The Agency Punta de Mita Officially Inaugurates Office

In February, The Agency celebrated the official opening of its new office in Punta de Mita, its second location in Mexico, the first being its division in Los Cabos. The event was presided over by partners Alejandro Aldrete, Jorge Gómez, Mauricio Oberfeld and company founder Mauricio Umansky. Real estate professionals and agents from the company’s offices in Los Angeles, California, and Los Cabos, as well as personalities from the Puerto Vallarta real estate industry also attended the event. The venue chosen for the event was the new headquarters, located within Los Veneros Resort Residences & Beach Club, in Punta de Mita.

During the lively evening, representatives of the company and guests feted the expansion of this prestigious, high-profile agency.

The inaugural gala was coordinated by Ana Aldrete, who worked in conjunction with interior decorator Lupe Wulff, Enrique Chang and Galería Ro’Wo to create a spectacular hacienda-style ambiance, the lush landscape blending with vibrant decorations and comfortable lounge furniture. The ribbon cutting was performed by Nelly Barquet, a celebrated Vallarta personality, alongside the company’s partner.

Seminars for Foreigners Who Want to Own Property in Mexico As a foreigner, buying a property in Mexico is not that complicated; however, it is necessary to take into account certain processes and legal aspects. To remove any doubts about residing in Puerto Vallarta in a home of one’s own, expert real estate broker Alejandra Alvarado gave a weekly seminar during January and February to clarify the required steps to start a new life as a homeowner in Mexico.

Alvarado, who is director of Realty Executives in Puerto Vallarta, comments: “This seminar has been held for more than 10 years in Costalegre and now in Puerto Vallarta, so we know the general questions and doubts foreign buyers usually have with respect to this subject.”

The most common issues are the legal implications and length of the buying process, as well as the various financing options available. The presentations, lasting between 30 and 45 minutes, were augmented by various experts on specialized topics, such as financing.

During the question and answer period following the sessions, experts were able to answer attendees’ more specific questions on these issues.

The seminars were held on Tuesdays at the new offices of Realty Executives, in Puerto Vallarta’s Colonia 5 de Diciembre, the objective merely to inform, without any promotional overtones. Admission, with previous registration, was free and open to anyone interested in buying a property in Mexico.

Como extranjero, comprar una propiedad en México no es tan complicado, aunque se requiere tomar en cuenta ciertos procesos y aspectos legales. Bajo esta premisa y con el fin de sacar de dudas a cualquier interesado en residir en Puerto Vallarta en una casa propia, la experta bróker inmobiliaria Alejandra Alvarado, impartió un seminario semanal durante enero y febrero para aclarar de forma sencilla los pasos que se deben seguir para poder iniciar una nueva vida como propietario en nuestro país.

Alejandra Alvarado, quien es directora de Realty Executives en nuestro destino, comenta: “Este seminario lo hemos realizado por más de 10 años en Costalegre y ahora en Puerto Vallarta, por lo que conocemos bien las interrogantes y dudas generales que suelen tener los compradores extranjeros con respecto a este tema”.

Después de las sesiones, el apartado de preguntas y respuestas sirvió como coloquio para que la experta diera respuesta a las cuestiones más concretas que tenían los asistentes.

El seminario se repitió durante los días martes en las nuevas oficinas de Realty Executives, ubicadas en la colonia 5 de Diciembre de Puerto Vallarta. La entrada (con previo registro), fue totalmente gratuita, ya que el objetivo fue únicamente informativo y sin ningún ánimo promocional, estando abierto a cualquier persona interesada en comprar una propiedad en México.

Banco Inmobiliario Mexicano Announces Large Investment

Banco Inmobiliario Mexicano financed more than 17,000 homes during 2016.

Banco Inmobiliario Mexicano (Mexican Real Estate Bank) announced that it intends to invest more than $9 billion pesos and to finance 19,000 homes in 2017, despite the country’s current economic volatility and uncertainty.

During the presentation of his business plan for this year, Gustavo Guzmán Grajales, BIM deputy manager, stressed that although 2016 was irregular for the real estate market, the institution was able to finance more than 17,000 homes and granted loans amounting to more than $8 billion pesos (11 percent more than in 2015).

According to Guzmán Grajales, this year’s goal is to provide loans for small-scale commercial real estate development. And he noted that financing also will be provided for small- and medium-sized construction companies involved in projects such as offices, industrial buildings or remodeling buildings and offices, among other things, including working capital.

Also during the presentation, changes in BMI’s organizational chart were announced, with Víctor Manuel Requejo Hernández as president of the board of directors and Leonardo Arana de la Garza as general manager.

As the new president, Requejo Hernández called on real estate professionals to remain united and asked them not to give up on their projects despite the difficult situation for Mexico since Donald Trump assumed the presidency of the United States.

In 2016, Banco Inmobiliario Mexicano granted loans amounting to more than $8 billion pesos (11 percent more than in 2015).

Durante la presentación de su plan de negocios para este año, Gustavo Guzmán Grajales, director adjunto del BIM, destacó que a pesar de que el 2016 fue irregular para el mercado inmobiliario, la institución pudo llevar a cabo la financiación de más de 17 mil viviendas y otorgó créditos por más de $8 mil millones de pesos (un 11 por ciento más que en 2015).

Según Guzmán Grajales, el objetivo de este año es dar créditos para el desarrollo inmobiliario comercial a pequeña escala. Asimismo, comentó que otorgarán financiamiento para pequeñas y medianas empresas constructoras que incursionen en diversos proyectos como oficinas, naves industriales o remodelación de edificios y oficinas, entre otros, incluyendo capital de trabajo.

Durante la presentación, también se anunciaron cambios en el organigrama de la institución: Víctor Manuel Requejo Hernández asume la presidencia del Consejo de Administración y Leonardo Arana de la Garza ejercerá como director general del Banco Inmobiliario Mexicano. Como nuevo presidente del consejo, Requejo Hernández hizo un llamado a los actores del sector inmobiliario para permanecer unidos y pedir que no desistan de sus proyectos a pesar de la situación complicada para México desde que Donald Trump asumió la presidencia de los Estados Unidos.

La Asociación de Desarrolladores Inmobiliarios (ADI), anunció la decimoquinta edición de The Real Estate Show, un evento que reunirá a los principales actores de la industria tanto de México como Latinoamérica para ofrecerles un ambiente excepcional en el que puedan ampliar su red de negocios.

AMPI Renews National Board of Directors

In an event held at the Soumaya Museum in Mexico City, Beatriz Gamboa was named as the national president of AMPI.

In an event held in early February at the Soumaya Museum, in Mexico City, Beatriz Gamboa Lago was inaugurated as the national president of the Asociación Mexicana de Profesionales Inmobiliarios (AMPI).

Gamboa Lago is a member of Mujeres Líderes por la Vivienda (MULIV), or Women Leaders for Housing, and last year served as national executive vice president of AMPI, the most important real estate organization in the country.

In her inaugural address, Gamboa Lago pledged to promote unity among industry members and increase the number of certifications for real estate professionals. She also said that she will promote a more robust technology platform, where real estate information can be exchanged and benefit the consumer with transparency and education.

Attendees at the event included David Penchyna Grub, general director of the Instituto del Fondo Nacional de la Vivienda para los Trabajadores (INFONAVIT), or National Housing Fund for Workers; Salomón Chertorivski, secretary of economic development of Mexico City; and Jorge Wolpert, general director of the Comisión Nacional de Vivienda (CONAVI), or National Housing Commission.

Gamboa Lago es miembro de la asociación Mujeres Líderes por la Vivienda (MULIV) y el año pasado se desempeñó como vicepresidenta ejecutiva nacional de AMPI. Este 2017, suplirá a Gustavo Solares dentro de la organización inmobiliaria más importante del país.

En su discurso de protesta, se comprometió a promover la unidad entre los participantes 20

Coming from Sussex, England, Jonathon Smart arrived in Puerto Vallarta in March 1997, to participate in the filming of the television series Conan the Adventurer.

After a year and a half of filming Conan and other shows, the beauty of the destination convinced him to settle here. In 1999 he was invited to work with Coldwell Banker, enhancing his passion for real estate, inherited from his father in England.

In 2009 he founded Riviera Partners Realty, along with partner Wally López, who worked together in the early 2000’s in the Punta Mita Properties sales team. Fortunately, this has allowed us to show properties on a daily basis, and is translating into an increase in the number of offers being written and transactions being closed,” Smart confirms. López predicts that this year will continue to attract US buyers. “Compared to the peso, the US currency is very good.

That means that US dollars are going to yield more in our country and that the prices of the properties, as well as the maintenance fees, are going to be very accessible for them. However, we shouldn’t discount Mexicans who have the funds to buy real estate at this level. They will continue to buy, but perhaps with less frequency.

They know that if they buy in dollars, they will gain with the exchange parity. And if they rent their property in dollars, they will be making a great investment. Basically, they will look to move their money to prevent it from fading away in the bank,” López says.

El Efecto Trump “A partir de que Donald Trump ganó las elecciones en Estados Unidos, comenzamos a notar un gran incremento en el interés por los productos inmobiliarios de Punta Mita. Si comparamos nuestra actividad durante el cierre de año de 2016 con el de 2015, podríamos hablar de un 50 por ciento más de personas preguntando por algún inmueble en esta zona y esto ha continuado en 2017. Afortunadamente, esto nos ha permitido mostrar propiedades diariamente y se está traduciendo en un aumento en el número de ofertas por escrito, así como de las transacciones que se están cerrando”, confirma Smart.

Por su parte, Wally López prevé que en este año seguirá predominando el comprador estadounidense: “Comparado con el peso, su moneda está muy bien. Eso significa que los dólares van a rendir más en nuestro país y que los precios de las propiedades, así como las cuotas de mantenimiento, van a ser muy accesibles para ellos. Sin embargo, no hay que descartar a los mexicanos que tienen los fondos para comprar un bien inmueble de este nivel. Ellos van a seguir comprando, aunque quizá con una frecuencia menor. Saben que si compran en dólares, ganarán con la paridad cambiaria. Luego, si rentan su propiedad en dólares, estarán haciendo una gran inversión. Básicamente, buscarán mover su dinero para evitar que se desvanezca en el banco”, finaliza.

Michael Holland and Ray Careme highlighted some aspects of the industry in which their company has played a pioneering role.

Michael Holland y Ray Careme destacan algunos de los aspectos en los que su empresa ha sido pionera en la industria.

The family of American businessman Michael Holland, co-owner of Puerto Vallarta Villas, has been involved in various sectors of the travel and real estate industry since the middle of the 20th century. In 1947 his father, retired US Naval Aviator Bill Holland, established the Holland Flying Service, which operated private flights and charters.

Over the years, this family enterprise increased its services to include a wide range of solutions for the traveler and extended its reach to other parts of the world.

This tradition in the tourist sector ultimately resulted in Holland Travel LLC and Puerto Vallarta Villas, a company specializing in sales, rentals and management of luxury villas.

Currently, both divisions are run by Michael Holland and his partner, Ray Careme, who fly constantly between the USA and Puerto Vallarta to operate them efficiently.

Holland and Careme met more than 20 years ago, while working for the Royal Caribbean International cruise line. In an interview with Vallarta Real Estate Guide, they shared how Puerto Vallarta Villas was born and some of the areas in which the company has been a pioneer over the years.

“We saw an opportunity. On one occasion during the period we worked on the cruises, we came to Puerto Vallarta on vacation with some friends and ended up buying a house in the Marina Vallarta area. At the beginning, we thought we would use it purely for vacationing, but soon we started renting it.

Little by little, we became more deeply involved in the industry by managing the rentals of friends’ and acquaintances’ properties,” Holland relates. They currently have access to a list of more than 100 36

La familia del empresario estadounidense Michael Holland, copropietario de Puerto Vallarta Villas, ha estado involucrada en diversos sectores de la industria de viajes y bienes raíces desde mediados del siglo pasado. En 1947, su padre Bill Holland, aviador retirado de la Armada de los Estados Unidos, estableció la empresa Holland Flying Service, la cual operaba vuelos privados y charters.

Con el paso de los años, dicho emprendimiento familiar aumentó sus servicios a una amplia gama de soluciones para el viajero y extendió su alcance a otras latitudes. Como resultado de esa historia de gran tradición en el sector turístico, hoy en día son la agencia de viajes Holland Travel LLC y Puerto Vallarta Villas, la empresa especializada en venta, renta y administración de villas de lujo.

Actualmente, Michael Holland y su socio Ray Careme, dirigen ambas divisiones y se mantienen volando constantemente entre la Unión Americana y nuestro destino para operarlas de manera efectiva.

Holland y Careme se conocieron hace más de 20 años cuando trabajaban para la línea de cruceros Royal Caribbean International.

En entrevista para Vallarta Real Estate Guide, ambos compartieron cómo nació Puerto Vallarta Villas y algunos de los aspectos en los que la empresa ha sido pionera a lo largo de los años.

“Vimos una oportunidad. En una ocasión, durante el período en el que trabajamos en los cruceros, vinimos a Puerto Vallarta de vacaciones con unos amigos y terminamos comprando una casa en el área de Marina Vallarta. Al inicio, pensamos que le daríamos un uso meramente vacacional, pero poco tiempo después comenzamos a rentarla. Posteriormente, nos fuimos adentrando en el sector para administrar las rentas de las propiedades de amigos y conocidos”, menciona Michael.

One of the First Websites According to Holland, Puerto Vallarta Villas was one of the first vacation rental companies in the city to use the Web as a tool to promote the properties that were part of its catalog.

“Back then, having a website was very expensive. Connecting to the Internet here in Puerto Vallarta was complex, and many people did not quite understand what a web page was. Ray and I were living in San Francisco, near Silicon Valley, home to innovative developers and designers, and what we did was create a page with the property’s amenities for each owner,” he says.

Although at the beginning of the season they were uncertain whether Canadians would be coming to the region, Careme notes that this market turned out to be very good and also that more and more Europeans are coming to Puerto Vallarta.

Aunque al principio de la temporada se tenía incertidumbre con respecto a la presencia de canadienses en la región, Careme señala que hay muy buena presencia de este mercado y que cada vez más europeos llegan a Puerto Vallarta. Junto a esta transformación, los nuevos desarrollos y las mejoras en infraestructura que experimenta la ciudad abonan a crear un mejor lugar para vivir y visitar.

Holland, por su parte, afirma que aunque se han registrado aumentos en los precios de la industria, estos son naturales debido al incremento en las tarifas de los productos y servicios básicos. Es por eso que no han afectado en gran medida al sector. “Mis padres volaron en su avión a esta región del Pacífico en la década de los 60 y vieron su belleza. Desde entonces, ha sido un lugar encantador.

The arrival of prestigious, high-profile brands to Puerto Vallarta is a growing trend, as demonstrated by the recent openings of assorted restaurants and fashion boutiques, as well as pending projects and developments of international renown, such as the Cirque du Soleil theme park.

With the inauguration of this Eurostern agency in Puerto Vallarta, emblematic German automaker Mercedes-Benz becomes the first premium make to enter the region’s market. Originating in Guadalajara, Eurostern has over 18 years of experience, with five branches in the Jalisco capital currently: four agencies and an exclusive auto service center. The dealership in Puerto Vallarta is its newest addition.

The agency started operations in our destination in early February, and sales manager Rhomman Galindo reports that the response has been unparalleled. Numerous locals and foreign residents have already 44

In addition, many people with high purchasing power from other cities, such as Guadalajara, have vacation homes in Puerto Vallarta,” Galindo emphasizes.

Some of the primary characteristics that determine the success of a shopping center include location in tourist areas, quality retailers, proximity to prosperous population groups and continuous updating.

The construction of a shopping center is a complex project that must take into account a number of diverse elements to satisfy the needs of its businesses, its customers and its surroundings. Success is not measured by size, nor by luxury, nor by how cosmopolitan a city it is in. Rather, it is measured in revenue per square foot.

According to the International Council of Shopping Centers (ICSC) publication Shopping Centers Today, the most successful shopping centers share several features: They are located in tourist areas, have quality retailers, are close to prosperous population groups and tend to be updated on a regular basis.

La construcción de un centro comercial es un proyecto complejo que debe tomar en cuenta una serie de elementos y características muy diversas para poder satisfacer las necesidades tanto de sus comercios, como de los clientes y el entorno al que pertenecen. Plaza El Faro (Mezcales, Nayarit) Has quality retailers This 19-unit shopping center is located on Carretera 200 Norte, near one of the city’s busiest intersections. Most of the businesses here are focused on construction supplies, including hardware, paint, ceramic products and bathroom fixtures.
