A
So far this year the situation has been markedly different. Traditionally, early January sees a flurry of buyers who, having had a house full of friends and family over Christmas, look to see what other bigger options there might be in the market. Interest soon wanes as the reality of being back at work sets in. This year, however, a busy January ran into a frantic February, and early March continued the trend. The majority of buyers have nothing to sell, either having sold already and moved into a rental property, or having been tenants for some time. Traditionally most buyers are also sellers, so stock levels and buyer numbers generally are in proportion to each other. However, the current imbalance means that good quality, sensibly priced properties are selling at, or very close to, the asking price. The spring market does normally see more properties come to the market, but once again this is normally in proportion to the number of buyers, so I wouldn’t recommend holding back in the hope that something better might come along. The widely accepted view is that the rest of the year will see moderate growth as a whole, with perhaps a slight spike in the summer as the feel-good factor of the Olympics hits home. London has proven to be particularly resilient to recent economic events, with prices generally having returned to levels last seen in 2007. Scarcity of supply, coupled with the continued view of London being a safe haven and financial capital appear to be good enough reasons as any to retain solid property values. Battersea and Wandsworth are key commuter areas and the shops and amenities of Northcote Road and Bellevue Road, the wide open spaces of Clapham and Wandsworth Commons, and fantastic local schools seem certain to ensure continued high levels of interest in the local neighbourhood.

marketview Trying to value a house in these uncertain economic times is a bit like herding cats, reports Cheryl Markosky. So it’s not surprising that agents are coming up with different figures and sellers are totally baffled. The trick is to ask the agent for ‘comparables’ – properties similar to yours in the same area that have recently sold – to see where he came up with his asking price, says Judy Voisey from Cluttons Clapham. “In a rising market, a slightly higher price might not be out of order, and even when it’s slower some prices might be pushed up if there’s a shortage.” For instance, she points out that a good family house or first-time buyer flats are fetching higher amounts currently, due to demand. Another example is an architect-designed house in Leathwaite Road that sold for the record price of £1.32 million. “It’s a beautiful house with a fabulous kitchen extension. A lot comes down to the right property in the right place – being near an excellent school can make a big difference.” It’s not a great idea to put your home on the market at an excessive price, advises Dominic Pasqua from Knight Frank Wimbledon. “If the public decrees it’s overpriced, then it will sit there for ages. But if you get the pricing right, it sells quickly.” He adds that 98.7 per cent of the property sold by Knight Frank last year achieved the asking price and attracted more than one buyer, which suggests the company’s valuations have been pretty much spot on. Sometimes, quoting a lower price is a wise idea. Pasqua says that one vendor keen to sell his house for £6 million agreed to advertise it at £5.45 million. “Two buyers were in competition then and it sold for £6.1 million. But if we’d priced it at £6.1 million, I’m not convinced it would have sold for that amount.” Robin Chatwin from Savills Wandsworth offers these helpful tips: • Don’t instruct an agent who sells houses to sell your flat (and vice versa) • Get the right exposure • Ask who will be carrying out viewings (junior or more experienced staff?) • Presentation (good pictures, smart brochure) is important • Don’t get locked into a long contract with the agent • The agent that quotes the lowest fee isn’t always best for the job, and there’s some room for negotiation • Make sure the agent’s working on your behalf, and not pushing you to accept an offer so he gets paid.

TOP STREETS The two fantastic state schools, Belleville and Honeywell, are a major attraction and so properties in their catchment areas are always in hot demand. Those looking for a bit more space will find it in the ‘Toast Rack’, whilst the ultra-wealthy head to Spencer Park. RESTAURANTS AND PUBS The Michelin starred Chez Bruce on Bellevue
Road never fails to deliver, however there is still plenty to choose from for those with a more modest wallet. For independent restaurants try Numero Uno or Lola Roca, or for those after the familiar there’s GBK or Byrons for proper English burgers. There are a number of pubs and the gastropub has certainly made its mark. Try The Northcote or The Bolingbroke for great food and atmosphere, The Underdog for cocktails, and The Holy Drinker or The Draft House for great ales and wines. LEISURE Clapham Common, Wandsworth Common and Battersea Park offer all that’s needed to satisfy the energy requirements of little kids and big kids alike. Battersea Arts Centre and the mini theatre in The Latchmere also add a little culture. SCHOOLS Belleville and Honeywell are two of the top state schools, while Thomas’s, Eaton House, Finton House, Broomwood Hall and Northcote Lodge are all feeder schools to London’s finest secondary schools. TRANSPORT Clapham Junction is only 11 minutes to Waterloo and seven minutes to Victoria, and the Northern Line runs via Clapham South.

Not for the first time in its history, the For Sale sign has been hoisted above Battersea Power Station. Let us hope a new owner will soon be found for this wonderful building, and they will finally start the much discussed regeneration, while remaining mindful of the building’s character and heritage. Since I began working at John D Wood & Co’s Battersea office in 2004, I have often been asked about how the regeneration of the power station will influence the prices of flats and houses in the area. The key difference today is the arrival of the American Embassy in Nine Elms by 2017, and the associated investment and infrastructure, which can only have a positive effect on its neighbouring areas. Battersea already stands tall within the London property market. In 2011 the John D Wood & Co Index showed prices in the Battersea Park area increased 17.5 per cent year on year. Interestingly there was a 5.5 per cent rise in December, which is traditionally viewed as a quieter time in the property market calendar. This rate of increase has been a surprise to some people, especially when put in context of the Arab Spring and Eurozone Crisis. The country’s political and economical stability and London’s status as one of the world’s most international cities means it remains an attractive place for individuals and families both to live or invest in. In 2011 we saw high demand for properties across the spectrum from both

national and international purchasers, which, coupled with low stock, meant frequent competitive bidding between buyers. This trend shows no sign of weakening, especially with the renewed south-of-the-river focus with the power station and the Nine Elms development. The best barometer for this is the rate of enquiries and the registration of prospective buyers that we continue to receive. Light show Take a fascinating ‘before and after’ look at a home transformed by a contemporary makeover. In the first of a new series, Cheryl Markosky checks out a house near Wandsworth Common. What can be more riveting than a ‘before and after’ makeover photoshoot in a lifestyle magazine? Emerging from her schoolteacher’s tweedy, beige cocoon to embrace bang-on-trend, colour-blocking, gravity-defying updo and glittery make-up, the revitalized butterfly waves her wings at the world. The property equivalent can be just as tantalizing. The nosy parkers among us like to catch a prurient glimpse of a dilapidated house transformed into a bricks-andmortar princess with a flourish of a savvy expert’s wand. Gordon Villa in Wandle Road is one such conversion candidate, explains property developer Anton Truter, whose company Shandon Property Investments celebrates its 10th birthday this year. “The house hadn’t been updated in 45 years, and after the death of her husband the owner only used the bottom floor, as it was too big for one person,” he says. Truter and his partner Chris Rey, both from South Africa, were determined to admit light and space into the Victorian house, not unlike the homes where they
lived as youngsters. Holding onto the ‘olde-worlde’ charm, the duo brought in new technology and created additional space by digging out a basement. And when Truter says they added additional space, he really means it. The six-bedroom family house originally measuring 2000 sq ft, now tops out at a remarkable 4500 sq ft with the extra basement level and rear extension. “Most of the families looking for a new-meets-old home are already resident in the area and want a larger house and garden. Gordon Villa’s garden is 70ft long and inside there are a number of modern elements – the sauna, playroom and separate annex for the au pair - alongside a recreated Victorian staircase, fireplace, cornicing and skirting boards,” adds Truter. INCREASING THE RENT With London rents rising at more than ten per cent a year, landlords should make sure the rent they are charging tenants is keeping pace with increases in the market. Landlords are often reluctant to put rents up by too much in order to encourage tenants to stay on, and while this is admirable in some ways, it does not make financial sense. This extra profit can be used either to clear the mortgage or provide a sinking fund for repairs and maintenance, and once a tenant has become used to a low rent for three or four years, it becomes harder to raise the rent to a market level. As the tenancy comes up for renewal, it is worth checking exactly what the market rent should be, and if the tenant is unhappy to pay much more there are – at present anyway – a queue of applicants willing to take their place.

However, while the lack of first-time buyers makes most of the headlines, a recent report showed that ‘second-steppers’ are finding it equally hard to move up the property ladder, with two-thirds unable to sell. If you are in this situation, let-to-buy may benefit you. This works by borrowing money to buy a new home to move into, while your existing residence is let out to tenants. Where you were reliant on selling your property, or stuck in a chain, you can now continue with your purchase.

News that the country’s biggest mortgage lender, Halifax, has increased its standard variable rate mortgage by almost half a percentage point was a shock at a time when most borrowers were celebrating the third anniversary of rock-bottom rates. The Halifax rate will climb to 3.99 per cent on May 1, adding about £100 a month to the cost of a £500,000 loan. Halifax, part of the Lloyds Group partially owned by the taxpayer, blamed the rise on the cost of wholesale borrowing and the fact that using savers’ cash to fund borrowing was expensive. Stephen Noakes, mortgage director at Halifax, said the new rate “more accurately reflects the cost of funding a mortgage”. RBS, also largely owned by the taxpayer, has also raised the rates applied to its One Account and offset mortgage. To add to the bad news for borrowers, the Halifax rate is still one of the cheapest on the market. Of the mainstream players, only Lloyds TSB and Nationwide have lower standard variable rates than Halifax, at 2.5 per cent. Mark Harris of SPF Private Clients

says other lenders are likely to follow the Halifax lead, but has advice for concerned customers. “I understand that Nationwide has sought advice and is seemingly unable to alter its rate,” he says. “The key to avoiding lenders’ changeable circumstances is to select products and lenders with revert rates that are linked to the Bank of England base rate.” Ray Boulger of John Charcol says that borrowers with equity should switch to a lower rate. Repayments on a £500,000 Nationwide loan would be £2244 a month compared with £2637 on the new Halifax rate - a saving of almost £5000 a year. But while some buyers won’t have the equity to switch to another lender, existing Halifax customers with 40 per cent equity could switch – without a fee – to a twoyear fixed rate of 3.49 per cent. The Halifax rate rise should also act as a wake-up call reminding borrowers who can afford it to overpay their mortgage when they can, so that when rates do rise they owe less and are used to making higher monthly payments. Few lenders charge for overpaying and most allow lump sum payments as well as regular monthly contributions, but check your own lender’s policy first.

FINANCE? Mutual lending goes up New mortgages approved for house buyers in January rose to 58,728, making it the highest monthly figure since December 2009 and up 30 per cent on January 2011. These figures are reflected in Land Registry data showing that average house prices rose by 1.1 per cent in January, with London prices climbing even higher. According to data from the Bank of England, gross mortgage lending increased 32 per cent in January to £1.9 billion, up from £1.4 billion the previous year. Meanwhile, the number of mortgage approvals jumped by more than half, with £1.7 billion mortgages being approved compared to £1.1 billion in January 2011.
Another interesting statistic to come out of figures is that mutual lenders have been granting loans at a far faster rate than previously. “New lending and approvals for house purchase picked up across the market in January, perhaps in part due to first-time buyers taking advantage of the stamp duty holiday before it ends in March,” says Adrian Coles, director general of the Building Societies Association. “Lending activity by mutuals was up significantly in January compared to the same month last year, continuing the trend of increased lending by the mutual sector seen throughout 2011.”
New mortgage for self-employed Kent Reliance building society has launched a mortgage for self-employed borrowers that requires them to provide just 12 months’ business accounts rather than the typical three years. The loan, which has a two-year discount rate of 5.49 per cent for borrowers with a 25 per cent deposit or 5.99 per cent for borrowers with 20 per cent, is available under the Brightstar Financial brand. Kent Reliance and Brightstar look at accountants’ projections for at least the second year, six months’ personal and business bank accounts, and ensure that each applicant has a realistic plan to be able to pay their mortgage. There is a fee of two per cent, which can be added to the loan, and there are no early repayment charges. Andy Golding, chief executive of Kent Reliance’s parent One Savings Bank, said: “Where big banks still seem to be reluctant to lend to small and medium enterprises, we’re prepared to help entrepreneurs by taking an experienced and responsible look at their business potential. New homes update Report by Steve Bangs, Linden Homes South East managing director In 2011, the London housing market saw an explosion in buyer interest, with high levels of foreign investment, savvy buyers seeking to recognise capital growth ahead of the Olympics, and those seeking to avoid hefty rises in rents. As has been widely reported, the London market has decoupled itself from the rest of the UK, posting solid price gains and drawing sizable crowds of house hunters. New apartment developments in prime London postcodes have been particularly sought-after, with buyers appreciating the combination of access to amenities and the low maintenance and energy efficiency of new-builds that reduce ongoing costs. Linden Homes’ Sandy Lane development in Teddington, and The Regent in Battersea are among those riding this wave. Sandy Lane, now almost sold out, is nestled directly opposite the expansive Bushy Park – one of the largest royal parks in London. Buyers at Sandy Lane have largely been a combination of British expats seeking a comfortable home to return to, and busy professionals looking for a secure new home that promises excellent longerterm investment returns. One such buyer is Sky cameraman Duncan Sharp, who travels the world filming, editing and engineering breaking news reports with a number of prominent reporters. “Last year I had trips to Egypt, Libya, Greece, Norway, Israel and Australia, and I also covered the riots here. Being so busy,
I really wanted something that I can easily lock-up and go, as well as something comfortable and peaceful to come home to and enjoy,” Duncan said. In Battersea, young professional couples and first-time buyers have shown a keen interest in The Regent, attracted by the ideal central location without the prime prices often expected when buying in this area. The Regent, a high-spec development, is selling fast, with just seven apartments still available. Its position just one block from the Thames provides easy access to the tube, riverfront walks and the popular Battersea café scene, as well as expansive views across the London skyline from the upper levels – but significantly without the hefty price premium of waterfront apartments in the nearby Nine Elms regeneration precinct. Scheduled for completion in June, The Regent will comprise a range of luxurious one and two-bedroom apartments in a variety of layouts, each with its own private outdoor space. Two areas of commercial office space are also planned for the first floor of the six-storey building. As the scheme is nearing the end, this is the last chance to buy here. However, Linden Homes’ next scheme - The Tanyard in Bermondsey – will launch at the end of March. Laura Wilcox-Chandley, sales manager of Marsh & Parsons Balham, gives her answers to South Tell us how you joined the property industry and briefly describe your career history to date.
I graduated with a degree in Politics, and a Masters in International Political Economy. After a year travelling the world, I returned to London to join an established estate agent in Mayfair for five years. Since then, I have been enjoying a successful career at Marsh & Parsons Balham. What do you enjoy most about working in this market, and what have been your highlights so far?
I am lucky to work with a highly respected and admired brand within the London property market, which allows me to sell some of the most exclusive and expensive houses in the area. I get to see a wide range of property and meet a variety of people throughout Clapham South, Balham, Tooting Bec and Wandsworth Common. Finding new homes for our buyers and achieving the best results for our sellers is very fulfilling. Just a few weeks ago we sold a property on Trouville Road for more than the asking price - within the first day of marketing. Describe the biggest challenges you face on a day-to-day basis.
The process of buying or selling a new home can be very emotional and stressful. We
help to make the process a pleasure, not a chore, but there are so many elements that can affect a house purchase – other buyers in the chain, solicitors, brokers. My job is to eliminate this stress as much as possible and deliver the very best results. A challenging but fulfilling experience. What advice would you give to anyone considering a career in estate agency?
Work with a company that is respected and admired but also somewhere that will provide guidance and support as well as offering opportunities to grow and develop. I’m lucky to feel inspired by a great team at Marsh & Parsons – both at office level and management level. If you have a real passion for property and the desire to succeed, you can’t go wrong! How difficult is the current market for homebuyers, and what advice do you give them?
A lack of stock is creating fierce competition and properties are selling within days of us putting them on the market. So you need to act quickly when you find something you like. For sellers who also need to buy, my advice would be, don’t wait until you have found a property before putting your house on the
market. By the time you have found a buyer, the other property will have undoubtedly sold to someone who was ready to proceed and you will keep missing out. In your view, how does the South London market differ from other areas of London?
South of the river is popular with first-time buyers and young families. Balham is starting to rival the more established neighbouring residential areas and is very much like areas such as Fulham 20 years ago. Houses for sale start at about £550,000, for which you can expect to get a modern three-bedroom house close to Tooting Bec Common. However, north of the river, a first-time buyer will need at least £300,000 to buy a studio or one-bedroom conversion flat. What are your predictions for the property market in South London for the next few years?
From trendy boutiques, buzzing bars and even a golf course, there’s enough to keep everyone busy in South London. Prices are relatively affordable too, despite having risen as Balham’s charms are being discovered. Where, in your view, is the best place to live south of the river and why?
Balham offers easy access to Clapham Common, Wandsworth Common and Tooting Bec Common. Nightingale Square SW12 is one of the very best addresses in Balham with houses overlooking the communal gardens.
