The rules have been brought in apparently to protect both borrower and lender. If the exchange rate between the two currencies that relate to you, moves by more than 20 per cent either way, you could now have the right to move your mortgage to an alternative currency, such as the one relevant to where your property is, especially if you can prove that the new rates mean that your payments are no longer affordable. One side effect of this is that due to the amount of monitoring of exchange rates these mortgages require, many lenders have withdrawn from the foreign income market. Another reason that lenders could be put off is because, due to your ability to now switch currencies should the exchange rates move too far, the currency risk now sits with them and not you. However, there are still many lenders that are continuing to offer mortgages to foreign currency earners, so it is important to speak to a professional mortgage adviser regarding this change and foreign currency mortgages, particularly if you work in a different country to the one in which you live.

CRANBROOK GOUDHURST With the distinctive white weatherboards on many of the houses and the medieval layout of its streets and alleys, Goudhurst has maintained its wonderful history, while growing into a bustling village in the heart of the Kentish Weald. Close proximity to the A21 and Tunbridge Wells means Goudhurst is a popular choice for London buyers, who don’t feel too isolated when making that initial move out of the capital. ranbrook is a handsome and historic market town, characterised by its weather-boarded and oak-framed buildings in the classic Kentish vernacular. The renowned Cranbrook School is an important focus of life here, and is the major draw for buyers moving to the area. As you would expect, family houses are the main attraction in Cranbrook’s property profile. The town itself has a variety of houses; in the surrounding villages the choice of styles ranges from half-timbered hall houses and handsome Georgian farmhouses to Victorian villas and contemporary homes. Tell us how you joined the property industry and briefly describe your career history to date. I studied Real Estate Management at Oxford Brookes University in 2009 and since graduating I have been working for Winkworth in the Kennington Office. I started off as a negotiator and I was appointed Sales Manager at the end of 2013, which is the position I still hold. What do you enjoy most about working in this market, and what have been your highlights so far? Because the majority of our buyers are owner occupiers it is nice to deal with buyers who are looking for a home, rather than buyers who are investors who just look at figures. Because the area is relatively good value, considering its proximity to Central London, we do a lot of transactions, which is clearly enjoyable! The biggest highlight for me is having a satisfied buyer and vendor; that means a huge amount to us. Describe the biggest challenges you face on a day-to-day basis. I would have to say the biggest challenge we face day-to-day is trying to manage vendors’ expectations in a changing market. I take a very honest approach and would prefer to risk losing an instruction knowing that I have given my honest opinion. What advice would you give to anyone considering a career in estate agency? You must be prepared to work hard and put in the hours. Understanding the requirements of your buyers is very important; it will allow you build a rapport and trust with those buyers. You can’t be afraid of picking up the phone and making calls. How difficult is the current market for homebuyers, and what advice do you give them? I wouldn’t say it is particularly difficult at the moment, however it is very important to make sure you have all

your finances in place before you start looking. Once you have an offer accepted you need to be ready to go.

A UNIQUE PERSPECT RENTING AND

In your view, how does the South London market differ from other areas of London? I think we are very lucky as the majority of our buyers are owner occupiers and therefore they buy because they need to buy. This means we are less likely to be affected by external issues, which may affect other parts of the London market. What are your predictions for the sales market in South London for the next few years? I think that we will continue to see a stable market for the rest of the year and then from Q2 2017 we will start to see rises in capital growth. Beyond that; your guess is as good as mine.

If you were Prime Minister for the day, what would you change or what new measures would you introduce? I would bring in another stamp duty relief for firsttime buyers. It is hard enough for first-time buyers to get on the property market as it is. A stamp duty relief for a short period would not only increase transactions, but also make it easier for them to get on the ladder. Where, in your view, is the best place to live south of the river and why? It has to be Kennington. Its proximity to Central London is fantastic, but you also get the sense of a community and a ‘café culture’. There is so much going for it and people who don’t know it are pleasantly surprised when they visit.

If you were not an estate agent, what career would you choose and why? I would have to do something sales related because that is my forte. I have always liked the idea of selling people luxury holidays – so maybe that.
