ask the expert… …lettings agent

Q

Can I use my own tenancy agreement?

Peter Hermon-Taylor, lettings manager of John D Wood & Co Wandsworth, replies . . .

A

Yes, is the simple answer. It is possible to pick up a basic tenancy agreement from your local stationery shop. In fact, there is no legal obligation to have a written tenancy agreement at all. A landlord could simply shake hands with their tenant and move them into their property. The three main elements required to create a legally binding contract are an offer, the acceptance of the offer and a consideration. However, as I am sure you can imagine, there are a number of good reasons why this is not the prudent course of action for any responsible landlord. Why? Your property is likely to be the largest single asset you will ever own and it is essential that it is properly protected. If your intention were to sell a property, you would expect to instruct a solicitor to handle the conveyancing, so why wouldn’t you instruct a professional when you rent your property? In any business dealings, written contracts provide protection for all parties involved and are the key to avoiding conflict over relevant issues. An off-the-shelf tenancy agreement is unlikely to contain important clauses that a landlord would want to be included for their protection. For example, if the landlord lived abroad they would need to be advised they may need to include Ground 1 of Part 1 of Schedule 2 of the Housing Act 1988, known as the Owner Occupier clause, in the tenancy agreement. Likewise if they have a mortgage on the property, they may need to include Ground 2 of Part 1 of Schedule 2 of the Housing Act 1988. Similarly, it is imperative a tenancy agreement is kept up-to-date with the frequent changes in lettings legislation. These must be included in the agreement or the landlord can incur a penalty. As an ARLA-registered agent, we would always recommend that your tenancy agreement is drawn up either by a solicitor or your chosen ARLA agent, although the latter is likely to be more cost effective.

marketview You can put your head in your hands and weep, or do the sensible thing and consult the experts to determine why your house isn’t selling, suggests Cheryl Markosky Can’t sell, won’t sell? Not selling your house rapidly could be down to something small that’s eminently fixable, such as fixing the roof or replacing the boiler. But if your home’s sticking because of more serious reasons, tackle the problem now. George Franks, sales director at Douglas & Gordon, goes for the endgame, suggesting that if you’re struggling to sell your house, the long and short of it is that the price is not right. He says: “There are all sorts of things you can do to make your home more enticing to potential buyers, but the price is the main reason a property will sit on the market for a prolonged period.” Before reducing the price, however, there are many things you can do to improve a property, such as replacing carpets and curtains, clearing up the garden, de-cluttering and ensuring that the temperature is correct when viewings are taking place, he advises. “It’s also very important to have a good relationship with your agent,” Franks adds. “It must be a very honest relationship, because the agent cannot give you the best advice unless they’re aware of all the facts. And if they think you’re not being honest, their motivation can decline.” Buying a property is an emotional thing, points out Laura Wilcox-Chandley from Marsh & Parsons Balham. “Not all buyers are able to imagine a home decorated to their own personal taste. Messy tenants, unpleasant smells or cluttered spaces won’t help you’re your home.” It’s important for sellers to present their homes to the highest standard and make sure they’re neutral and tidy. “Put some flowers around the place, light some candles, clean the bathroom and you’d be amazed what a difference it makes to have windows and carpets professionally cleaned,” she says. You don’t have to spend huge amounts of money - small touches go a long way, according to Wilcox-Chandley. For instance, if the property’s vacant, dress it with some furniture. “We were marketing a property for months without any offers. I recommended to the seller that he ‘dress’ the property, and within two weeks we had multiple offers.”

village vibe Laura Wilcox-Chandley, sales manager of Marsh & Parsons, Balham & Clapham South, takes South on a guided tour of Balham ATTRACTIONS From trendy boutiques, buzzing bars and unique restaurants, there’s enough to keep everyone busy in Balham. Wandsworth Common and Tooting Bec are within walking distance and perfect for relaxing and enjoying the summer sunshine. There’s a fabulous farmers market on Saturday, just off Balham High Street – it’s great for fresh produce! SHOPS Shopping in Balham has improved dramatically, not only with the arrival of Waitrose but also a host of independent boutiques: James Nicholas, Oliver Bonas and Nature intended. TOP STREETS The selection of property available in Balham ranges from stunning modern new-build apartments overlooking Clapham Common to large Victorian family houses in the Nightingale Triangle. Houses on Abbevillage, Pickets Street and Balham Park Road are exquisite. RESTAURANTS AND PUBS Gigalum has a wonderful beer garden. The Duke of Devonshire, on Balham High Road, serves delicious Sunday roasts. The Nightingale is a great traditional pub

with good food in the heart of Balham’s Millionaires’ Row. The Avalon has leather sofas, pub grub and a TV showing Sky Sports. The Grove on Oldridge Road SW12 is a recently refurbished pub with a dining room. LEISURE Balham has plenty to offer: cricket pitches, angling ponds, Australian rules football, tennis courts, cycle paths, leisure centres and gyms. The Central London Golf Centre in Wandsworth has a nine-hole course, driving range and golf shop. SCHOOLS The area is blessed with excellent schools: Honeywell School, Henry Cavendish and Broomwood Hall. It’s a huge attraction for growing families. TRANSPORT Balham boasts an excellent location with convenient transport links with both London Underground and National Rail services. Underground services are at Balham and Clapham South. LOCAL CELEBRITIES Celebrity residents of Balham have included celebrity chef Ainsley Harriott, writer of Only Fools and Horses John Sullivan, and property presenter Sarah Beeny.

theword Special report by Philip Agius of Jacksons Estate Agents, Wandsworth Common What a year it’s proving to be here in Blighty: royal celebrations that are the envy of the world and mounting excitement for the feast of sport that the London 2012 Olympics has in store for us. It seems the spring in the step of the whole country has allowed many to forget some of the gloom that has been seeping in, with one financial worry after another. Whether this feelgood factor has a knockon effect in the housing market is trickier to call, but what we can report is that prices in South-West London have continued to forge ahead, despite the new seven per cent stamp duty rate introduced in the Budget in March. Values in prime residential areas around Battersea, Balham, Wandsworth Common and Between the Commons appear to be holding up strongly and in many cases accelerating. Indeed inquiries for larger family homes worth more than £2m, the level at which the higher stamp duty rate kicks in, were significantly higher in April and May than before the Budget. As concerns for the euro have continued, demand has been boosted by a surge of inquiries from European buyers who want a safe haven for their funds in the event of a meltdown in the eurozone. While we have all heard about Russians and Middle Eastern buyers snapping up prime central London locations, it seems that Europeans and the French in particular see SouthWest London as a more affordable hedge against the turmoil back home. That said, it is not just foreign buyers –

bestbites Edward Foley of Winkworth Wimbledon recommends a favourite eatery The Lawn Bistro 67 High Street, Wimbledon Village SW19 • 020 8947 8278

it is anyone looking for a secure place to put their money. There is a renewed flight to quality as residential property in prime locations again proves to be the asset class of choice for savvy homebuyers and investors. It is pleasing to report that there seems to be brisk business to be done for those selling homes in the coming weeks and months. Add to this the huge numbers of overseas visitors converging on London for the Olympics, and it’s not unreasonable to expect a much busier summer than usual. Famously the ‘Barcelona effect’ has meant all Olympic cities benefit from a surge in property demand in the run-up to hosting their Games, as well as during and immediately afterwards. Property tends to follow the rules of economics more diligently than many asset classes, and the basic rule of lower supply and increased demand will surely mean that sale prices will creep even higher this summer. The smart move is to market your home now in order to exploit this to the full. We have already had conversations with a number of homeowners who had originally planned to market their homes after the summer, but have now changed tack and given us the green light to secure a buyer during July and August. I suspect they will not be alone in doing so. Let the Games begin.

Where? In the heart of Wimbledon Village, opposite the stables. What’s it like? Opened in September 2011, it’s a welcome addition to Wimbledon’s restaurant scene, and is ideal for casual lunch dates, business dining or dinner parties. I expect it to be packed over the Wimbledon tennis fortnight! And the food? A modern French menu with a British twist served by switched-on professional staff. It’s an excellent mix of classic and contemporary styles with well-sourced ingredients. Well worth a visit to Wimbledon Village, but make sure you book in advance.

Will Ferrell, Mike Myers, Michael Sheen, Gerard Butler and Edward Norton were among the stars in Merton working on their soccer skills for the big charity match on May 27. Unfortunately celebrity chef and Wandsworth resident Gordon Ramsay was stretchered off after a crunching tackle by Teddy Sheringham during the ‘friendly’ fundraiser at Old Trafford. He’s recovering nicely.

Keeping you informed about property news and events in your area Kennington’s annual Cleaver Square Fete, sponsored by Winkworth, raised thousands of pounds for local charities and will help to fund a new community garden. The event on May 27 featured jazz, opera and belly dancing. Restaurants Toulouse Lautrec, the Lobster Pot and KT Kennington Tandoori organised the food and the music.

Diamond window display Putney residents heaped patriotic praise on the Diamond Jubilee displays of bunting, Union Jacks and pictures of the Queen in the Savills window and office on Upper Richmond Road. “Everyone was enjoying the celebratory spirit. We were delighted with the positive responses,” said director Alex Howard Baker, pictured outside the office with Helen Whitfield, left, and Hannah Hoyland.

RESI award winners Residential Consultancy Practice of the Year honour went to Savills at the inaugural RESI Awards, presented at the Intercontinental Hotel in Park Lane. Richard Rees, centre, head of Savills Development Services, and Dominic Grace, head of London Residential Development, are pictured receiving the award from TV presenter Clare Balding. The event also raised £6400 for property industry charity LandAid.

Special agent Colin sold three homes for James Bond Glasses were raised to Colin Lowman, an estate agent for 62 years, at his recent 80th birthday celebrations. Colin started working in 1950 at Roy Brooks, or EH Brooks & Sons, as it was then. He left Roy Brooks – the agency once known for frank property descriptions such as ‘one of the filthiest houses I’ve seen for a long time’ and ‘probably the greatest reduction made since war’ – to work with other agencies, including Andrews & Robertson. Four

years ago he decided he’d like to end up where he started, and rejoined Roy Brooks in Dulwich. He’s dealt with numerous celebrities, including selling three homes for Sean Connery and several Prime Ministers’ residences. When he and his wife Hilary, pictured, were first married, he considered buying a one-bedroom flat in Battersea. “My suburban mother was so horrified at the thought of this, she didn’t sleep for three nights. We ended up buying in central London instead,” said Colin.

South Competition Community support Jacksons Estate Agents have been demonstrating their commitment to the local area by sponsoring a number of community events over the summer. One event was the Loxley Road Diamond Jubilee Street Party on June 2. Organiser Hilly Reed said: “Due to generous sponsorship from Jacksons to cover the cost of insurance, street entertainer, printing, and the prize of a bike for the children’s drawing competition, we have been able to keep our costs extremely reasonable.” Robert Trindle from Jacksons on Bellevue Road said: “We are proud to have played a small part in bringing this celebration together. I’m sure everyone who attended will remember this special day for many years to come.” Jacksons are also sponsoring the Olympic-themed Telferscot Primary School Summer Fair on July 7. Christopher Cady, senior manager of Balham office, said: “We’re all looking forward to a fun day and may be persuaded to enter the tug-of-war competition, or just sample the delights of the international food stand.”

Win £16 show tickets

Bike winner: Philip Agius of Jacksons presents Rebecca Adair, four, with her prize

In a special competition for readers, South magazine has 30 pairs of tickets to give away for this year’s Southern Homebuilding & Renovating Show at Sandown Park, from June 30 to July 1. Now in its 14th consecutive year, the exhibition will feature more than 200 exhibitors from the UK’s leading self-build and renovating companies, showing thousands of new products and services. For the first time this year, the show will feature a dedicated Planning Clinic, where visitors can receive free and impartial advice on applications and appeals from expert Sally Tagg, a chartered town planner. Another new guest expert will be Paul Puccioni, current master builder on Channel 4’s home makeover series The Renovation Game. With 25 years in the building trade, Paul will give masterclasses on the roles of individual tradesmen, how they work together, and how they price jobs. For your chance to win a pair of show tickets worth £16, answer this simple question: Where will the Southern Homebuilding & Renovating Show take place?

Singing and dancing on Battersea Square Summer in the Square in Battersea, now in its third year, attracted more than 3000 visitors as seven schools and community groups staged performances of music and dance throughout the day. Sponsored by John D Wood & Co, the event featured 85 stalls and attractions such as go-karts, storytelling tent, and the Woofs to Kittys Dog Show. John D Wood & Co associate director Alex Oppenheim said: “Summer in the Square was a tremendous success and a fantastic community event for Battersea. It just keeps getting better.”

Email your answer with your name and address by Monday June 25 to: alisonhurcombe@ propertyreviewsouth.co.uk. The first 30 correct answers out of the hat will win the tickets (we’ll post them to you).

The perfect match Jacksons and Robert Trindle There was only one real candidate to head up Jacksons’ new office in Bellevue Road as south west London’s leading independent estate agent continues to grow by opening their classically designed premises in Wandsworth Common.

Like anyone in estate agency in the area, Jacksons’ managing director Tony McVeigh had long been an admirer of the estimable Robert Trindle. And Tony knew that Bellevue Road and Mr Trindle were the perfect fit. The former took little time in convincing the latter to accept his exciting new role. “We’ve been keen to move on to Bellevue Road as we know that a company of our calibre must have a presence there. But the timing had to be right and arguably more importantly we had to have the right man in place,” said Tony. “Robert is revered in the area and

can count on a wealth of experience and an intimate understanding of the area and its people. We are delighted that he is onboard and we look forward to the partnership flourishing.” Robert, too, was keen to fuse his knowledge with the high quality, professional and cost-effective service for which Jacksons is so well known. He said: “I’ve been working in Bellevue Road for almost 20 years so, of course, I have a certain reputation and longevity in the area. So when Tony approached me and asked it I was interested I pretty much jumped at the chance. “I’d like to think it is the perfect fit. Jacksons continue to expand and in turn their profile is constantly rising. The time is right to compete with other agents at the top end of the market and this is what we will do. “Of course, I know all about Jacksons and their high standards and now I am embracing them. We offer expert and independent advice to homeowners wishing to sell their home in and around Wandsworth Common, Nightingale Triangle, Between the Commons, Magdalen Estate and Upper Tooting. “Jacksons has a reputation for selling quality homes efficiently and effectively.

We take care of all the minor details to make a fast sale, and tailor individual marketing plans for each property. The Jacksons service is truly distinctive – we put integrity and confidentiality at the core of everything we do. We care more, try harder and, most importantly, we deliver results.” Robert has 30 years’ experience in estate agency and over that period he has come to realise that it means far more to him than just a place of work, a means to an end. He added: “I started my career in Mayfair and then moved to Lavender Hill and worked for one or two others agents before opening on my own in Bellevue Road in 1997. “It’s my vocation, something I have grown into over the years and I have got a huge knowledge of the area built up over those years. “I know a lot of people in the area and like to think I am respected and trusted. All of those things go towards hopefully me being an agent that people are likely to choose to entrust me with the sale of their major asset.” Telephone 0208 672 9077 philip.agius@jacksonsestateagents.com www.jacksonsestateagents.com

OUTDOOR LIVING

Land of the palm trees Wide sliding glass doors lead you from the lower ground floor kitchen, living and dining room out into a garden populated by palm trees, bamboo and shrubs. All illuminated by external spotlights. The secluded south-west-facing garden of the contemporary Battersea townhouse is 50ft long and is spread over two levels. A secluded patio area has steps up to a lawn surrounded by bamboo and a selection of specimen plants. The front of the house has off-street parking for at least two cars. There are views across the rear garden from the fullheight glass sliding doors of the raised ground floor’s large L-shaped reception, which is double aspect and presented in neutral décor. In the kitchen you’ll find integrated modern appliances, stone flooring and granite work surfaces. The first floor has three double bedrooms and a family bathroom, and the top floor hosts the master suite complete with extensive built-in wardrobe space and Villeroy & Boch bathroom. Total inside living space is just over 2160 sq ft. OWNER’S HOME TO LET

Craftsmen exhibited their skills for Prince Albert The Great Exhibition of 1851, pet project of Prince Albert, was an international showcase for industry staged in a giant Crystal Palace in Hyde Park. It had a major impact on Victorian art and design. At the same time in Spencer Road, Wandsworth, individual houses were designed for the Great Exhibition to give builders the chance to show off their skills and creativity with decorative brickwork, Gothic windows and classical columns. One of those houses is currently available to let as the owner is moving away due to work commitments. He is so fond of the property that he wants to keep it so that he can move back in a few years’ time. When he first bought the house for himself and his family, he had been looking to buy in Chelsea or Kensington but went to view the Wandsworth home as a ‘wild card’. He found a unique property in an area that offered so much more value for money, that now he wouldn’t want to live anywhere else. Standing on a corner plot, surrounded by a walled garden, the 2900 sq ft detached house offers five

bedrooms, three reception rooms, and a kitchen and breakfast room. A detached coach house could be used as a gym, office or studio space, and there’s also off-street parking. Spencer Road, Wandsworth Common SW18, £2950 per week, Knight Frank 020 7590 4654

New homes update Report by John Ennis, director of Foxtons New Homes & Investments The new homes market in London and the South East is booming and the first few months of 2012 began with a bang. According to recent research by Molior London, construction volumes are about as high as they have been in the last 20 years. The great news, though, is that the sales rate is keeping pace with the construction rate. A study by London Residential Research shows that more than 5000 new homes were sold in the London boroughs last year – the highest number since 2007. At Foxtons we have seen a 27 per cent increase in activity levels on our new homes sales this year, which mirrors this activity seen across London. There has been an increase in the availability of dedicated mortgage products for new-build houses and flats, as well as a significant increase in the number of buy-to-let mortgages. According to mortgage broker Alexander Hall, who specialise in the London market, there are over 500 buyto-let mortgage products available right now. In March 2010 there were just 215. Recent reports in the press suggest the UK property market is worth around £3.8tn with less than £1tn worth of debt against this. Disillusioned with pensions and with global economic uncertainty, we are seeing the Bank of Mum and Dad continue to liquidate the equity sat in their homes and reinvest the proceeds in property as their new pensions, for their children and as longterm stable assets.

Savvy parents with around £75,000 to £100,000 to invest, and limited time on their hands, have been turning to the safe haven of new-build bricks and mortar – seeing the London buy-to-let market as a conduit for capital growth, rental yield and investment. Many have seen their assets grow by over 10 per cent in the last year alone, whilst enjoying rapid rentals, small void periods and inflation-beating returns on their money. This year we are seeing housewives able to receive buy-to-let mortgages without any income requirements, numerous cash purchasers (a third of all our deals, with many often choosing to remortgage at a later date), plus the seasoned property professionals all playing their part in driving the property market forward. However, new-build houses and flats are not just for the rental investors. So far this year, 62 per cent of our sales have been to owner-occupiers, who are benefitting from 10-year warranties, turnkey properties and some great incentives offered by many keen-to-trade house builders. However, every silver lining has a cloud. There are real supply issues for London, and the morass of legislation continues to slow the planning process. With ever-increasing equity-driven demand in London and the South East, stock levels may run thin. There are some great properties for sale out there, and with some developments now showcasing incredible design, superb finishing, beautiful and interesting materials and high specifications – now is the key time to buy a newbuild home.

FIRST BUYS The new Taylor Wimpey scheme at 130 Garratt Lane is a collection of 18 apartments ideal for firsttime buyers, executive couples and investors looking for a maintenancefree property. A one-bedroom flat currently available on the second floor features an openplan living and dining room with Juliet balcony and contemporary fitted kitchen. Two-bedroom apartments include en suite master bedrooms, and selected plots have large private balconies. 130 Garratt Lane, Wandsworth SW18, one-bed apartments from £272,995, two-beds from £339,995, Taylor Wimpey 01372 385800

FORMER R&D SITE

BBC centre The 19th century Surrey estate at Kingswood Warren previously housed the BBC’s world-renowned Research and Development Department. Entry was strictly limited to BBC personnel and visiting scientific luminaries, but occasionally it would open its doors to the public for special heritage events organised by the Civic Trust and English Heritage. HDTV, Nicam digital stereo, Teletext and international standards for digital television were all developed at Kingswood Warren, home to the BBC’s team of broadcast technologists since the 1940s. Built in 1837, the mansion was once home to titled squires including Victorian MP Thomas Alcock. Now luxury developer Octagon has bought the BBC’s former R&D centre as its new flagship site. In the centre of the 19-acre estate, accessed by its own private gated carriageway, Octagon has created a collection of 14 detached houses surrounded by five acres of communal gardens. The five-bedroom homes at Kingswood Warren Park are individually designed to complement the local classic residential architecture. All the houses have open views across the gardens featuring a giant ancient cedar tree and the renovated mansion. Generous and secluded plots range from half an acre to just over an acre, surrounded by mature

trees and hedgerows. The old Victorian Gothic mansion, with flamboyant stone detailing, mullions and oak-panelled interiors, is being converted into eight large apartments. Communal grounds featuring a sunken garden, shrubberies and woodland walks will be restored to their original magnificence by Octagon’s consultant landscape architects. Time travelling A bespoke home with all mod cons hides behind a carefully restored period façade, says Cheryl Markosky You’d be hard-pushed to know that a contemporary dwelling absent of the draughts, leaks and perishing cold rooms often found in older property lies behind the historic frontage of a striking house in Fife Road, East Sheen. However, once you’re past the front door of the smart honey-and-crimson-coloured brick outlook, you know you’ve gravitated painlessly from the 19th to the 21st century. This time-shifting trick is subtle and in keeping with the heritage of the house, explains Simon Wedgewood, managing director of Palladian Construction, who’s brought this architectural gem back to life with his faithful team of workers. His specialist company that focuses on renovating and developing in west London bought the tiredlooking property two-and-a-half years ago in one of the best positions (adjacent to Richmond Park) on one of the most popular roads in the area. And now, after a serious revamp more than doubling the square footage through the addition of side, rear and basement extensions from 2300 to 5100, it’s available for a buyer who will appreciate the care and attention that’s gone into the project.

“Nothing had been done to the house for years, and because it was in a townscape merit (similar to listed building status) and conservation zones, it meant that the neighbours and planners were keen for the exterior to retain its historical appeal,” explains Wedgewood. The interiors were another matter, of course. With no notable period features to retain, Wedgewood and his colleagues pretty much had free reign when it came to the design. Aided by an architectural firm, the Charlton Brown Partnership, the once gloomy house was opened up into a three-storey modern wonder with a galleried reception hall, five bedrooms, separate dining room and subterranean basement containing cinema and games rooms, extra study/bedroom, gym and wine cellar. “We effectively Simon Wedgewood’s tips for a successful project: rebuilt the whole house, completely • Give a clear and honest indication of your budget to rewiring it, installing the builder underfloor heating • Hire a builder that works on the same sort of and putting in the properties as yours best sanitary ware • Retain the history of the house while adding modern available,” says touches Wedgewood. “The

house is also wired up for Lutron lighting if the buyer wants to hook it up.” And, to meet the new sustainable code three regulations, saving 25 per cent of renewable energy, an air source heat pump is in place too. Originally, Wedgewood thought he would live in the house himself, but due to the cost and time spent updating the property, he’s selling it. With bespoke ‘his and hers’ wardrobes and a custom-made Roundhouse kitchen (at the buyer’s specifications and agreed budget), it looks like Wedgewood’s loss will be some lucky buyer’s gain. Lenders grow more miserly

JUMPING OVER LOAN HURDLES As Olympic fever hits the nation, many borrowers looking to remortgage may not realise they have their own hurdles to jump. Recent changes, such as increased standard variable rates (SVRs) or cutting back on interestonly policy, show that it is becoming harder to get funding. But there are still options available. Any borrower on their lender’s SVR or with an interest-only mortgage should review their situation to see whether there is a better option. An independent mortgage broker such as SPF Private Clients will check the market to see if you could save money by switching, or find an option that better suits your circumstances.

£

Borrowers pay the price of euro crisis, reports Duncan Farmer As the crisis in Europe continues to hit economic confidence and fallout has wiped billions off the value of stock market investments and therefore pensions, now it is mortgage borrowers who are beginning to pay the price. With even Mervyn King, governor of the Bank of England, warning of a “risk of a storm heading our way from the Continent”, and that mortgage costs were likely to rise as banks sought to shore up their profits, the outlook is not great for British borrowers. Even the Council of Mortgage Lenders, the trade body for banks and building societies, has joined in with doom and gloom. “Eurozone developments are highly uncertain and have the potential to undermine UK economic prospects and conditions in our housing and mortgage markets,” says the CML’s chief economist Bob Pannell. “The underlying picture is likely to be one of easing momentum in the housing market, but with potential for a sharper downwards correction on bad eurozone news.” The problem is that while the Bank of England base rate remains at 0.5 per cent, banks are having to pay far more than that to secure funds in the wholesale market.

Mark Harris, SPF Private Clients

LENDERS RAISE COST OF OFFSET MORTGAGES In common with rates on fixed and tracker loans, the cost of offset mortgages, in which savings are used to defer the cost of borrowing and which are particularly popular with wealthy homebuyers, is also rising. A number of banks and building societies that offer these loans have recently raised rates. Chelsea Building Society, which began offering offset alternatives to its entire mortgage range last October, has put up the price of some offset mortgages to 0.2 percentage points above its standard loans.

Those so-called swap rates are rising and are forecast to carry on climbing. If you compare the best-buy tables today, compared with rates in the first three months of the year, the cost of fixed-rate and tracker deals has risen. For example, today’s best-buy two-year tracker is 0.3 percentage points dearer than in March. There is a second problem facing wouldbe borrowers: availability. In the immediate post-credit-crunch years, getting hold of a loan was extremely difficult as banks and building societies tightened the criteria for applicants, but in the past couple of years the situation has improved slightly. However, as the European crisis deepens, many lenders are pulling in their horns, notably HSBC and the Spanishbased banking giant Santander, which has a huge presence in the UK. Mark Harris, chief executive of broker SPF Private Clients, says: “Santander has pulled back significantly in terms of lending volumes this year. It is demonstrating much less of an appetite to lend, which is having a knock-on effect on other lenders and their service levels, because in recent years Santander has done significant volumes of lending.” The good news is that in spite of these factors, Knight Frank’s latest survey of the UK housing market suggests that prices in London will continue to rise.

LOOKING FOR

FINANCE? Borrowers could become ‘mortgage prisoners’ New rules introduced by lenders could turn hundreds of thousands of borrowers into “mortgage prisoners”, leaving them unable to keep their low-cost loan should they wish to move house. While Halifax has raised the rate on its standard variable rate deal by 0.49 percentage points, Nationwide’s rules do not allow such an increase. Instead, the building society has put restrictions on borrowers who want to ‘port’ their existing loan to a new house purchase.

However, mortgage brokers said these new terms are a way of moving people off cheaper deals and on to more expensive loans and, crucially, one where the lender has the flexibility to raise the interest rate. “If borrowers have a good rate, they will want to hang on to it,” says David Hollingworth, a broker at London & Country. “I think lenders have been asking themselves, why are we making it so easy for borrowers to keep hold of these rates, which are costing us so much money?”

Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Call SPF Private Clients on

No rate rise for a year

LENDING FALLS BY 20 PER CENT Figures released by the Council of Mortgage Lenders show that mortgage lending fell by almost 20 per cent in April. This may be largely due to the fact that the army of firsttime buyers who wanted to beat the end of the stamp duty holiday completed their deals in March, and although April’s figure was low it remains slightly higher than the level of lending in April 2011. The CML does not however believe that lending figures will rise in the coming months.

Interest rates are unlikely to rise for at least another year if not far longer, according to Mervyn King, the governor of the Bank of England, and other analysts. In his quarterly report on inflation, King cut his forecast for economic growth and said that the country should “brace for higher-than-expected inflation”. A spokesman for IHS Global Insight said it expected that interest rates would not rise from their historic low of 0.5 per cent “until at least late-2013, and very possibly not until 2014”.

Anyone for golf? Wimbledon is famed the world over for its tennis – and the championships fought here again this month – but it is also home to the historic Royal Wimbledon Golf Club, formed on Wimbledon Common in June 1882. A detached family house at Drax Avenue has a country-style rear garden, 144ft long, that backs onto the copse of the Royal Wimbledon, where the members are enjoying their updated clubhouse after a £1.25m redevelopment in 2008. Off Copse Hill, the Arts and Crafts-style property has five bedrooms plus a sixth or dressing room, excellent family and entertaining space (reception hall, sitting room, drawing room, dining room), and potential to

extend. Total inside space of 2660 sq ft on two floors includes a kitchen and breakfast room and two studies. The rear garden next to the golf course copse has York stone terracing, herbaceous borders around the lawn, and a pond. It also features a summerhouse and a greenhouse. There’s another garden at the front of the house, as well as a detached garage and off-street parking for several cars. Drax Avenue, Wimbledon SW20, guide price £2,795,000, Hamptons 020 8946 0081

Plans for a cinema, gym and pool Owned and occupied by the same family for more than 30 years, a house in exclusive Spencer Park comes with design proposals from local architects Paper Project. Plans on the drawing board would create 7000 sq ft of internal space including a swimming pool, gymnasium, cinema, family room, and grand drawing room. There are six bedrooms – three with en suite bathrooms – two more bathrooms and a cloakroom, plus maid’s accommodation and bathroom. The house has a gated driveway with two entrances, parking for four cars, and a 110ft garden leading to the five-acre park behind. Spencer Park, Wandsworth SW18, £6.5m, Savills 020 8877 1222

OPEN PLAN LIVING

Interior desires at Rebecca’s home Interior designer Rebecca James, winner of the Best Up-And-Coming Designer trophy at the IDFX Awards 2010, is selling the home she rebuilt and restyled in East Dulwich. Rebecca is a former ballet dancer and fashion model who studied interior design at Chelsea School of Art, choosing to gut and rebuild her home for her coursework. She founded her company Interior Desires in 2005 and went on to form a team of skilled craftsmen, furniture makers and artists. IDFX Awards judges were won over by the company’s flair for the individual, with every detail reflecting the client’s personality, including the sourcing and designing of much of the furniture for projects. Rebecca described the unconventional style as ‘structurally masculine and internally feminine with strong Asian undertones’. Interior Desires has been based at Rebecca’s home at Therapia Road, which is currently on the market. The three to four-bedroom apartment features large open plan living spaces with high-spec fixtures and fittings, and a 65ft contemporary landscaped garden with decking, lawns and ornamental ponds.

Arranged over four levels, the property includes a reception room – with ample dining space – leading to a fully equipped modern kitchen. The master and second bedrooms are Orient-inspired, and there’s a third double bedroom and a fourth bedroom or study. The bathroom has a sunken bath. Guide Price £2,700,000

You’ll never move again - after this where would you go? 5 bed, 4 bath once-for-a-lifetime home commanding almost 180 degree views around the heath with the village and church at the heart of the scene. Reputedly this home was recently the scene of a long romantic triste between a handsome British model and a famous blonde US A-lister when she was filming for Working Title in London. More recently it has played the much-loved home to a local family. Though loathe to leave, a new adventure is calling and they have decided to let go. Jaw-dropping views towards the village embrace you not only in the main reception, master bedroom, study, a further bedroom and bathroom - views are double aspect, so on the first and second floors rear views of the Heath burst in through the windows of a further three bedrooms and bathroom. The approx 150’ private garden has been artfully sectioned into an outdoor decked reception, manicured lawn area, and private patio. Totally refurbished to within an inch of its bricks, this home bears the hallmark of Susan Clark Interiors and thus has an immaculate finish. Fired Earth has been the source of tiles, paints and papers. Stonewood have provided much of the bathroom furniture, and Villeroy and Boch, the remainder. The kitchen hosts De Dietrich appliances in addition to an Aga. Crucial Trading provided and fitted carpets (beautifully ribbon-banded) and extending up 4 floors of elegant staircase. Bisque supplied the radiators and lighting has been sourced from Chelsea Harbour.

lettings lowdown Fraser Allen, lettings manager for Featherstone Leigh Battersea, reports Our lettings office on Lavender Hill, Battersea, has been particularly busy over the past months. We have definitely seen an increase in the numbers of applicants looking for a rental property in both Battersea and Clapham. With Clapham Junction’s direct rail links to Stratford in East London, the 2012 Olympics have encouraged an upsurge in enquires from corporate relocation agents, who see the area as an attractive place to live, offering exceptional transport links for commuters. Equally, the area will always be popular with private individuals looking to move into London. The high demand for properties in the area has resulted in excellent rents being achieved. As well as increasing numbers of transactions from new tenants, more existing tenants are electing to remain in their current properties and this has further reduced supply. This shortage of stock and high demand give landlords greater choice when selecting new tenants and the length of tenancy agreement. With fast access to central London, this is an

extremely popular residential area. We are seeing our database of potential tenants grow month on month, with viewing numbers increasing on a weekly basis. Currently we are confident we can fill any property that we market. The area has a universal appeal and is popular with young professionals attracted to the area because of the fashionable shops, bars and restaurants of Northcote Road and Clapham High Street, as well as families looking for large family homes and good schools. Those who initially rent in the area often choose to buy here. We have experienced a continued growth in the buy-to-let market over the past few months, with investor buyers encouraged by the number of lettings enquires from prospective tenants. I anticipate this will continue in the second half of the year. The Lumière Apartments, a development by Henley Homes in Clapham, has seen a healthy take-up of properties that were bought to let. These one and two-bedroom luxury apartments are built on the former site of Clapham Grand Cinema, and epitomise modern urban living, offering open plan spaces combined with superb specifications.

TWO-WHEEL REAL DEAL A bike rack for the twowheeled commuter is a handy extra at a modern two-bedroom flat on the first floor of a Battersea mews development. The two-bedroom property in Garfield Mews features a large open plan reception and modern fitted kitchen with wood floors. The bedrooms have fitted wardrobes and the bathroom has both a bath and a shower cubicle. Garfield Mews, Battersea SW11, £365 per week furnished or unfurnished, Palace Gate Lettings 020 7978 4404

PAYING TOP DOLLAR A new 8000 sq ft property on Wimbledon Common has just let for the asking price of £20,000 per month. “Proof again that tenants will pay top dollar for the location,” said Ruth Barr, head of Lettings at Knight Frank Wimbledon. “Everyone loves to live in Wimbledon Village. Properties that fall within the central village location tend to move quicker and also at a small premium,” she said. Knight Frank has let a three-bedroom, one-bathroom cottage at The Coach House on Westside Common for up to £4500 per month for the past five years. “A similar-sized house in Raynes Park SW20 would rent in the region of £2500,” said Barr. Another three-bedroom coach house, Grade II listed, currently to let on Westside Common has two bathrooms, a reception room with dining space, a walled garden, and off-street parking. Common views are at a premium Watch the latest movie releases in the home cinema, relax in the spa, work out in the gym, or admire the superb views over Wimbledon Common. A modern detached house has been built to high specifications to feature contemporary living space that includes five bedrooms, five bath or shower rooms, two receptions, and a kitchen, breakfast and family room. Close to the ancient Rushmere Pond, the property at The Green in Wimbledon Village also has gated offstreet parking and a garage. Andrew Clements, head of Savills Wimbledon lettings, said: “The most desirable Wimbledon addresses are those in central Village or with direct views over the Common. These

generate a premium price and always get fantastic interest.” He added that the family market in the Village is strong and is driven by a lack of good quality houses coming to the rental market. “This means we are getting multiple offers on family houses,” he said. “We have also seen an increase in private families moving into rented. The general reason for this is either to be chain-free when looking to buy, or a number of people have bought properties and are doing large-scale renovation works and need to move out for a year or so.” The Green, Wimbledon Village SW19, £4615 per week furnished, Savills 020 8971 8100

the last word Emma Seaton, head of Savills Wandsworth Sales, gives her answers to South

Tell us how you joined the property industry and briefly describe your career to date.

I slightly fell into property ten years ago, when I began working for Savills as a secretary. Two years later I became a sales negotiator and in 2011 director and head of the sales department for Savills Wandsworth. What do you enjoy most about working in this market and what have been your highlights so far?

I love working in the Wandsworth market. I was brought up here, so I know the area very well. Highlights have included selling property in new areas such as the Tonsleys, as we have broadened our market share to include smaller properties as well as the mansions lining the Commons. Describe the biggest challenges you face on a day-to-day basis.

Property chains are probably the most difficult thing to manage. Getting everyone to meet their completion dates and meeting clients’ expectations is not always easy.

How difficult is the market for sellers and what advice would you give them?

It is a difficult market at the moment and making your property look good is very important, as well as being flexible when it comes to viewings. Sellers need to be realistic about pricing and that means taking best advice from a respected agent. In your view, how does the South London market differ from other areas of London?

Wandsworth is much more family orientated, so as well as being an estate agent you often need to be a nanny at the same time. Know your applicants and their children’s needs! What are your predictions for the property market in South London?

We believe that the stamp duty increases are likely to be a catalyst for a period of relatively static prices, in line with the Savills research published forecasts. Longer-term growth prospects for South London are still strong as growth is forecast to resume later in 2013, driven by strong global city fundamentals and an improving domestic economy.

What advice would you give anyone considering a career in estate agency?

If you were Prime Minister for the day, what would you change or what new measures would you introduce?

You need to be very determined. Every day is different and you are looking after people at possibly one of the most stressful times in their lives, but it is incredibly rewarding when it all works.

I’d introduce compulsory licensing for sales agents, so standards were regulated across the board and every agent would have a code of conduct to adhere to, ensuring they provided the best possible service.

Where, in your view, is the best place to live south of the river and why?

Wandsworth because of the lovely Commons, the Northcote Road with its great cafes and shops, and the excellent schools in the area. If you were not an estate agent, what career would you choose and why?

You might not expect it but I would have been a nurse. I am fascinated by medicine and I love interacting with people, I have great respect for nurses as I think it is an incredibly challenging job.
