“ It was not an easy choice to place my property with Knight Frank as other Estate Agents had actually recommended a higher sale price, but I am happy that I chose Knight Frank as I could not have wished for better support and guidance. Working with the Hyde Park team was a great pleasure.” SH
“ I would like to thank you and your colleagues for a very professional job in selling my property. You made it look so easy. Selling a property is always difficult but selling it in less than 24 hours for a record price for this area is quite something. If in the future I decide to buy a property in London, your company will be first on my list.” Mr D

“ I have had various property dealings with Knight Frank over the years and so I know the staff there, I interviewed 2 or 3 agents for this sale and Knight Frank came across very well. They were very efficient, very professional – the whole process ran smoothly and I have no complaints. They were very aware of what my requests were, and they were very fair to both myself and the buyer. I would definitely recommend Knight Frank– and I will use you again myself, without hesitation.” Mrs S

LONDON PROPERTY
REVIEW
Market view Things might look bleak to us, but outsiders love London, says property-finder Robert Bailey I went on holiday last month and I have to say it did me the world of good. In years past, I didn’t think I could get away. I felt like I could never go on vacation, as I needed to be there for my clients. Before long though, I burnt out. I soon realised that a holiday was not only good for me, but for my clients too, as I returned refreshed and enthusiastic. This year, however, I’ve returned even more buoyant than usual. On my travels I went to Spain and Greece. The fact that these two countries are suffering financial problems was just a coincidence, but it proved useful from a business perspective. As soon as anyone learned that I worked as a buying agent in central London, they were desperate to speak to me. They know that if Greece returns to the drachma, or Spain to the peseta, their assets will halve. Understandably, they’re keen to invest in London property, which is not only an appreciating resource, but they also know they’re investing in a stable currency. What surprised me most of all was that many of these investors aren’t simply looking to invest in a buy-to-let portfolio. Instead, many are considering setting up or moving their businesses to London. The capital is seen as a good place to do business, with links to the EU and the US – but safely outside both. Many also emphasised how incorruptible British business is, something I often take for granted. Without a doubt, I think we’re going to see a lot more foreign investment in London and the UK on the whole. I also came away with a new appreciation for my home city. Seeing it through foreigners’ eyes, it became obvious how much I take for granted. They told tales of when looking slightly lost, complete strangers offered directions. Everyone commented on how polite the British are, but more than anything, they emphasised how open to business London is. It is easy to complain about the nuisances we all experience living in this city, but traffic and weather grievances aside, it really is one of the world’s greatest places to live. Every day we read scary headlines about the dire state of our economy and social problems, but our problems pale in comparison to what is happening on some parts of the continent. We’re not part of the eurozone, and while our economy may not be booming, I have yet to meet anyone who does not think we’ll pull through. Others are seeing our positivity and want to be a part of it. www.robertbaileyproperty.com • 020 7352 0899
Prices up, prices down Cheryl Markosky brings you the latest word on the streets London’s prime residential values rose by an average of 0.9 per cent in the second quarter this year, and annual growth slowed to 6 per cent, as some of the heat came out of the market in the summer. According to Savills Research, growth in prime central London slowed to only 0.4 per cent, but this figure can be misleading, hiding a divergence between various areas. Prices in Chelsea, Mayfair, Belgravia and Knightsbridge rose by over 1 per cent, while those in Marylebone, Notting Hill, Kensington and Holland Park fell marginally. “This reflects how different parts of the market have reacted to key market drivers,” explains Yolande Barnes, Savills director of research. “Overseas buyers remained committed to the very best central locations, accounting for 58 per cent of buyers in the first half of 2012. Here, buyers looking for safe haven investments have underpinned demand. “By contrast, there’s been a general lack of urgency among other buyers, because of uncertainty over both the global economic outlook and the effect of stamp duty and associated tax changes introduced in the budget. In higher price bands the effect of this increased tax burden has had less of an effect.” There were more than 100 sales of £5 million-plus residential properties in the three months to the end of June 2012, the total value exceeding £1 billion in a quarter, for only the fourth time over the past five years. Though limited in supply, sales of new-build property tailored towards the needs of high-net-worth overseas buyers have been particularly
strong. They accounted for 15 per cent of these £5 million-plus sales. International demand is less of a market driver in other prime locations and this has resulted in a slower, but less volatile recovery to date. Price growth in prime south-west London overtook central London in the second quarter. Nonetheless, it slowed to 0.9 per cent in response to the general uncertainty in the UK economy, and specifically the banking industry, given the extent to which demand is driven. Barnes adds that it’s three years since the markets bottomed out and we’ve seen a period of intense activity and price growth, meaning prices are higher than their 2007 peak across all of the prime London markets and 21 per cent above peak in central London. That leaves less capacity for further price growth in the short term. Stamp duty changes on homes over £2 million means buyers are finding it more difficult to structure transactions in a way that protects their wider tax position. Additionally, the currency play that acted as a catalyst for price growth has been eroded. However, longer-term fundamentals for central London look sound, with Savills expecting that after the market plateaus for a period, five-year growth is forecast at around 23 per cent. The lull in price growth in central London is likely to affect other prime markets, however, and contribute to weaker buyer sentiment flowing from the wider economic outlook. This indicates a similar period of static prices, though a lack of new build supply in Canary Wharf may allow that submarket to close the gap on its counterparts.

REVIEW Great value in Fulham Despite a slowdown in some parts of the capital, Fulham is still regarded as a fine spot to set up shop. Emma Hanks of Douglas & Gordon’s Fulham office says the area remains a desirable place to live, with demand mainly for houses in the £750,000 to £1 million range and quality flats around £500,000. “International buyers continue to push up prices for properties in prime parts of London, enticing a number of buyers in South Kensington and Chelsea to sell up and cash in on the high prices being achieved. Then they relocate to nearby Fulham, which offers relatively greater value. Prices have already increased in Fulham by 8 to 10 per cent this year so far, and we’re expecting this to rise up to 3 per cent, as demand for property in the area continues to rise,” says Hanks. The most popular properties among families are the sizable houses located on the Peterborough Estate, she points out, “particularly on the prime roads off Parsons Green and the more affordable Victorian terraced houses in a sector dubbed The Villes – made up of Rosaville, Marville and Parkville Roads. The streets off Munster Village and either side of the Fulham Road are also popular with families and first-time buyers. There are still active buyers but due to the lack of stock during the summer months it’s been relatively quiet.”
Post Olympic pick-up While the Queen’s Jubilee and Olympics thrilled the nation, this nationalistic love of Britain didn’t necessarily transfer itself into higher sales for estate agencies. But after a far healthier looking first half of the year compared to 2011, agents are hoping there will be more enthusiasm to move after all our celebrations. In the first six months of the year, Townends estate agents reported a 29 per cent rise in applicant numbers, with new instructions static and sales completed up by 20 per cent. Douglas Sleaper, Townends group sales director says: “Such promising figures reflected a more positive start to the year, leaving everyone feeling more confident about the market as a whole. However, this has been an exceptional year for national events that’s undoubtedly encouraged more homeowners to postpone plans for moving until after the summer.” Although there were some price falls over the summer months that will reverse the gains in value seen in the first quarter of the year, this shouldn’t discourage those wishing to move, suggests Sleaper. “But, vendors may need to adjust their prices accordingly in order to attract motivated buyers.” While the outlook for the second half of the year remains cautious, the launch of the Government’s new £80 billion Funding for Lending scheme “should have the potential to increase available lending funds and ultimately stimulate market activity,” argues Sleaper. “The housing market’s driven by sentiment, and we hope that some much-needed post-Olympic positivity, as a result of the UK’s success, will bring a flurry of autumn activity.”
“ Vendors may need to adjust their prices in order to attract motivated buyers”
Patrick pontificates Patrick Bullick, chairman NAEA London Region and MD of Stanley Chelsea, holds forth There seems to be an active property market. We have a raft of clients wishing to invest further into Central London property, while others have concerns about the never ending eurozone crisis, or simply have a personal need to sell and move on. Lettings seem reasonably busy too, but not as pumped-up as the press would have you believe. So it looks like we will be pretty busy this autumn. At a macro-economic and political level too there is so much happening that I cannot confine myself to the usual couple of subjects. So bear with me as I jump around. Thanks to the Cabinet reshuffle, we now have a new Minister for Housing and Local Development. He is a qualified surveyor and used to be in the property and development business. Hopefully this means he will put forward only ‘property sensible’ legislation and lobby hard for the sector within government with some real knowledge of how things work. We shall see. The latest announcements from Cameron and Clegg loosening planning regulations have to be a good thing for house building in the UK. London and the South East in particular need radical building programmes to meet demand. This brings me to the topic of Heathrow and the third runway, much in the news again because of clever lobbying by a few prominent businesses with a clear vested interest: BA, BAA, Virgin – hardly impartial. Weak unimaginative politicians allow themselves to be sucked in by their propaganda. I am completely with Boris on this one. What is needed for the long-term best interest of London and the UK is a brand new hub airport, preferably in the Thames Estuary. The value of the land at Heathrow is around £10 billion and by some estimates there is room to build up to 250,000 new homes on the site. A Thames Estuary airport could easily be funded by private investment as there are huge pension funds and other financial institutions that need to find infrastructure projects in which to invest. On the negative side at the moment, the introduction of a new 7 per cent stamp duty (a property purchase tax in all but name) on property purchases over £2 million is inevitably having a ‘pegging’ effect on properties that would naturally have a value between £2 million and £2.5 million, and which are not in absolutely prime areas. The National Association of Estate Agents (NAEA), of which I am chairman in the London Region, is vehemently against stamp duty as a form of tax. It only serves to impede people’s ability to buy and sell their property, which is in turn bad for the fluid movement of labour needed for a thriving economy. Unfortunately, the Treasury just don’t get it. Let us hope our new Housing Minister ‘gets it’ and helps the Chancellor to see sense. Is that a pig I see flying low over Chelsea? Oh, and into Heathrow.

Switch hunt Seek out the bewitching new deals, says Duncan Farmer
Homeowners pay less for their mortgages
If Nationwide’s latest house price figures, which showed average house prices rising by 1.3 per cent in August, were a surprise, they were nothing compared with Land Registry data showing a 6.5 per cent jump in London prices in July. Analysts say both are statistical anomalies, skewed by seasonal adjustment – and very low volumes of actual sales. Even so, they are far better than expected. Wet weather failed to put off buyers, and the Olympics, Diamond Jubilee and Euro 2012 football tournament don’t seem to have had the downward push on values many had feared. With many lenders now cutting rates as September heralds the start of a final push in property sales before the end of the year, the next couple of months could bring more good news. “Lenders are keen to take advantage of the expected flurry of activity with a number launching new deals designed to entice borrowers,” says Mark Harris of SPF Private Clients. “So whether you’re buying a new home or simply remortgaging your
The amount of money homeowners are using to pay their mortgages is falling as rates continue to remain low. According to the latest figures, borrowers set aside only 29 per cent of their salary to pay their home loan, compared with 40 per cent between 2005 and 2007. That is hardly surprising as average standard variable rate loans now have a rate of 3.1 per cent, compared with 5.4 per cent in 2007. The difference in house prices over the period is minimal: in 2007 average prices stood at £167,860 as opposed to £164,729 today.
existing one, there are plenty of attractive options available.” If you have plenty of equity in your home, Northern Rock has launched a two-year fix pegged at 2.79 per cent for those requiring a 55 per cent loan to value, although it does have a £1095 fee. Skipton Building Society has cut rates on its two, three and five-year fixes on buy-to-let and some residential deals by up to 0.4 percentage points, while Woolwich has launched a number of remortgage deals designed to attract borrowers whose lenders may have raised their standard variable rates. For example, it has cut its two-year fix from 3.74 to 3.49 per cent, and reduced a selection of two, four and five-year fixed rates by up to 0.3 percentage points on loans between 70 and 90 per cent loan to value. Existing customers can also qualify for a fee-free five-year fixed rate at 3.49 per cent on loans up to 95 per cent. “With some great deals being launched, it is well worth looking at what’s available and assessing whether you would be better off switching from your current deal,” says Harris.

Seven-year fix HSBC has announced a seven-year, fee-free, fixed-rate mortgage available at up to 90 per cent of a property’s purchase price. The new loan has a rate of 4.89 per cent, and is also available as a two, three and five-year fix, and it has no booking fee, standard valuation or completion fee. HSBC is also offering a fee-free lifetime tracker for first-time buyers and home movers at a rate of 4.49 per cent, again for borrowers with a deposit of just 10 per cent. Peter Dockar, head of mortgages at HSBC, said: “These latest products offer first-time buyers the helping hand they need to get onto the property ladder with a market-leading rate and no upfront fees. We are committed to helping our customers finance their homes, and with the strength of our funding model will continue to support borrowers by offering affordable mortgages.”
Lending a hand
It costs us more, says Santander
As reports suggest it is becoming harder for firsttime buyers to get on the property ladder, there are still schemes out there offering help to young buyers, such as Lloyds Lend a Hand, where a youngster puts down a five per cent deposit and their parents invest 20 per cent of the purchase price in a savings account with Lloyds as additional security. Mark Harris of SPF said: “Other schemes include the Family First Guarantor mortgage from National Counties Building Society and Bath Building Society’s Parental Assisted Mortgage Scheme. Both require a second charge over the parents’ property.”
Spanish bank Santander, which includes brands such as Abbey, is increasing rates for borrowers on its standard variable rate from October in a move that will add hundreds of pounds to customers’ annual repayments. The rate is rising by rate by 0.5 percentage points from 4.24 to 4.74 per cent on October 3. A borrower with a £200,000 25-year mortgage will see their repayments climb by £56 a month or £680 over a year. A spokesperson for Santander said: “This move is prompted by several factors, most notably the fact that for the last three years the amount it costs us to provide mortgages and the rates we offer our savings customers have been increasing despite the base rate remaining static.” Earlier in the year there was a spate of increases as Halifax, Royal Bank of Scotland and Bank of Ireland all raised their rates.

Hamptons International Urges Government to Clarify Position on Stamp Duty Land Tax to Put Halt to Disorderly Property Market SDLT measures could cost Government up to £175m in lost revenue An industry roundtable, hosted by Hamptons International, a leading UK residential agency, has resulted in the business urging the Government to clarify its position on Stamp Duty Land Tax (SDLT) on properties priced £2m+ as soon as possible in order to stop a disorderly property market that is taking shape. The timely roundtable brought together leading tax experts, real estate lawyers, buying agents and representatives from industry bodies to debate the Government’s decision to introduce a 15 per cent SDLT rate on properties priced above £2m+ that are owned by non-natural persons, alongside plans for an annual charge and changes to capital gains tax from April 2013. It was hosted ahead of the Government announcing next steps on its consultation on the topic in the autumn. In research conducted for the roundtable event, Hamptons International asked applicants in the £2m+ market how they felt about SDLT measures. The vast majority of respondents - 88 per cent – said the new measures had either strongly or partly deterred them from buying property in London. Highlighting the impact on market confidence amongst £2m+ buyers, prior to the announcement of the new measures on 21 March 2012, 78 per cent of respondents had either previously considered buying property through a corporate envelope or already owned property in London purchased through a corporate envelope, compared with just 10 per cent of applicants who are likely to buy through a corporate envelope since the Budget day announcements, representing a huge 68 per cent drop. Andrew Phillips, Central London Director at Hamptons International, commented on how SDLT changes have impacted market confidence: “While SDLT measures had a very real short-term impact on the spring market - arresting the previously buoyant Prime Central London market in its tracks - the longterm impact is even more worrying. These measures are being seen as a witch-hunt on the rich and are
seriously deterring wealthy buyers. “By targeting certain residential buyers – many of whom purchase through a corporate envelope to first and foremost retain anonymity rather than avoid tax – the Government is cutting off its nose to spite its face. Not only will it lose out on SDLT revenue that would otherwise have been collected but it will further stall the property market, having a significant knock-on effect on the wider property chain.” The impact of the SDLT measures will not just have an impact on perception, says Hamptons International. Based on transaction levels since April 2012 compared with previous years, Hamptons International estimates that market volumes for £2m+ properties will have fallen by more than 40 per cent in 2012, representing approximately 700 fewer transactions and implying potentially foregone SDLT tax revenue of between £150m to £175m at the seven per cent rate. Adam Challis, Head of Research at Hamptons International, said of the charge “We fully support the Government clamp down on tax avoidance. While there has been some margin shift for properties priced at around the £2m+ level, the SDLT increase from five to seven per cent for properties bought by individuals is not out of line with high-value property transaction costs in other competitive markets. “We feel strongly that the 15 per cent levy has been applied too widely, capturing many legitimate businesses unfairly. In addition, taken with the planned annual charge and capital gains tax measures, it is a step too far for the market, particularly given its current fragile state. We are anticipating that the market may see some panic selling for properties priced above £2m+ early in 2013, creating further unhelpful instability. “We therefore call on Government to act swiftly now that the consultation period on this issue has closed to stop a disorderly property market from taking shape and to encourage the long-term sustainability of the sector.”

Austen powers Jane Austen called the address ‘a delightful Place’ when she stayed with her brother Henry in his house at No 23 on visits to London to see her publishers and correct proofs. Now you can live on the Knightsbridge street with Austen connections, close to Harrods, at a twobedroom apartment recently redeveloped in a highspec 21st century renovation. The Hans Place home with its own street entrance has almost 1720 sq ft of contemporary living space on the ground and lower ground floors. The ground floor drawing room has high ceilings and triple-aspect windows that can be dulled by intelligent glass at the flick of a switch. Panoramic views reach out across private gardens. Two double bedrooms on the ground floor have a luxury en suite bathroom each, and the lower ground level features a dining room, and a media area set into one of the vaults. The Hacker kitchen has a full range of Gaggenau equipment beneath the bespoke staircase from the drawing room. A wine cellar contains a cooler fridge, a sink, and marble slabs for mixing cocktails. Light wells guide natural light into this entire entertaining space, and the property also includes Crestron home automation, underfloor heating, air conditioning in the main rooms, Italian marble, and Dornbracht fittings. Premier price for the PM’s home Opposite The Ritz on Arlington Street, the former home of Britain’s first Prime Minister, Sir Robert Walpole, and his arts patron son Horace has been transformed into a £75m landmark development of five super-prime apartments. Walpole Mayfair, developed and designed by Oliver Burns, is an exclusive collection of five entirely bespoke and turnkey homes. Its three-bedroom duplex penthouse with 1300 sq ft roof terrace recently set a new price record for Mayfair and St James’s, sold to a British buyer for £4542 per sq ft, shattering the previous record of £3800 per sq ft. This historic Grade II listed building has been completely renovated and all its period features reinstated. Each of the individually designed high-spec apartments has three en suite bedrooms, a kitchen, reception room and dining room. Richard Cutt, proprietary partner for Knight Frank, said: “Over recent years the Mayfair and St James’s area has suffered from a lack of newly developed homes, which has led to pent-up demand for turnkey properties. Walpole Mayfair is the first multi-unit development to launch in the area since 2006.” Oliver Burns MD Joe Burns said that when the site was originally acquired in 2009 it had planning permission for a 12-unit scheme. “Due to its prestigious location, we opted to create five larger luxury apartments, which are more sought after by the international elite seeking prime property in this part of London,” he said. According to Knight Frank’s Prime Central London Index, Mayfair and St James’s values have increased by 11 per cent in the last 12 months. Eaton opportunity A pair of historic Georgian buildings on Eaton Square and a double mews house behind present an excellent investment and development opportunity in exclusive Belgravia. The two Grade II star-listed buildings at 107 and 108 Eaton Square date back to around 1826. Designed by Victorian master builder Thomas Cubitt, they were laterally converted before the 1958 listing. Living space on six floors, served by a lift, includes a private courtyard garden on the ground floor and balconies and terraces on the first and fourth. This is currently arranged as three maisonettes and a caretaker’s flat, and two grand first floor receptions have superb southerly views over Eaton Square gardens. The double mews house behind at 107-108 Eccleston Mews is arranged over two floors. There are four garages at ground floor level and the accommodation spans the entire first floor. Reverting the buildings into two houses should be welcomed by Westminster City Council. In the late 1950s, 107 Eaton Square was the London town house of Scottish nobleman and aviation pioneer Douglas Douglas-Hamilton, 14th Duke of Hamilton. By the late 1960s, it was home to Lady Fermoy, friend and confidante of Queen Elizabeth the Queen Mother, and maternal grandmother of Princess Diana. Among the former residents at No 108 are English politician Sir Edward Filmer, art collector and philanthropist Richard Glyn Vivian, and author and Liberal politician Godfrey Rathbone Benson – who
became Lord Charnwood. In the Second World War the house was occupied by the Free Romanian Movement. 107–108 Eaton Square and Eccleston Mews, Belgravia SW1, guide price £60m, Savills 0207 730 0822

Street wall trading A nine-screen video wall is making a massive difference at the new Douglas & Gordon office in Harrington Road SW7. Originally created to show the output of local filmmakers, the video wall can now display giant highdefinition close-ups of local streets and properties thanks to the latest iPad technology. D&G’s third office serving South Kensington and Chelsea is located opposite the French Lycée. Its
French-speaking team are using the giant screen as part of an improved property service to meet the growing demand from French buyers. Ivor Dickinson, D&G MD, said: “This demonstrates our flexibility to provide services adapted to a very localized market. We hope to give those French families looking to relocate here a relatively stress-free house buying experience.
Baker Street move Knight Frank Marylebone has moved to a new office at 55 Baker Street, two doors down from the estate agent’s UK head office. The branch was originally set up by Christian Lock-Necrews in 2008 and operated out of Knight Frank’s Mayfair office on Mount Street. It took almost three years to find a suitable new home for the sales and lettings teams, who serve Marylebone, Fitzrovia and Bloomsbury.
Views of Hyde Park Floor-to-ceiling glass doors and windows look out across the treetops of Hyde Park from a seventh floor penthouse in Clarendon Place. The doors of the 36ft reception room, which has an open plan kitchen, open out onto a wide terrace at the property in Falmouth House, on the corner with Bayswater Road. The 1190 sq ft home has two bedrooms and an off-street parking space.
TOP MODEL Estate agent Winkworth has developed a new selling model for a South Kensington apartment. Director Tom Dogger has been working closely with the vendor to create the concept of a deferred purchase agreement. With benefits for both parties, the structured sale offers potential buyers a significant discount on the basis of them taking vacant possession 20 years from the purchase date. The Thurloe Court property is inviting offers in excess of £975,000, even though its value in today’s market would be more than £1.5 million with vacant possession. “If the concept of the deferred purchase agreement is successful, we plan to introduce it on a broader scale within the office,” said Tom Dogger, based at Winkworth Knightsbridge, Chelsea and Belgravia.

REVIEW
Catch the spirit of St James’s Gardens St James’s Gardens was created in the late 1840s as part of the Norland Estate. Speculative developer Charles Richardson built the houses and set up the gardens for the residents to maintain. St James’s Church, designed by architect Lewis Vulliamy and built between 1844 and 1855, stands on the square thanks to Richardson gifting the site to the Church Commissioners to make his houses more saleable. Most properties surrounding the informal woodland gardens are wide and low-built Georgian-style houses – Grade II listed in 1969 – with 2500 to 3000 sq ft of space on four floors. The northern terrace has larger Victorian-style houses on five floors extending to around 3500 sq ft. “The houses are most attractive to families and also to buyers who are trading down from larger houses, quite often on the Notting Hill communal gardens,” said Simon Lindesay-Bethune of estate agent John Wilcox & Co, which sponsors an annual summer garden party for residents. The event includes entertainment for the children of Miss Delaney’s Nursery School, which is based at the church. “Many of the houses stay in the same ownership for decades, even generations. John Wilcox & Co has been advising some of the owners for 35 years, and we have sold many of the homes three or even four
times,” he said. The agency currently has three Georgian-style houses to let on the square at £3950, £3500 and £2950 per week, and a one-bed flat in a Victorian-style house at £430 per week. A Georgian-style house is for sale at £5.25m. HISTORIC HOUSE
Wimbledon’s oldest has a modern makeover Wimbledon’s oldest house, built in the early 1500s, has been introduced to the 21st century in a major high-spec makeover that combines the modern with the medieval. The Old Rectory stands peacefully behind St Mary’s Church in grounds of 2.5 acres with gardens originally created by the Hampton Court Palace landscape designer. It has a separate gatehouse lodge and even planning permission for an indoor swimming complex between the fig walk and the double garage. This historic property is now right up to date following a renovation and refurbishment programme featuring luxury fixtures and fittings and top-of-therange specifications. Italian lighting, video entry Banham alarm, CCTV, telephone intercom, and integral sound and wi-fi are all in the contemporary mix. On the ground floor, a sun-filled entrance hall has a flagstone floor, original stone fireplace, stained glass windows, and oak-beamed ceiling. This leads to the private chapel and study with vaulted ceilings. The main reception room of four contains woodcarved walls, a polished oak floor and a replica of a medieval fireplace from the V&A museum. A music room, reading room, family room and large dining room all have intricate wood-carved panels, stone fireplaces and oak floors.
In the newer part of the house, a huge kitchen is fitted with La Cornue appliances including a cooker and rotisserie, two island units, and double doors that open onto a side terrace. The first floor master bedroom suite has a sitting room, two dressing rooms, his ‘n’ hers bathrooms, and bay windows overlooking the gardens. Total inside space is 12,882 sq ft plus garage, annexe and eaves storage. By Bob Stonebridge The Old Rectory, Church Road, Wimbledon SW19, price on application, Knight Frank 020 8946 0026

Standing like a fairytale castle on the lower slopes of Solsbury Hill, Tower House by the village of Batheaston is a charming mix of Georgian, Victorian, Edwardian and late 20th century architectural design styles. The Grade II listed house is set in its own grounds of around two acres, two miles east of Bath city centre, and has superb open views that reach out across the spectacular Limpley Stoke Valley. A sweeping driveway leads to this secluded property, which has three levels of space including elegant reception rooms, a large and modernised family kitchen in the eastern wing, and nine rooms on the upper two floors. There’s potential to create a separate apartment on the top floor, served by a Victorian staircase, and an attached coach house at the rear of the property contains a triple garage with a games room above. A magnificent entrance hall is decorated with a fascinating trompe l’oeil design that celebrates the garden, and an impressive staircase leads to the first floor with a two-storey mullion window and open beam ceiling. All the main rooms open out onto a large terrace, which has stone steps down to the formal and informal gardens. The formal gardens are enclosed by a stone balustrade and a feature wall in Arts and Crafts style. A Blue Garden is stocked with blue-tinted plants to
complement the topiary and stone urns. The gardens also contain a stone summer house and a large croquet lawn. A vaulted stone wine cellar is connected to the house by a handmade oak porch. London 109 miles

Classic Wildwood Wildwood, due for completion in early October, is a classically styled detached house newly built by Runnymede Homes on The Warren private estate, a short walk from Ashtead village centre. Set in a quiet close in gardens of three-quarters of an acre, this modern country mansion is built in traditional brick and blockwork with Portland stone portico and window surrounds under a slate roof. Concrete floors with underfloor heating add to the solid feel of this home and contribute to its high insulation standards. The Surrey property has around 5200 sq ft of living space that includes five bedrooms and four receptions. The individually designed master bedroom suite features a bathroom, dressing room and sitting room. There are two more en suite bedrooms, plus a family bathroom shared by bedrooms four and five. A sweeping oak staircase dominates the galleried reception hall and the principal rooms all lead from here. A large kitchen, breakfast and family room overlooks – and leads out into – the garden, and
includes a walk-in larder and a utility room. The landscaped gardens are enclosed by mature and well-established boundaries. Among the private schools in the area are Downsend, City of London Freemans, St John’s of Leatherhead, and Daneshill in Oxshott. (Property images are computer generated.) REVIEW
Keen on green Forget the likes of Rising Damp’s mean landlord Rigsby not wanting to improve his property. Today, the majority of landlords want to take advantage of new energy efficient measures. Sixty-three per cent of landlords say they’re aware of the government’s Green Deal, and more than half (56 per cent) hope to sign up for its energy initiatives, according to the National Landlords Association. The Green Deal is the Government’s vehicle to make all rental properties more energy efficient. Any rental properties found to have a poor Energy Performance Rating (F or G-rated) after 2018 will no longer be fit to let under new legislation. Under the Green Deal, the cost of energy efficiency improvements, such as loft and wall insulation, will be paid through a loan attached to the property’s energy bills. Due to the energy savings achieved by the improvements, the energy bill should never be higher than it would have been if the work hadn’t been carried out. While our research shows that many landlords want to take advantage of the Green Deal, a third aren’t yet aware of the initiative, says David Salusbury, chairman of the NLA. “The Green Deal is a good opportunity to improve the quality of landlords’ properties and demonstrate their ability to engage with government initiatives without the burden of further regulation. If landlords don’t act now, they may find their property cannot be legally let come 2018.”

Global London Report by Cheryl Markosky Despite a quiet second quarter, demand from prospective tenants has increased over recent weeks and central London agents expect this to continue to rise until mid-November, when attention turns towards the Yuletide season. Feedback on corporate demand from relocation agents is mixed, says Anshul Raja from Chesterton Humberts Knightsbridge. Some have indicated a marked cut in the availability of rental properties and applicant demand, while others have reported the opposite. “On the other side of the coin, the volume of property to let is no lower than previous years, but it isn’t much higher either. Landlords are becoming more reasonable in their rental expectations, which means properties are priced correctly and tend to achieve asking price rents.” Raja has also witnessed demand from overseas students and high-net-worth individuals. “These sectors are becoming more attractive to landlords, as they invariably pay the rent in advance for the term. And at the very upper end of the scale, the market still attracts extremely high rents for the best properties.” Over the past year, the rentals market has seen 59 per cent of all prime lets go to international tenants, with the largest share to US, French and Italian expats. While the prime lettings market is as globalized as its sister sales market, its fortunes are more closely tied to the performance of the capital’s economy, says Knight Frank’s latest London Residential Review. Prime rents have recovered since the downturn, and are now nearly 25 per cent higher than in 2009, but rents hit a ceiling in October 2011, and have since declined marginally by 2 per cent. The main factor dragging down rates has been the state of London’s economy, explains Liam Bailey, Knight Frank’s head of residential research. “By the end of 2011, the economy was slowing as the eurozone crisis put downward pressure on growth, confidence and recruitment, and the current estimate for London’s full-year growth stands a little below 1 per cent.” On the plus side, the study points out that the short-term outlook is mixed, but in the medium term things are becoming a little bit brighter, with London’s job market and business investment in Anshul Raja, the capital beginning to look up.
