Among all professionals involved in Puerto Vallarta and Riviera Nayarit’s real estate industry, agents play a key role representing agencies and acting as intermediaries between property sellers and buyers. Encouraged by the many real estate opportunities available in our region and the significant number of professionals working for this sector, we asked a few local brokers about the traits and skillset a real estate agent should have to succeed in the business and provide both clients and representing agencies with positive experiences. While this is not a definitive list, we are happy to share our findings: Personal attributes Harriet Cochran Murray, Cochran Real Estate director and AMPI Vallarta president (a local branch of Mexico’s National Association of Real Estate Professionals), mentions that the qualities she would look for in a real estate agent include honesty, character, understanding of ethics and responsibility while protecting both buyers and sellers. 8

Use of Technologies Taking advantage of marketing tools available on the internet is essential to promote the brand and services that define a real estate agent. Carl Timothy considers important to have a good knowledge of marketing vehicles, such as newsletters and social media sites in an ever-changing world looking to access information. Constant education Harriet Cochran Murray and Carl Timothy both mentioned the importance of ongoing education for those working for the real estate industry. Murray encourage agents in the region to explore the educational alternatives available through the local AMPI chapter, such as courses available in person and online from different sources, such as the United States NAR (National Association of Realtors), and certification programs such as REALTOR, CIPS (Certified International Property Specialist), CCIM (Certified Commercial Investment Member) and CONOCER (The Normalization and Certification Board of Labor Competency).

Any conversation about luxury homes in Banderas Bay is bound to include Sherri Narro or her companies, Sherri Narro & Associates and Puerto Vallarta Dream Homes. Al hablar sobre la oferta local de propiedades de lujo, es inevitable pensar en Sherri Narro de Sherri Narro & Associates y Puerto Vallarta Dream Homes. Any conversation about luxury homes in Banderas Bay is bound to include Sherri Narro or her companies, Sherri Narro & Associates and Puerto Vallarta Dream Homes. Prior to arriving in our destination in 1996, she lived in the United States with her husband, David Lyons, where both enjoyed a very successful professional life as lawyers. When time came to retire, they visited Puerto Vallarta, loved it, and decided to relocate permanently. “I had no intention to keep working, but while David was writing, I didn’t have much to do,” she recalls. “We were looking for a place to live, so he suggested I look into real estate. This started the ball rolling.” But her interest was far more specific from the get-go. Sherri decided to focus her attention on luxury homes. “I truly enjoy it. When we practiced law in the US, most of our clients were multiple property owners, which allowed me to experience some truly spectacular properties around the world. This is why I chose to focus on this market.” Nowadays, her company also represents luxury condominiums, offering a variety of excellent choices for those looking for an oceanfront or beachfront home, spectacular views, or any other feature associated with luxury home living.

When we asked about the challenges of starting her company, she told us she felt like fish in the water from day one. She had practiced real estate law in several places in the US, so she was looking for a related, yet different activity. Being licensed in the state of Louisiana has proved to be an advantage, given the fact that the state’s legal system is based on Civil Law (also known as Napoleonic Code, a system that inspired Mexico’s Civil Code). “As far as understanding titling and the underlying theme of land ownership, understanding the different systems provides an additional advantage. Not everybody can.” While just about anyone can acquire the necessary skills to conduct a real estate transaction, it takes

En la práctica profesional, nuestros clientes se caracterizaban por ser propietarios de varias residencias, lo cual me llevó a conocer algunas propiedades verdaderamente espectaculares alrededor del mundo. Por eso decidí especializarme en este segmento de mercado”. Hoy en día, su empresa también representa condominios de lujo y cuenta con una variedad de opciones exclusivas para quienes buscan una residencia frente al mar o la playa, con vistas espectaculares o alguna otra característica emblemática de una propiedad a todo lujo. Cuando le preguntamos si le fue difícil establecer su empresa al inicio, nos comentó que en todo momento se sintió como pez en el agua. Había ejercido la abogacía inmobiliaria en varios estados de los Estados Unidos y buscaba una actividad relacionada, pero diferente. El contar con acreditación profesional del estado de Luisiana ha sido de gran utilidad, ya que se rige por el Código Napoleónico (uno de los códigos civiles más conocidos del mundo), el cual influyó de manera considerable en el establecimiento del Código Civil en México. “El conocer a fondo el tema de los títulos de propiedad desde el punto de vista de este sistema, ha sido una gran ventaja para mí”. While many local real estate offices have invested considerably in suitable office space, Sherri has chosen not to have one, given the fact that most of her clients are referrals from previous ones.
Spectacular views are always associated with luxury home living.
So, instead of having an office space, she has chosen to invest in strategic advertising in the region’s most prestigious publications, lifestyle magazines, and international websites and real estate networks, always keeping her aim on the luxury market. We asked what happened with her retirement and she laughed. “I work harder today than when I was a lawyer. But I truly enjoy the work and will continue at it as long as the luxury market remains interested in the destination.” And when we asked about her favorite activities to unwind, she did not offer many details. But somehow, the topic of Netflix and binging quickly came up in conversation.

Many real estate agents might feel inclined to consider this particular market due to the possibility of higher sale commissions, but not everybody can accomplish this successfully. “You can’t learn it in a book,” she explains. “You can’t learn how to deal with a person who is in that rare area that can drop one, two, three million dollars or more in cash for a property. I’ve been doing this all my professional life.” The similarity between Sherri’s life experiences and those of her clients has been an added plus. So, while a slight decrease in the average age of most luxury property clients, their ability to make the purchase has more to do with having had enough time to accumulate the required wealth to do, in cash. “Our clients haven’t changed all that much. Usually they are company owners who have just sold their company, or can distance themselves from it for long periods of time, and would now like to enjoy a luxury home near the beach. After 20 years, this client continues to be interested in Puerto Vallarta. Today’s technology now allows for remote dialogue and negotiation, but the basic parameters remain the same.” “Despite changes in the economic climate around the world in the past few years, the interest in luxury property ownership has not diminished, and in fact, is now on the upswing”, she added. Tengo toda una vida profesional tratando con personas de este nivel”. Un factor determinante ha sido que Sherri posee experiencias de vida similares a las de sus compradores. Palmera Vacations staff celebrating their 5th anniversary.
Last July, Palmera Vacations (a local agency providing vacation rental and property management services) celebrated its fifth anniversary with a dinner party at Oscar’s restaurant located at Isla Rio Cuale in Puerto Vallarta. Attendees (including employees, real estate agents, friends and relatives) enjoyed a nice cocktail featuring musical performances by the Alas Singing School and local singer, Juan Pablo Hernández. Alejandro Lamas, Roberto García and Armando Sánchez, the company directors, thanked all the guests for their support through Palmera Vacation’s first five years in the industry and presented the new company website (www.palmeravacations.com), which now features a more user-friendly interface, new look and feel, personalized search filters, featured properties and special offers. Today, Palmera Vacations represents over 500 properties in Puerto Vallarta, Nuevo Vallarta and Mazatlán. In addition, it manages 90 estates throughout Banderas Bay and Mazatlán.

Con el tiempo, comenzó a explotar sus habilidades de comunicación en la escritura de guiones para programas de televisión por internet, la producción de programas de radio y la redacción de artículos para diversos medios impresos.
