If you’re sensitive about such trifles, one of the first things you’ll notice about the mind-blowing, budget-blowing McLaren 650S is that it’s £20,000 more than the 12C model it has updated. We suspect, however, that any tiresome, headled objections will instantly be swept away by the sheer pull of the heart. For the McLaren 650S is like a piece of automotive sculpture, gorgeous on the eye and an elixir for the soul. The heightened visual attraction of the new 650S owes much to McLaren’s P1 hybrid supercar; the engineering team has brought across its frontend design cues. So, long before you fire up the monster that lurks within, you know you’re in supercar territory.

McLaren bill it as ‘the world’s ultimate luxury sports car”; advertising hyperbole you might think, but actually it’s not so far from the truth. In the time it takes you to reach the end of this sentence, you can be surging past the 62 mph mark from a standing start - because three seconds dead is all it takes. This is the propulsion delivered by a 3,799cc V8 mid-mounted twinturbo petrol engine, with a seven-speed dualclutch transmission driving the rear wheels. Find somewhere legal, and moments later you’ll be touching the car’s maximum speed of 207mph.

In a world where even F1 cars are now having the raw throatiness refined out of them, it’s reassuring that McLaren has revisited the somewhat sedate aural impression left by the 12C. And at times when you don’t want noise, like at 207mph on an Autobahn in Germany, its refined grrrrmmmm provides an elegant background soundtrack to the entertainment inside.

The ‘luxury’ element in this sports car is clear and present - this is no stripped out Ferrari 458 - and considering its equipment, most of the price increase seems to have been spent on things you can see, feel, hear and play. Alcantara becomes the standard trim material, and there’s an infotainment centre which echoes the P1. Satellite navigation, carbonfibre ceramic brake discs and Pirelli P-Zero Corsa tyres are now all standard as well. Perhaps this was guided by the fact that 12C customers spent an average of £23,000 on extras. Now you have them anyway. But you can always go further: for £5,000 you can specify McLaren’s new carbonfibre seats. As well as being supremely comfortable, they shave 15kg from the car’s weight. So if there are any dissenting voices at home, you could advance the argument that this extravagance is actually saving the planet through lower emissions. Well, it’s worth a try.

Perhaps the ultimate compliment to any superyacht is when the design is so inspired, and the finish so sumptuous, you can lie in bed or stretch out on a sofa and completely forget you’re actually at sea. Only the occasional roll with a wave, or a passing seagull, reminds you that you’re afloat. This “would it be good enough in a penthouse?” design philosophy is a major part of what puts super in front of yacht. Yet the challenges of

designing a yacht make a new-build on land seem simple. There must be a permanent sense of spaciousness; nothing makes a yacht feel like it’s shrinking than gloomy corners and head-banging portals. A yacht designer must be able to accommodate by magic whatever the owner wants (A grand piano? A cinema? No problem!). And a yacht must celebrate the elements outside, yet also be able to lock them out at a moment’s notice when the climate turns inclement.

No pressure, then, as Benetti unveiled their new baby (all 108 feet of her) in Cannes: the new Tradition Supreme 108, the first in a series of yachts designed for the highest expectations of the world’s heavy-hitting yacht owners. This is a sun lover’s boat. The exteriors have been designed by Stefano Righini, who has created the vessel over three decks with an expansively generous sun deck ready for azure skies of St. Tropez, Sardinia and Barbados. The yachts three different deck levels play to many requirements: for contrast and interest; for privacy and the ability to seek out your own space; and, up top, unrivalled vistas of the ocean. On this upper deck, there is a sky-lounge with windows on three sides and a sliding door leading out to the exterior salon for commanding views. Should the mood take you, it also boasts a Turkish bath complete with a skylight. Just lie back and gaze at the sky or the stars. The design is highly visual as well as practical. The interiors accentuate the sense of space and light using contrasting colours and shadows.

The walls are clad with various thicknesses of decking, arranged in a random pattern to conjure a captivating 3D effect with a play of light and shade. Natural light is everywhere; the glaziers have been kept very busy, with glass connecting the interior and exterior spaces. The yacht can accommodate up to 12 guests, in addition to the full crew. There are four indulgent VIP cabins on the lower deck. The bathrooms are pure theatre, with ‘interactive’ finished walls in the mosaic showers. YOU MAY LOVE YOUR HDTV NOW. BUT SOMETHING’S COMING THAT’S FOUR TIMES BETTER: MEET UHD. The fact is, television has witnessed a surge in picture and sound quality in recent years. And yet this is merely the beginning. It may be hard to imagine but your children will soon regard HDTV with the same scorn that you’ve already developed for your old analogue CRT TV. How did we ever put up with it?

PRESENTING UHD Incredible as it may seem, in terms of picture quality HDTV is on the ropes. Ultra HD is already a reality, not only will it have us all quadrupling our expectations - it will also have a profound effect on everything from film and TV production right through to distribution technology. And here’s why: 4K Ultra HD or UHD as it’s become known delivers roughly four times the picture resolution of 1080p Full HD. ADOPTING 4K UHD There is always a chicken and egg issue with new broadcast technology. Why buy the kit if there are no UHD programmes? And why make UHD programmes if viewers aren’t equipped? Despite this, it’s a mark of the strength of UHD that the big hitters on both sides of the fence are firmly focused on this new technology. Sony, Panasonic and LG were among the first to weigh in with huge 84-inch panels. They had price tags to match: around £20,000. Samsung then came in with their 85-inch offering at a hefty £35,000.

But if the tipping point occurs when this kit becomes affordable, and available, for the man in the armchair, then that day has already dawned. Some manufacturers are retailing models around £10k. On the production side, Netflix were first in April 2014 in delivering 4K content to domestic screens with Season 2 of House of cards. And there’s a lot more in the pipeline depending on your internet connection. None of this should take away your enjoyment of HDTV. All too often, ‘design’ is perceived as mainly a visual thing. Admittedly, your eyes will always be the first judge of any design, and the sight of, say, a diamond watch, a designer little black dress, or if you’re of masculine persuasion an E-type Jag or a 1971 Ferrari Dino, will all quicken your pulse long before the touch. But there’s always a second component part to great design: it actually performs beautifully. It is a joy to use and experience. That’s why, when the opportunity for The Design Practice by UBER came to create a fabulous new holiday residence on the island of Mallorca, there were two design goals. The first was indeed to build a feast for the eyes, with an artful blend of old and state of the art. The second was to create a villa that ‘works’ beautifully, swallowing up and then cossetting a large party of demanding guests, all with different tastes, and moods at any one time. On both fronts, Las Tortugas excels and The Design Practice by UBER has relished the opportunity to demonstrate a highly commercial approach to furnishing rental properties that deliver the best possible returns for its clients whilst at the same time providing a differentiated look from the standard and monotonous furniture packages so often used by overseas owners.

Bliss for rent Las Tortugas is located in the north of the island, two miles from the lovely old town of Pollensa. The Design Practice by UBER ensure every space is dressed to impress whether it be dead space under the stairs or elongated windows that afford an amazing external outlook.

But this is also property in which to gather together friends and family: it effortlessly welcomes 14 people in contemporary elegance, with its sense of light and space pervading both the villa and its gardens.

As a counterpoint to its modernity, rustic touches abound at Las Tortugas. From an old handmade iron gate, to a cloakroom basin standing on reclaimed driftwood to and a cave which, naturally enough, takes you into a genuine wine cellar.

There are six bedrooms. The Master Bedroom is a spacious suite, with two beautiful honeycoloured solid marble baths side by side. They give views out across the valley, with low light LEDs tucked into the plinths creating an elegantly relaxed atmosphere. The suite even has its own large steam room finished in natural stone; a double shower; separate vanity units and stone basins; and a separate walk-in dressing room.

Outside, the 750m2 of contemporary gardens combine natural materials including white pebbles and stone Buddhas with palms, an olive tree garden, large terraces and lawn.

There are four further double bedrooms, each with their own ensuite bathrooms, as well as another twin bedroom. A lift takes you down to the ground floor, where the luxurious main living space has a natural Jerusalem stone fireplace and three imposing sets of double doors. SIMON REPORTS IT’S ALL ABOUT “MUTED METALS, DOG-TOOTH AND LACQUER”. When you work in the design business, you need a metaphorical thermal imaging camera. That’s because all the time you’re searching to see what’s hot coming out of the design centres of Italy, Paris and London. And I love it when I find some of the strongest heat signatures are coming from bygone decades, with classic ideas ‘upcycled’ by overlaying them with new takes and fresh directions. Often, these retro manifestations are mere hints: a dainty round tip leg here, a curved edged bullnose corner there.

Take for example the Dom Edizioni high gloss lacquered dining table finished with solid brass tip ‘stockings’, or the simple retro curve of a table lamp. But occasionally you get a dynamic hit from a colour palette and interesting clash-colours: oranges with browns, greens and blues building to the boldest of big geometrical patterns - such as giant hounds tooth or even Harris tweeds. But this isn’t about going the whole hog and giving an entire room a throwback look; these fabrics and wallcoverings complement rather than conquer, bringing a wonderfully eclectic mix of era influences. Lighting is also key and the strongest influence is the ongoing love affair with muted brass tones and ‘dirty’ antique finishes. ONE & ONLY ROYAL MIRAGE Consisting of three hotels, each with its own personality, they have been busy upgrading and refining here. The Palace & Residence and Spa rooms have recently been refurbished, and The Arabian Court is due for the same treatment in the coming few months. We ate wonderfully well here. We had lunch at the Beach Bar and Grill where the views overlook Palm Island, and experienced the Australian themed menu (in honour of the new One & Only Haymen Island due to open July 2014). The grilled tiger prawns are like none you’ve ever tasted and I also highly recommend their outstanding take on the lime sorbet. Later, we sipped champagne at the uber chic Jetty Lounge. Reservations are essential here, especially Thursday through Saturday nights. The vibe reminded me of a Miami beach bar with outside sofas, funky music and a real buzz.

DESERT PALM DUBAI If you’ve been lucky enough to experience either Huvafen Fushi or NIYAMA in the Maldives, this Per AQUMM hotel is their beautiful Arabian sister. A masterclass in chic, and removed just a step or two from the beat and pace of the city centre, the hotel is located right next to four championship polo fields. This means you can sip a cocktail on your veranda, or indeed in the Polo Bar, and watch this pulsating game without moving a muscle. We were lucky enough to be taken on a tour of the owner’s private stables at the hotel to see some of his prize polo ponies. And if you’d like to try your hand - and seat - at this exhilarating game – it can all be arranged. Privacy is also highly prized here, in the recently refurbished pool villas, polo villas and pool residences.

ONE & ONLY THE PALM Located on the peninsula of one of the world’s most spectacular landscapes, the One & Only The Palm is an enclave of impeccable style. Set amidst lush manicured gardens, fountains and pools, this sumptuous resort is a blend of Moorish and Andalusian architectural design fused with contemporary Arabian chic. I like the fact that even the standard rooms here have the feel of a suite, but if you also want a terrace I’d recommend opting for a Junior Suite. Or, if you’re in search of a little more privacy, choose the beach villas; they give beautifully designed, open plan spacious living with two bedrooms - and, as importantly, a dedicated team of hosts to take care of you. Around the exquisite pool area you can lose yourself in a huge day bed and the pool cabanas are so stylish you could live in them. In front of you lies some 850 metres of pristine beach. A medley of restaurants: You have some delicious conundrums here. Will it be the 101 Dining Lounge & Bar, with its tapas and Mediterranean-inspired meals served by the resort’s private marina? This is a see-and-be-seen hotspot, with a DJ on most evenings. Or perhaps Yannick Alléno’s French restaurant Stay, with its unique ‘pastry library’ that showcases some truly memorable desserts.

SIX SENSES ZIGHY BAY – OMAN Here’s how to arrive at this hotel: paraglide down onto its beach. That’s exactly what we did, from the top of the neighbouring mountain, and it was quite one of the most scary yet exhilarating things I’ve ever done. This resort is two hours out of Dubai and combines the city centre vibe with the remote and awesome vistas of Oman. The rooms here are also a delightful contrast. Less urban chic and more hand-crafted beauty, they are fashioned from natural stone and wood and feature high ceilings and splashes of Omani colour. Dining is a serious business too. The Sense of the Edge restaurant offers a choice of magnificent five- and seven-course menus accompanied with degustation wines. We then followed a memorable dinner by wandering down to the beachfront where they had set up an outdoor cinema. Complete with popcorn, it was a fitting end to a magical stay.

RIDE IN THE SLIPSTREAM OF GODS THE TOUR DE FRANCE MAY BE OVER - BUT YOU CAN NOW CYCLE AND EXPERIENCE STAGES OF LE TOUR FOR YOURSELF. There a few more inspiring sights in sport than a peloton in the Tour de France. Gliding past corn fields and vineyards; scaling muscle-shredding mountains; hurtling down the Champs Elysees to the finishing line - these are scenes that inspire many to get themselves kitted out and begin a lifelong love affair with cycling. Few sports, however, allow you to ‘play’ on the actual stage where your heroes perform. (Good luck, for example, booking the Centre Court for a spot of tennis, or running out at Anfield with your pub team.) But cycling is different: in this sport you can pedal the actual routes of the riders. And with the triumphant Grand Depart recently held in Harrogate, what better advertisement could there be for inspirational cycling in England?

The first leg, for example, from Harrogate to Leeds had everything: from winding twists and turns to lungbusting climbs and ferocious descents. With, as any Yorkshireman will tell you, the scenery and welcome of God’s own country in the bargain. There are also specialists who will organise everything so you can recreate Le Tour experience in France. Just one is Trek Travel, whose marketing manager Mark Thomsen says: “We provide the opportunity to experience what the pros experience, to ride the roads the pros ride.” For the serious aficionado, it’s a trip that has to include Mont Ventoux. Referred to as “The Giant of the South” it also has a memorial to Tom Simpson, a British competitor who died there in the 1967 Tour. Mark describes it as “an incredible climb through the forest, then into the moonscape and up to the top. From a cycling fan’s perspective, it’s like going to Mecca.”

The surge in popularity of this kind of holiday is down to many factors. Quite apart from the growing awareness of the value of an active lifestyle, cycling has become slightly more pampered. Technology such as GPS, touchscreen maps and electronic gear shifting all make life a lot easier. The holidays are also fully supported and you simply have to turn up. They’re suitable for couples and indeed different levels of fitness and performance. You don’t have to be Mark Cavendish. And, of course, there are the glories of France herself. From the symmetrical lines of its vineyards and scented lavender fields to medieval villages which are steeped in Tour lore - it is a magical experience. But then food is something of a religion here. The Camelot Restaurant is a destination in itself, with a 5-star accreditation from the Relais & Châteaux group that it has no intention of relinquishing. Dinner was the best we had all week, although lunch was also hard to beat.

Over the next 12 months the management will be continuing to remodel their luxury suites - four have already happened - while also introducing new ideas that amplify this boutique hotel’s wonderful assets.

BYRNING AMBITION: MANCHESTER HOUSE WHAT LEGENDARY CHEF AIDEN BYRNE DID NEXT In the high-risk, high-reward restaurant business, the road is littered with casualties. Having a famous chef is no guarantee of success these days, and in an economic climate where diners are still feeling the pinch, you have to applaud the grit and optimism of the team behind a huge new Manchester venture. It’s called Manchester House, and everything about it is big. From its spacious physical area, to the staggering £3m investment behind it, to the reputation of the chef at its helm: Aiden Byrne. Byrne knows how to make an entrance. He arrived onto the restaurant scene in a blaze of glory at the age of just 22 when he became the

youngest chef ever to win a Michelin star. A meteoric career has followed, including spells at Tom Aiken’s lauded Chelsea restaurant; head chef at The Grill at the Dorchester Hotel in London; and well received spells at Pied à Terre in London, Adlard’s in Norwich, Peacock Alley and the Commons in Dublin, and Danesfield House in Buckinghamshire. Even with this exalted track record, Manchester House is a major undertaking. And it is one that received a little extra spice with the simultaneous opening of a rival, the French by Simon Rogan. This ‘duel’ was documented in a BBC TWO series ‘Restaurant Wars’.

Manchester House sits inside a tower in Spinningfields, Manchester, with ‘The Lounge’, a bar, on Level 12 and the restaurant itself on Level 2. The focus is refreshingly customer centric, with dressed up food served in a dressed down vibe. Byrne says: “The whole ethos is to not be a stereotypical fine dining restaurant.” This despite the fact that Manchester - remarkably - hasn’t had a Michelin star in the city since 1974. He adds: “From the waiters’ uniforms, to the open kitchen and the way we approach everything, this restaurant is so far away from everything ‘fine dining’. In true Manchester style, we’ve tried to go against the grain.” Creativity abounds here. Even before the starters you might encounter miniature dishes such as a smoked-eel beignet perched on a tiny mound of TWENTY SIX //

apple. Or a stew of braised snails topped with a luxuriant potato foam. Then to starters such as frogs’ legs Kiev or duck with sweet-sour cherries delivered in dried ice. And inventive mains such as exquisite lamb chops smoked next to still-smouldering wood, and desserts where peaches are teamed up sublimely with chocolate parfait. As well as the main restaurant you can opt for their Private Dining Room for a memorable occasion for up to eight. WHITE CHOCOLATE AND WHITE TRUFFLE RISOTTO WITH PAN-FRIED SCALLOPS INGREDIENTS

SERVES 4 • • • • • • • • • • • • • •

20g white truffle 75g finely chopped shallots 25g butter 150g carnaroli or Arborio risotto rice 100ml white wine 1 litre of white chicken stock, reserving 100ml 2 tablespoons white truffle oil 2 tablespoons mascarpone 100g Parmesan cheese 1 lemon for juice 50g white chocolate buttons 8 cleaned and trimmed scallops, cut in half widthways 30 nasturtium leaves, to garnish salt

METHOD Use a small pairing knife to peel the truffle. Dice half of the truffle and leave the remainder whole. In a warm, covered pan slowly sweat the shallots and the trimmings from the truffle for 2-3 minutes without letting them colour. Add the risotto rice and stir in thoroughly. Sweat for a further minute, again without letting the ingredients colour. Add the white wine and turn up the heat slightly. Stir continuously until the white wine has been absorbed by the rice. Start to add the stock, 100 ml at a time, stirring continuously. When all the stock has been absorbed taste a small spoonful of rice (it should be slightly undercooked so you can reheat it later). Season the risotto with salt, then pour the rice onto a large tray and spread it out evenly, which will stop the cooking process more quickly than leaving it in the pan. Cover with greaseproof paper to stop the rice drying out. Heat the reserved 100 ml stock in a pan and add the cooked rice, gently stirring it in with a wooden spoon. Add the diced truffle and the truffle oil, then add the mascarpone cheese, 50g grated Parmesan, the lemon juice and, finally, the white chocolate. At this stage you may need to adjust the seasoning to your taste. The salt and the Parmesan obviously give a savoury, salty

background, the mascarpone adds a layer of creaminess, the lemon juice adds freshness to the rich flavours and the white chocolate, which is added right at the end, gives you surprising sweetness, and whether you add more of each ingredient is entirely up to you, bearing in mind that the scallops will be sweet, the nasturtium will be peppery and the shaved Parmesan salty. Season the scallops and fry them, cut side down, in a large, non-stick frying pan until they become golden brown. Turn them over and cook for a further minute. Add a dash of lemon juice and lay them on a piece of kitchen paper. To serve, spoon the risotto onto the plates and place the fried scallops on top. Shave the remaining Parmesan and truffle and scatter over the top. Garnish with nasturtium leaves.

POGGENPOHL EVENT There is nothing quite like watching a master craftsman at work, and back in June Poggenpohl gave some lucky guests the chance to see and meet Aiden Byrne, up close and personal. Some 90 guests (including The Gent Magazine) descended on the showroom of the premier kitchen retailer. Over canapés and cocktails, we witnessed a tour de force from Aidan as he showcased his skills, surrounded by the leading German brand’s cutting edge kitchen design.

Where class endures From one chef to another, Kevin Snook raises a respectful glass to the kitchen of Brett Graham.

~ The ‘difficult second novel’ syndrome is not only a condition that afflicts writers or indeed bands. We’ve all been to brand new restaurants that have blown us away with their invention, with their adrenaline-fuelled energy that drives standards extraordinarily high. Then 18 months or a few years down the line you return to find the same establishment now drunk with awards, ever so slightly smug and dishing up passable, OK food that’s a pale imitation of its halcyon days. No such problems with the Ledbury in London. When it opened in 2005, it became the instant darling of its local Notting Hill media/politico/ journo crowd. Reservations were impossible and no amount of name dropping or string pulling got you in there.

Today, now nudging its tenth birthday, getting a table is still about as easy as opening an oyster with your thumbs. The Australian chef Brett Graham has been rightly lauded with two Michelin Stars. Indeed, awards are arriving from all directions: The Ledbury has displaced the hallowed Gavroche in Harden’s Guide as the best upscale restaurant, and it is also the highest climber at this year’s World’s 50 Best Restaurant Awards. Food and Travel Magazine has declared it London Restaurant of the Year. So, all the ingredients for complacency then? Not a bit of it. Every ounce of praise is for all the right reasons: the standards remain as high as ever, the waiting staff are engaged and obliging and, above all, the food remains sublime. The night we were there, Brett excelled himself with one of those menus that seemed to get more special with each course. Continued...

Kevin Snook is a chef, entrepreneur and author. He trained in two renowned threeMichelin starred restaurants: Le Moulin de Mougins, under the guidance of Roger Verge, and the Bonne Auberge in Antibes. His passion for travel then took him to Canada, where he owned two restaurants. He won many awards and accolades through his love of organic produce. Kevin continued his travels, this time to the Caribbean, St. Lucia and then on to the magical island of Mustique. His passion for food has evolved but his philosophy is still the same. He prepares simple, fresh, seasonal dishes, often seasoned with his own spices, drawn from different ethnic cuisines. He then adds his own culinary twist to give each dish his signature. After 35 years Kevin still has his own catering company, and has written and published four cookery books. He also runs Bray Cottages in the culinary village of Bray on Thames, taking care of food lovers from all parts of the globe. We began with an opening livener for the taste buds, 215 with Baby Vegetables, Beaufort Cream, Spring Truffles and Pumpernickel. An exquisite overture before the serious business to come. We then shared (no, make that ‘fought over’) the Native Lobster, in a perfectly judged tomato butter with basil. Then, in contrast, something with humbler origins: pigeon. But in this case, it was a breast and leg confit that was beautifully teamed with vibrant cherries. Then we defy anyone not to find a nook or cranny for Brett’s tartlet of English Strawberries and Flowers with Honey Cream. Like every course, this was art on a plate: a visual as well as gastronomic feast. We were thrilled by our choices, although the Ledbury is one of those places where you can’t help yourself studying your neighbours’ plates as well. You may well spy starters such as the

heritage tomato salad with goat’s curd, dried olives and green tomato juice. Or a truffled toast and Saint-Nectaire cheese. Or salmon, taken to new heights with the inspired addition of lemon verbena. Decisions, decisions. As for the wine, we were delighted to find several old friends from South Africa but were also guided to some new world discoveries by the invaluable sommelier. I suppose you could say that the Ledbury, once a kick-ass neighbourhood upstart has now entered into London’s gastronomic hall of fame. But the spirit that got it there remains on every plate and in every mouthful. All of which means one thing: book months ahead.

...OF A DEVELOPMENT ADDICT As the property market continues to boom, Adele Lock, property developer, brings to fruition her biggest project yet: Butley Hall - a Grade II listed building in the middle of Prestbury village. When all you seem to hear these days is how well the property market is doing, do you find it tempting to try for a piece of the action yourself? Maybe invest in a little buy-to-let, or go the whole nine yards and create a development? Like all addictions, Adele Lock’s property obsession started in a relatively low-key way. She and her husband Matt started developing private residential homes in Cheshire in 2007. It went well and one thing soon led to another and they gained an understanding of the skills you need and how to avoid the banana skins waiting to send you flying. Although it has to be said they’ve seen a few along the way! But then one day, fate presented them with the big one. A project that would demand everything: not just capital and nerve, but patience, sensitivity and a need to surround themselves with the very best of specialists in every field.

The property in question was the derelict Grade II-listed Butley Hall in Prestbury. This crumbling pile had stood empty for 3 years and the easiest thing would have been to reject it. But Adele and Matt could see that this once-proud residence had an innate beauty and stature that positively demanded to be restored. Of course, the development potential also shone through: this could, one day, be a breathtaking place to live. That day will soon dawn. Adele’s company Edengate Bespoke Homes is creating a handful of select residences in this remarkable old hall which resonates with history and evokes an age of style and standards. In all, there will be just seven very special apartments and three classically elegant townhouses. Not surprisingly, eight of the properties have already been snapped up, off- plan, as the development heads towards completion by Christmas 2014.

Every development is subject to tight rules and regulations, but this one also brought with it the need for highly expert consultants. Top of the list was a specialist architect with expertise in the conservation of historic and listed buildings, followed by structural engineers, landscaping specialists and a construction consultancy. The physical building would then need to be carried out by a company well-versed in the rules that govern every nook and cranny of Butley Hall.

This included extensive research into the history of the building, and an assessment of how this faded 18th century manor house could be transformed into ten exceptional dwellings. It quickly became clear that although the project was not for the faint hearted, it could be a practical proposition. Provided, that is, you appreciated that the building would require fundamental structural improvements to the existing timber frame, floors and roof. It also needed major landscaping works to create grounds worthy of the hall, and to address the practicalities of vehicle access and parking. Next came the architect’s firm of Buttress. Their research revealed that the hall was originally constructed as a medieval timber ‘Hall House’. Successive generations went on to make heavy alterations over the years with varying qualities of workmanship.

The challenge here was to unpick what was worth preserving, in terms of both heritage and build quality, and to make sure that the resulting work would meet and even exceed what today’s discerning owners expect. A typical example was the wattle and daub internal walls of the original medieval hall. Many of these remain and although they are in remarkably good condition they don’t meet the acoustic or fire standards that are required today. The decision was therefore made to retain them, but enhance them. As the project advanced, the task facing specialist structural engineers became ever-more clear. Specialist knowledge was needed in the structural

design of building structures, foundation engineering and forensic structural analysis. Buttress advised Adele to employ the services of iD Structural Engineers Ltd. The long and protracted process of planning permission was being sought for this hugely ambitious project. In 2012 full planning permission was finally granted and then Adele needed to find a construction company. Cruden Construction was duly chosen. They were tasked to extend the front elevation by two thirds in keeping with the existing façade. As construction progressed Cruden found the timbers in the roof and rafters needed to be replaced in oak. Just the kind of surprise a developer has to expect; it goes

with the territory of old buildings. This work was undertaken with oak flown in from France and the roof is now beautifully recreated. The rear of the property was also dug and piled due to the sandy ground. It was then ready to incorporate the new garaging for the apartments. There was also hard and soft landscaping needed to the rear of the property required in order to bring the town houses to life. Once the building had been made watertight it was time for Cruden’s team to move in and install all the plumbing, heating and electrical services. Continued...

Cruden also needed to work in tandem with Intecho, Adele’s chosen home automation and audio visual company. Their brief: to make this building fit for 21st century living and to exceed the lifestyle expectations of today’s owners. It was a brief that they had in fact been working on for 2½ years, having been introduced at the earliest stage of the project. This was to ensure that their state of the art solutions were integrated into the hall, and not just patched on later.

The result is that Butley Hall is being futureproofed: enjoying the best of technology now while allowing for technological advances to come. In terms of specification, each residence will enjoy comfort, style and atmosphere that is the equal of luxury developments anywhere. This includes programmable lighting throughout with pre-set Reading, Relaxed and Entertainment scenes - all controlled from a touch screen.

Each property can be enhanced to include control of the whole apartment via tablet or smart phone to include distributed music zones throughout as well as digital TVs in every room including bathrooms. There will also be a fresh air circulation system and underfloor heating again all controlled at the touch of a finger tip by the Intecho touch screen technology. CGT: soon it will find you abroad. The Government is planning to extend Capital Gains Tax for non-UK residents and second home owners.

If you’re a non-UK resident and you own a home here, here’s a date for your diary: April 2015. This is when you will join the tax regime for second homeowners who are UK residents. Namely, if you sell a home which is not your main residence, and you make a profit - be ready to part with a chunk of it in capital gains tax (CGT). This major change has been in the offing for a while now. The Government announced it in the 2013 Autumn Statement and launched a consultation document. And, as sometimes happens with consultations, the proposals have come back tougher than expected: in addition to individuals, CGT may also apply to nonUK resident partners, companies and trustees. However, the Government has also confirmed that the CGT annual exemption available to UK resident individuals (currently £10,900), will also apply to non-UK resident individuals under the extended regime. The Government also recognises that it could be difficult collecting CGT from non-UK residents. It is therefore considering implementing a form of withholding tax that will operate alongside the option to self-report on the tax due. The changes will also apply to non-UK resident trustees, as well as non-UK resident partners of partnerships. This would mean that each non-UK resident partner would have to pay CGT on any gain attributable to them. This will then be in line with the treatment of UK-resident partners. The changes are also likely to affect non-UK resident companies, which is quite surprising since it was only in April 2013 that the Annual Tax on Enveloped Dwellings (ATED) was introduced. ATED itself already ensures that where non-UK resident companies own residential property worth more than £2 million, they are subject to ATED-related CGT on any disposal gains on that property. The proposals are being consulted upon with a view to legislation being introduced from April 2015.

THE CASE The High Court heard in a fairly recent case that the wife of a millionaire businessman in London was awarded nearly half of his fortune despite them being divorced many years earlier. The couple are unnamed. The Judge stated that there was no distinction between the couple’s marriage and their life after the divorce as they had remained together as a married couple. He therefore awarded her £6.12 million just short of half of his £13.6 million fortune. THE FACTS Each case however has to be looked at upon the facts and bringing a case so many years later for financial remedy is as unusual as is living together for so long after a divorce. If no claim was made at the time of the divorce however then it can be made at any point. THE ADVICE This case, whilst unusual, is a cautionary tale for couples who have not resolved their finances upon divorce and have carried on with their lives and, in some cases, may continue to reside together.

Advice is given with regard to finances when the parties are divorcing in that any financial issues need to be resolved and dealt with by way of an agreed consent order submitted to Court or a Court application (if matters cannot be resolved between themselves) resulting in a binding Court order. It will ensure certainty and prevent any future financial claims against you. THE WAY FORWARD If you are considering instigating divorce proceedings or have done so, it is imperative that you seek advice in relation to your options from a specialist family lawyer to ensure that financial issues are resolved within the proceedings and not left open. Until financial matters are finalised by way of a Court order or legal agreement then it is open to your former spouse to make a claim.
