A recent event for members of the local and regional real estate community proved ideal to poll brokers in attendance with a single question: Where does the Mexican buyer stand in your overall real estate strategy? Thanks to their answers, we can confirm that investment opportunities for Mexicans are on the rise, along with the available options, without disregarding the international market. One of the key factors that have triggered the current demand increase among Mexican buyers is the industrial boom that has been taking place in Mexico’s Bajío zone (Aguascalientes, Guanajuato, Querétaro and San Luis Potosí), where business is thriving. Along with other advantages, this boom has resulted in: 1. This area of Mexico becoming one of the most important suppliers of manufactured goods for the United States. 2. Better opportunities through more and better-paid jobs for Mexican employees in the four aforementioned states, resulting in a better quality of life. As a result of this, many Mexican entrepreneurs from the region—responsible for quality products and services—are increasingly setting their sights on Puerto Vallarta and Riviera Nayarit as an ideal real estate investment destination. On the other hand, even though the current MX/USD rate exchange may seem to be working against the local market, many visionary developers have realized that, when offered a preferential rate exchange along with financial tools (such as financing opportunities in Mexican currency through local institutions offering low interest rates and/or personal financing for five years or 10

Un reciente evento para agentes inmobiliarios en la región, fue el marco ideal para sondear a los asistentes con una sola pregunta: ¿Cómo figura el comprador mexicano en su estrategia inmobiliaria? Gracias a sus respuestas, podemos confirmar que las oportunidades para inversionistas mexicanos van en aumento a la par con la oferta inmobiliaria, sin dejar de tomar en cuenta al mercado internacional. Uno de los factores principales que han ayudado a detonar el incremento actual en la demanda inmobiliaria de la bahía, es el auge industrial y de infraestructura que están viviendo los empresarios e inversionistas mexicanos en la zona del Bajío. Este boom, entre otras ventajas, ha provocado que: 1. Esta región del país se haya convertido en uno de los principales centros manufactureros de América del Norte. 2. Se estén creando oportunidades y empleos bien remunerados para los mexicanos de los cuatro estados que conforman esta zona (Aguascalientes, Guanajuato, Querétaro y San Luis Potosí), propiciando un mejor nivel de vida. Along with the financial aspect, it is well known that most Mexican investors are interested in a dynamic destination, where their lifestyle can be complemented with quality infrastructure and services, such as top-notch hospitals, gourmet restaurants, prestigious golf courses and cultural offerings that include performing arts. Making comparisons between Mexican and foreign investors and their cultural differences is, unavoidably, a touchy subject. It is always easier to look after a client’s needs when client and broker share a common language. That said, a large number of Mexican brokers in the region are bilingual and bicultural, which makes them more successful with both local and international buyers. Although a radical shift cannot be foreseen in the future, it is good to confirm that real estate opportunities for national investors is on the rise. Nowadays, the Mexican market has triplicated its activity and buyers are acquiring properties that may have originally been designed for the international market.
Esto los ha convertido en inversionistas cada vez más importantes para Vallarta • Nayarit, uno de los destinos más importantes en la absorción de inversión inmobiliaria del país. Además, es bien sabido que el inversionista mexicano actual busca una ciudad dinámica donde su estilo de vida pueda ser complementado con servicios e infraestructura de calidad como hospitales privados de primer nivel, restaurantes gourmet, prestigiados campos de golf y entretenimiento cultural con modernos espectáculos artísticos. Hacer comparativos entre el inversionista inmobiliario mexicano y el extranjero, es un tema que nunca dejará de ser controversial en cuanto a las diferencias culturales se refiere. Siempre es más sencillo atender las necesidades de un cliente cuando el idioma natal es el mismo que el del bróker. Dicho lo anterior, una gran cantidad de brókeres mexicanos en la región son bilingües y biculturales, por lo que tienen éxito tanto con los compradores locales, como con los nacionales y extranjeros. Un cambio radical no se vislumbra en un futuro cercano; sin embargo, no deja de ser una excelente noticia que las oportunidades inmobiliarias para inversionistas nacionales vayan en aumento. Claudio Leone, president and general director of Domus Fine Real Estate, emphasizes the importance of adapting to a new market by challenging paradigms that have plagued the business. Claudio Leone, presidente y director general de Domus Fine Real Estate, subraya la importancia de adecuarse al mercado confrontando esquemas que han aquejado al negocio. When Claudio Leone moved to Puerto Vallarta 15 years ago, he knew little about the market conditions in the region. However, motivated by the opportunity to purchase a beautiful parcel of land in La Cruz de Huanacaxtle, he and his partners at the time, Juan José Rejón and Mauricio Martínez, decided to create a new real estate development. After studying the local real estate industry for an entire year, they began the construction of Real del Mar, a prestigious residential development. “Everybody told us we were crazy, that nobody would buy million-dollar residences in a fishing village with hardly any infrastructure. We proudly proved they were wrong; it was a completely successful development.” Leone considers this philosophy of continuously evaluating the market and adapting to new needs as vital to the growth of the industry. In 2012, he founded Domus Fine Real Estate as a means to contend with the situation faced at the end of 2008, when there was a decrease in the construction of new developments due to the large inventory of unsold properties. Representing real estate throughout the bay, from Punta de Mita to Mismaloya, and prospecting for new clients not only kept the company in business, but also produced a remarkable pattern of growth. As the head of one of the leading real estate agencies in the region, he encourages following this vision and eschewing the paradigm of the high season. “Even though the season has ended, we have the Mexican market, and there still are foreigners. For example, last month we had more sales and closings than in December. It is all about prospecting and searching for opportunities to sell listings and new developments.” 14

Cuando llegó a Puerto Vallarta hace 15 años, Claudio Leone tenía poco conocimiento de las características del mercado de la región. Sin embargo, motivado por la oportunidad de adquirir un hermoso terreno en La Cruz de Huanacaxtle, decidió iniciar un desarrollo junto con sus socios de aquel entonces: Juan José Rejón y Mauricio Martínez. Después de estudiar la industria inmobiliaria de la zona por un año, comenzaron con la construcción de Real del Mar, un conjunto residencial de alto nivel. “Todo el mundo nos decía que estábamos locos, que nadie iba a comprar casas de millones de dólares en un pueblo pesquero con poca infraestructura. Orgullosamente probamos que estaban equivocados porque fue un desarrollo totalmente exitoso”. Esta filosofía de constante estudio del mercado y adaptación de productos ante las nuevas necesidades, es la que Claudio Leone considera vital para el crecimiento de la industria. En 2012 fundó Domus Fine Real Estate como una oportunidad para compensar los estragos de la difícil situación que se vivió a finales de 2008, cuando hubo un decrecimiento en la construcción de nuevos desarrollos debido al gran inventario de propiedades sin vender. La representación de inmuebles en toda la bahía (desde Punta de Mita a Mismaloya) y la constante prospección de clientes, han permitido que la compañía se mantenga activa y que actualmente conserve un patrón de crecimiento notable. Así es como el líder de una de las principales agencias inmobiliarias de la región invita a seguir esta visión de trabajo y a romper el paradigma de la temporada alta: “Aunque esta temporada ya ha terminado, tenemos mercado mexicano y sigue habiendo extranjeros. Por ejemplo, el mes pasado tuvimos más ventas y cierres

He notes that while American buyers have recovered and are back investing in the industry, the domestic top-level market has tripled its activity and is buying properties that had been designed for foreigners. “Nowadays, we have the best of three worlds: a recovered American market, a strong Mexican market and a Canadian market that has remained active. This new reality has led developers, clients, owners and units to adapt, and it augurs well for the future.” One of the advantages of the Banderas Bay real estate industry that is barely present in other Mexican locations is the collaboration and organization among agencies. While it is true they compete for clients and listings, they also collaborate to meet the needs, budget, desired location and kind of product a client seeks. Thus, when an agency has a buyer interested in a property represented by another company, they partner on sales. “This is an aspect that greatly benefits the destination, enabling clients to find the properties and prices they are looking for,” he concludes.

Uno de los puntos a favor que tiene la industria inmobiliaria en la Bahía de Banderas —y que pocas ciudades o destinos del país presentan—, es la cooperación y organización entre agencias, que si bien compiten por clientes y listados, al mismo tiempo colaboran para satisfacer el presupuesto, los deseos de ubicación y el tipo de producto de los clientes. De tal forma que, cuando una agencia tiene un comprador interesado en la propiedad de otra compañía, se convierten en socios durante la venta. “Esto es algo que le sirve muchísimo al destino, pues aquí pueden encontrar las propiedades y precios que están buscando”, finaliza. Costa Canuva Development Announced for the Riviera Nayarit Costa Canuva will be built on a 630-acre property with 4.3 miles of pristine shoreline.
Mexico’s Secretary of Tourism, Enrique de la Madrid along with Nayarit Governor, Roberto Sandoval Castañeda, announced the construction of Costa Canuva, the most recent residential development and tourism complex in Riviera Nayarit, during the 41st Tianguis Turístico Mexico that took place in Guadalajara. The project will be built on a 630-acre property with 4.3 miles of pristine shoreline, located north of Punta de Mita. The master plan was designed by the award-winning architect, Mario Lazo, and endorsed by the renowned Artigas Arquitectos firm. Construction will be carried out by Mota-Engil Tourismo, a Portuguese company, and it will feature over 2,500 residential units, five luxury hotels, shopping malls, beach club and a PGA-category golf course with unparalleled vistas, co-designed by golf legends Lorena Ochoa and Greg Norman. Costa Canuva will have an estimated investment of $1.8 billion dollars and is expected to generate six thousand new jobs and an additional 18 thousand peripheral jobs for people from the region. The first stage is expected to be finished by the end of 2017.

El proyecto se erigirá en un área de 225 hectáreas y siete kilómetros de costa virgen que se ubica al norte de Punta de Mita. El plan maestro ha sido diseñado por el premiado arquitecto Mario Lazo y está respaldado por la firma Artigas Arquitectos. La construcción correrá a cargo de la empresa portuguesa Mota-Engil Tourismo y constará de más de 2,500 unidades residenciales, cinco hoteles de lujo, plazas comerciales, un club de playa y un campo de golf categoría PGA con vistas paradisíacas (co-diseñado por los ex golfistas Lorena Ochoa y Greg Norman). Costa Canuva tendrá una inversión estimada de casi $2 mil millones de dólares y se espera una generación de 6 mil nuevos empleos directos y 18 mil indirectos para los nayaritas. Se proyecta que la primera etapa esté finalizada para finales de 2017.

Real estate agents from the region gathered at Nima Bay to take part of the open house organized by Silva Brisset Realtors. The gathering allowed them to discover the design and amenities of the exclusive development while enjoying a cocktail in the lounge area of the building.

The residential complex—which was completed in 2011—has 70 percent of units sold at present time. It was designed and built by renowned company Central de Arquitectura, founded by architects José Sánchez and Moisés Ison. Nima Bay features one- to three-bedroom apartments along with a fitness center, spa, lap pools, roof terrace, lounge area, snack bar, jacuzzi area, owners club, landscaped green areas and parking. Alexis Silva Brisset, partner of the agency representing the development, commented that the main purpose of the event was to encourage the commercialization of the units among external brokers now that there is an interesting price adjustment in the condos along with an attractive sales commission. Nuevo Vallarta Business Center’s Presentation Relaunch of the Nuevo Vallarta Plaza Business Center.
Green Realty Mexico, Frava Grupo Inmobiliario and Capital & CO Property—all renowned real estate agencies in Puerto Vallarta and Mexico City—hosted a private presentation to showcase the Nuevo Vallarta Plaza Business Center makeover. The facility is a four-story building for businesses featuring commercial space, executive offices, restaurants, and a spectacular 360-degree view from its Roof Garden. The organizers explained that the privileged location of the mall—right next to Marina Nuevo Vallarta—calls for a master plan designed for the construction of three piers with capabilities for up to six yachts at the same time, as well as a heliport on the roof of the building. These refurbishments are expected to be completed by December 2016. “A project of this nature not only provides high-quality infrastructure to our destination but it shows that Riviera Nayarit remains an attractive area for real estate investments,” commented Green Realty Mexico broker/owner, Ignacio Benítez. Originally inaugurated in 2011, the Nuevo Vallarta Business Center is a modern complex featuring over 30 commercial premises and offices, as well as restaurants with terraces. When it comes to shopping plazas in Puerto Vallarta and Riviera Nayarit, their number is as large as the different factors that must be taken into account to help guarantee their success.
Puerto Vallarta y Riviera Nayarit cuentan con una cantidad de plazas comerciales tan considerable como los diferentes factores que se deben examinar para garantizar su éxito (en la medida que sea posible).
Any shopping center is a complex enterprise that must consider diverse key elements and features in order to meet the needs of its tenants, the public and its surroundings. Some elements are consistent and predictable, such as the project’s infrastructure: construction guidelines, tenant capacity, parking spaces, etc.
Indudablemente, cualquier plaza comercial es un proyecto complejo que debe tomar en cuenta elementos y características muy diversas para poder satisfacer las necesidades tanto de sus comercios, como de los clientes y el entorno.
