ask the expert‌ ‌lettings agent
Q
Is there a peak time in the year when it is best to market my property for rent and if so, when? Colin Gilbert, lettings manager for Hamptons Battersea and Wandsworth, replies ...
A
The short answer would simply be the summer, but not surprisingly it is rather more complicated than that. The rental market in London is consistently active throughout the year. People are always looking to move due to preference or necessity, and there is never a shortage of potential tenants. There will be key points in the year where demand hits highs and the summer months are definitely among the best. This comes down to a number of factors: Firstly, and most predominantly in SW11, school terms: families especially want to be settled into their new homes before the start of the school year, so they will be actively looking around June or July to make sure they are moved in for September. Secondly, a large number of corporate relocations occur in the summer months providing an influx of quality tenants with healthy budgets. Both of these factors form a rental cycle, with a large number of tenancies running for one to two years ending at a similar time of the year. This results in competition for the most popular properties and it is not uncommon to have multiple offers at the height of the summer, and even offers that come in over asking price – an obvious bonus for the owner. Ultimately, a good lettings agent will always have the marketing reach and network of offices to ensure your property can be let as efficiently and at the best price possible all year round. But if you are thinking of letting your property in the near future, this is the prime time to speak to an agent and make hay while the sun shines.
At Jacksons, we understand that exceptional properties demand exceptional treatment. The kind of treatment you get with Jacksons Premier.

S
andra Carline of Savills Barnes sympathises with buyers, as sealed bids can be incredibly stressful. “However, this competitive environment is often the quickest way for sellers to get the best price for their property,” she admits. To be in the pole position as a buyer, she recommends “having all of your finances arranged and going to the very best offer you can comfortably afford.” This might sound odd, but bidding an odd number might win you the property of your dreams, argues Tom Crabtree from Marsh & Parsons Clapham. “Often, two bids are neck-in-neck and most people put down an even number, so a bid that isn’t a round figure might offer that extra bit to the vendor, who will accept it.” Certain details could sway the seller, depending on their motivation. Jo Eccles from Sourcing Property says you should find out about the seller’s circumstances (have they found a new property that fits in with a particular timescale?) and be flexible. “If the vendor’s been messed about by a previous buyer, he may choose the most reliable and credible buyer.” Relating to a seller on a personal level can reap benefits too. Crabtree says a good tip is to write a letter or email about yourself saying why you want the property. “Request the agent to send it to the vendor. It could well pull on the heartstrings, as normally sellers only get a buyer’s name and his price from agents.” Be transparent, advises Eccles. “If you say you’re a cash buyer, prove it with bank statements. And if you win the bid, aim to exchange contracts rapidly. Otherwise, you run the risk of the seller switching to a competing buyer.” Whatever happens – and a lot can from the start of the process to the finish – stay calm, adds Crabtree. “An agent will guide you as best they can, but they can’t tell you what to do. Clearly, a house attracting multiple bids is worth more than the guide price. Also, don’t look at what it sold at six months ago, as this is pointless today.” For sellers, Crabtree suggests sealed bids come down to “a balancing act of getting the highest number of viewers through the door, but not resulting in a drawnout process that frustrates buyers who then drop out. It’s all about managing things correctly.”

village vibe
Louise Shaw-Brown, lettings manager for John D Wood & Co Clapham, takes South on a guided tour of Balham and Clapham ATTRACTIONS There are many attractive aspects to Balham and Clapham, drawing in a pleasing mix of young families and professionals to ensure a village atmosphere championing local businesses. Clapham Common is the area’s centrepiece and provides the necessary open spaces for exercising dogs, keep-fit boot camps, touch rugby, football, jogging and other sports. It’s also a great space for sunbathing and picnicking in the summer months. SHOPS Balham offers Chadwicks superb family butchers, which provides organic meat. James Nicholas is a good upmarket kitchen accessories shop, and Bertie and Boo and Lavish Habit are two excellent cafés providing a welcome excuse to forget the diet. TOP STREETS Top streets in the area include Abbeville Road, The Pavement in Clapham Old Town, Nightingale Square, Streadbourne Road in the Hever Estate, and Boundaries Road. RESTAURANTS AND PUBS There are a plethora of restaurants and pubs locally, specifically but not exclusively, such as: The Fish Club; Ciullo’s, a great ‘secret’ Italian; Hache, which does the best burgers in town; and Bodean’s BBQ. If you are looking for a good pub to spend a lazy Sunday, I would
recommend The Avalon on Balham Hill or The Windmill on the Common. LEISURE Clapham Picture House shows art house films as well as the latest blockbusters in a classic cinema setting, or there are plenty of gyms: Clapham Leisure Centre on Clapham Manor Street, Soho Gym on North Street in Clapham Old Town, Virgin Active on North Road, plus a Fitness First in Balham and Balham Leisure Centre. SCHOOLS Clapham and Balham have many excellent schools including independents Oliver House on Nightingale Lane, offering education from nursery to Year 6, and Bertrum House on Balham High Road for nursery and pre-prep. Also worth note are Holy Ghost and Henry Cavendish primary schools, and Chestnut Grove Academy, a state secondary school in Balham. TRANSPORT The area is well served by public transport with four underground stations on the Northern Line (Balham, Clapham South, Clapham Common and Clapham North), overland train stations at Balham (with trains to London Victoria and Waterloo) and Clapham High Street (which is now on the London Orbital), and plenty of bus routes into Central London, Battersea, Clapham Junction and the rest of South London.
celebritywatch Actor Rafe Spall, 30, star of movies such as I Give It A Year, Life Of Pi, Prometheus and One Day, says he enjoyed a ‘golden childhood’ growing up with his sisters Pascale and Mercedes at the family’s six-bed Victorian house in Honor Oak SE23. “It’s the kind of place that needs a family in it. It has a lot of memories for all of us,” he said in a recent interview. His actor father, Timothy Spall, and mother Shane bought the house in 1990 and recently placed it on the market for £899,950. It is now under offer.

the word
Special report by Robin Chatwin, head of Savills Wandsworth, Battersea and Clapham
W
e have had an excellent first few months of the year in South West London. Applicant levels have risen dramatically – by over 70 per cent from the same period in 2012 – and confidence has returned to the marketplace. The areas around the Commons and Battersea Park have never been more popular and demand is outweighing supply at the moment. The result is many properties receiving multiple offers and achieving prices above the guide price. For example, a three-bedroom cottage in the everpopular Tonsleys had eight viewings in the first week and three bids at or over the asking price. First-time buyers are finally finding they can get back into the market due to preferable mortgage rates, and buy-to-let investors are back after seeing rising rents over the past year. The measures in this year’s Budget, especially the Help to Buy scheme improving mortgage availability, will support the recent momentum at this end of the market. It’s great to see some support for the sale of existing homes as well as the new-build sector. This boost for first-time buyers should in turn help second steppers upsize and so on. However, the majority of our first-time buyers in this part of London still rely on some assistance from the bank of mum and dad.
While these initiatives make buying a first home independently more feasible, it’s unlikely that parents will be able to put away their purses just yet. But in spite of this, we are expecting to see an increase in first-time buyers looking in the traditionally popular areas of South West London such as Clapham, Balham and Battersea. Rental yields have remained high throughout most of South West London and low interest rates ensure there are some excellent returns to be found. Both company lets and individuals are taking tenancies at all levels of the market. Family houses have never been more in demand, with people staying longer in the area rather than move out of London, or carrying out basement conversions and extensions – these are becoming the norm rather than the exception as some families look to improve rather than move. These works can take up to 18 months to complete so people are looking for somewhere close at hand to live. Mortgage rates are incredibly low at the moment, boosting all the markets. We have a two-year, interest only, fix available at 1.9 per cent. This is incredible value compared to some of the rates we were seeing last year, when interest-only was almost impossible to find. We are also noticing more sellers looking to cash in on their London equity for the

commuter suburbs further out. However, any increase in people moving away from the capital will still be significantly down compared to six years ago. There has also been a noticeable growth in the number of Europeans coming to these areas from more central London locations eager to buy, with the French school in Clapham Common a big draw.

Embassy site Ballymore Group has confirmed a deal with the Netherlands that will see the Dutch Embassy move to a site forming part of the Embassy Gardens development – a landmark riverside neighbourhood at Nine Elms on the South Bank. The embassy will move from its current location at Hyde Park Gate and will sit next to the new US Embassy, which is already under construction and due for completion in 2017. With 2000 homes - from studio apartments to threebedroom penthouses - Embassy Gardens is set to be a vibrant new destination for London. It will feature a kilometrelong Linear Park – starting in Vauxhall and moving through Embassy Gardens on the way to Battersea Power Station – and 130,000 sq ft of retail space including Waitrose and two new bar and restaurant concepts from The Inception Group. Masterminded by architect Sir Terry Farrell, Nine Elms is a 200-hectare site with 16,000 new homes, and has the highest forecast property value growth in London (140 per cent by 2016), according to Knight Frank Hotspots research.
Alice tackles Mount Everest for a good cause Alice Evans, lettings negotiator at John D Wood & Co Wandsworth, is undertaking a gruelling 17-day trek to Mount Everest’s Base Camp to raise money for Marie Curie Cancer Care. Starting on April 24, the trip is entirely self-funded and Alice aims to raise £2700. She is already past the halfway mark after hosting fundraisers such as a pub quiz, a ‘swishing’ clothes swapping party, and two car boot sales, with extra donations from family and friends. It was on New Year’s Eve that Alice made the spontaneous decision to climb to Everest Base Camp, having made a resolution to raise money for a good cause in 2013. “I have been training hard since January 1 to ensure I am both physically and mentally fit for this challenge,
preparing through running the Brighton Half Marathon in February. I will also be running the Brighton Marathon on April 14, days before I set off to Nepal.” Alice chose Marie Curie as it recently supported close friends. You can sponsor Alice via her Just Giving web page: www.justgiving.com/AliceMillyEvans.

Are we in for a traditionally busy spring market? John Collard, director of Robert Holmes & Company, Wimbledon Village
Design entries focus on Vauxhall landscape A design exhibition is set to showcase shortlisted entries to RIBA and the Landscape Institute’s design competition to create a striking new identity for the area in and around Vauxhall – a stretch of land dubbed the ‘Missing Link’ between the new US Embassy and London’s South Bank. The event at the Garden Museum in Lambeth, which runs until April 19, will bring together concepts and visualisations from professional architects, landscape designers and students worldwide. Entries were received from 21 countries including the UK, China, the USA, Australia, Guatemala, the Philippines, Mexico, Serbia, Italy, Spain, and Brazil. The winner will add their name to an impressive list of many of the world’s finest architects already involved with this significant regeneration area.
Budget measures and spring fever will get people moving The relative shortage of stock sees house prices in the capital setting new records, according to Nationwide. Demand from home and abroad is set to continue with the much-anticipated return to more spring-like weather, reports Marsh & Parsons CEO Peter Rollings. “The measures in the Budget – while unlikely to be felt until next year when the mortgage guarantee for second hand homes comes into force in January – will also provide a stimulus to get the housing market moving at a more rapid pace,” he said. “This is essential as it will enable people to move onto the ladder and for those existing owners to move up. This mobility will bring more homes onto the market and free the logjam at the lower end. But for now, London house prices are immune to the ramifications of what’s happening in Cyprus and the wider eurozone.”
River speed Thames Clippers has published its new timetable for the Putney to Blackfriars riverbus service, revealing journey times will be slashed to just 37 minutes. The boat operator’s high-speed catamarans took over the route on April 2, and the total number of services each day will rise from seven to 23. Wandsworth Council transport spokesman Russell King said a new pier would soon be added to the route at Plantation Wharf, and in a few years another outside Battersea Power Station.
Since early February, there has been a distinct improvement in the property market. There is a backlog, which has built up over the last few years, of largely young professional first-time buyers who are now stepping onto the property ladder, with the easing of the mortgage situation and increased job security. Activity at the bottom of the market inevitably affects the higher end, where the impact of increased stamp duty on properties over £2 million has declined. Robert Holmes and Company are receiving a healthy number of new enquiries at all price levels and we expect this confidence to consolidate during the spring and summer months.
John Chase, First Union Estate Agency, Battersea Square It’s been a few years since we have seen the seasonal peaks and troughs in the housing market, but early indications are that this could be about to change. The spring market is already looking quite frantic and there is definitely a strong demand from buyers, cash or otherwise. Properties are coming onto the market for sale and are being snapped up within hours at the asking price or above. So if you are looking to buy, get your finance sorted and start looking. If you are looking to sell, it’s a great time to achieve a good price.

Traditional statement N
ewly built and impressively designed on a grand scale, a double-fronted detached house in Roehampton Gate offers four floors of lateral living space plus an indoor swimming pool, sauna, gym and media room. Handy for Richmond Park and the Roehampton Club, this 10,266 sq ft house has a gated carriageway at the front and a 91ft landscaped garden at the rear. Savills Interior Services – headed by Simon Buhl-Davies – has been involved with the project advising the developer for 18 months from conception to completion. “The idea behind the design concept was that we were trying to make it stand out against a backdrop of similar looking houses in the same location, without alienating potential purchasers by making statements that were too personal,” said Simon. “We wanted to go for traditional with a modern twist, as the house is new, yet built in a traditional style. We wanted interiors to reflect the quality of the build and have a sense of luxury and comfort,” he said. “Wooden floors in the reception rooms are smoked oak. In light of the grand room sizes, we also had to ensure that the specification matched these spaces. For example, in the kitchen, we used floor tiles that measure one metre by one metre, each of which took three contractors to lay.” The pool in the lower ground floor features mosaic tiles in British Racing Green, with pearlescent mosaic tiles in the steam room. The house includes seven bedrooms, three receptions, and separate staff accommodation, together with underfloor heating, comfort cooling and air source heat pumps. Victorian grandeur meets contemporary styling O
riginal Victorian features live in harmony with contemporary design at an extensively refurbished house in a corner position on Gorst Road, Battersea. Its corner location means dual aspect rooms can draw in the maximum amount of natural light. The six-bed property exudes Victorian grandeur and its total inside living space of almost 3300 sq ft could be extended by developing into the basement. An impressive entrance hall has double doors that open into an open plan drawing room with a study or library area, large sash windows, ceiling mouldings and ornamental fireplace. The kitchen and breakfast room has integrated units and plenty of entertaining space and is connected to a family or play room with a small glass box extension. Double doors lead to a 34ft south-facing garden with side access. Towards the rear of the first floor, the master bedroom has a walk-through dressing room and en suite shower room. Five more bedrooms and a second shower room are on the upper levels, with the largest of the top floor bedrooms featuring an open plan bathroom. The
property also offers useful storage space in the eaves and cellar. Gorst Road is regarded as one of the premier residential streets Between the Commons and forms a no-way-through horseshoe shape with Dents Road. Transport is at Wandsworth Common or Clapham Junction, and the amenities of Northcote Road and Bellevue Road are easy walking distance. S
ince the onset of the financial crisis, the availability of property finance has been suppressed. Product pricing has been volatile and lending criteria difficult to satisfy. With Bank of England base rate anchored at 0.5 per cent for the past four years, borrowers have been happy to sit on their lender’s standard variable rate (SVR), which may be lower than the rates on new deals. However, market sentiment has been changing fast following the introduction of the Funding for Lending scheme, leading to a significant reduction in new mortgage rates as lenders aggressively compete for business. New mortgage rates are now priced significantly below some lenders’ SVRs, so it may be worth considering a remortgage onto one of these lower rates. Two-year fixes are available below 2 per cent, and five-year equivalents sub-3 per cent. It may not be as good as it seems. While lenders battle for market share and to reach their targets, some borrowers may find it difficult to remortgage as lenders have tightened policy in certain areas – interest only, for example. HSBC and Yorkshire Building Society have announced they will no longer accept these applications. Mark Harris, SPF Private Clients

ews that UK banks will have to find an extra £25 billion by the end of the year to protect against future losses is worrying news for taxpayers and investors who own stakes in the big banks. The Bank of England’s Financial Policy Committee believes banks could face losses of £500 billion over the next three years as a result of bad debts and fines, and so need to shore up reserves. The cash call could have some impact on lenders’ willingness and ability to grant new loans, which could have a knock-on effect on the mortgage market. However, elsewhere there is good news. The crisis in Cyprus, which will see savers with more than 100,000 euros on deposit lose a hefty chunk of their money, is almost certain to drive cash to safer havens, one of which is, of course, the UK. Since the banking crisis of 2008, Europeans and Russians have been pouring money into the safest haven of them all: prime London property. According to the latest Hometrack report on the UK property market, average prices have risen by 0.3 per cent in March, their biggest jump in three years. While many parts of the country recorded falls, the overall rise was boosted by a strong performance in London (up by 0.7 per cent), and analysts predict that prices here, particularly at the very top end, will continue to climb as cash is pulled out of Cyprus and other weak economies. Not only is there good news at the
SIGNS OF IMPROVEMENT The Council of Mortgage Lenders estimates that total gross mortgage lending declined to £10.5 billion in February. This is 8 per cent lower than January’s gross lending figure of £11.4 billion but a 1 per cent increase from £10.4 billion in February 2012. Commenting on market conditions, the CML’s chief economist Bob Pannell says: “There continue to be signs of improvement in activity and sentiment in the housing and mortgage market sector, despite headwinds from a challenging economic backdrop. With relatively strong house purchase numbers and subdued remortgage activity, the underlying position does not appear to have changed much over recent months.”
Current Best Buy Mortgages
higher end of the market, but the bottom is also doing well – I reported last month that the number of first-time buyers in the capital had risen dramatically – and the support for young buyers announced by George Osborne in the Budget will give another fillip. Mark Harris of SPF Private Clients, the mortgage broker, believes the impact of the Help to Buy scheme will be important. “It should provide a significant boost for the housing market,” he says. “It is effectively a Government-backed mortgage indemnity guarantee (MIG) that will enable lenders to offer high loan-tovalue mortgages while mitigating their risk. “We have been calling for an extension of the MIG scheme for some years as something that would make a real difference to first-time buyers, and the fact that the Government is supporting £130 billion of mortgages over three years is excellent news. From next year, lenders will be incentivised to make more mortgages available for those with deposits of between five and 20 per cent, which should result in cheaper mortgage rates even though the Government has said it won’t be involved in the pricing. “If lenders are serious about boosting their business levels, this is the perfect way of doing so and it should be of real assistance for first-time buyers in particular.” And what’s good for first-time buyers has to be good for everyone further up the property ladder.

SPECIALIST LENDING
LOOKING FOR
Stop the fraudsters
The Government’s Funding for Lending Scheme, which is already being credited with boosting borrowing among small business and homebuyers, should be extended into the specialist lending sector, according to the Intermediary Mortgage Lenders Association. With many wealthy buyers using non-High Street lenders, usually because their financial circumstances do not suit the mainstream market, Peter Williams, executive director of IMLA, says widening the scheme would boost the property market even further. “It would improve the flow of funding into the mortgage market, through specialist lenders as well as mainstream banks and building societies. Their exclusion has almost certainly limited the impact of what FLS has been able to achieve so far,” he said. “There is a real appetite among lenders to increase their volumes this year, and widening the FLS to make it more inclusive would fuel competition and help to drive the sustained growth that is so keenly sought.”
Experts predict that mortgage fraud will climb dramatically as potential borrowers exaggerate their earnings to circumvent the tougher lending conditions imposed by banks and building societies. While other areas of financial fiddling are falling – the car industry has seen a drop in fraudulent finance applications – analysts predict that 43 out of every 10,000 mortgage applications made this year will be dishonest. The industry is taking steps to weed out crooked applications and next year even tougher rules aimed at stopping fraud in its tracks will be introduced. As well as borrowers lying about their income, some also apply for owner-occupier loans on buyto-let properties because rates are lower, and others conspire with valuers to exaggerate the purchase price. The bad news for would-be fraudsters is that the industry and all its regulators are employing ever more sophisticated checks to stop these practices.

A brand new world Unhappy with an imitation of a period home, a developer has created a whole new domain, says Cheryl Markosky
K
nocking down an uninspiring 1960s house and replacing it with something modern was always going to be an exciting prospect. Yet housebuilder Richard Williams from the Cherwell Group and his lead architect Ian Faithfull seem to have gone that extra mile to produce something special. “Based on historical property on Arthur Road, we’ve come up with something with a contemporary lilt, rather than just another pastiche,” explains Williams. Working in the area for some time – Cherwell has built around 40 houses in Wimbledon – the firm knows this location and is able to design homes for locals and people from Fulham, Chelsea and Notting Hill seeking better value. One of a pair of semi-detached properties – the other semi’s already sold to a Canadian family – the five-bedroom house with three bathrooms, a very large kitchen, family dining room and garden is ideal for a second family. A clever design feature is a secondary staircase running from the ground floor kitchen and breakfast
room down to a generous family room on the level below. It neatly links two different zones so “the kids can be downstairs watching TV, while adults can be upstairs, but still hear what’s going on,” points out Williams. Other key selling points are the rear sunny southfacing gardens and the fact that the Cherwell Group is always in the area, making it easy for someone to deal quickly with any snagging problems. In addition, the house is also extremely well insulated and energy efficient. In these days of soaring bills from utility companies, anything that makes a difference to energy payments is welcomed. “You’d be amazed at how small the cutting-edge boiler is – it looks like the sort of thing you used to see in a one-bedroom flat. There’s also underfloor heating throughout and acoustic glass at the front to cut out the noise,” Williams adds. So what is Williams’s favourite room in this fourstorey family-friendly home? He plumps for the formal living room on the first floor. “It has stunning views over Wimbledon Park and beyond, which I think is one of the best features of the whole place.”

Another big plus is you’re only a 10-minute walk from the High Street and very close to both tube and mainline stations. Several good schools, including Kings and Wimbledon High, are also nearby. Selling agent Matthew Hahn from Knight Frank is impressed by the quality of the build. As well as families, he thinks the house could also suit a young couple planning to have a family. “It’s a superb entertaining place that flows well. You can get your friends round and really show off the space.” He also praises Arthur Road’s ‘semi-open-plan’ layout – “spaces aren’t too big or open” – and that it’s a ‘suitcase house’. “You just need a suitcase with your belongings – and nothing more.” Arthur Road, Wimbledon SW19, £2.85m, Knight Frank Wimbledon 020 8946 0026

New homes update Special report by Darren Baker, head of Land and New Homes at Lauristons of Wimbledon
F
ollowing the arrival of the term ‘credit crunch’ into our vocabulary, new homes development across the country went into a sharp decline. Housebuilders had to deal with potential development sites bought at the height of the market that were now worth significantly less. Along with disposing of units already built, and losing value each day they remained unsold, came the realisation that breaking ground on new projects had suddenly become a pipe dream. Developers also found themselves affected by the same dearth of funding affecting homebuyers seeking to get onto the property ladder. Mortgage lenders, caught out by ‘gifted deposit’ schemes on new-build homes effectively lending at up to 125 per cent of the property value, rapidly withdrew products from this sector of the market and introduced new rules for developers and surveyors. The lenders’ shift in approach to new homes went further: purchasers would now require a deposit of a minimum of 20 per cent of the property value, excluding many potential buyers. Throughout the downturn, the Government has sought to support the housing market through innovative buyer incentives such as the stamp duty holiday, as well as making
shared equity schemes a more attractive proposition for private developers. However, while the stamp duty holiday for first-time buyers certainly brought about an increase in completions, shared equity schemes such as NewBuy remain more expensive than renting due to punitive interest rates. Many small-tomedium-sized developers are prevented from taking part due to obligations to leave some of their own profit tied up in the development for several years. The Government has more recently attempted to stimulate the property market, and more specifically the new homes sector, with the announcement of the Help To Buy and Mortgage Guarantee schemes, unfortunately neglecting to ensure lenders would have products readily available to support these initiatives. However, as the dust settles and the Treasury makes the finer detail available, we strongly believe that demand for new homes is likely to increase further as purchasers take up the opportunity to limit the funds they are required to arrange before proceeding with a new homes purchase. Developers are also recognising the change in market conditions. Competition for development sites with Lauristons Land Department has not been this fierce since before the market downturn and many sites are receiving multiple bids. The lack of high quality ‘second hand’
residential sales property has also forced more purchasers to consider brand new homes, and they have been pleasantly surprised at what is on offer. This helped lead to a significant lift in new homes sales activity in 2013 at Lauristons: approximately 50 per cent up on last year so far with sales on 14 new homes sites across South-West London ranging from apartments at £250,000 to family homes up to £2m. Coming on the back of a 100 per cent increase on the number of sales from 2011 to 2012, we believe this trend is likely to continue for some time within our core areas. Of all of the metropolitan areas in Britain, certain regions in London, in particular SouthWest, are the only locations experiencing higher rates of development than before the start of the credit crunch. Developers have clearly identified where they can find the strongest levels of demand from the best quality buyers. Areas benefiting from the future Northern Line extension into Vauxhall, Nine Elms and Battersea have seen property values on offplan purchases rise to levels in excess of the previous peaks in 2007. Many of the new apartments in the Vauxhall and Nine Elms Opportunity Area, surrounding the new US Embassy site, are achieving £1000 per sq ft, values previously only found in Central London or more salubrious locations such as Knightsbridge and Kensington.

The house of commons An extremely elegant and beautifully proportioned double fronted family home with a large garden, extensive basement living space and a garage. Situated between the commons and close to the excellent local shops and restaurants on Northcote Road, this exceptional family home extends to over 4,000 sq ft and retains an abundance of original features, with lovely high ceilings and cornices, period fireplaces and the original Victorian tiled hallway. This house is undoubtedly one of the finest properties to come to the market in recent years and lends itself to entertaining with four spacious reception rooms, six well proportioned bedrooms and four bathrooms. The large hallway affords access to three generous reception rooms; a formal dining room, a large sitting room and a inviting drawing room with a large sash window overlooking the garden. The magnificent kitchen is designed around the serious chef with a full size Mercury range with matching hood and an abundance of useful counter space. Stairs lead down to a converted basement offering over 500sqft of family space that is currently used as a games/TV room. Also on this floor is a large utility room, store room and fabulous temperature controlled wine cellar. Rather than converting the house to an open plan style, the owners have retained the original design of these wonderful houses with a choice of reception rooms giving a large family the space to live together without all having to share the same space. Making the most of the corner plot, the property can be accessed through the well maintained front garden or from the side gate. The garage also has access into kitchen via the rear garden. Thurleigh Road is one ofthe most desirable streets between the commons and this end is particularly sought after given its proximity to the nearby Northern Line underground station at Clapham South and the wide open spaces of Clapham Common. Indeed the Bowling Green Cafe and tennis courts can be accessed from the house without crossing a road. There is a plethora of popular shops, boutiques and restaurants in both Bellevue Road and Northcote Road and there is an excellent choice of both state and private schools nearby. lettings lowdown Report by Charles Weller, managing director of Palace Gate Lettings
T
ypically the start of the year is always busy, with tenants delaying their search for property in December and then rushing to find somewhere suitable in the New Year. This year has been no different and all our offices have had a great start to 2013, especially after a sluggish tail end to last year. While we have seen a rush of activity, it has been a relatively level playing field. Following on from last year there is still a shortage of families looking to rent, although this should start to improve as we head towards the summer, with families wanting to be moved and settled before September and the new academic year. At Palace Gate Lettings, all four of our offices have seen an increase in new landlords and properties coming on to the market, with existing landlords also expanding their portfolios. Buy-to-let is definitely on the up, with investors in and around Battersea, Clapham, Balham and Earlsfield regarding these areas as secure to invest in property and achieve good long-term capital growth. Landlords can also be safe in the knowledge that these areas are popular with tenants, with strong demand for rental properties maintaining good rent yields. If you are looking to invest in a buy-to-let, you may want to consider giving Palace Gate Lettings a call
for impartial advice on the suitability of a property and the likely rent you could achieve. It’s always wise to be realistic with rental figures prior to purchasing but bullish when it comes to marketing. Keep in mind that while it’s important to achieve the highest rents, it’s better to have the property occupied and rent coming in, as voids of a few weeks or more will more than likely offset any benefit of achieving a higher rent. It’s a question of getting the right balance and while this sounds like basic common sense, I have seen many instances over the years of empty properties simply losing rents for weeks on end in the hope of obtaining a higher rent. In my last Lettings Lowdown in December, I foolishly stuck my neck out and predicted that 2013 would be a good year for the lettings market. I still stand by this and feel confident that we will see the market gather pace as we head towards the summer when typically the rental market strengthens. It’s a good time to market your property, with houses being more in demand in early summer and flats slightly later as graduates come into London to take up their placements.

Wonderful Webb site T
he Webb Estate, originally developed by local estate agent William Webb, is an exclusive residential conservation area in Purley, Surrey, 12 miles south-east of London. Webb bought the land in 1888 and developed 260 areas over a period of 30 years. Under the guiding principle ‘garden first’, he encouraged full cooperation between architect and gardener, laying out the landscape before carefully siting 225 individual homes. In the early 1980s, a group of residents formed the Webb Estate Society to preserve the estate’s tranquil and secluded character, and it was designated a conservation area in 1983. In 1999 the Webb family sold the freeholds of the roads to Webb Estate Ltd, a company owned by the residents. Currently for sale on the estate on Silver Lane is Oak Lodge, built in the 1920s. The five-bedroom house has been updated to blend contemporary comforts with original fixtures and fittings, and comes with an additional and self-contained two-bedroom flat. Original features include oak panelling, exposed timbers, oak flooring, oak doors, fireplaces, picture rails and leaded light windows. The reception hall has an oak floor, brick fireplace, and a wide oak staircase leading to the first floor. Accommodation includes three bathrooms, drawing room, dining room, study, and two kitchens. A gated carriage driveway offers parking at the front of the house, and a central lawn features two mature magnolia trees. A four-car garage has an inspection pit and carport, and the rear garden features a full-width paved terrace and covered sitting area, tree screens, ponds, herbaceous beds and hedging. the last word James Weston, sales manager of John D Wood & Co Wandsworth, speaks to South Where, in your view, is the best place to live south of the river and why?
I am firmly biased towards Wandsworth. The community feel, the vast open spaces and sporting venues as well as the close proximity to central London all make it a great place to live. If you were not an estate agent, what career would you choose and why?
A professional sportsman! My competitiveness and love of the outdoors mean I would love to be a skier, golfer, tennis player, anything that allows me to challenge myself and enjoy the fresh air. Perhaps this is why I love being an agent as I get to be competitive on my clients’ behalf, get out and about and meet new people. What are your predictions for the sales market in South London for the next few years?
I am hugely excited! I sense a massive change afoot with the vast amount of planned development stretching from Nine Elms past Battersea Power Station to the old Young’s Ram Brewery and beyond. In the next 10 years this stretch of the river will be virtually unrecognisable in terms of prices and architecture. What advice would you give to anyone considering a career in estate agency?
Do not consider it unless you are scrupulously honest as there is no place in estate agency for those who ‘blur the line’. You will be well
set if you can live by the mantra: ‘If you can meet with triumph and disaster and treat those two impostors just the same’. Look closely at different employers as we are most certainly not all the same. What do you enjoy most about working in this market, and what have been your highlights so far?
Any agent who has been doing this job for a while only has one main motivation – to see the human side of a transaction. Yes, things can get tense and your role becomes more one of confidante/mentor/arbitrator but the gratitude from each side on the day of exchange is worth more than any fee. I have lost count of the number of dinners I have had at peoples’ new homes, and I hope to be invited to many more.
clients so negotiations are a lot tougher and more challenging. I get asked advice a great deal more as home owners, on the whole, move less often. I enjoy explaining technical property issues, such as extending mid-length leases and changing windows in conservation areas, in normal language for clients. Describe the biggest challenges you face on a day-to-day basis.
The biggest is the fight to persuade potential clients that the astronomical asking prices being suggested by our property-starved rivals are not guarantees, and in fact launching their home at such a high price would be detrimental to both the sale and the price achieved.
In your view, how does the South London market differ from other areas of London?
I have spent half my estate agency career on each side of the river, and working on the south side is definitely more rewarding. The market here is much more cost-conscious
