Building better in 2022 “Resilience” and “innovation” aren’t mere buzzwords in Edmonton’s new home industry – but rather guideposts that have led the industry to unprecedented growth in a year fraught with peril. We saw it firsthand in our monthly Edmonton New Home + Condo Guide magazines, as builders and developers came out with more functional and innovative designs for new homes and communities that sought to address the new and varied lifestyle needs that emerged during the pandemic. With all the changes and challenges still happening in the market, getting some insight on what to expect throughout the homebuying journey over the next year would certainly offer some peace of mind. This is where the Edmonton Builder & Developer Annual comes in. We gathered some of the best minds in the Edmonton new home industry in our Expert Panel series to give us their

views on how the past year worked out and what homebuyers can expect in the year ahead. Many of the experts we spoke with were surprised by the strong growth that came despite the nagging supply chain issues. They do warn, however, that this periodic supply shortages may yet play a role in curtailing growth next year so most are planning ahead to try and mitigate its effect on the consumer. Inside, readers will also find some of the latest design trends, and best places to live in and around the city. As always, we at NextHome strive to give our readers all the options that are available as far as new home buying is concerned. One thing is clear, people will still want to buy homes – especially with the low interest rates – and if all this sheltering in place taught us anything, it’s better to be stuck at home if it’s a home that you love and fits your lifestyle. North Edmonton’s Flourishing Community New showhomes open in Village at Griesbach Life may be idyllic and unhurried amidst the park-like setting of the Village at Griesbach, but dynamic growth continues. This historic community that honours Edmonton’s military past recently unveiled a new showhome parade with a variety of home styles that emphasize its vision as a residential development of the future. The ambitious redevelopment of this former military base just outside Edmonton’s city centre has always had connectivity at its heart. A true vision of a modern village lifestyle — neighbourly, vibrant, and sustainable. Canada Lands Co. (CLC), a crown corporation tasked with converting underused federal land, has successfully transformed Village at Griesbach into a prosperous, vibrant community. With the opening of its latest showhome parade featuring five unique homes, Village at Griesbach continues its strong growth.

Even with last year’s challenges, the demand in Griesbach simply has not stopped with more than 80 lots sold and turned into dream homes this year, says Georgette L’Hirondelle, Marketing Manager for CLC in Village at Griesbach. The new showhomes along Greenaway Ave. NW include three front-drive single-family homes from Coventry Homes, Concept Homes, and Pacesetter Homes as well as two laned homes by Homes by Avi and Impact Homes. They all present new designs that bring to life the vision of Village at Griesbach. “An exciting attraction to this parade is that the new laned homes feature designed garage suites, so you can see what the experience of having an income suite atop your garage would be like,” she adds. It’s a home style that adds to the already comprehensive list of residential options in the Village that includes condos, townhomes and single-family laned homes, as well as front-drive homes. “Every builder in the community who builds laned homes has a garage suite option,” L’Hirondelle says. Garage suites — also known as nanny suites, garden suites, or in-law suites — are an ideal option as they offer additional privacy, a better quality of living for the suite, and they have a charming appearance and further attract multigenerational families. Village at Griesbach is really an infill-minded community, considering that it is Edmonton’s largest infill development. “As such, there are plenty of lots available where you can build an income suite, including garage suites or basement suites,” L’Hirondelle says. “There are several lots in Griesbach that are available to build basement suites, some are even zoned to allow for both basement suites and garage suites together!” CLC says they are focused on making Village at Griesbach an innovative and progressive urban village built with community in mind. “The design ensures access to daily conveniences and
amenities within the community. Creating a balance within the urban village is the kilometres of interconnected walkable tree-lined trails, winding through the numerous parks and lakes,” L’Hirondelle says. It is a community for everyone with a wide range of home styles fitting every budget, with most single-family homes starting in the mid-$400,000s. It also has something for everyone when it comes to amenities, as 23 percent of its land is dedicated to the preservation or creation of parks, lakes, green spaces, recreation fields or lifestyle amenities. It’s latest, Maple Leaf Pond, is beginning development and promises to be a place where neighbours would love to congregate and create the strong bonds of community that the whole of Village at Griesbach is intended to be. This water feature will have fantastic seating and will be surrounded by walking trails, L’Hirondelle says. “In the winter, the pond will become an outdoor skating rink where there will be a place for people to change into skates and enjoy the outdoors. There will also be heated seating in the winter!” Village at Griesbach also pays tribute to the land’s military heritage. Streets and parks have been named after military heroes and battles in which local military units participated. As well, statues have been erected to commemorate the former base’s namesake, Major-General William Griesbach and his wife, Janet. It has won industry acclaim and was named Best Community in the 2019 BILD Alberta Awards as well as many other builder award ceremonies, including the 2021 CHBA Nationals. Village at Griesbach is located 12 minutes to downtown, but residents need not go too far to eat out or shop. The community’s own commercial centre has become a busy hub of activity in the neighbourhood with a list of popular shops, eateries, and services. L’Hirondelle says there is more to look forward to in 2022, as Village at Griesbach will be partnering with Alveole for a sustainability initiative. “In spring, we will have multiple honeybee hives in Griesbach. These bees will be protected and allowed to make honey and pollinate the area, which is fantastic
for Griesbach as well as the bees. We’re also planning our usual community events, and new phases and developments will constantly be happening.” Located in North Central Edmonton, Village at Griesbach began development in 2003, but still has a lot of room for growth. “There is a large area that remains to be developed throughout the community, which will eventually see 13,000 people living in about 4,700 homes,” L’Hirondelle says. Busy 2022 ahead for Edmonton housing industry, CHBA ER says by PEPPER RODRIGUEZ
2021 started with uncertainty but certainly looks like it will end in a bang, as strong demand for homes – particularly single-family homes, paced the new home industry to new heights. Most housing industry experts did not know what to expect in 2021 with the threat of the pandemic still looming large, but the year unfolded with a lot of positives in Edmonton. The city is enjoying balanced market conditions instead of the seller’s market conditions prevailing in much of the country. The Canadian Home Builders’ Association – Edmonton Region (CHBA – ER) has been monitoring the situation closely on behalf of its members, and though the past year had been largely encouraging for the industry, there remains challenges in 2022. “There are several challenges ahead for the residential construction industry in 2022,” says Laura Bruno, Chief Executive Officer of CHBA – ER.

“Supply chain issues have been a challenge over the past year and is likely to continue into 2022. CHBAER has worked closely with our members to keep them informed of the ongoing supply chain issues and we will continue to keep them updated. While this is something that is ultimately out of our control, finding alternative product types and innovative solutions has and will continue to be at the forefront of builders’ minds as we keep projects moving forward.” It isn’t just supply chain issues that have delayed growth in the industry he past year though, she says. “While we saw significant growth in the industry, we were challenged throughout prime construction season by delayed development and building permits which can jeopardize affordability. These delays along with increased and new permit fees and levies, and red tape all have a cumulative negative impact on housing affordability,” Bruno says. CHBA-ER advocates on behalf members to help create a more supportive regulatory environment that reduces red tape and increases efficiencies. “We work to foster positive relationships with municipal administrations and elected officials to ensure we are at the table influencing policy and regulatory changes that impact housing. CHBA-ER remains committed to collaborating with administration
and elected officials from the surrounding municipalities to develop creative solutions to reduce red tape, permit fees and timelines, and excessive regulation,” she adds. As for new design trends, the association sees a greater effort in maximizing energy efficiency in homes in 2022. “Energy efficiency is top of mind for all industries including residential construction. The National Building Code is consistently working towards greater energy efficiency in new homes and the residential construction industry is constantly finding innovative ways to improve energy efficiency,” Bruno says. “It’s important to note that a typical newly built home today is 47 percent more energy efficient than a home built in 1985. We are eager to continue finding accessible and affordable ways to make new homes more energy efficient while maintaining housing affordability.” They do see a busy year ahead and their members’ agility in meeting homebuyer needs have been instrumental in their success not just this year but in the years ahead. “We anticipate a busy year ahead and will constantly advocate for housing affordability and choice which are two driving factors in the purchase of a new home. The ability to bring on innovative products in a variety of housing types allows our industry the ability to help meet home buyers’ housing needs at all stages of life.”

But there remains to be obstacles on the road to full recovery and we thought it would be beneficial to talk to industry experts – including homebuilders and developers – to gauge what be expected in the year to come. What are the biggest challenges the Edmonton new home industry ahead of 2022? Supply chain issues? Covid? Rising inflation? How will the industry cope? With an increase in construction activity, our members have had to overcome many supply obstacles and skilled labour shortages. The ripple effect of this unanticipated activity has extended into many approval timelines and registrations. Members will continue to find solutions and press forward until these challenges are resolved. How can the BILD Alberta help builders/developers in overcoming these challenges? There is little that can be done from an advocacy perspective to fix the supply chain woes, but the provincial and local associations across Alberta are working every day and are being successful in streamlining approval processes and preserving our province’s housing affordability. Was the growth the industry enjoyed last year a surprise? What were the lessons learned from last year? A key lesson learned is the importance of housing inventory. In the past, there have been concerns that Alberta has too much housing inventory. This year alone our inventory of new homes decreased substantially yet we have not witnessed the erosion in affordability that so many other jurisdictions have.

Do you see any growth in the industry next year? Is there a particular sector (single family, row homes, etc) where you can see growth? Looking forward to 2022, we are hopeful many of these challenges are behind us. While difficult for us to predict, we anticipate stable construction years ahead as members prepare to rebuild a healthy inventory without oversaturating the market. Do you foresee growth to continue? What are the factors do you think that will affect the decision to buy a new home next year? We are extremely optimistic in the housing markets across Alberta. We anticipate immigration to return to pre-pandemic levels and Alberta has once again become a destination of choice due to our housing affordability and positive economic outlook.

Staying at home for long periods of time has made our homes play even more of a vital role in our daily life. Our houses have become the setting for every aspect of our lives where we work, play, learn, and stay in a single location. All this can lead to dissatisfaction with our current space and seeking out bigger, brighter, and more refined housing options for our families.
What elements are essential in the success of new infill developments? Any new designs you are implementing in your communities? What factors will affect the decision to buy a new home? New Infill developments must be socially integrated, connected, and aligned with overall community planning. There needs to be an emphasis on preserving the overall charms of the community while providing amenities and convenience. It should also offer a balanced lifestyle by providing interconnected walkable trails, playgrounds and park space. A key to infill building is cohesive space to live, work, and play. Where do you see growth in the market? Why do you think so? I see growth in the market of single family homes with revenue generating garage/garden or basement suites, as well as purpose built rental in the form of multifamily builds.

Similar to this past year, the biggest challenges the industry will continue to face are supply chain issues and inflation of costs. It’s effects impact so many areas of the real estate business, especially when it comes to the cost and timing of our construction. It’s important to proceed with patience and flexibility to navigate through any volatility the market can throw at us. Although pre-sales have always been a large part of our housing business, we are approaching them a little more cautiously and relying on the amazing trade partner relationships we have built upon over the years. 2020 and 2021 seemed to have been a boon for the new home market contrary to predictions. Was there anything that surprised you on how those lockdown years went for you? Any insights that you can give readers on how the market behaved? What is the big takeaway from events of last year? We were definitely surprised by the uptick is sales during the pandemic, in fact at the very onset our team worked diligently to pivot some of our business planning and practices to accommodate. None of it was in vain however, as they helped us facilitate the volume of sales that were coming through in the months following and set us up for future successes.

What we saw were people saving money that would have been otherwise spent on travelling, entertaining, and eating out. Also, people were spending more time in their homes than ever before and realizing that their existing home was no longer meeting their needs. For the first time their home truly became their space for living and the lack of a dedicated workspace, homework nook, play area for the kids, and space to unwind drove people to search for a better home. What elements are essential in the success of new community developments? Any new designs you are implementing in your communities? What factors will affect the decision to buy a new home? The design of a community needs to be approached holistically. It’s not about how many homes we can fit into the community, but about truly creating an environment for amazing lives to happen (hint: this is the Cantiro purpose). There needs to be full amenities within walking distance, plenty of parks, walking/biking paths, commercial, schools, transit services and environmental awareness. Everyone’s decision to purchase a new home or move into a new community is unique to them and will depend on their life stage, personal economic circumstances, and their need to change. Where do you see growth in the market? Why do you think so? One of the biggest growth segments that we’ll see in the market is senior rentals. With cost rising for not only homes, but basic necessities like food and supplies, not everyone in this group will be able to afford to downsize into a home while still maintaining a high quality of life.

What are the biggest challenges facing the industry in 2022 in Edmonton? And how does Coventry Homes plan to cope with them? The biggest challenge that I see facing our industry in 2022 are continued supply chain impediments, which will be compounded by the availability of skilled labor. These factors were definitely an issue this past year and all indications are that this trend will continue for 2022. It goes without saying, the pandemic is on the forefront of all our minds and will be a factor as we head into the new year and all of us will need to be quick to respond to the changing landscape. One of our organizational strengths is being flexible. As a locally owned and operated company, all the key decision makers are under one roof; as a result, we truly do cut out a lot of otherwise wasted time and can produce dynamic and impactful results. I feel that we are proactive by highlighting some key challenges from a supply chain perspective and working with our internal and external partners to ensure we mitigate any impact to our homeowners. As with any year, 2022, will undoubtably have its challenges, but we are committed to getting in front of these challenges. 2020 and 2021 seemed to have been a boom for the new home market contrary to predictions. Was there anything that surprised you on how those lockdown years went for you? Any insights? As a home builder based in Edmonton, and solely servicing the Edmonton and surrounding area, we have a different appreciation for how resilient the Edmonton market is. From a sales perspective, we anticipated 2021 being a strong sales year, but must admit we didn’t expect the uptick we encountered. One of the major surprises, brought on by the pandemic, was how quickly people realized their current living space did not work for them. For any of us, a major motivation when purchasing anything is addressing a “pain point” and I was surprised in the immediacy that homeowners decided to make the move. As the pandemic progressed and we started to see a little more clarity, the market reacted as predicated. We have low, sustained interest rates, strong industry, and a great foundation in the Edmonton market. The Edmonton market is one of the most affordable housing markets of any metropolitan city Canada. A big take away from the events of last year is that people clearly see the value in home ownership,
and this is indicative of how well our market has preformed. Edmonton has and will continue to be a very resilient marketplace. Do you see any new design trends in homes this year? Is the multi-generational design trend of homes going to continue? Are you seeing any new design trends like more emphasis on study areas and home offices? At Coventry, I feel we have a real time perspective on this, due to the amount of customization we allow. We interact with our clients daily and see “real time” trends and implement these into our standard offering. We have seen a major uptick in study and office spaces requirements. What I find interesting is how these spaces are being incorporated into the home. We are seeing built in workstations in lieu of designated offices, multi use rooms that can convert between an office and daily living space. The fact that you are wireless and connected throughout the homes no longer confines our clients to one space within the house. Essentially, we have incorporated “mobile workstations” within the home. We appreciate the importance technology in the home, not just as a trend, but a standard offering What would be your advice to prospective new home buyers in these times? What should new homebuyers be aware of or expect? No two buyers are alike, so take the time to ensure you are working with a builder that can meet you and your family’s specific needs. Design, community, product type, these are all things that need to be really thought of when buying a home, so make sure you and your builder are aligned. I think it is fair to say that the home construction will just take longer in 2022. As a large volume builder, we can work to secure products and supply, but need to acknowledge that there are factors that will affect build times. With the continuing supply chain disruptions, labor shortages, inflationary pressures and interest rate increases there will be continued upward pressure on retail pricing. We were surprised by just how high the demand for new homes was in Edmonton and surrounding areas actually was. Edmonton house prices continue to be seen as the most affordable of any large city in Canada, and as such, demand has remained strong. Very high demand in the first half of the year was challenging to navigate, as the industry was also impacted by rapid price escalations, labor shortages and product shortages. The biggest takeaway from 2021 was just how unpredictable the market was coming out of the lockdowns and how important a stable supply chain and labor base has 30

Do you see any new design trends in homes this year? Is the multi-generational design trend of homes going to continue? Are you seeing any new design trends like more emphasis on study areas and home offices? How about for townhomes, duplexes and other multi-family models? We are definitely seeing the multi-generational design trend continue to be strong. Main floor bedroom spaces and main floor offices are in high demand for all product types. There is an increased demand for basement suites as affordability becomes a greater concern. Many customers are either adding the complete suite or asking for side entrances so that they can develop the suites at a later date. Energy efficient options will also become far more important in 2022 as inflation continues and operational costs increase. What would be your advice to prospective new home buyers in these times? What should new homebuyers be aware of or expect? My advice to prospective new home buyers in these times is to do your homework. Look at the total package and not just the price. Make sure you compare in detail the specifications and floor plans with a focus on how you are planning to live in the house. You will be dealing with your builder for several years throughout the build and into the warranty and service time period so you will want to make sure you compare the entire offering and not just the price. Compare the builders levels of service, communication and customer experience prior to making your purchase. Be prepared for possible delays in the construction schedule as well as possible product shortages. Trust your builder and their process and procedures as they construct your home. Where do you see growth in the market? Why do you think so? Growth in the market will be in all product types. With the economy improving, affordability becoming an even greater challenge in other parts of Canada and therefore driving people out of those markets and house prices in Edmonton continuing to be seen as the most affordable of any large city in Canada, demand for all product types should remain strong.

The greatest challenges facing the Land Development industry for 2022 continues to be mitigating risks through the length of the development cycle, often 3-10 years for project completion, and responding to unforeseen events, such as COVID creating 1-2 year disruptions, combined with inflationary market conditions. We have responded to these challenges by doing our best to absorb unforeseen costs to keep consumer prices down. We are thankful to our industry partners, and City administration who have also been instrumental in reducing interruptions, diligently working for the continued on-schedule progress of our community developments. 2020 and 2021 seemed to have been a boon for the new home market contrary to predictions. Was there anything that surprised you on how those lockdown years went for you? Any insights? What was surprising and encouraging over the last couple of years was the resilience of our industry, Rohit Land Development staff, our partner builders, contractors, competitors, realtor professionals, suppliers, municipal and provincial government employees have all stepped up to deliver the best customer service and quality of homes and communities for consumers. I am inspired by how the industry as a whole has been able to pivot and innovate and respond to challenges with flexibility and optimism. I am also grateful to our medical community and first responders working hard to keep us and our families safe, and to those doing everything possible to follow public health guidelines. The insights I have seen are that consumer behaviors and preferences are changing. Amenity lots, preferences for communities integrated with nature have only become more desirable and harder to find. Builders who adapted to provide virtual tours and facilitate private viewing appointments, and had built existing SPEC home inventory, experienced greater home sales, which I think is indicative of meeting our consumers where they are most comfortable. The big take away as we look to next year and the future is with our launch of several new communities in the last couple years, our decisions to go the extra mile with amenities, playgrounds, trail networks, and
elevated architectural designs, has proven itself with strong sales momentum. What elements are essential in the success of new greenfield developments? Any new designs you are implementing in your communities? What factors will affect the decision to buy a new home? A successful greenfield development is a master planned community with thoughtful attention to detail and place, where builders and developers come together to offer beautiful homes, connected spaces and cohesive architectural elements that stand the test of time. A complete community has a variety of amenities effortlessly complementing each other including park spaces and trails, commercial and institutional uses, attractive housing options, and access to a variety of transportation networks. Where do you see growth in the market? Why do you think so? I see growth in the market in several areas, the Edmonton market remains strong, and we are launching Kinglet Gardens in West Edmonton next spring, we also see significant potential in the greater Edmonton region specifically in the neighbouring communities of St. Albert and Sherwood Park. We will be launching the new communities of Cherot in St. Albert and Cambrian in Sherwood Park to respond to this growing demand. We also see growth in the market for innovative and higher density land uses and housing typologies including Streetscape homes, back-to-back townhomes and front-back duplexes. The City of Edmonton and regional municipal governments have been more flexible with land use zoning, providing the market the opportunity to do some creative things. For example, St. Albert now allows for laned home products, which will in turn make home purchases more attainable for new home buyers. I see this growth occurring because of increased provincial migration to Alberta, comparative housing affordability, comparatively high average incomes nationally, opportunities for diverse employment in Alberta, and a balanced cost of living. BATHROOM INSPIRATION
Ebbs and flows of designing a 5-star bathroom by LOUIS DUNCAN-HE There’s a very specific way we feel when inside a luxury 5-star bathroom. We’re instantly transported into a meditative state of mind, a place where the stressors and challenges of the day are not welcome. The ask from our homeowners on this project was to design an airy and elegant ensuite that would rival the feeling of a Four Seasons Hotel. Key challenges in the design planning included working with an off centered and undersized oval window above the vanity, a partition wall that divided the room in half, and a somewhat limited budget due to three additional floors in the renovation plans. Ultimately, by way of the principles of harmony and balance, visual hierarchy, and thoughtful decisions on where to splurge and save, we were able to create an intimate and chic 5-star haven for our homeowners. Bathrooms heavily rely on finishes due to the constraints around space and decorative furnishings. As a result, careful thought and consideration needs to be placed around each material being introduced to the space. With such a limited arsenal of design tools, establishing visual hierarchy is critical. Visual hierarchy is simply a way of 40 Edmonton Builder & Developer Annual 2022
ensuring the eyes know where to start and finish. Consider a featured article in a magazine (perhaps this one); there is a headline, sub-headline and body text. These components are clearly defined in form, colour or scale, which ultimately help us better appreciate and digest the story. If it were filled with multiple headlines, we wouldn’t know where to look, causing confusion and greatly diminishing its cohesion and impact. This is the same principle applied in designing a well designed room like this ensuite Very early on in the design process, we fell in love over luminous slabs of large format Calacatta gold porcelain tiles. Our original intention was to run them floor-to-ceiling on the main shower, vanity and bathtub walls. However, as our designs came to fruition, it became increasingly clear that we would achieve a far more impactful and cohesive story by limiting it’s usage. As a result, we reduced it’s quantity down to 1/3 on both the vanity and tub walls, and focused our efforts on fully cladding the feature wall in the glass panelled shower. Although it may seem counterintuitive, sometimes limiting the use of a special material in certain areas
can lead to an elevated sense of appreciation when seen in its full application. Following the principles of visual hierarchy, we chose a natural grey tile in a concrete finish and classic white wall panelling as supporting and foundational elements to the room. By establishing a thoughtful sense of ranking, we not only created a more dynamic and fluid space, but also managed to save drastically on budget, making for very happy homeowners and designers. At my firm LDH Designs we’ve always placed a huge emphasis on lighting in rooms, but it’s especially important in conjuring up a showstopping bathroom. In a room with a rather narrow set of decorative parameters, lighting is what will take it from good to gorgeous. It’s the frosting to the room and has the power to completely skew the same space in completely different directions. In this space we used black metal and brushed nickel in our lighting fixtures to conjure a subtle sense of luxury. However, simply switching to gold or brass accents would have skewed the same room in a more traditional direction, amping up the opulence and volume levels. In addition, with our freestanding tub being 4 inches left of the middle due to plumbing challenges, we cheated the placement of the chandelier above to be centered to the tub, creating the

Necessity is the mother of invention. No saying can be more trite, nor more true - especially in Edmonton’s new home industry after last year’s challenges. Homebuilders have come up with fresh, innovative ways to answer the needs of homebuyers who – after the lockdowns of the last two years – found the designs of their old homes lacking and did not necessarily meet the demands of the new situation. This gave rise to a host of new ideas including more adaptable designs for home offices and dens – and not just in single-family homes - as work-from-home situations become the rule rather than the exception. The way we thought of living spaces changed too, now not just basement developments are offered as an option, but third floor and rooftop patio options too. Side-entrances for private access to lower-level developments have become a popular option among
single-family homes and even townhomes and other multi-family models saw changes to floorplans that underline connectivity and function. Edmonton New Home + Condo Guide had sought to shine a light on these new designs available in the new home market in every type of home from condo apartments, townhomes, duplexes, laned homes and front-drive garage homes. We thought we’d recap what we found out and set the stage for new home stories for the coming months. APARTMENT CONDOS There are plenty of reasons why one might want to buy an apartment condo, but there is one particular feature that makes it a great choice – it is the instant lifestyle that you can get here. suburbs, the appeal of single-level apartment style living is very much the lifestyle it provides. For the traditional four-storey condos, there is Connaught at Griesbach, which offers a connected lifestyle in the heart of Village at Griesbach. They may be stacked on top of each other; or sitting side-by-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t. They are the most versatile housing option in the Edmonton market now, and the shared lifestyle it offers may be the best answer for many new home buyers. Almost all new communities in Edmonton and area offer townhomes because of their affordability, but affordable doesn’t mean cheap, says Cantiro’s Kim Tieu.

DUPLEX HOMES Side-by-side home, a semi-detached home, paired home, a twin home. It seems the duplex has as many names as the ability it has in making homeownership dreams come true. Duplexes continue to be a best-seller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Edmonton’s best communities. LANED HOMES The laned homes have often been referred to as the Goldilocks of homes. They’re not too small, they’re not too big – they are just right. Laned homes are detached single-family homes with rear detached parking behind it that back onto a laneway and they are suddenly red hot in Edmonton’s surging new home market.
Tara Van Horn, Marketing & Design Manager at Coventry Homes, says she isn’t surprised one bit by the popularity of the laned homes. “They’re more spacious and private than townhomes and duplexes, so you have no shared walls which greatly reduces noise transfer. Buyers also get tend to get a bigger backyard and a more beautiful exterior façade that isn’t covered by a garage door.” Coventry’s sister company Impact Homes has a great line of laned homes to check out. FRONT-DRIVE GARAGE HOMES The front-drive garage home, or FDG home for short, is at the pinnacle of the homebuying cycle. It is the home most everyone who has lived in an apartment suite, a duplex or a townhome, aspire to live in eventually. Especially when they have children, and they see their families grow. FDG homes come in many forms. In Edmonton, they are mostly two storey homes usually with threebedrooms, two-and-a-half baths and a basement development option. And of course, a garage to fit two cars – or more. Recently, three-storey models that include rooftop living spaces have become popular too. FDG homes can be as luxurious or as functional as buyers want. But the main thing they offer is convenience. Excel Homes launched its new Archer Series in Edmonton which includes a more affordable model series that helps families get into the housing market. Here we paired a more traditional palette in walnut, copper, chrome and navy blue. The affect was truly lovely, warm and inviting. Texture is critical in creating that warm inviting vibe. 46

I selected more traditional casegoods, paired with more modern upholstered furnishings. The fit and finishes were all pulled from this gorgeous Alga Green Quartzite Countertop. This was one of the first lottery show homes to showcase a mix of cabinetry in all white for the kitchen, stained wood for the bathrooms. Designed in 2010 this home is still a show stopper.
THE LOOK: EAST COAST COTTAGE -
Mixing west coast aesthetics with east coast cottage isn’t easy - but we achieved that here by ensuring that the black painted cabinetry was light and bright through the use of unique light fixtures and bright wallpaper and artwork.
