A LEGACY OF IMPACT WITH “A CELEBRATION OF LOVE AND UNITY” EVENT SERIES
LIVE GOOD INC., a pioneering student-run organization committed to making a positive impact on society and the environment, continued with its mission to uplift, support and serve others with its first-ever, “A Celebration of Love and Unity” esports charity gaming event.
In partnership with the UCI Esports Department, the charity event was held at the UCI Esports Arena in Irvine, CA. All proceeds went to the YouthBuild Charter School in the Inland Empire to aid in supporting and providing the necessary tools to empower, educate, train, and employ low- to moderate-income, at-risk youth and young adults.
UCI is the first public university to create an official esports program. It was launched in the spring of 2016 and on September 23, 2016, the UCI Esports Arena powered by iBUYPOWER was opened. The program is directed by Mark Deppe and is recognized as one of the best and most comprehensive esports programs in the world.
LIVE GOOD INC. has supported education, homelessness, and empowerment initiatives that have had a transformative impact on individuals and families. The esports gaming fundraisers are part of Live Good’s “A Celebration of Love and Unity” charity event series. Past events include the “Live Good Charity Auction, Lunch with Irvine
Mayor, Farrah Khan” and “The Celebration of Love and Unity Marathon held over the Golden Gate Bridge in San Francisco.”
Jennifer Chi, founder and CEO of Live Good Inc., and her team have dedicated themselves to fostering progressive change and building bridges to unite diverse communities. In an article titled “Digital Life in 2025” published by PEW Research Center in March of 2014, experts and technology builders were asked about where humanity and technology will stand in 2025. The overall response described an effortless information-based environment in which the internet flows in our daily lives like electricity. In what was referred to as “The Internet of Things”, we all would be tapping into technology that is made of artificial intelligence-enhanced cloud-based information storage and sharing. Sound familiar?
Jumping forward to the convenience of things in 2024, chances are you have an AI assistant. Your assistant may be catering to your needs several times a day or simply on call 24/7. With features like Google Assistant or Siri, it is quite effortless in today’s internet of living to continue eating your meal, driving to work, or streaming your favorite show while your phone responds to your voiceto-text query. The report or presentation you (or someone else) created that is due by Wednesday can easily be accessed and edited by both parties from completely separate locations.
In 2024, you simply cannot avoid the topic (or use) of artificial intelligence. Some major topics include AI Regulation and the inevitable influence of AI on jobs. AI in the workplace may be moving at a pace most are unaware of due to the seamless flow and accessibility. The most readily available and utilized AI application today is any form of a chatbot. The definition of a chatbot is a computer program designed to simulate conversation with human users.
A leader in the chatbot space, ChatGPT is used to converse with users, answer user’s questions and generate text. ChatGPT is used by professionals as a tool to create written content, like articles, emails, essays and even code. The description of this chatbot may sound like an autopilot feature in the 2024 workplace vehicle, but it’s becoming necessary. ChatGPT’s developer, OpenAI, is also responsible for designing AI models GPT-4 (subscription version), DALL-E and DALL-E 2 which creates images from text. Just like with your home, spring is the perfect time to refreshen your business and tackle overdue projects that will breath new life into your operations. From revisiting your business plan, to decluttering office space, spring cleaning your business will revitalize your operations and give you renewed energy to elevate your company.
HERE ARE SOME TIPS TO TACKLE OFTEN NEGLECTED PROJECTS:
1. Dust Off Your Business Plan.
Your business plan is the roadmap for your operations. It contains your financial goals and projections; marketing strategy; customer profiles; as well as growth opportunities. Your business plan should be reviewed regularly to ensure that you are following it to get where you want to take your business.
Now is a great time to review your plan. Is it up to date and relevant to your current operations? Have you conducted a recent SWOT (strengths, weaknesses, opportunities, threats) analysis to assess the state of your business in the current marketplace? Are your operations and financials matching up with the plan or do you need to revise? Updating your business plan will ensure that all aspects of your business are aligned and your team is focused on the big picture.
2. Declutter Your Office Space.
From physically cleaning your office space to clearing out old files, there is nothing like the satisfaction you feel after throwing away what you no longer need. Take time for you and your employees to tackle the piles of files on your desk, as well as clean out drawers and office spaces.
This can also include repainting or touching up your public areas; deep cleaning the breakroom, including the refrigerator and microwave; going through your storage areas and getting rid of the supplies that you no longer need.
Take a look at your customer files and business records. Are you able to purge records that you no longer need to archive? Remember to shred files that contain sensitive information. Not only will you gain extra space, but you will also create workplace pride among your team members.
3. Audit Your Website
Your website is your calling card to customers and prospective customers. Spring is a great time to review every aspect of your website to make sure it is current. Doe the overall look and feel of your site reflect your company’s brand? Are the details on the site correct and do the links work? And is information, such as your products, services, prices, and team members, accurate?

The success of your business isn’t just about servicing the clients you have today. It is also about keeping your brand front and center to effectively acquire new business. How are you positioning your company in the marketplace? Are you taking advantage of new trends in social media?
How are you reinforcing your brand promise to your current clients? And are you keeping your marketing messaging brand consistent, but also relevant to the current times?
5. Vet Your Expenses and Finances
Now is a great time to take a deep look at where you are with revenue and expenses. Are your financials tracking with your annual business plan? Are you better than budget? If so, to what do you attribute that? Are you behind plan? What’s it going to take to catch up?
Also take time to review your expenses – are they higher or lower than anticipated? Are you ahead of plan and may want to take the opportunity to utilize extra revenue to invest back into your business?
6. Organize Your Digital Storage
Keeping records for the sake of it is not a strategy. Rather, your business needs a record retention policy and a system that will help you organize the records you need to keep.
Just like reviewing your paper files, it is important to do an audit of your digital files, as well. What are you retaining? What can you delete? Is there a system in place where you can easily find the records you need?
Are your customer records up to date? Are you efficiently tracking the deliverables you owe your clients, as well as regularly billing them for the work you do? Are your employees managing their records and files so that they are part of your company’s retained records?
7. Update Your Cyber Information
Cyber security is one of the most important aspects of your business. Cyber threats are everywhere, and
if your company is attacked, it can financially and operationally throw your business into a tailspin. As you spring clean your business, work with your IT department or vendor to make sure your company is utilizing best practices to keep your company safe. Is your security software up to date? Have your employees downloaded the latest software updates? Do your passwords need to be changed? Implement a cyber strategy into your business to better protect you from disaster.
8. Tackle Your Inbox
Email continues to be the primary means of business communication. But it also has a way of getting out of control. For many of us, it is hard to keep up with the constant stream of incoming messages competing for your attention.
Clear out your inbox and incorporate methods to help you more effectively manage it. Are there mass emails that you no longer want to receive? Unsubscribe. Are there sales pitches that continuously come your way? Set up a rule to block them. Set time in your daily schedule to go through your inbox and respond or delete right away.
9. Update Your Processes
Every business needs standard operating procedures to function efficiently. Now is a great time to look at your SOPs to see if they match your operational needs. Have you incorporated new ways of doing things? Are you embracing Artificial Intelligence? Or are there regular functions of your business that are not documented in your SOPs? Having documented processes and procedures ensures that your team is on the same page, and it helps your business operate without skipping a beat when team members transition and new ones are hired.
10. Focus on Team Health
Your employees are the most important assets of your business. Make sure you are taking care of them and focused on team health. This might be a great time to do an employee survey to gauge their feedback about the business culture.
Bring some fun into the office perhaps with a company potluck or team outing. Are there special ways you can give back to your team to show your appreciation such as gift cards or awards to celebrate their contributions? Make sure they know how much you appreciate their hard work and company pride.

CASH-FOR-GRASS REBATE PROGRAM
If your business, HOA or multifamily property still has thirsty, nonfunctional grass sucking up water and money, there’s no better time than now to upgrade it to drought-friendly landscaping.
The Southern Nevada Water Authority (SNWA) recently approved changes to the Water Smart Landscapes rebate program that will decrease cash incentives for non-functional grass conversion projects on non-singlefamily properties. Starting Jan. 1, 2025, the rebate for such projects will be reduced to $2 per square foot for the first 10,000 square feet of nonfunctional grass converted to dripirrigated trees and plants, and $1 per square foot thereafter.
Businesses, HOAs and multifamily properties can still take advantage of the current rebate of $3 per square foot for the first 10,000 square feet of converted turf and $1.50 per square foot thereafter for projects completed by the end of 2024, so those property owners are encouraged to act before the rebate changes take effect.
These changes come as a statemandated deadline to remove nonfunctional grass in the driest city in the nation draws nearer. The Nevada
Legislature in 2021 passed a law that prohibits the use of Colorado River water to irrigate non-functional, decorative turf -- the decorative grass found along roadways and medians, in front of and around businesses and some of the grass managed by homeowner associations starting Jan. 1, 2027.

For Southern Nevada, grass irrigation remains the largest consumptive use of water from the Colorado River, which provides 90 percent of our water supplies. Despite last year’s great winter, the river remains in a federally declared shortage condition that reduces Nevada’s maximum allocation for the third consecutive year.
Businesses, HOAs and other non-singlefamily properties across the valley have already taken a major step toward compliance with the law by converting more than 10 million square feet of turf to drought-friendly landscaping in just the last two years alone.
There’s still plenty of grass that needs upgrading before the law goes into effect, and increased demand for the program may drive up costs for plant materials and landscape installation services as the deadline to comply with the law nears.
To maintain aesthetics and plant diversity, the converted landscaping must include at least 50 percent living plant cover at maturity to qualify for the rebate. Reaching that benchmark is even easier these days thanks to an additional SNWA rebate aimed at bolstering the valley’s climate-stressed tree canopy.
As part of the SNWA’s Water Smart Landscape Rebate program, property owners can receive $100 for every new qualifying tree planted during a grass conversion project. The SNWA approved $10 million in funding for the tree rebate program to support the planting of up to 100,000 new trees across the valley.
Once fully implemented, the conservation law will help Southern Nevada save 9.5 billion gallons of water annually.

ESTATE TAX CHANGES YOU NEED TO KNOW

The reduction of the estate tax exemption sunsetting in 2026 is indeed a significant concern for many individuals, especially those with substantial assets, such as service academy graduates and clients heavily invested in real estate. This looming change in tax policy has sparked discussions and strategic planning among highnet-worth individuals and their advisors.
The estate tax exemption, which determines the amount of assets that can be passed on to heirs without incurring estate tax, has been a contentious issue in tax policy debates. The Tax Cuts and Jobs Act (TCJA) passed in 2017 temporarily doubled the estate tax exemption from approximately $5.49 million in 2017 to over $11 million in 2018, with further adjustments for inflation.[1] This significant increase provided relief for many families, allowing them to transfer larger amounts of wealth to their heirs without worrying about the estate tax.
However, this increase is temporary and is set to expire at the end of 2025, reverting to pre-TCJA levels adjusted for inflation. As a result, the estate tax exemption is expected to decrease to around $6 million per individual by 2026, potentially subjecting more estates to estate taxes.[2]
For individuals heavily invested in real estate, the implications of the reduced estate tax exemption are particularly pronounced. Real estate assets often represent a significant portion of their overall wealth, but they can be highly illiquid. Unlike stocks or bonds, which can be easily sold to cover tax liabilities, real estate may need to be sold under pressure to settle estate tax obligations, potentially leading to suboptimal sales or disruptions in family business operations.
Moreover, valuing real estate for estate tax purposes can be complex and subjective, leading to disagreements with the IRS and potential legal battles. This uncertainty adds another layer of complication for estate planning.
In light of these challenges, it’s crucial for individuals with substantial real estate holdings to engage in proactive estate planning strategies to mitigate the impact of the reduced estate tax exemption. This may include:
1. Utilizing estate planning tools: Options such as trusts, family limited partnerships, and other vehicles can help reduce the taxable value of real estate assets and facilitate smoother transfers to heirs.
2. Gifting strategies: Taking advantage of the current high exemption limits by gifting assets to heirs during one’s lifetime can help reduce the size of the taxable estate and mitigate estate tax liabilities.
3. Life insurance: Acquiring life insurance policies to cover anticipated estate tax liabilities can provide liquidity to pay estate taxes without the need to sell real estate assets.
4. Regular review and updates: Given the changing nature of tax laws and personal financial circumstances, it’s essential to regularly review and update estate plans to ensure they remain effective and aligned with one’s goals.
Overall, the reduction of the estate tax exemption presents a significant planning challenge for individuals, particularly those heavily invested in real estate. By implementing proactive estate planning strategies and staying informed about changes in tax laws, individuals can better navigate the complexities of estate taxation and preserve their wealth for future generations.

ERIC WALTHER JOINS THE DARREN WALLER FOUNDATION EXECUTIVE ADVISORY BOARD
Eric Walther, a shareholder in Brownstein Litigation Department, has joined the executive advisory board of The Darren Waller Foundation, an organization that equips youth to avoid and overcome addiction to drugs and alcohol and supports youth and their families during their recovery and treatment journey.
In his role, Walther will assist the board with accomplishing the foundation’s goals through advisory, fundraising, and community outreach efforts.
