Sierra del Mar Los Arcos Begins Final Stage of Construction

Grupo Sierra del Mar placed the first stone for the exclusive development Arco Norte, beginning the final stage of construction for the Sierra del Mar Los Arcos residential complex. The development is located in Puerto Vallarta’s south shore, right in front of Los Arcos de Mismaloya, the iconic islets that give name to the project and have become city landmarks. The mid-rise building will feature 14 beachfront units with a total area of 250 square meters, placed in a lush tropical setting. The featured amenities include a private beach club, sun deck, pool, jacuzzi, gym, and a business center. In addition, the development will offer 24-hour private security, controlled access and 0.5 kilometers of internal streets with walkways, which will be ideal for strolling. Arco Norte has been designed by renowned local architect Paulo Rojo and is being built by Grupo Sierra del Mar, who have developed residences since 1987 in this unique track of tropical forest, surrounded by the Sierra Madre mountains and the Pacific coast. According to the developer, Arco Norte is scheduled for completion by December 2017. De acuerdo con el desarrollador, Arco Norte está proyectado para concluirse a finales de 2017.

Moray Applegate, bróker propietario de Applegate Realtors, comparte algunos de los principales factores que han detonado el resurgimiento de la Zona Romántica. Without a doubt, the boom presently taking place in Puerto Vallarta’s Romantic Zone can be considered among one of the city’s great accomplishments, largely due to those who have chosen to invest in the neighborhood, taking its value to another level. Moray Applegate, owner of Applegate Realtors —established 49 years ago as the first real estate agency in Puerto Vallarta— shares his take on some of the key factors that have contributed to many positive changes taking place in the area. “The story of the Romantic Zone boom can be traced back to a group of Americans, including my father, Bernardo Applegate, who took it upon themselves to cover the infrastructure costs to bring potable water and electricity to the area,” he comments. Nonetheless, the recent boom in the area can be attributed to two important factors that are intertwined with one another: “The 2007-08 crisis that weakened the real estate market at an international level, along with the Malecon remodeling project that took place in 2011. Architecturally, the end result of the project was pleasing, but the additional strategy to encourage folks to enjoy the Malecon never took place. The resurgence of new real estate developments in the Romantic Zone was prompted as a result of the economy in North America being stabilized after the crash. This happened naturally, as the Romantic Zone is the only area in the city where vertical construction is allowed, and also features a gamut of entertainment options such as art galleries, restaurants, beaches, boutiques and much more.” Applegate Realtors’ vision was also key in the resurgence. “In the beginning, when we started building developments in the area, people said that offering condos with restricted views or away from the beach 24

Uno de los más recientes casos de éxito en Puerto Vallarta, es el renacimiento de la Zona Romántica, un lugar que hoy en día se encuentra en boga. En gran medida, este nuevo brillo se debe a quienes han decidido invertir en este lugar para poder impulsarlo al siguiente nivel. Moray Applegate, bróker propietario de Applegate Realtors —la primera agencia de bienes raíces establecida hace 49 años en Puerto Vallarta—, nos comparte desde su perspectiva profesional, cuáles han sido algunos de los principales factores que han detonado los cambios tan positivos en esta zona. “La historia del impulso a la Zona Romántica comenzó tiempo atrás, cuando un grupo de norteamericanos junto con mi papá, don Bernardo Applegate, cubrieron los gastos para traer los servicios como el agua potable y la electricidad a esta colonia de Puerto Vallarta”, comentó Moray Applegate. Sin embargo, el renacimiento reciente de esta zona se debió a una situación natural en la que dos grandes factores se mezclaron: “La crisis del 2007-2008 —que obviamente debilitó al mercado inmobiliario a nivel internacional— y la remodelación del Malecón que se llevó a cabo en 2011 —que como obra arquitectónica está muy bien, pero que las medidas secundarias para atraer gente no se dieron. Cuando las finanzas norteamericanas se volvieron a estabilizar, propició que el desarrollo de los bienes raíces se diera de forma natural en la Zona Romántica, el único lugar en la ciudad donde se puede construir de manera vertical y que además, cuenta con todas las ventajas del entretenimiento, galerías de arte, restaurantes, playas, boutiques y mucho más”. Asimismo, la visión de Applegate Realtors fue clave para que resurgiera esta zona: “Al principio, cuando comenzamos a construir nuestros desarrollos en esta parte de la ciudad, la gente nos decía que la venta se iba a volver complicada puesto que nuestros condominios no tenían mucha vista o no estaban frente al mar. Designed to attract the public’s attention, brand activation campaigns are one of the most effective marketing tools in the malls. Diseñadas específicamente para llamar la atención del público, las activaciones publicitarias son una de las herramientas de marketing más efectivas en los centros comerciales. Have you ever visited a shopping center and come across an installation or stand promoting a specific brand? In advertising jargon, these events are known as brand activation campaigns: activities designed to attract the public’s attention and connect with potential customers. Also known as BTL (below the line) activations, these are advertising campaigns directed at specific groups of people through direct and personal contact. On the other hand, ATL (above the line) activation campaigns have a broader scope and are carried out through mediums such as TV, radio, movies, print publications and digital. Both terms were coined by the prestigious Procter and Gamble agency during the 50s. BTL activations can go from a single exercise —such as leaflet or flyer distribution— to the implementation of a technologically complex stand, like the campaign that Disney developed at a shopping center. En la industria publicitaria se les conoce como “activaciones publicitarias”, es decir, iniciativas diseñadas para llamar la atención del público y conectar con clientes potenciales. También conocidas como activaciones BTL (iniciales de la frase en inglés below the line), se refieren a la publicidad dirigida a grupos de personas específicos a través del contacto directo y personal. Por otro lado, la publicidad ATL (above the line) tiene un alcance más amplio y se lleva acabo a través de medios como la televisión, radio, cine, publicaciones impresas e internet. Ambos términos se originaron en la prestigiosa agencia Procter and Gamble durante la década de 1950. There is much to explore about the effectiveness of ATL and BTL marketing. That said, if you are considering implementing a brand activation campaign at a shopping center in the region, you should keep the following tips in mind: 1. Schedule a visit with the shopping center’s administration office for consideration. They can advise you on specific requirements and guidelines, comment on previous successful activations, and put you in touch with the advertising agencies that organized them. 2. If there is a brand activation campaign in process at a shopping center, reach out to the brand representatives to learn about the type of success they’ve accomplished with their strategy. 3. Connect with the public relations person or department in your company or visit a few advertising agencies to learn about available options they can offer you. 4. Consider offering your audience some sort of incentive in exchange for their email address (make sure that you have a sound privacy policy in place), to feed your potential client database. This will allow you to connect with them afterwards. 5. Finally, keep in mind that the best advertising strategy frequently involves both BTL and ATL elements. Therefore, it is always a good idea to consult with companies specialized in the type of advertising you are considering, so you can make an informed decision about the best strategy for your marketing efforts.

Considera ofrecer algún incentivo al público a cambio de su registro electrónico (con una política de privacidad claramente establecida), para alimentar tu base de datos de clientes potenciales. De esa manera, tendrás la oportunidad de establecer contacto con ellos posteriormente. 5. Finalmente, toma en cuenta que la mejor estrategia incluye frecuentemente elementos tanto de publicidad BTL como de ATL.
