A
The battle of available property against the number of actively registered applicants continues – with three people chasing every property. The corporate family market is active with a good level of enquiries coming via our Corporate and Relocation Department for four-to-five-bedroom houses. Families are particularly attracted to Barnes because of the great schools, and tenants are keen to settle in their new home in plenty of time before the new school year. These prospective tenants are in fierce competition with professional sharers in their late twenties or thirties who are unable to get onto the property ladder. Professional workers are increasingly moving to Barnes from central areas such as Kensington and Chelsea because they get more for their money, and can enjoy the relaxed villagey lifestyle as well as excellent transport links into central London. We’ve also been experiencing the side effects of a booming sales market, where a severe shortage of properties for sale in Barnes Village has resulted in an influx of buyers needing rented accommodation. This inevitably forces rental prices upwards. As we approach the peak summer months, there also seems to be an increase in the number of people looking to renovate their own homes and rent while they do the improvements. These refurbishments, generally in larger family homes, mean an additional rise in enquiries for accommodation for six to 12 months. Many landlords are taking advantage of the peak rental yields expected over the Olympic period, and we’ve had a high number of short-let properties come to the market in the past few weeks. While we’ve started to receive some interest, we continue to advise caution to landlords when considering marketing for the Olympic period. A longer-term tenancy will generally bring a more secure, guaranteed income with a tenant who is more likely to take care of the property and treat it as their own home.

marketview Will a new 7 per cent rate of stamp duty on residences of £2 million-plus have an effect on the market south of the river, asks Cheryl Markosky The 7 per cent rate could have an impact down the southwest corridor, where buyers are arguably more domestic and price sensitive than in central London, suggests Lucian Cook, Savills director of residential research. However, he believes there could be a knock-on impact from central London in terms of buyer demand. “If the market weakens in central London there might be less wealth flowing down the corridor. But the flipside could be more domestic demand for property under £2 million in south west London, especially from buyers looking to avoid extra stamp duty by moving out of central London.” The stamp duty increase is likely to have a large effect on the family market in south-west London, as this is a desirable part of the capital with good schools where the value of a family home exceeds £2 million, points out George Franks at Douglas & Gordon. “This may push families, who are already feeling the squeeze, further out of London to find more for their money and suitable properties below the threshold. Or it could delay their move until they have saved the extra £40,000 minimum they will need,” he explains. Franks says he’s already seen some buyers consider opting out of sales in areas like Putney, Battersea and Clapham, instead looking for property below £2 million. “Vendors are aware this is a considerable increase in transaction costs for some families, so properties valued just above the £2 million mark will see the most turbulent times, with some being reduced by 2 per cent. However, with property increasing in value rapidly, this amount will soon be swallowed up.” Robert Leigh of Featherstone Leigh believes that although there might be some short-term concerns at this end of the market, in general there will be minimal disruption to sales and completions. “While most transactions at this level are to local buyers who recognise the strength of the market, even the small number of international purchasers will find the 7 per cent reasonable, as it is in line, if not lower, than many overseas countries.” The rise will cause problems for buyers who buy at stamp duty level, as they have to wait for the market to rise before they can sell at a profit, unless they have added significant value, cautions Jenny Holland from Wooster & Stock.

RESTAURANTS AND BARS Abbeville, as the name suggest, has its roots firmly in France and they are still showing through. We have the fantastic Le Petit Boulanger with its delicious fresh bread, croissants and coffee, Le Chardon, Abbeville Kitchen, Newtons, and new to the village is Bistro Union – sister restaurant to Trinity in Clapham Old Town. For something lower key The Abbeville pub has a great atmosphere and does excellent food too. We couldn’t live without the Cumin Club takeaway, the Village Tandoori, and Pizza Express – a must for children’s tea and the Sauvignon to go with it! LEISURE With Clapham Common on your doorstep, there is no excuse for not enjoying the outdoor life. SCHOOLS Bonneville School, St Mary’s and Macaulay are three of fantastic state schools. Some nearby private schools are Eaton House, and Parkgate House, Broomwood Hall and Thomas’s. TRANSPORT Both Clapham Common and Clapham South tube stations are on your doorstep and the Victoria line starts at Brixton. There are numerous bus routes including the 137, straight to Sloane Square.

It is nearly 25 years since I started my career in estate agency and one thing that has not changed is the welcome increase in activity after the clocks change in March. Spring is here and the extra daylight means extra viewings at the end of the day leading to more offers and more activity in both sales and lettings. There is plenty to look forward to in Wimbledon over the coming months, with the Queen visiting in May, our world famous tennis tournament, and this year the Olympic torch passing through on 23 July followed by the Olympic tennis. The first few months of this year have been busier than expected helped by a shortage of quality property available for sale. The residential property market remains buoyant and, in some cases, we have surprised both our clients and ourselves at the level of prices we have achieved. Prime locations such as Wimbledon Village and Coombe do not necessarily reflect the market in the country as a whole. However, buyers past and present have found these areas a safe investment. An excellent selection of private and state schools, low crime and easy access to central London attract buyers looking to move out of town for a more rural feel. The recent announcement by Chancellor George Osborne to increase stamp duty land tax to 7 per cent for residential properties over £2 million will inevitably cause some price bunching just below that level, and some houses optimistically priced over £2 million will have to reduce their asking prices or accept offers within
the new SDLT band. However, I don’t think it will be a great deterrent to those who need to buy a larger family home in the area. Soaring demand for rental property continues and has created a market in which landlords have been able to thrive. For investors with disposable cash, there are some attractive buy-to-let mortgage deals currently available and this has led to an increase in the number of rental properties coming onto the market. We always have a good selection of bluechip tenants from both the corporate and private sectors that appreciate what Wimbledon and Coombe have to offer. We have embraced social media in the last year and now have our own office Facebook page, Winkworth Wimbledon Village, as well as our own office Twitter account @WimbledonHouses. The social media revolution is creeping into estate agency at a pace and, with 845 million active users on Facebook, it seemed logical to advertise our clients’ properties there as well. All our office properties are now advertised on Facebook as well as the traditional property portals. Like many others, I was sceptical to begin with, however the response has been much better than expected with several properties let and one sold as a direct result of social media. If you need convincing, look at how many people are using their smartphones in your carriage next time you are on the train.

Gimme Hendrick Clever tricks to add light and space have transformed a Wandsworth home, says Cheryl Markosky Astute notions to open up a Victorian family house and bath it in natural sunlight are second nature to Shelley Laddie, an advertising executive who’s lived in Zambia, South Africa and America. “Having come all this way, I wanted a typical London house and was at great pains to hold onto the original features while adding light and space,” says Shelley. She bought her between-the-commons home in Hendrick Avenue in 2004 with husband Miles, a retired lawyer, and was determined “to create a home together for how we live”, rather than worry about adding for investment purposes. However, the Laddies have ended up with a house perfect for them that will also suit a wide range of purchasers. Going against the grain, the Laddies gave up square footage to straighten off a “really awful kitchen extension designed for a little table.” The upside was gaining patio space that’s part of an easy-to-maintain Zen garden, adds Shelley. A clever trick to make good use of the 19th century rooms was to split doors in half. “They look like the originals,” explains Shelley, “but you can open just one half, which doesn’t take up space and allows room for furniture.”
On the top floor, fireplaces were updated, radiators adroitly moved to shorter eaves walls to add more useable space, and a wall was shifted by six inches to widen an area that held the water tank and produce a new bathroom with a freestanding shower and washbasin. moneytip LOOKING BEYOND THE RATE When choosing a variable mortgage, look beyond the pay rate at how the rate is set. Two high street lenders recently announced standard variable rate (SVR) increases, meaning anyone on a discount mortgage or on SVR could see their monthly payments increase even though base rate is unchanged. Taking a base rate tracker mortgage provides the borrower with the guarantee that their rate will only change when the Bank of England chooses. With lenders looking to pass on increased funding costs, it may be worth considering a tracker for its transparency, as an SVR rise cannot be discounted.

Budget burden is not so bad Stamp duty increase is fairer than mansion tax, says Duncan Farmer When George Osborne announced in his Budget that stamp duty would rise to seven per cent for homes costing more than £2 million, there was understandable fury among estate agents and house hunters. Now the dust has settled, market analysts agree that this extra burden on buyers is not quite so bad as it first appeared. Immediately after the Budget, James Greenwood of Stacks Property Search, which finds properties for buyers across London and Surrey, said: “Properties between £2m and £2.5m are going to be almost impossible to market. As buying agents, we will be asking vendors to settle the difference in stamp duty on behalf of our buyers by taking a reduction in price.” But of course, Osborne could have made life far more difficult for homeowners had he gone ahead with the so-called Mansion Tax – payable not just when homes were bought and sold but annually by their owners. Opponents of that tax had complained that many of the people
LENDING IS RISING Mortgage lending has increased for seven months in a row, according to figures from the Council of Mortgage Lenders, with data showing that lending for house purchase remained brisk in advance of the end of the stamp duty concession for first-time buyers at the end of March. Although February’s gross lending total was estimated at £10.7 billion, only a shade higher than January’s total of £10.65 billion, the figure was 14 per cent higher than in February 2011 (£9.4 billion). A seasonal decline is normally expected in the winter months, but the launch of the NewBuy scheme should help to bolster lending in the coming months. That could potentially offset a dip in lending activity brought about by the end of the first-time buyer stamp duty concession.

In a more measured assessment of the impact of the new rate of stamp duty, Miles Meacock, Strutt & Parker’s head of residential sales in London, said the market in the capital and surrounding counties, notably Surrey, can withstand this hit. “I think it will be highly unlikely our market will take a hammering,” he said. “London is resilient. Prices have increased significantly over the past few years so there is some room for a small adjustment. London is swelled by foreign investors, many of whom want to invest in Central London, whatever the tax implications, and with Italian stamp duty, for example, set at 10 per cent, London should still seem a slightly less painful investment option. London is an expensive city to live in but there are a lot of very good reasons for that: it has brilliant education, culture and general way of life.” And locally, says Meacock, buyers will simply factor the additional expense into

Ticking interest-only loans Martin Wheatley, incoming head of the Financial Conduct Authority (which will be the regulator responsible for consumer protection when the Financial Services Authority is dismantled), referred to the sizeable stock of outstanding interest-only mortgages as a ‘ticking time bomb’. Interest-only loans are particularly popular at the top end of the market. However, analysis by the Council of Mortgage Lenders shows that the majority of interest-only loans maturing throughout this decade have a comfortable equity cushion. For loans maturing over the next

YIELDS GO SOUTH In its latest report on the investment market, Knight Frank is calling for much greater investment in the private rented sector, which it is forecasting to grow over the next five years, just as it has boomed in the past decade. The report, which is both fascinating and radical in its examination of new investment models, such as ‘build to let’, says that tighter mortgage conditions are forcing a growing number of would-be buyers to rent instead. And while demand is greatest in the prime areas of central London, the squeeze on jobs and incomes in the financial sector is leading many tenants to downsize their homes and look for more modest accommodation on the capital’s fringes. As a result, says the report, landlords can find far greater yields in less central areas, notably the southern side of London such as Putney, Richmond and Kingston.

Demand for ‘off plan’ sales at all our new-build developments across the South East has far exceeded both our forecasts and expectations. We believe this is down to a combination of factors: choosing the right location, employing the best architectural styles, and finishing our homes to a very high specification. At St James, we constantly review our house designs to reflect the feedback we receive from our customers. New-build homes have undergone an architectural evolution in the last 30 years due to a fundamental shift in consumer demand. Separate reception rooms once epitomised sophisticated living, and layouts were structured around areas specifically designated as kitchens, living or dining rooms. Upstairs, floor plans were designed to include as many bedrooms and bathrooms as possible, with en suites regarded as the height of luxury. Such traditional architectural styles have been transformed in the last decade in response to the requirements for more flexible living accommodation. Astute house hunters now favour

NEW MOVES Almost half of homeowners living in Victorian properties converted into flats will consider a new-build next time they buy, a new independent report has revealed. Its findings showed that owners of older properties are forced to fork out thousands to cover repairs and replacements within a few years of moving in. On average each paid out £8000 to maintain their home during their first five years of owning the property. The report, commissioned by Cathedral Group and United House and prepared by 20/20 Research, was based on interviews with Victorian conversion owners across the UK and showed 45 per cent would consider a new-build next time they buy. lettings lowdown Paul Zammit, head of Savills Barnes lettings, reports The Barnes market is gaining momentum as we move into May, as spring is traditionally the beginning of the busier family house market period. Applicant levels are still fairly strong, and demand for properties in the mid-market ranges between £1800 and £4000 per month remain a constant. At Savills we look after a large corporate client base, and are often the first port of call for many relocation agents and corporate enquiries. Barnes is unique in London as it still retains a true village atmosphere but is within easy striking distance of central London with all its amenities and attractions. Applicants are attracted to Barnes for this reason, and also because of the many excellent schools in the area. Highlights in the Barnes calendar include the Summer Fete, the Food Fair in October – which Savills is sponsoring – and the farmers market held every Saturday.

the last word Alex Oppenheim, associate director of John D Wood in Battersea, gives his answers to South
Tell us how you joined the property industry and briefly describe your career history to date.
I previously worked in The City and then owned a clothing company but soon realised fashion was not for me (my wife will testify to this). I joined the Battersea office of John D Wood & Co in 2004 and became an associate director in 2010. What do you enjoy most about working in this market, and what have been your highlights so far?
I take huge pleasure in selling properties for clients who first bought through me perhaps as first-time buyers or young couples, helping them to find a larger property for their growing family. It is testament to the Company and its people, that our clients instruct us time and time again. What advice would you give to anyone considering a career in estate agency?
Have a sense of humour and a skin thicker than a rhinoceros. This is not the industry to join if you are flustered by tours of houses involving tight deadlines, traffic jams, a plethora of keys and property details, security alarms, dogs, and map reading.
How difficult is the current market for homebuyers, and what advice do you give them?
With the continuing surge in London property prices, those who do have the means to get onto the property ladder should without doubt have their finances in place and solicitors instructed prior to having their offer accepted. This will ensure a prompt exchange of contracts in order to secure the property with the minimum of fuss. What are your predictions for the property market in South London for the next few years?
The development of Battersea Power Station and the arrival of the American Embassy are the talk of the town. But as demand for traditional bricks and mortar shows no sign of abating, the forecast for growth is extremely positive. For example, in 2011 the Battersea market increased by 17.5 per cent against a backdrop of euro crises and economic gloom. Where, in your view, is the best place to live south of the river and why?
Many people move to Battersea to be close to the park, and of course the flats and
houses on Albert Bridge Road and Prince of Wales Drive are synonymous with that. However, I personally think the properties in the area known as The Sisters have real width to them as well good-sized gardens, and compare very well in price versus the prime roads around Battersea Park. If you were not an estate agent, what career would you choose and why?
A ski guide in the winter and a fishing guide in the summer. Perhaps not a long-term career path but it would be great fun.
