Oceana Holds Open House

A few weeks ago, real estate agency Applegate Realtors held an open house within the development Oceana Boutique Residences, located on Basilio Badillo street in Puerto Vallarta’s Romantic Zone. About 100 people, including real estate agents and clients, attended the event to learn more about the amenities offered by the development, which is 55 percent sold and in the last phase of construction.

DINE Presents Last Phase of Las Marietas

Real estate investment companies DINE and Jones Lang LaSalle announce the start of the last phase of construction of the exclusive Las Marietas development within the private community Punta Mita, located at the northern end of Banderas Bay. Alejandro Kuri is the new president of AMPI

Alejandro Kuri Pheres has been installed as the new president of the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) (Mexican Association of Real Estate Professionals) and will hold the position until December 31, 2018. Elected unanimously at AMPI’s 46th Congreso Nacional, in Villahermosa, Tabasco, Kuri’s leadership will provide continuity to the work carried out by Beatriz Gamboa, who held the position during 2017.

During his appointment, the new leader affirmed that he will strive to strengthen collaboration with each state’s government authorities to certify real estate agents through a law that establishes compulsory academic training. At the event, Pablo Israel Rodríguez also was introduced as vice president of the new board of directors.

Before leaving the presidency of the organization, Beatriz Gamboa was awarded the prize for leadership Premio Líderes en Concreto, by the Consejo Nacional de Normalización y Certificación de Competencias Laborales (CONOCER) (National Council for Standardization and Certification of Labor Competencies), at the Encuentro del Sistema Nacional de Competencias (Meeting of the National Competency System) held in Monterrey, Nuevo León. Dr. Jesús Alberto Almaguer Rocha, general director of CONOCER, highlighted her efforts and recognized the great work she did ensuring the professionalization of members.

Expo Negocios Inmobiliarios 2017 Held in Mexico City

During the month of November, this real estate macro-event held in Mexico City brought together under the same roof the Expo Negocios Inmobiliarios 2017 (2017 Real Estate Business Expo), the sixth Congreso de Desarrollos e Inversiones Inmobiliarias CDMX 2017 (Real Estate Development and Investment Congress) and the Real Estate Workshops. Organized by Inmobiliare magazine and B2B Media, this event offered numerous conferences, 18 roundtables and multiple free workshops, in addition to networking options.

Among others, notable personalities at the opening’s VIP table included Beatriz Gamboa Lago, former president of AMPI; Antonio Hanna, president of FIABCI of the Americas; Luis Méndez, president of Instituto Comercial e Industrial (ICEI) (Commercial and Industrial Institute); and Pablo Charvel, president of Asociación Mexicana de Parques Industriales Privados (AMPIP) (Mexican Association of Private Industrial Parks). CEO of CRAGSA Carlos González (Guadalajara, 1974), one of the top real estate developers in Banderas Bay, has surprised us in recent years with innovative projects in privileged areas, combining quality and intelligent design.

From a very young age, technology and architecture were his main passions, although he ultimately decided to study Business Administration at TEC de Monterrey, discovering what really fascinated him: business. González has managed to combine these three passions to perfection in his work.

“I am involved in a business that goes hand in hand with architecture and innovation. I try to get completely involved in the design and conceptualization of each project.”

He moved to Puerto Vallarta 29 years ago, coming from Guadalajara with his mother and three sisters to settle permanently with his father, who divided his time between the capital and the bay, where he opened one of the first real estate offices in Bucerías alongside the Canadian realtor Malena Davis.

Eventually, Carlos’ parents decided to open their own real estate office, González Bienes Raíces, the precursor of today’s CRAGSA. In fact, his parents have been his source of inspiration. “My father, Carlos González, has always been a great salesman, thanks to his charisma and personality. A Company Well-Established in the Industry The company was born in 2002. “I talked to my father and convinced him to develop a small piece of land in La Cruz de Huanacaxtle. Currently, the developer works as an independent builder and is well established in the region. “In these past 15 years, we have experienced constant growth, successfully developing and selling 10 projects in the area, from La Cruz de Huanacaxtle to the Romantic Zone. The company has evolved from being merely a family business, on its way to becoming an institution. You could say that everything began with a real estate office, and over time the market led us to become what we now are.”

Pero también estamos conscientes de que la ciudad seguirá transformándose para continuar siendo un destino internacional.

El arquitecto Efraín Sánchez Durán explica la labor del perito valuador dentro de las transacciones inmobiliarias.

One of the key elements for a successful real estate transaction is the price of the property, which must meet the expectations of both the buyer and seller. That way, both see a fair deal and will realize the sale. However, establishing the price of the property is not something the owner can do arbitrarily. Thus, the perito valuador (expert appraiser) is an important figure in the industry, taking into account current market value, looking after the buyer’s investment and assuring the seller the appropriate return on the property.

To learn more about the role of these professionals, we interviewed architect and perito valuador Efraín Sánchez Durán, who has more than 17 years of experience in projects within Banderas Bay and in other areas of the country.

“I always had a special interest in this branch of my profession, having studied Architecture at the Instituto Tecnológico de Zacatecas, which is a national pioneer in the field of appraisal. In addition, I have a master’s degree in Appraisal from the Universidad del Valle de Atemajac,” he says.

What Does a Perito Valuador Do? A perito valuador estimates the value of a property, based on market research that analyzes elements such as demand, location, property characteristics and similar sales offers in the surrounding area.

“Our job is to provide an opinion on value. At this point, we need to clarify that cost and value are two totally different concepts.” To explain this, Sánchez Durán uses the example of classic cars: “These vehicles can be worth many thousands of dollars due to their uniqueness, although the cost of production was significantly lower.”

Uno de los elementos clave para que una transacción inmobiliaria sea exitosa, es el precio del inmueble, que debe cumplir con las expectativas tanto del comprador como del vendedor. De esta manera, ambos verán un buen trato y se concretará la venta. No obstante, el establecimiento del costo de la finca no es algo que el propietario pueda realizar de manera arbitraria. Para esto se cuenta con el perito valuador, una figura que se ha consolidado en la industria debido a que, para realizar su tarea, toma en cuenta el valor del mercado actual, cuida la inversión de los compradores y les asegura a los vendedores el retorno correspondiente a sus bienes.

Con el objetivo de adentrarnos en la labor de estos profesionales, entrevistamos al arquitecto y perito valuador Efraín Sánchez Durán, quien cuenta con más de 17 años de experiencia en proyectos dentro de la Bahía de Banderas y otras áreas del país.

“Siempre tuve un interés especial por esta rama de mi profesión, pues estudié Arquitectura en el Instituto Tecnológico de Zacatecas, que es pionero a nivel nacional en el tema de los avalúos. Además, cuento con una especialidad y una maestría en valuación por la Universidad del Valle de Atemajac”, comenta. ¿Qué Hace un Perito Valuador?

Este profesional es el encargado de estimar el valor de un inmueble a partir de una investigación de mercado en la que se analizan elementos como la demanda, ubicación, características de la propiedad y otras ofertas de venta similares dentro del área en la que se encuentra.

The role of the perito valuador is to establish a reliable price on the property, as it is backed by an industry professional. Subsequently, this fixed amount is used to calculate the taxes due for the purchase and sale of the property. Appraisal of a house or land takes approximately three days (depending primarily on its location) and is valid for six months.

It should be noted that the perito valuador can also appraise other goods, such as furniture, cars, boats, machinery and even some intangibles, such as services. Thus, they often collaborate with credit institutions and government agencies when calculating the value of collateral.

What Certifications Does a Perito Valuador Need?

Sánchez Durán notes that until some years ago, architects, engineers and related professionals who had some diploma in valuation could be registered with Cadastre to serve like perito valuadors. However, today there are new requirements that require

Posteriormente, esta cantidad fijada servirá para calcular los impuestos que se deberán pagar a las dependencias correspondientes por concepto de compra-venta de la propiedad. El avalúo de una casa o terreno toma aproximadamente tres días (dependiendo principalmente de la ubicación en la que se encuentre) y tiene una vigencia de seis meses.

Cabe señalar que el perito valuador también puede analizar otro tipo de bienes como muebles, automóviles, embarcaciones, maquinaria e inclusive algunos bienes intangibles como servicios. Debido a ello, estos profesionistas suelen colaborar para instituciones crediticias o dependencias gubernamentales al momento de calcular el valor de bienes en garantía.

As far as professional associations and institutions are concerned, at the state level there is the Consejo Integral de Valuadores del Estado de Jalisco (CIVEJ). And Sánchez Durán says that in Puerto Vallarta, he and other colleagues intend to start a Colegio de Peritos Valuadores or Maestros en Valuación, but they do not yet have the minimum number of members required by Jalisco’s Dirección de Profesiones. Nevertheless, he is optimistic that such an association can be established in the near future.

Regarding Puerto Vallarta’s real estate scene, he says he was surprised by the boom the Romantic Zone is experiencing, adding that it is the area that has experienced the greatest increase in value per square meter in the city. “A few years ago, we thought there was little possibility left for growth in that area.

Rather, growth was moving northward, with the development of housing in the municipality of Bahía de Banderas.

Now, because of the construction of condominiums and the great interest visitors’ have in the attractions this neighborhood offers, land and real estate are being sold at a price ten times higher than before this boom.”

¿Qué Certificaciones Debe Tener un Perito Valuador?

El arquitecto Efraín Sánchez comenta que hasta hace algunos años, los arquitectos, ingenieros o profesionistas afines que contaban con algún diplomado en valuación, podían obtener un registro ante Catastro para poder desenvolverse como peritos valuadores.

Sin embargo, hoy en día existen nuevos requerimientos que exigen la obtención de una cédula profesional otorgada por la Secretaría de Educación Pública (especialidad o maestría).

En cuanto a asociaciones y colegios de profesionistas, a nivel estatal existe el Consejo Integral de Valuadores del Estado de Jalisco (CIVEJ). Sánchez explica que en Puerto Vallarta, él y otros colegas tienen la intención de formar un Colegio de Peritos Valuadores o Colegio de Maestros en Valuación, pero aún no cuentan con el número mínimo de integrantes que requiere la Dirección de Profesiones del Gobierno del Estado de Jalisco. No obstante, se muestra optimista de que en un futuro cercano se pueda establecer una asociación de esa naturaleza en la ciudad.

Al hablar del panorama en la industria de los bienes raíces, se mostró sorprendido por el auge que está teniendo de nueva cuenta la Zona Romántica y añadió que se trata del sitio que ha experimentado un mayor crecimiento de valor por metro cuadrado en Puerto Vallarta. “Hace algunos años, pensábamos que en esa zona ya no quedaba mucho por explotar. El crecimiento se estaba yendo más bien hacia el norte con el desarrollo de viviendas de interés social en el municipio de Bahía de Banderas. Ahora, debido a la construcción de condominios y al gran interés de los visitantes por las atracciones que tiene ese vecindario, hay terrenos e inmuebles que se están vendiendo a un precio diez veces más alto que antes de este boom”, finaliza.

Beyond Architecture and Construction Attentive to the technological, cultural and social changes affecting their clients and also the community, their projects always consider sociocultural factors and pay heed to sustainable urban planning and protecting the city’s heritage.

One example is the recent construction of a building for student housing and work spaces in the vicinity of the Instituto Tecnológico Superior de Puerto Vallarta, where several LAM members teach and do research. “This project was very satisfying. Most of the homes in this area were modestly built and feature little architectural experimentation, so our buildings captivated people, who came by just to look, and it was very interesting for us,” says Reyes.

The objective of the members of the Laboratorio de Arquitectura Mexicana is to continue this ongoing growth and that it be beneficial to the community.

“We get continual feedback from the whole team, and we all come from different professions: business management, civil engineers, architects, lawyers. In addition, all LAM members have master’s degrees or are pursuing doctorates, which provides a solid foundation for establishing and supporting the soundness of our projects,” says Reyes.

This young agency’s extensive portfolio is a clear example of the latter, its variety of projects demonstrating LAM’s unstoppable trajectory: the design of government offices in several Mexican states and the development of projects at the local level for renowned companies such as Honda, as well as several projects in the residential sector, including the design of subdivisions and construction of apartments and houses in the Vallarta · Nayarit area.

“The Honda facility was very big job and included a lot of engineering. Tripling the size of the original building, 100 percent of the agency was remodeled, including the sales area and showroom, as well as expanding the maintenance area and entire workshop,” notes project manager Julián Arellano.

The recent design of the new offices of the Puerto Vallarta Tourism Board was another exciting project for the members of LAM. “Along with others, we submitted a bid, which was very well received, and our design won.

With our proposal, we wanted to preserve the romantic part of Puerto Vallarta, including January / Enero / 2018 44

acostumbradas a trabajar en equipo y de manera interdisciplinar, además de que están más preparadas que nunca.

“Tenemos una retroalimentación constante de todo el equipo y, en nuestro caso, todos provenimos de diferentes profesiones: ingenieros en gestión empresarial, ingenieros civiles, arquitectos, abogados... Además, todos los integrantes de LAM tenemos maestrías o estamos en procesos de doctorado, algo que nos da muchas tablas a la hora de fundamentar y defender la validez de nuestros proyectos”, asegura Reyes.

El extenso portafolio de esta joven agencia incluye una variedad de proyectos que demuestra la imparable proyección del Laboratorio de Arquitectura Mexicana: diseño de oficinas gubernamentales en varios estados del país, desarrollo de proyectos a nivel local para empresas de renombre como Honda, así como varias obras en el sector residencial, incluyendo el diseño de fraccionamientos y la construcción de departamentos y casas en el área de Vallarta · Nayarit.

“El trabajo en las instalaciones de Honda fue muy grande. Incluyó mucha ingeniería, llegando a triplicar el tamaño de la edificación original. Se remodeló el 100 % de la agencia —incluyendo el área de ventas y exhibición—, se aumentó el área de mantenimiento y se amplió toda el área del taller”, comenta Julián Arellano, director de construcción y obras de la firma.

Otro de los proyectos recientes fue el diseño de las nuevas oficinas del Fideicomiso de Turismo de Puerto Vallarta. “Entramos a una licitación, junto con otros despachos. El diseño que presentamos tuvo una gran acogida y ganamos.

Con nuestra propuesta, quisimos rescatar la parte romántica de Puerto Vallarta, incluyendo herrería y varios cuadros e impresiones de murales donde la gente que esté en la oficina identifique rápidamente que se encuentra y trabaja en Puerto Vallarta”, comenta Andrés Reyes, director de negocios de LAM. Más Allá de la Arquitectura y la Construcción Siempre atentos a los cambios tecnológicos, culturales y sociales que afectan a sus clientes y a la comunidad, sus proyectos se caracterizan por tener en cuenta matices socioculturales, así como un gran interés por la planificación urbana sostenida y la protección del patrimonio de la ciudad.

Una muestra es la reciente construcción de un edificio de viviendas y locales para estudiantes en las inmediaciones del Instituto Tecnológico Superior de Puerto Vallarta, en la que varios de los colaboradores de LAM desempeñan labores de docencia e investigación. “Este proyecto fue muy satisfactorio. En esta zona, la mayoría de viviendas son de autoconstrucción y se observa muy poca experimentación arquitectónica. Hicimos unos edificios que encantaron a la gente. Fue muy interesante para nosotros”, declara Reyes.

“Próximamente empezaremos con la rehabilitación de varios edificios en la colonia 5 de Diciembre, un área que a nuestra consideración cambiará su fisonomía en un futuro próximo, incluso a nivel de infraestructura, ya que por su ubicación estratégica, tiene el potencial para el desarrollo inmobiliario”, añade.

El objetivo de los integrantes del LAM es seguir con este crecimiento y ser útiles para la comunidad. “Debido a nuestra experiencia y desempeño profesional, vemos áreas de oportunidad no solo para nosotros, sino para la ciudad. Tenemos la capacidad para abordar temas como la planeación urbana, la asesoría para planeación urbana o el derecho urbano e inmobiliario. También queremos seguir involucrándonos en la parte educativa, ya que somos docentes e investigadores en el TEC de Puerto Vallarta. Y la parte cultural, ya que colaboramos constantemente con la Oficina de Proyectos Culturales y el Centro Cultural Cuale.
