buyer; and then there’s The Estates featuring lots for large single-family homes with triple car garages. “We will have a new showhome coming to The Estates from Fekete Homes. They have just started construction and will be open this winter, and a new showhome coming to The Townes from Rohit Communities that is just having the finishing touches put on it now,” Siemens says. The process of building a new home can be a daunting one, but homebuilders make every effort to make it as smooth as possible. One part of the process that can feel both fun and a little overwhelming, is the selection of interior finishes. This is where the buyer gets to realize the look and lifestyle of their home, and the homebuilder design centres are the places where the magic happens. New homebuyers were traditionally tasked with a selection process that involved going on several trips to different locations to pick out lighting fixtures, kitchen and bathroom hardware and the various little pieces that make a house a home. But many of today’s homebuilders have simplified that process, building their own design centres for a one-stop shop where everything from appliances, to flooring, to tiles and cabinetry can be selected and matched with ease. Each builder has their own unique methods to make their clients’ dream home become a reality. We take a look at the processes employed by some of Edmonton‘s most recognizable homebuilder names: Homes by Avi, Coventry Homes, and Qualico Communities’ designQ. 14

They all have evolved their processes to turn what could be a stressful experience into something a lot more fulfilling and even fun. Like most public places during the pandemic, everyone we spoke with takes all precautions to comply with Alberta Health guidelines. Enhanced cleaning methods of all surfaces – including samples – are instituted, as well as the wearing of masks and maintaining social distances at all times. HOMES BY AVI
Complete freedom in choosing the style that suits you, and the ability to personalize your home, have always been part of the buying experience at Homes by Avi. The Avi Definiions design centre has thousands of selections to choose from and is conveniently located in the homebuilder’s main Edmonton office. Clients are able to personalize their home with all the materials available to them at a single location, says Amanda Dorval, Avi Definitions manager.
Selections are only limited by the buyer’s imagination. If they can dream it, we can make it their reality, Amanda says. “Typically, we begin our client consultation with the most exciting part, which is personalizing your colour selections, starting with cabinets, countertops, then flooring and ending with paint. Details such as door profiles, cabinet accessories / hardware, plumbing etc. will come next and we would end the consultation with reviewing electrical and low voltage layouts.” The process is guided and pressure free, Amanda says. “We have two professional designers on staff that can assist buyers and help them navigate the entire design process.” Homes by Avi prides itself as being on top of design trends and for 2021. Amanda says she is seeing a move away from the grey tones that dominated the interior design scheme or so long. “We’re seeing a move more towards warmer, brighter finishes.” Natural, light coloured wood or vinyl plank floors with painted white or two-tone kitchen cabinetry with simple and clean lines are also on-trend, she says, often with open shelving. “Slightly marbled or white counters are most desired with geometric or oversized tile backsplashes with little to no visual texture. Side-by-side home, a semidetached home, paired home, a twin home. It seems the duplex has as many names as the ability it has in making homeownership dreams come true. A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall. Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price. Sound transfer used to be the biggest knock against duplexes, but that is largely in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks. Many builders now put staircases against these shared walls and away from living rooms and bedrooms to further lessen the chances of sound transfer. Duplexes continue to be a bestseller for homebuilders as they are
seen as an attractive alternative to condos or townhomes, and many are readily available in Edmonton’s best communities. We spoke with a few homebuilders to find out just exactly what the attraction is to this home. Duplexes also offer a unique versatility for homeowning, as buyers are beginning to realize they can live next to friends and relatives in a paired home. How perfect would it be to buy a duplex where adult children can live in one home and get their aging parents to live next door? DREAM DUPLEX
Robin Nasserdeen, Director of Sales at Coventry Homes, has always believed in the duplex. He says it is the perfect bookend to the homeowning cycle. “It’s the perfect first home for buyers who have grown out of their apartments, and also for those

The Uplands at Riverview is another young community from Qualico Communities. It is in an amenity-rich location in West Edmonton that features a unique connection to its natural surroundings. “The community borders the Wedgewood Creek Ravine which has half a kilometer of trails for residents to enjoy. Some easy rules on… Artwork is a great way to add interest and personality to your home, but arranging it can be stressful. The trick is to know where and how to hang art(and, and and!) I tend to gather colour intensity, subject matter of art, similar frames together to create a more cohesive art scheme. Best advice, set boundaries of what you will/won’t accept.

1. Hang your art by its center – rule of thumb for me is hang your art at eye level, which averages about 57-60” to the centre of the painting from the floor. 2. Adjustment to rule #1 – when hanging art close to furniture or fireplace mantles, the eye level rule doesn’t always apply. The bottom of the frame should be between six to eight inches above the top of the feature. In these cases, it’s acceptable to go higher than the 57-inch guideline as needed. The artwork should also relate space-wise to furniture, meaning a small work of art hanging six inches above a long couch won’t look right. However, a large work of art or multiples works great.
3. Treat multiples as one unit Select artwork that complements other colors in your home. Art can introduce an additional accent color, but it should fit into the overall color scheme. Look for common hues or tints in your furniture, area rugs, accessories to guide your artwork picks. If you get into trouble, call me, I’ll help you figure it out! 4. Create visual balance with your art When you hang multiples, visual balance is key. In a group arrangement, keep heavy pieces to the bottom and to the left (A-symmetrical). It balances the weight of the items because the eye starts on the left. If you have an even (Symmetrical) arrangement, put the heaviest piece in the middle and work your way out. 30
5. Where to hang art Consider the wall space available, the arrangement of furnishings in the room, and the visual impact upon enteringexiting that room. Depending upon your style (contemporary vs. French country) you can thoughtfully place art between windows and doors, or above desks or consoles. Be aware
of proportions, if your art is too small on a wall space too large, the pieces feel awkward/ disjointed. Always step back and check – does it speak to you and enhance the art and the room? Or is it lacking in impact? Art for your style Try to stay within your style’s boundaries when choosing
frames, colours and content of art for your home. If you’re like most of us, we have art pieces handed down to us from loved ones, don’t fret – where there is a will, there’s a way. But respect the basic rule of thumb when selecting your picture frames and stay true to your design style by updating old picture frames and give old art new life!

NEW STRESS TEST PROPOSED FOR JUNE 1ST The Office of the Superintendent of Financial Institutions (OSFI), Canada’s sole banking regulator, is proposing to strengthen the mortgage stress test by June 1 in an effort to dampen demand on a suddenly hot housing market, especially in Toronto and Vancouver. Beginning in June, the qualifying rate for uninsured mortgages will be either two percentage points above market rate or 5.25 per cent — whichever is higher. The current qualifying rate is 4.79 per cent. This is called the stress test, or the process of approving an uninsured mortgage against a qualifying interest rate. It is meant to ensure homebuyers can still afford their mortgage even if rates rise. Concerns are being raised that new measures proposed to rein in Canada’s overheating housing market may endanger a 42

The Canadian Home Builders Association-Edmonton Region (CHBA-ER) says there is concern that such sweeping regulation may put to risk Edmonton’s home market that is just now showing signs of recovery from the last oil market crash and slumping economy. “The Association has felt the stress test was more stringent than necessary in the first place and needed to be more dynamic. We do not feel this current proposal is a change that is needed at this time. CHBA-ER is always concerned about well qualified buyers being able to access the market, and this change will reduce that to a degree,” says CHBA-ER CEO, Laura Bruno. “That said, at this time, we do not anticipate that the change will have a significant impact in dampening
the market given the low interest rates and strong housing demand. Increased savings by those able to keep working through the pandemic, coupled with low interest rates, have increased purchasing power of consumers, with many first-time buyers accelerating home purchase plans as well, supporting this demand. Bruno does caution that if the proposal goes through there is a need to have clear transition rules in place. “If the measure does proceed as proposed, it will be critical that clear transition rules be in place. It is expected and must be well communicated that buyers with completed purchase and sale agreements and pre-approved mortgages in place before the June 1 deadline be eligible to abide by the current stress test rules rather than the new ones coming into force on June 1,” she says.
