WELCOME With all the festive paraphernalia packed away and things starting to get back to normal, my home always feels a little tired and in need of a pep-up (a bit like me!). So I try to take some time at the start of the year to think about all the things I’ve been putting off ‘until after Christmas’ – in particular, the areas I’d like to refresh, renovate or renew. With this in mind, I’m also moving towards a more sustainable and conscious way of living, starting small with decanting my cleaning products into refillable, recycled jars. If being more eco-friendly is on your new year’s to-do list, then try our household swaps on p16 to kick-start your resolution. umping at the chance to buy an already extended property without the upheaval any major building work, Nicola Kotkis and husband Ilan knew straight away this house was ideal for their family of five. A step-up from their previous four-bed developer home, it was the six-metre rear extension and converted loft that caught Nicola’s eye; plus, the garage to the side had been changed into an office and utility room. ‘I was super excited,’ she recalls. ‘I really didn’t want to take
on a renovation, and with a good layout already it meant we could invest our time and money on making it look pretty and functional for us.’ From the first moment Nicola walked in, she had firm ideas of how she wanted her new home to operate. ‘I really liked the flexibility in the space,’ she says. ‘The downstairs office is where I work with my business partner, Lisa, and is also the craft room for the kids. Our living room doubles as a playroom and we built a big
cupboard to hide the toys. I turned one of the bedrooms into Ilan’s office and our twins share the loft bedroom. We’re lucky to have a guest bedroom as well – or the boys can choose to have a room each later on.’ The large extension has enough combined space for entertaining, cooking and relaxing – and can also be opened up to the front living room by sliding back the double doors. Design details Nicola framed four pressed-steel ceiling panels, from an antiques warehouse in South Africa, to make a one-off wall display above the white console table. ‘It’s nice to have pieces you know you won’t see in someone else’s house,’ she says

Nicola has used tactile, tonal greys, including linen chairs from Homesense and a large rug from West Elm
up to scratch. ‘We had to use some imagination,’ explains Nicola. ‘Downstairs wasn’t too bad and, fortunately, the white kitchen was in my style, as I couldn’t have justiied ripping out units that were still fairly new. Upstairs, however, was a diferent story.' All the bedrooms looked tired so between them, Nicola and Lisa put together mood boards for each of the rooms in the same way they do for clients. Nicola has always been drawn to a classic, neutral palette: ‘It’s the lip side of my job – many of the projects we work on are so much more colourful than my own home,’ she says. ‘For me, neutrals are calming, clean and won’t date, plus they adapt easily in the diferent living spaces.’ Earthy tones and natural materials with splashes of brighter shades remind Nicola and husband Ilan of their native South Africa. woven baskets are just some of her finds. ‘At work I like to build a design idea from something personal our clients love, and I’ve done the same in my home,’ she explains. ‘I always go to the markets when I’m back in South Africa. Local people are very creative and sell repurposed homewares and things they’ve made using beadwork or indigenous fabrics. It’s lovely to support their work and have pieces in our house that you wouldn’t see everywhere else –they remind us of home and make great conversation pieces.’ he couple got to work on their project as soon as they moved in, focusing on the upstairs irst, and replacing the carpets with a soft washed wood laminate looring for durability. ‘As this is a family home, a lot of my decisions were led by practicality, so everything has to work for the children, too,’ says Nicola. ‘he laminate planks can take lots of wear and tear!' 44 GOODHOMESMAGAZINE.COM FEBRUARY 2020

Bathroom A simple warm taupe scheme has been easy to live with while the rest of the house took priority. Nicola has used plants to soften the large format tiles, adding an embossed stool she bought from Portobello Road Market in Notting Hill Nicola and Ilan had planned to update the bathrooms in due course, but an unexpected leak in the master en suite meant they needed to tackle the rooms sooner than expected. ‘I had to choose everything in a bit of a rush,’ recalls Nicola. ‘But fortunately, I had good contacts with suppliers through work, who were able to turn things around quite quickly.’ As downstairs already had white wood-efect looring throughout, which provided a blank canvas in the extension alongside the white kitchen, Nicola added contrast with wood, bringing a dining table and two dressers from her previous home and buying new chairs and bar stools. She was savvy with her shopping, scouring antique fairs like Kempton Market, and inding a company in Yorkshire that sold the bar stools she liked. ‘It’s always important to shop around to ind unusual pieces,’ she says. ‘I didn’t want my house to look like a show home!’ Small changes have made all the difference. As well as new door handles, Nicola swapped the chrome pendants above the kitchen

And meticulous planning meant the transformation of the couple’s house was completed in less than six months. ‘Decorating throughout has made the whole house feel so fresh and new,’ says Nicola. ‘It’s lovely having the best of both worlds – the shared downstairs space as well as separate rooms for speciic activities. o say that Kesiah Smithers has an ainity for art and textiles is an understatement. Behind even the most everyday objects in her colourful, plant-illed home is a story that links back to her South American roots, her connection to the design world or her love of the outdoors. ‘I feel my home comes together through nature and texture,’ she says. ‘It’s a mix that creates a restful and calming vibe.’ When Kesiah and her husband Mark irst started looking for a bigger house it was with a larger, quieter garden and more space in mind. With plans to start a family, they wanted to trade up from their three-bedroom semi in town to a detached house with more green space. ‘We were on the hunt for an older property with some character,’ she says. Although the couple initially disregarded their soon to be new home, feeling that it

was too close to a busy road, they were persuaded to view the house again, and through fresh eyes recognised its potential: good-size bedrooms, a large garage, of-road parking and the option to further extend. ‘We realised that it was light and bright with a beautiful, mature garden and could really see a future here,’ Kesiah explains. ‘Near to good schools and transport links, the house was actually a great buy for us.’ Originally part of a Mid-century pig farm, the property had already been extended by the
previous owners, so no structural work was needed. Its décor, however, needed completely updating. ‘What is it with 1980s artex?!’ says Kesiah. ‘here was so much of it in this house that in the end we had to re-plaster everything. We also stripped of dated wallpaper, rewired the electrics and painted everywhere.’ here was a very unattractive brick ireplace in the living room that had also been installed in the 1980s, which the couple decided to plasterboard over, but there were also gems to

It’s relatively easy to paint a staircase as long as it’s clean, dry and free from dust, with holes and dents illed and repaired. Consider using a knot block primer on bare wood, then a specialist loor paint, which is particularly durable and less slippy underfoot. Factor in drying time and remember to start at the top and work your way down, so you don’t get stuck upstairs!

be found as they ripped everything out, too. ‘When we took the carpets up, we found that the original loorboards downstairs were in great condition, then uncovered an original ireplace in the snug, as well as lots of extra room in the attic,’ says Kesiah. In the kitchen and dining room, she painted the existing units in white, lifting the scheme with a bold wallpaper and updating the tiles. ‘It used to feel very dark and boring, but now it’s a vibrant, lived-in space and we love how the wallpaper frames the view of the garden.’ As her mum and grandmother are both from Guyana, Kesiah wanted to incorporate aspects of this heritage when decorating, to achieve a faded colonial feel. ‘I’m also a huge fan of plants,’ she adds. ‘I believe they add value not only aesthetically, but are good for your health, too.’

When it came to the children’s bedrooms, Kesiah took on board their ideas when coming up with their new schemes. ‘hey both had a say in the colour palette, so love spending time in their rooms,’ Kesiah says. ‘Ty is obsessed with Formula One and cars, so I picked the fabrics and wallcoverings with this in mind. he chevron headboard fabric reminded me of the tread on tyres and the blue and white colour scheme that he picked looks grown-up enough for sleepovers and as a homework sanctuary.’ On the lip side, nine-year-old Harmonie’s bedroom incorporates layers of soothing pastels and Kesiah painted her desk, bedside table and chair in chalky rainbow colours for a pretty scheme. For Kesiah though, the one room that encapsulates her own personal style best is the family bathroom. F
ive years ago, while working as a freelance designer, Philippa May decided to launch her own business, and it was during the search in her local area for a commercial property she could make her studio that a former garage caught her eye. ‘I was looking online and thought it could be a really nice space,’ Philippa recalls. Upon visiting the property, however, her partner Guy immediately saw how they could potentially transform the space into something completely diferent altogether. ‘I wasn’t thinking about looking for a renovation project, but Guy believed we could turn it into a house,’ explains Philippa. ‘My initial reaction was “no way” – it was dark and damp, and I just couldn’t imagine living in it.’ Bath is known for its historic listed Georgian buildings, so inding a property like this was a unique opportunity to buy in a sought-after area. ‘We spoke to the estate agent about what it would take to turn it from business to residential use,’ says Philippa, ‘and it seemed surprisingly straightforward.’ he property, located between two Georgian buildings, was in a state of disrepair, so the

‘We had to think carefully about resolving the unconventional shape without losing any space’ couple also spoke to the neighbours about their plans, and they were keen for the project to go ahead. Work to transform the building took a year, in which time Philippa and Guy discovered some interesting details about their new home. ‘We looked into the history and found that in one of the bedrooms there’s a lying freehold, which is where a section of a property extends into a neighbouring building,’ explains Philippa. ‘Another section was once part of an old 19thcentury pub called he Bunch of Grapes, and behind all the breeze block was an old cellar with the pub’s original ireplaces.’ he couple’s living room also has an intriguing past of its own, having changed use several times since its irst existence in the 1800s as a cobbled walkway between the pub and brewery quarter of Bath. It was in the 1970s that it was covered over, and subsequently used as a car dealership. ‘When our ofer was accepted, I remember my parents thinking we were mad to have spent £200k on “a couple of car parking spaces,’’’says Philippa. here were many challenges along the way, including squaring of odd shaped rooms, but FEBRUARY 2020 GOODHOMESMAGAZINE.COM 71

thankfully seeking listed development permission from Bath council wasn’t one of them. ‘It turned out that we didn’t need this as the property isn’t a listed building and we weren’t changing any of the façade or removing any walls, just replacing the roof and windows,’ Philippa explains. ‘We did have to erect internal walls to make better use of the space and to ensure that the structure was safe and watertight, though.’ he couple’s builders also had to take the entire roof down as it was completely rotten, replacing it with a lat roof with a bespoke sky light above the kitchen to bring more light in, and a new pitched roof using the original tiles over the living room. hey also had a wall erected between the original garage door and the open-plan space to create a front porch area for storing shoes and coats. Even though not listed, the property is in a conservation area, so the front exterior has been kept as it was to give the appearance of a garage. ‘I used to be able to drive through

COLOUR TIP To make a neutral scheme work, it is essential to include tonal shades, plus a mix of materials and textures to layer the look. Start with light colours irst, factoring in darker grey and brown hues to add depth. Finally, add a few black accents, such as bedside tables and picture frames as seen here, to pull the room together
and park in what is now our kitchen,’ Philippa recalls. ‘It is also works quite well for us security-wise, and it’s nice knowing people can’t see in from the street.’ Being located on a hill meant that the loors weren’t quite level, so now the bedrooms are reached via a couple of steps down. ‘We had to underpin to get extra head height by going deeper into the foundations,’ Philippa says of the two odd-shaped rooms that have both been given en suites. ‘We also had to think very carefully about how to resolve their unconventional shapes without losing valuable space.’ Because they couldn’t get a mortgage on the property as they were converting the building from business to residential use, the couple had to use all their savings to buy the property, but did save money on architects’ fees by commissioning an architectural technician to draw up plans to Philippa’s own designs. Having found another studio for her business in the city, Philippa has no regrets. ‘Living here really is incredible,’ she says. ‘We’re within walking distance to bars and restaurants, and we have an enclosed roof terrace that we can access through a ladder and sit outside in warmer weather.’ FEBRUARY 2020 GOODHOMESMAGAZINE.COM 75

armonising great interiors with the practicalities of a young family is a balancing act that takes consideration, but Hannah Barratt has nailed it in her 1930s home with a robust palette of wood, marble and brass, teamed with pops of bold colour. ‘We’ve got three children and with the whole house to update, I didn’t want to be too precious about everything being new,’ she explains. ‘here were no remaining period features in the property so I took a modern approach, choosing contemporary shades and textiles, with materials that could withstand our busy family home.’ Years before Hannah and husband Paul bought the property and moved in with their young children, it had been extended on all sides, increasing the size of downstairs and drawing the original back window and door into the house. Hannah says it was this quirky feature that particularly appealed, and captured the essence of how they wanted to live as a family. ‘We need space to be together but also to be in diferent rooms doing our own thing,’ she says. ‘So the window between the living room and the dining area keeps that visual connection even when the door’s closed.’ Although the couple were delighted with the ready-made space, they were keen to decorate throughout, and tweak the downstairs FEBRUARY 2020 GOODHOMESMAGAZINE.COM 81

Hall The hall sets the tone for the rest of the house, with understated colour putting the focus on the Karndean Lime Washed Oak herringbone flooring, which looks as authentic as real wood

layout to suit their needs. Interestingly, the 1970s side extension to the living room almost made the room feel too big. ‘This area needed a rethink as it looked disjointed and lacked a focal point,’ Hannah explains. ‘I found replacing two small sofas with one big corner design made all the difference, as well as adding oversized pieces like the artwork and floor lamp.’ Hannah and Paul also decided to convert the garage into a kids’ den, and open up the kitchen and dining room, separated by an arch. At first they thought they might extend further. ‘These two rooms felt dark and enclosed, but a friend pointed out that after we’d removed the adjoining wall and added sliding doors, the space would feel much bigger and brighter,’ says Hannah. ‘It was great advice as it’s the best room in the house now.’

Hannah and Paul replaced glass and chrome bannisters with oak and painted wood, which are more in keeping with the age and style of the house. This is a relatively straightforward and inexpensive project, and a good staircase company or local joiner will be able to advise you on what options are available

Colour pop Hannah used the pink shade of the Kubrick armchairs from Made.com as an accent in the living room, flanked by a floor lamp from West Elm
Work on the project was planned in three phases: soon after they moved in the couple decorated upstairs, and replaced the glass and chrome stair banister with painted wood and oak. Phase two started five months later when the garage was converted, which also gave the Barratts space to temporarily store their things during the kitchen-diner renovations that followed. Building firm Niche House, owned by a parent from school, carried out the building work. ‘I wanted good quality finishes that would last, and I knew that the owner, Gary Stray, was really hot on detail,’ says Hannah. ‘The team did a great job.’ Since Paul works for Karndean Designflooring it was only natural the couple would choose a luxury vinyl floor from one of its ranges. Hannah loved the look of wood laid in a herringbone design, but without FEBRUARY 2020 GOODHOMESMAGAZINE.COM 85

anything like this available, Paul had lime-washed oak planks cut to bespoke lengths to create the pattern. Now the product is a permanent ixture in the company’s Knight tile range. ‘We have an expanse of loor space downstairs so we needed to get the looring right,’ says Hannah. ‘I wanted it to have interest and stay looking good over time. he vinyl is really hardwearing and I like that the herringbone is a modern interpretation of traditional parquet.’ A layered, warm grey colour scheme ties spaces together with textured materials of velvet, wood, brass and marble. Rooms also feature dark elements – the sofa, shelves, kitchen cupboards, walls – without being overwhelming. ‘I like a mix of dark tones to pull out lighter shades, and then a pop of bright colour to give the spaces a contemporary twist,’ Hannah explains. In the kitchen, navy Shaker-style Crown Imperial cupboards are topped with a practical marble-efect Minerva worktop and brushed-brass ironmongery for a luxurious inish. Upstairs, warm teal blue walls surround the master bedroom, paired with marble-topped Midcentury wood furniture, and marble and brass light ittings. ‘I applied this palette throughout the house,’ says Hannah. ‘It’s a simple and unfussy look that doesn’t overload the rooms.’ Back in the living room, Hannah embraced the large dimensions with oversized lighting and furniture, shaping areas for storage, relaxing and TV viewing.
Pink tones draw the room together – two candy pink chairs by the window and a steel grey corner sofa dressed with pink, mustard and teal cushions. he last of the decorating was inished a year after they moved in – the garden revamp is to follow. For now, Hannah and Paul are very satisied with what they’ve achieved. ‘It looks good and functions really well on a practical level,’ says Hannah. ‘Having two big downstairs rooms and the kids’ den gives us plenty of space to be together or apart. WHY DIDN’T YOU LIKE THE DESIGN OF YOUR OLD KITCHEN? It was an old-fashioned galley layout, which was very small for a reasonably big house, and the whole space was dominated by a horrible conservatory at the end, which was freezing in the winter and boiling hot in the summer. We always knew it was going to be a major project. HOW DID YOU PLAN TO CHANGE IT? The units needing ripping out and the conservatory demolishing for a start. We could see that by incorporating the patio that was previously on the right-hand side
and extending right across to take in the full width of the house, we could create a large kitchen-diner with a seating area.

WHAT WERE YOUR MUST-HAVES? I wanted separate zones for cooking, eating and relaxing, plus an island with a breakfast bar to screen-off the business end of the kitchen from the living area. I was also desperate for a wood-burning stove to create a cosy feel in the corner. DID YOU HAVE A BUDGET IN MIND? We allowed £120,000 for the whole extension project, including the kitchen. Around £80,000 of it was spent on building costs, including electrics, plumbing and tiling, and we assigned £30,000 for the actual kitchen and £10,000 for the doors and rooflight. We kept our original sofas, fridge-freezer and a few bits of furniture.
WERE THERE ANY DISASTERS ALONG THE WAY? Not really, but we didn’t get planning permission straightaway and had to bring down the size slightly once it finally came through. The plumbers did make quite a big mistake with the drain outside the house, which caused some flooding, but luckily it was rectified pretty quickly. WHAT WAS THE BEST BARGAIN YOU FOUND? The Korlok flooring from Karndean. It’s actually vinyl, but it looks so much like real wood you really can’t tell the difference, plus it’s half the price you would pay for oak. It’s incredibly practical and easy to clean, too – which makes sense with everyone traipsing through from the garden with muddy shoes!

DID ANYTHING BLOW THE BUDGET? I wanted to create separate zones with the lighting, so we needed more circuits than we’d thought. Plus I fell in love with some big white pendant lights from kitchen company Neptune for over the island. They weren’t cheap at £150 each, but well worth it. WHAT WAS THE BIGGEST LESSON LEARNED? It’s essential to find a builder who can also project manage. Ours went over time by about eight weeks. Also you need to allow time to get plans through the council – it can take a lot longer than you think.
DID YOU STICK TO YOUR ORIGINAL BUDGET? We did in the end, although with the other work we were doing in the house, we realised it needed rewiring. So the electrics came in higher than the initial quote as we needed more plug and lighting points. HOW DO YOU FEEL NOW IT’S ALL FINISHED? I love the whole room. It’s great for gatherings and parties as you can fit lots of people in the space. Throughout the day we spend time in the different areas, round the island or at the table, and the wood burner is very inviting when it’s cold outside.

WHY DID YOU DISLIKE YOUR OLD KITCHEN? It was small and just not ideal for a family. With Taylor and Carter dominating the living room, we found we were spending a lot of our time sitting at the kitchen table with nowhere to relax. We lived with it for nine years before deciding to extend and open the back of the property to also gain better access to the garden. HOW DID YOU PLAN TO CHANGE THE SPACE? With a local architect’s help, we applied for planning permission to build a 4m single-storey rear extension. We love hunting down old stuff and rarely buy new furniture – we inherited or found a lot of pieces. We commissioned local firm St Albans Wood Recycling to make shelves using scaffolding boards supported by metal rigging poles. They also made the large dining table with wheels so we can move it around if needed. WHAT WERE YOUR MUST-HAVE FEATURES? carpenter did a brilliant job fitting it with off-the-shelf doors that he painted, and it’s fantastic for storing dry food and groceries. Liza’s favourite thing is the Elise range cooker, and we bought the retro green Smeg kettle, toaster and Wesco pushboy bin to add colour. WERE THERE ANY PROBLEMS ALONG THE WAY? The extension foundations had to be piled nine metres deep due to a tree in our neighbour’s garden. Our builder was an old friend and we sourced independent tradespeople to do the other work. Living on site meant we could oversee details and we sourced everything ourselves. During the build we cooked meals on a camping stove in the living room with a microwave and fridge-freezer in the hallway. WHAT WAS THE BEST BARGAIN THAT YOU FOUND? We love the Bosco dining chair – it has a flip seat, which is really cool, and was one of Liza’s props from work. The painted church pews

were eBay finds; we put foam on the bottom so they could slide out easily from the table. The bookcase came from an exhibition in Paris. DO YOU HAVE ANY DECORATING TIPS TO SHARE? You can make great savings by having a go at things yourself. Liza made the bird light pendant by using a recycled lampshade fixed to metal rods, an industrial ceiling fitting she sourced on eBay and canaries from Flying Tiger. WHAT WAS THE BIGGEST LESSON YOU LEARNED? It’s not a lesson as such, but it was important to us to support independent companies. Also, with two children we try to ensure that anything we buy for the home is practical and hardwearing, as well as aesthetically pleasing. HOW DO YOU FEEL NOW IT’S ALL FINISHED? It has made a huge and positive impact on our lives. The extension has added 40 square metres and went up so smoothly – it was finished in 12 weeks.

WHAT WAS WRONG WITH YOUR ORIGINAL BATHROOM? The previous owners had converted the second bedroom into a bathroom, but the use of space was terrible. There was a shower over a tub, double basins, empty floor space and no storage! The colour was drab and not to our taste. DID YOU HAVE SPECIFIC PLANS? We needed wardrobes in our bedroom next door and thought we could steal
some of the space from the bathroom to do this, and still have enough room for a large bath and walk-in shower. Removing the chimneybreast created more space. We also wanted a linen cupboard with washing machine inside, as lack of storage is always a major factor with Victorian houses like ours. Fitting in a large basin unit has helped, and there is also a small cabinet behind the mirror with a shaver socket in it to hide our electric toothbrushes.

MAXIMISING SPACE Re-jigging the layout freed up room for a super-sized walk-in shower as well as a freestanding bath. A wall-mounted towel rail is tall and slim enough to not get in the way and is in easy reach of the enclosure HIDDEN UTILITIES A built-in linen cupboard behind the door also houses the washing machine, which can be shut away when not in use
WHAT WAS THE BIGGEST CHALLENGE YOU FACED? Designing the new layout wasn’t easy. The solution was to use some of the wasted floor area in the middle of the room and fit the bath at an angle. A built-in curved shelf makes good use of the corner space behind it, and I had an uplighter installed in it to create atmosphere. I wanted the room to be somewhere to relax in, and hidden behind some plants the light casts wonderful shadows through the leaves in the evenings. The lighting is on two
circuits, so I have mood lighting when the bathroom needs to be more than functional, and both can be dimmed. HOW DID YOU MAKE YOUR BUDGET WORK? I knew that I wanted to include more expensive items such as the brass taps and a Crittall-style shower screen, so to help stretch my budget I saved money by doing a lot of the work myself – not the actual structural work or plumbing, but all of the tiling and painting. an engineer, and so am quite practical and hands-on when it comes to DIY. I have to say it was hard work though! HOW DO YOU FEEL NOW IT’S ALL FINISHED? I’m delighted and everyone who sees it just loves the turquoise tiles. People can be afraid of using colour, but these tiles really make this space.We have used the two walls above the bath to hang our black-and-white art collection, which we’ve brought back from our travels abroad. Our plan is to add to it over time to create a little gallery. IS THERE ANYTHING YOU WOULD DO DIFFERENTLY? Perhaps getting a slightly smaller bath as I get rather lost in this one!

we now have built-in seating, a pantry, a downstairs WC and bike storage, plus a fantastic kitchen island on wheels that we can move around for parties. Our builders had to go away for a month in the middle of the build, which did hold things up, and we were surprised by the amount of dust the work created, so we would definitely reserve some budget for renting somewhere to live if we did it again.
Why did you decide to carry out the work on your home? Our lower ground loor was previously so dark, with low ceilings and a very small kitchen, so we wanted to transform it into a bright, light, family-friendly space that was perfect for social Sunday lunches. Sara from Shacklewell Architects had some great ideas to turn our half-baked notions into reality so we could make the most of the space we had, and always considered how to make it work for a family.

How has this changed the way you use the house? he new space is the heart of our home and feels like a haven in the middle of east London – we can inally host all those friends and family who lent us their spare rooms for so long! Sara, who was invaluable in helping with my many design queries about everything from light ixtures to copper taps, has also approved plans for a loft conversion with an additional bedroom and bathroom, but we are saving for that!

How did you achieve this, and what was the most challenging aspect? Custom-built Crittall windows were recreated using timber for the internal doors, which gives us the option of having one big open space or being able to separate the rooms without compromising on light. The skylights also feature integrated lighting, which provides even more illumination, and

The Bairds opted to install bespoke oak Crittall-style screen doors because the cost of the real Crittall version was £15,490. By choosing this route they saved over £10,000. Oak was chosen for its strength and durability. FOLLOW THE RULES
When installing internal glass doors to help zone spaces within
your layout, it is important that they comply with building regulations. This means they must feature fire-rated glazing and separate the habitable rooms from the staircase. Had the lower ground floor been open to the staircase it would not have been compliant, and so the Bairds would have had to consider installing a fire curtain or sprinkler/automist system.
BE PATIENT
To achieve something similar the timber frame is usually created first and the individual panes of glass put in afterwards. This takes time and requires craftsmanship. An alternative approach would be to have one large pane of glass with two timber frames stuck to either side, but the result would have been less elegant as the frame would look more chunky.

What was the house like when you bought it? It had been used as study space for Goldsmiths University and was pretty run-down. It had been empty for years and was freezing, with a tiny kitchen extension, no proper bathroom and rising damp. We needed to change the use back to residential, which meant we couldn’t get a mortgage, so we applied at once and were supported by neighbours, who loved the idea of a family taking over the ugly building.

Did you know what you wanted the space to be like? As an architect, I knew exactly what I wanted, and sat down at a local café to sketch the first plans. I wanted to be quite daring as well as practical: instead of no bathrooms, we now have three! The design was inspired by my childhood home in Cape Town and is all about connecting inside and out. Digging out part of the back garden meant the basement kitchen

level could open onto a courtyard terrace. We thought we’d often push back the folding/sliding doors and eat outside, but now the light is so good from the glazed roof and doors that we spend most of our time inside, because it already feels like we’re in the garden! What work was involved? The building had to be gutted and we restored the original period features, such as the sash windows and shutters. The loft extension was allowed under permitted development rights and we employed a builder to tackle most of the work for the extensions, including digging out the garden and converting the basement. The glass roof and glazed box were made to our own designs, and we cast the very heavy concrete kitchen worktops in the garden as a bit of an experiment. It was fun coming up with unusual solutions that give the house its character – and it definitely has the feel-good factor.
