Although you may be the most welcoming vendors and even if you are baking bread and making coffee, buyers are still going to find it awkward. Vendors also tend to over-sell their house, which is not helpful. Leave viewings to your trusted agent as we know what we are doing.

Untidy tenants. This can make viewings very difficult, but I realise that most vendors don’t want to give up their monthly rental income. I would suggest vendors pay for a cleaner to come around to the property on a weekly basis.

Cluttered rooms. This really puts buyers off, as they want to see the property in its best light. It doesn’t take much effort to clear out rooms that are cluttered and it is definitely worth doing.

Overgrown or bland outside spaces. Whether you are buying a house or a flat, outside space is a huge selling point. Make sure your garden is not overgrown and make a feature of it. It is simple to get instant impact plants from your local garden centre. Likewise, with a roof terrace or balcony; make it look attractive and appealing.

Poor maintenance of building exteriors. First impressions are everything, so make sure the front of the building is looking its best. You will be amazed at the difference a newly painted front door makes to the property’s appearance.

hile Savills’ south west London offices have helped to raise £65,000 for the Royal Trinity Hospice.The offices have supported the Royal Trinity Hospice in Clapham for over 20 years and at this year’s annual garden party alone raised over £65,000. The event is held in the grounds of the hospice next to Clapham Common, with drinks and canapés on the lawn and a live band. This year guests were also given a touching insight into the importance of the work that the hospice does thanks to a speech by the wife of a man who had been cared for by the charity during his last days. There was also an auction. Highlights included an eight-course dinner cooked in your home by a professional chef, which raised nearly £5,000 alone. Throughout the evening Savills agents organised games to raise extra money. Robin Chatwin, head of south west London residential, says: “Having worked with the Royal Trinity Hospice since the mid-90s we have seen how invaluable
their work is to the local community. The care they offer to allow individuals to live their final days with dignity is incredibly important, but also the work they do with patients’ loved ones is just as essential. Through our time spent at the hospice it is clear that it is a reassuring and comforting place for families to spend time during very difficult periods of their lives. We are delighted to have been able to support the hospice for so many years and hope to continue to do so for many more to come.”

WORD ON THE STREET WEWERERIGHT Lucian Cook, head of residential research at Savills says: “Our published forecasts in November 2016 anticipated prime London values would fluctuate in 2017 but end broadly flat across the year. As negotiations to leave the EU progress, we expect sentiment over the next couple of years to continue to ebb and flow, meaning there is little chance of upward pressure on house prices. By 2019, however, once the economy begins to improve, we expect stronger levels of price growth. Over the next five years we are predicting that house price growth in prime London will sit at 15 per cent.”

POA – is it more likely to deter or entice buyers? MATTHEW SMITH KNIGHT FRANK In my experience, Price On Application is only used when the either the agents, or the seller, or both, are not entirely comfortable with the price. In the digital age, it’s likely the property will appear on a web portal and will be placed in between two other properties of a clearly stated value, it will not be hard to deduce the price. Having said that, we will still often receive enquires about a property advertised as POA from people who haven’t made the deduction and they are usually shocked to find it well above budget. I prefer a clear asking price.
ROBIN CHATWIN SAVILLS Generally, when a property is advertised as ‘price on application’ it tends not to generate as much interest as those with a public price tag. The majority of buyers today start their property search online and are looking to access all the information they need quickly and in one place; having to find out separately if they can afford a property tends to be a bit of a turn-off. Rightly or not, the term also seems to suggest to buyers that the property is out of their price range, having long been associated with sales of the most high-end homes.

BETTER INBARNES The horrors of a house renovation have destroyed many a relationship, but for architect Lee Mainwaring and girlfriend Jennifer Hunt, who also trained as an architect, the fraught process brought them closer together
L
ee says: “The builders walked off the job leaving the house half demolished, with the electrics and plumbing taken out, the walls down and everything left in a pile in the garden. “It was stressful because we were living with my parents and both spending two and a half to three hours a day commuting into work in central London, but all the problems pulled us closer and a couple of weeks ago we got married.” Thankfully one of the builder’s team eventually took on the project again and finished the major work leaving the couple of sort out the kitchen, painting and finishing touches. The story began when the Mainwarings explored the Little Chelsea area of Barnes, thinking wistfully that with even tiny terraced houses costing a million or more the area was beyond their budget. Then they spotted what was effectively the back half of an end terrace house that had been used by a small business and had already been sectioned off from the front part of the house. “It had a tatty conservatory running around the building
and inside it was divided into lots of small rooms, some with no natural light. We saw it as an opportunity to have some fun and turn it into something really wonderful.” They bought the property at what was a bargain price – for upmarket Barnes – and used their architectural skills to work out how to turn it into a light-filled and harmonious home. Under permitted development rights they were allowed to move the walls out to the existing boundaries of the conservatory, into what had been the side extension. They also put in stylish new windows and converted the downstairs to one big entertaining space with a kitchen/ dining room and seating area of around 50 square metres. Upstairs they created two bedrooms and a bathroom. Moving the walls out had left only a small courtyard garden but they cleverly made this part of the house, bringing the outside inside by using he same polished concrete flooring that covers the downstairs of the house and by installing bi-fold doors. To keep costs down they bought the kitchen units on line, using a carpenter on a day rate to install them. Lee explains: “You only need to spend money on

surfaces that you will see or touch. So we topped our kitchen island with white Corian, which is expensive. The polished concrete flooring was also expensive. Nine men turned up at 7.30am and stayed until 9.30pm. They poured the concrete on the floor and then kept testing it until it had nearly gone off. Then they got down on their knees with kneepads and polished it, working really fast. We love it.” The main advantage of the floor – apart from its beauty – is that it is hard to mark or damage. Because of the meticulous planning and extensive cupboard spaces the house looks much larger than it is. One of its lovely features is a folded oak stairway which makes a sculptural shape against the white walls. Now the couple have decided it is time to have more fun with another major project. he average fixed mortgage arrangement fee is now at its highest point since August 2013, according to Moneyfacts. But it is sometimes worth paying a higher fee to get a rock-bottom mortgage rate, depending on your particular mortgage. Borrowers must remember that there is more to a mortgage than the rate of interest. The total cost – rate plus all fees – must be calculated so that you can compare mortgages on a like-for-like basis. Better still, ask an independent whole-of-market mortgage broker for assistance in finding the right mortgage for your circumstances. Generally speaking, lenders offering rock-bottom rates may charge a higher fee in order to make the pricing commercially viable. However, that doesn’t mean you should always avoid high fees because you may get a very cheap rate. Whether it is worth paying the high fee in order to get the cheap rate or not will depend on the size of your mortgage. As a general rule, the bigger the mortgage, the less important the fee and the more important the rate. Remember you can always add the fee onto the mortgage if you don’t have the cash to pay upfront but you will pay more in the long run because you will be charged interest on top.

he rules on mortgage affordability are about to get even tighter as the Bank of England moves to ensure that lenders do not get over-excited in this era of continued low interest rates and ignore the probability of sudden interest-rate rises. From September applicants will have to prove that they can afford an interest-rate rise of as much as three percentage points. But that figure will not necessarily be on the fixed or discounted rate loan they are applying for but will be based on the standard variable rate. Ray Boulger of John Charcol, the broker, says that could be based on an SVR of 5.5 per cent, meaning applicants would have to prove they could a rate of 8.5 per cent, which is exceptionally high, especially when you bear in mind that a five-year fixed-rate loan could be had today from Leeds Building Society at a rate of 2.8 per cent for borrowers with only a 10 per cent deposit – HSBC has a rate of 1.9 per cent for borrowers with 40 per cent to put down.

T
is their day-to-day business – and a highly profitable one? In his annual report, Joe Garner, the chief executive of Nationwide, the biggest mutual lender, said that “our business is underpinned by a social purpose, and we are determined to use our success to deliver long-term value to members and communities”. Sadly, it seems, through no fault of Mr Garner’s, that social purpose does not extend to the community of North Kensington. When asked whether Nationwide, which made a pre-tax surplus of more than £1 billion last year, would relax its lending criteria to enable survivors of the fire to buy a home of their own, a spokeswoman said that the Financial Conduct Authority’s rules on affordability would not allow it. Since the fire, however, legal immunity has been given to profiteers who had sublet their housing association homes in Grenfell Tower and to residents who were in this country illegally. If those relatively serious regulations can be lifted in such appalling exceptional circumstances, you might think that the rules on income, credit history and deposit could be bent to help those who lost everything in the biggest fire in this country in living memory. A spokesman for the Financial Conduct Authority said not.
he horrific events in Manchester, London Bridge, Finsbury Park and at Grenfell Tower brought out the best, not only in ordinary members of the public who rushed to the aid of those in need and gave of their time and opened their homes to those in need, but also in businesses who thought nothing of profit to help victims and survivors. Mobile phone companies handed out handsets to victims of Grenfell Tower and one insurance company that I know of paid out tens of thousands of pounds to traders at Borough Market to compensate them for lost stock, wages and rent when the market was forced to close, even though their policies did not cover terrorist acts. A motorist whose car was parked within the exclusion zone at Manchester Arena and who faced being without it for several days was given a replacement by her insurer, even though, again, her policy did not cover such an eventuality. For the survivors of Grenfell Tower, the focus is now on where they will live, and the efforts of Kensington and Chelsea to re-house them have come under close scrutiny. But what of the mortgage industry, for which providing people with places to live

ext year will be the tenth anniversary of the demise of Northern Rock and Bradford & Bingley, many of whose assets and liabilities were swallowed by UKAR, the Government’s so-called bad bank. But it seems that its liabilities were not that bad after all. According to Sky News “at the time UKAR was created, more than 25,000 of Northern Rock’s customers and more than 14,000 of Bradford & Bingley’s customers were in arrears with their mortgage repayments. Those figures are now down to just over 4,600 in total”. At the time the two lenders were propped up by the Government to the tune of £49 billion – to date, almost half that has been repaid to the Treasury.

I grew up in Elm Park Gardens, Chelsea. It was a lovely ground floor flat in a purpose-built block with enormous communal gardens. I certainly couldn’t afford to live there now!
Favourite open space in London?
I love the Wetlands Centre in Barnes for its tranquillity and Bishops Park in Fulham for its range of kids’ facilities. I also enjoy walking west along the river from my flat in Battersea; you can walk as far as Teddington and beyond without leaving the footpath.
What do you consider your greatest achievement?
Bringing up my son who has turned out to be an amazing little guy.
Tell us something that would surprise us about you. Before I became an estate agent I was a West End bouncer.
Aside from property what’s your most expensive purchase?
A tiny flat in Bournemouth which I bought about three years ago. It cost me £114k. You’d struggle to get a garage for that in parts of London!
Favourite book, film or album now?
I’ll devour any grizzly thriller by James Patterson in about an hour. I don’t have a favourite film but again, if it’s a thriller I’m usually happy. Music-wise, Michael Jackson’s ‘Thriller’ album will always be somewhere at the top of my list. I see a pattern developing here...
What did you want to be when you were growing up? I was like most other girls my age, wanting to be an actress or ballerina, although I went through a stage of wanting to be He-Man.
What three things would you take to a desert Island? My family (is that cheating?), a boat and a case of red wine.
Who would you like to be stuck in a lift with?
As I’m claustrophobic, it would need to be someone who could really take my mind off things. I’ll go with Jason Momoa.
What is your most treasured possession?
As my child is not a possession, I’ll be soppy and say that my most treasured thing is the collection of photos I have of him.
What is at the top of your bucket list?
I’d like to sail around the world. If I start saving for a yacht now, I should set sail in the year 3024.
What is your guiltiest pleasure?
I am mildly obsessed with Love Island and if I were 20 years younger, I’d be applying to join the villa.

I started out working for an estate agency in Mayfair and gained five years’ experience working in the central London property market. I was then based in Putney for a year before joining the busy Marsh & Parsons Balham office as Sales Manager. I’ve now been with the company for over seven years and recently gained a Masters in Investment Property & Surveying. What do you enjoy most about your job and what have been the highlights? The highlights are working with a fantastic team and meeting such an array of different characters throughout my career. I love the fact that no two days are the same. Finding people their dream home, and helping people to move to the next stage of their life is very rewarding. Describe the biggest challenges. Due to the English conveyancing system, in which either party can withdraw from a sale at any time before exchange, there can often be last minute frustrations for all those involved. The most challenging aspect of the job is having to tell our clients that they are back to square one.
What advice would you give to anyone considering a career in estate agency? Remember that estate agency is far more about people than property. What advice do you have for homebuyers in the current market? Don’t be afraid to make offers on properties – I believe now is a good time to buy as mortgage rates are low and the competition we saw previously in the spring market has subsided. What sets south London apart? I grew up north of the River and I much prefer south London – there is much more greenery with all the parks and commons, the schools are fantastic and there is a great sense of community. What do you think lies ahead for the south London market? The south London property market is quite resilient to the changing world around it, and I have seen very little change in spite of the potential challenges we’ve seen in recent years. Because of this, I think prices will stay stable for the rest of the year.
Recent highs, recent lows? The uncertainty caused by the outcome of the election was a low point this year. However, despite this, we have had one of our most successful trading periods for some time. What is your top location south of the river? Clapham South and Balham because of the cafés, parks, schools, the community and the seriously good transport links. If you were not an estate agent, what career would you choose and why? I love dogs, so anything to do with them! Anything that allows me to spend my day outdoors, exploring my favourite open spaces.
