Spring has sprung, finally! You know how you can tell? By the sunny-suddenly-snowy weather we’ve been enjoying the past few weeks. As everyone knows, the only thing predictable about Alberta weather around this time is its unpredictability. But you know what is predictable, the enviable, familyoriented lifestyle of Arbours of Keswick. This Rohit Land Development community in the southwest takes pride in its connectivity and amenity-rich qualities and there’s even more to look forward to. Check out our cover feature to find out what the latest from this award-winning developer has to offer. They’re not the only community we spotlight this issue, as we take a look at the extensive new amenities offered in some of Edmonton’s most dynamic neighbourhoods. We also ask experts about the enduring appeal of the duplex, and we outline the fun of selecting finishes in those one-stop-shop design centres that homebuilders are increasingly relying on for better service. If there is a cloud in the horizon of the housing industry’s growth, it may be the new stress test that federal banking regulators have proposed, see what the local industry thinks inside. We’re living in interesting times, and it’s always exciting for us how Edmonton’s local new home industry responds. Follow us on Instagram and Facebook and pick up the magazine every month for more.

COVER STORY

THE ARBOURS OF KESWICK: VALUING CONNECTIONS Establishing connections and setting down roots; this is the primary purpose at the heart of any community. Arbours of Keswick just makes it all that much easier to achieve those goals. This family-friendly, amenity-rich community in Edmonton’s sought-after southwest has certainly established itself for its “Live, Work, Play” lifestyle with its astounding array of amenities and homes options. Now, there are even more reasons to find a forever home here. As in all of its communities, Rohit Land Development ensured that Arbours of Keswick 10

is designed not only to meet all the needs of its residents but create an environment that fosters neighborliness and a connection to everything important to live a contemporary lifestyle. In and around the vicinity of Arbours of Keswick, new playgrounds, new schools, new commercial centres and even a new church have opened or are slated to open very soon. “A state-of-the-art playground opened in the community last year, with a gazebo nearby that will definitely be host to many family picnics, birthday parties, and more, giving families and neighbours

a place to gather and create community!” says Kelsey Siemens, Senior Marketing Coordinator at Rohit Land Development. “Slated to open in September 2022 will be a brand-new Public K-9 school, right in Arbours of Keswick, with a brand-new Catholic K-9 school opening in the neighbouring community, connected by walking trails,” she adds. A neighbourhood commercial centre will also be opening this summer with a gas station, daycare, and other conveniences right in the community that adds so much convenience to Arbours’ residents. And last but not least, Church of God will be opening their new 46,000-square-foot facility in Arbours of Keswick also this summer.

“With all of the amenities beyond homes, there isn’t much you need to leave the community for!” Siemens says. The wide range of home options offered in Arbours of Keswick makes it a community for everyone, as there is likely a model to suit everyone’s lifestyle and budget needs. Siemens says there are three distinct lifestyle zones in Arbours of Keswick that allows residents to be neighbours with like-minded people. There is The Townes which consist of townhomes, duplexes, and smaller singlefamily homes for the first-time homebuyer; then there is The Arbours which consists of single family and streetscape singlefamily homes with front-attached garages for the move-up home

buyer; and then there’s The Estates featuring lots for large single-family homes with triple car garages. “We will have a new showhome coming to The Estates from Fekete Homes. They have just started construction and will be open this winter, and a new showhome coming to The Townes from Rohit Communities that is just having the finishing touches put on it now,” Siemens says. Most of its seven builders of single-family estate, streetscape and duplex homes have new show homes. But for most things, life can already be found in Arbours of Keswick. The new park completes the heart of the community, connecting to the sevenacre Gordon King Pond via a short walk down King Gate. It has a wonderful playground, covered picnic area (with power) and lots of open space to throw a football or frisbee with generous seating throughout. The Gordon King Pond itself gives residents a quiet place to connect with nature and neighbours. The aerated pond is named after the World War II veteran and prominent Edmontonian, and the extensive greenspaces, trails and pathways honours his advocacy to creating connected communities. Accessibility into the community has also been improved with a new direct connection from 12

170 Street. “There is now a choice when travelling north between Anthony Henday and the option of 170 Street or Rabbit Hill Road.” It’s no wonder the community has grown spectacularly in just a short period. “With the completion of Phase 4 in September, we have developed 97 of our 160 acres in only four years. The velocity of this neighborhood compared to neighboring developments is extraordinary, as buyers clearly see that the Arbours is something special,” says Rohit’s Senior Project Manager, Land, Doug VandenBrink. It isn’t just homebuyers that are finding a lot to love in Arbours of Keswick, as the community is a finalist in this year’s Canadian Home Builders Association - Edmonton Region industry awards. “It is always such an honour to be a finalist in the CHBA-ER Awards of Excellence. Our project managers design our communities as if they are going to live in them with their family and friends, so it is always awesome to see all of their hard work recognized. For residents, it means that they can take pride in their community, living in one of the best communities in Edmonton,” Siemens says.

ONE-STOP

DESIGN SHOPS by PEPPER RODRIGUEZ

The process of building a new home can be a daunting one, but homebuilders make every effort to make it as smooth as possible. One part of the process that can feel both fun and a little overwhelming, is the selection of interior finishes. This is where the buyer gets to realize the look and lifestyle of their home, and the homebuilder design centres are the places where the magic happens. New homebuyers were traditionally tasked with a selection process that involved going on several trips to different locations to pick out lighting fixtures, kitchen and bathroom hardware and the various little pieces that make a house a home. But many of today’s homebuilders have simplified that process, building their own design centres for a one-stop shop where everything from appliances, to flooring, to tiles and cabinetry can be selected and matched with ease. Each builder has their own unique methods to make their clients’ dream home become a reality. We take a look at the processes employed by some of Edmonton‘s most recognizable homebuilder names: Homes by Avi, Coventry Homes, and Qualico Communities’ designQ. 14

New Home + Condo Guide |

April 30–May 28, 2021

They all have evolved their processes to turn what could be a stressful experience into something a lot more fulfilling and even fun. Like most public places during the pandemic, everyone we spoke with takes all precautions to comply with Alberta Health guidelines. Enhanced cleaning methods of all surfaces – including samples – are instituted, as well as the wearing of masks and maintaining social distances at all times. HOMES BY AVI

Complete freedom in choosing the style that suits you, and the ability to personalize your home, have always been part of the buying experience at Homes by Avi. Nowhere else is that freedom expressed as effectively as in their Avi Definitions studio. The Avi Definiions design centre has thousands of selections to choose from and is conveniently located in the homebuilder’s main Edmonton office. Clients are able to personalize their home with all the materials available to them at a single location, says Amanda Dorval, Avi Definitions manager.

Selections are only limited by the buyer’s imagination. If they can dream it, we can make it their reality, Amanda says. “Typically, we begin our client consultation with the most exciting part, which is personalizing your colour selections, starting with cabinets, countertops, then flooring and ending with paint. Details such as door profiles, cabinet accessories / hardware, plumbing etc. will come next and we would end the consultation with reviewing electrical and low voltage layouts.” The process is guided and pressure free, Amanda says. “We have two professional designers on staff that can assist buyers and help them navigate the entire design process.” Homes by Avi prides itself as being on top of design trends and for 2021. Amanda says she is seeing a move away from the grey tones that dominated the interior design scheme or so long. “We’re seeing a move more towards warmer, brighter finishes.” Natural, light coloured wood or vinyl plank floors with painted white or two-tone kitchen cabinetry with simple and clean lines are also on-trend, she says, often with open shelving. “Slightly marbled or white counters are most desired with geometric or oversized tile backsplashes with little to no visual texture. Accents in matte black and/ or brushed gold for details such as plumbing, door hardware and light fixtures complete the look of a more minimalistic design style.” It’s these little details that make a house a home, and Amanda says their team can help buyers complete a design that says as much about the buyers and their lifestyle–ultimately, creating their perfectly unique space.

Homes by Avi

Coventry Homes

Coventry Homes COVENTRY HOMES

What can be more fun than picking your own personal style for your home? Doubly so if you will be picking out the design for Coventry Homes’ patented Oiler Fan Cave developments! That’s just one of the dozen Lifestyle Packages that Coventry Homes has lined up for their purchasers, but no matter which one is picked, the buyer gets to put them all together in the award-winning builder’s design centre. Located in their head office, the Coventry Homes design centre makes it easy for clients to select all their finishings in one location. No more running around to different suppliers. Tara Van Horn, Marketing & Design Manager, at Coventry Homes says buyers get a full-day, private appointment with a professional designer to come

nexthome.ca 15

up with the look for their home. They still encourage in-person appointments, which invariably gets the best results. “Buyers get a true colour accuracy and product representation.” She reminds buyers that they have a responsibility too in making the selection process as painless as possible. “Tour showhomes (virtually or in person) to get an idea of you want to achieve. Bring in inspiration photos, and/or fabric swatches during the appointment, it’s always good to have a point of reference to start from.” Coventry’s process starts with a discussion of needs, lifestyle and most importantly, budget. “From there we move to reviewing floorplans and cabinetry. Once the cabinet layout is done, we turn to the fun part – selecting cabinet colours, profile and countertops. Then onto flooring.” As far as trends go, Tara says she is starting to see plenty of green. “Green is the new blue,” she smiles. “Kitchens are going green and we’re all about it.” She adds that the sturdy and stylish luxury vinyl plank (LVP) remains the most popular flooring option as are the one-and-a-quarter inch quartz countertops. Still the top thing to remember, she says: “To get the most out of the design experience, we suggest to our clients to come prepared.”

designQ

designQ

designQ is a one-stop-shop in all sense of the word, as they handle all the home design needs for customers of all of Qualico Communities Edmonton’s three homebuilding divisions: Pacesetter Homes, Sterling Homes and StreetSide Developments. You might imagine chaos, but the whole process is streamlined perfectly – whether multi-family, starter home or estate, each customer gets the same expert care at designQ. “The only difference between what a client can select is between builders. With each builder having their own store, it allows use to showcase certain items unique to that builder client,” says Melissa London, Manager, Process & Marketing. The design showroom is comprised of eight “stores” and a café area. “Each store features specific products clients are able to select for their home. For example, in the ‘Kitchen Store’ clients select all items pertaining to their kitchen. Items such as cabinetry, countertops, cabinet hardware and kitchen sinks,” she says. All clients from Pacesetter, Sterling and StreetSide share four stores (Kitchen, Flooring, Finishing and Plumbing), and then they each have their own unique store with specific items only available to that builder client. “In addition, we have one store allocated solely to view pre-determined color palettes for each builder.” 16

New Home + Condo Guide |

April 30–May 28, 2021

designQ

But everything starts in the kitchen. “The kitchen really is the heart of the home, and we find that selecting the cabinetry first can help our designers and the clients really get a feel for the rest of the house. Most new homes have an open concept floor plan, meaning the kitchen is visible to the rest of the house. Therefore, it’s super important to ensure it will flow with the rest of the selections. In addition, the kitchen store is typically where clients will spend the majority of their upgrade allowance, so it’s best to get that out of the way first!” As for trends, Melissa says multi-functional islands are super popular right now. ‘Everyone is home more these days, cooking more, kids are doing home schooling, etc. Having an island that can tackle everything in the “heart of the home” is a big checkmark.”

TRENDING | WHY BUY A DUPLEX

Coventry Homes

THE ENDURING VERSATILITY OF THE

DUPLEX by PEPPER RODRIGUEZ

Side-by-side home, a semidetached home, paired home, a twin home. It seems the duplex has as many names as the ability it has in making homeownership dreams come true. A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall. Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price. Sound transfer used to be the biggest knock against duplexes, but that is largely in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks. Many builders now put staircases against these shared walls and away from living rooms and bedrooms to further lessen the chances of sound transfer. Duplexes continue to be a bestseller for homebuilders as they are

seen as an attractive alternative to condos or townhomes, and many are readily available in Edmonton’s best communities. We spoke with a few homebuilders to find out just exactly what the attraction is to this home. Duplexes also offer a unique versatility for homeowning, as buyers are beginning to realize they can live next to friends and relatives in a paired home. How perfect would it be to buy a duplex where adult children can live in one home and get their aging parents to live next door? DREAM DUPLEX

Robin Nasserdeen, Director of Sales at Coventry Homes, has always believed in the duplex. He says it is the perfect bookend to the homeowning cycle. “It’s the perfect first home for buyers who have grown out of their apartments, and also for those

looking to scale down their living space but not their lifestyle,” he tells Edmonton New Home + Condo Guide. Duplexes have been a consistent best-seller for Coventry, Nasserdeen says, and that their models – all with front attached garages – offer unique opportunities for homebuyers as they provide more convenience. “You don’t have condo fees, and you only have to share a wall with one neighbour, it’s an ideal home for first-time homebuyers, young families, and downsizers and everyone in between,” he adds. “The challenge has been getting land in the city to build duplexes affordably, but they have been very popular in our communities outside the city, like Spruce Grove, St. Albert and Ardrossan.” Ranging in price from the low $300,000s to the low $400,000s, Coventry Homes’ duplexes offer nexthome.ca 21

everything a single-family home could. There are four-bedroom options, corner kitchens with walk-in pantries and developable basements for optimum living space. The 1,624-square-foot Castillo duplex showcases an open concept main Its L-shaped kitchen features a flush eating bar at the island and pantry cabinets beside the fridge. Off the kitchen is the dining area and living room. Upstairs is three bedrooms, two full bathrooms, laundry closet, and a nook for reading or studying. The Izar, one of their most popular duplex models, is also the biggest at 1,747 square-feet. It has open-to-below options that add to its character and can have up to four bedrooms and three full baths. Coventry Homes also promises the highest standard specs in the industry, and luxury vinyl plank flooring, and quartz countertops are the norm in most communities. It’s really single-family living at a much affordable price. “All our home designs are driven by customer feedback, the floorplans we offer are a direct result of what our customers tell us they want in their homes.” Nasserdeen says. “We also have the capability to cater to all 22 New Home + Condo Guide |

our customers’ needs and can personalize the home design to suit their particular lifestyle – even with duplexes.” Check out what Coventry Homes has to offer at www.coventry-homes.com PAIR OF ACES

Homes by Avi takes pride in all its home designs - but the way they have engineered their duplexes goes beyond all expectations.

Homes by Avi

Their duplex offerings impress with both the thoughtful layout and beautiful finishes, giving homebuyers a first-time home option that not only looks fabulous but also functions exceptionally with their lifestyle. Not only had Homes by Avi taken pains to ensure that duplex floorplans always allow for the best sightlines to let the most natural light inside, but the technology they have developed for shared walls ensures sound, vibration and air flow are contained to each residence. “We build our engineered shared walls straight from the basement to the highest ceiling truss, which not only eliminates sound and vibration transfer, but does a great service in successfully managing each individual home’s air quality,” says Micah Dueck, Homes by Avi Edmonton sales manager. He points out that they engineer their duplex designs to maximize functional livability and space flow. “Each home is designed to maintain the longest line of sight and open flow of space, with focus on introducing a lot of natural light,” he adds.

The duplexes Homes by Avi currently offer are rear detached garage homes, with attractive street fronts that add to the familyfriendly appeal. Dueck says their duplexes have been selling exceedingly well of late, and their duplex line in the west community of Rosenthal have sold out. “We have new models in Maple Crest in the southeast, and the purchaser feedback has been fantastic,” he says. “It could be in part due to the low interest rates, or the changing needs of today’s homebuyer, but we sincerely believe our individualized service and expertise in personalization, unique in the Duplex market, is the main contributor to the recent wave of demand.” The Finn, Jade and Sasha are their latest duplexes in Maple Crest and range in size from 1,370 to 1,548 square-feet. They are all three-bedroom homes with two-

Homes by Avi

and-a-half baths and a detached rear parking pad. Starting from the $380,000s they are ideal for firsttime homebuyers looking to enter the real estate market, but don’t want the added expense of condo fees. They’re also an excellent option for downsizers who like the affordability of a duplex home, but still want the private outdoor space of a single-family dwelling.

“Our plans are based of years of purchaser feedback, and we look forward to continuing to adapt to meet the needs of Edmonton homeowners. We are proud to see our Duplex’s make a positive impact in the way our clients live,” Dueck says. Discover all of Avi’s home options available at www.homesbyavi.com.

Village at Griesbach

AMENITIES KNIT THE FABRIC OF COMMUNITIES by PEPPER RODRIGUEZ

Communities are all about connection – a connection to nature, a connection between neighbours, a connection to the world around it. Developers have taken pains to knit this kind of relationship between homebuyers and the communities they design and bringing in more and better amenities is one way of connecting life to the community lifestyle. New communities in and around Edmonton boast some of the most positive, life-affirming amenities that make a modern lifestyle possible, allowing plenty of opportunities for a work-home balance. For many, it’s not just the building of parks and pathways, but adding a design component that differentiates it from other communities. Edmonton New Home + Condo Guide spoke with a few local developers to see what new amenities they have for a complete, contemporary lifestyle. MASTER-PLANNED FOR LIFE

The dynamic community of Village at Griesbach balances the need to honour history while providing its residents the needs of today, and it does so with its 26

engaging master-planned design. This Canada Lands Company (CLC) endeavour to turn this former Canadian Forces base in the heart of Edmonton into a progressive community for the future is going exactly as planned. Residents are making full use of the several recreational amenities provided in the Village at Griesbach, laying the groundwork for the strong bonds of community. “Griesbach has very engaged residents, we see many examples through social media, the community league, or simply walking through the neighbourhood,” says Georgette L’Hirondelle, CLC Marketing Manager, Real Estate. “The amenities are used year-round for recreation, entertainment, gathering with friends, and relaxing. It is rare today to see such community engagement, especially in new communities.” The Village has dedicated over 23 percent of its land to the preservation or creation of parks, lakes, green spaces, recreation fields or lifestyle amenities, L’Hirondelle, says. “This represents the highest allocation in Edmonton and is far above the normal 10 percent allocation in most developments. Continued

land investment in the community is the key to success and long-term enjoyment found within the active resident’s group,” Central Hill Park with its scenic views of the Edmonton skyline, and the community gardens are some of the highest valued amenities in the community. “The fact that the community gardens are fully in bloom each summer with a waitlist is a testament to the thoughtful community design,” she adds. Find out more at www.villageatgriesbach.com. FAMILY-FRIENDLY COMMUNITIES

Qualico Communities has some 20 community currently under various stages of development in and around the Edmonton area, so it is safe to say that they know what they are doing when it comes to providing the amenities their residents need. Their communities of SummerWood in Sherwood Park, and The Uplands at Riverview in west Edmonton are good examples of Qualico

Communities’ expertise in designing communities that bring people together. New amenities are being added to SummerWood’s already impressive array, says Qualico Communities’ marketing coordinator, Emily Stamper. The first park will offer a community garden for residents to put their green thumbs to use, and the second park will house a basketball court as well as two open skating rinks for hockey and free skating for kids of all ages. “All residents will greatly benefit from these new additions, which allow people to get out and active,” she says. The Summerton Spray Deck splash park has also been an invaluable new addition to the community that adds to its family-friendly allure. SummerWood is already blessed with a location bordering the lush Sunfield Park. “There are plenty of trails and creekside walkways for residents to enjoy. SummerWood offers residents many recreational opportunities right in their backyard,” Stamper says. Find out more at summerwoodsherwoodpark.com

NATURAL BEAUTY

The Uplands at Riverview is another young community from Qualico Communities. It is in an amenity-rich location in West Edmonton that features a unique connection to its natural surroundings. “The community borders the Wedgewood Creek Ravine which has half a kilometer of trails for residents to enjoy. In total, The Uplands boasts 3.6 kilometers of multi-use trails,” Stamper says. Qualico has further enhanced the land’s natural beauty by placing a number of essential family-fun amenities, including an inclusive, nature-themed playground. “The playground is accessible for children and adults of all ages and abilities, providing recreation opportunities for all,” Stamper says. Another new playground is coming up in the next Phase that will have two distinct areas for younger and older children. Additionally, Qualico has worked hard to safeguard The Uplands’ delicate connection to nature and has put in place measures that protect crucial natural habitats. These include an amphibian fence, a pollinator corridor and an animal crossing. “The amphibian fence was the first in Edmonton, it ensures that frogs etc. do not jump out from the pond onto the road,” Stamper says. “The pollinator corridor has thousands of shrubs that attract pollinators such as bees, butterflies and birds. Finally, the animal crossing was specifically designed for all species to safely cross under the busy 199 Street.” Overall, The Uplands at Riverview brings urban life and nature together, providing residents with many options to explore. For more info, go to www.liveintheuplands.com. AWARD-WINNING DESIGNS

Rohit Land Development’s community design hinges one thing: would they themselves want to live there. And that approach has worked, as the land developer arm of the Rohit Group of Communities won back-toback CHBA-Edmonton Region best community awards. Its Woodhaven Edgemont community won both 28 New Home + Condo Guide |

April 30–May 28, 2021

awards, but Kelsey Siemens, Senior Marketing Coordinator for Rohit Land Development, says the company’s focus on a lifestyle design is what has made all their communities so successful. “We include the amenities like walking trails and playgrounds when the communities are in their infancy, which allows the first residents to already experience the joys of the community and makes living in a construction zone for the first few years more manageable with these little escapes.” It isn’t all fun and games either, as Rohit makes sure to include commercial developments as part of the design for a balanced lifestyle. “Including neighbourhood commercial centres is also important as it helps to make everyday life a little easier.” For example, Rohit opened the playground in Arbours of Keswick last year, and the 7-acre pond and natural area with walking trails the year before. “This year, Arbours of Keswick will open a neighbourhood commercial centre that will have of restaurants, a gas station, nail salon, daycare, pharmacy, and more.” It will also get a new church this spring and next year, a K-9 public school in the community will open to residents in the Keswick area. Some easy rules on… Artwork is a great way to add interest and personality to your home, but arranging it can be stressful. The trick is to know where and how to hang art(and, and and!) I tend to gather colour intensity, subject matter of art, similar frames together to create a more cohesive art scheme. Best advice, set boundaries of what you will/won’t accept.

Art

HANGING Written by C. MARIE HEBSON

1. Hang your art by its center – rule of thumb for me is hang your art at eye level, which averages about 57-60” to the centre of the painting from the floor. 2. Adjustment to rule #1 – when hanging art close to furniture or fireplace mantles, the eye level rule doesn’t always apply. The bottom of the frame should be between six to eight inches above the top of the feature. In these cases, it’s acceptable to go higher than the 57-inch guideline as needed. The artwork should also relate space-wise to furniture, meaning a small work of art hanging six inches above a long couch won’t look right. However, a large work of art or multiples works great.

3. Treat multiples as one unit Select artwork that complements other colors in your home. Art can introduce an additional accent color, but it should fit into the overall color scheme. Look for common hues or tints in your furniture, area rugs, accessories to guide your artwork picks. If you get into trouble, call me, I’ll help you figure it out! 4. Create visual balance with your art When you hang multiples, visual balance is key. In a group arrangement, keep heavy pieces to the bottom and to the left (A-symmetrical). It balances the weight of the items because the eye starts on the left. If you have an even (Symmetrical) arrangement, put the heaviest piece in the middle and work your way out. 30

5. Where to hang art Consider the wall space available, the arrangement of furnishings in the room, and the visual impact upon enteringexiting that room. Depending upon your style (contemporary vs. French country) you can thoughtfully place art between windows and doors, or above desks or consoles. Be aware

of proportions, if your art is too small on a wall space too large, the pieces feel awkward/ disjointed. Always step back and check – does it speak to you and enhance the art and the room? Or is it lacking in impact? Art for your style Try to stay within your style’s boundaries when choosing

frames, colours and content of art for your home. If you’re like most of us, we have art pieces handed down to us from loved ones, don’t fret – where there is a will, there’s a way. But respect the basic rule of thumb when selecting your picture frames and stay true to your design style by updating old picture frames and give old art new life!

■ Photos compiled are from websites that Marie researches at, various photos and items are chosen that best befit the information in this article.

LOTS TO EXPLORE IN NORTHWEST EDMONTON by PEPPER RODRIGUEZ

From dynamic urban redevelopment to the preservation of its unique connection to nature, the story of northwest Edmonton continues to be writ. But it is a story that many homebuyers have found compelling and have made this sought-after sector their home. Edmonton’s northwest is roughly bordered by 118 Avenue to the south, 97th Street NW to the east, 184 Street NW to the west and Anthony Henday to the north, to the border with St. Albert. This sector has – along with the 34 New Home + Condo Guide |

April 30–May 28, 2021

rest of Edmonton –enjoyed healthy growth over the last few years, with new community developments that homebuyers have quickly fallen in love with. The Village at Griesbach (www. villageatgriesbach.com) is proving to be as vibrant as it is historic as the award-wining redevelopment of this former military base by the Canada Lands Co. (CLC) has turned it into a popular modern, amenityrich residential community. CLC says they are focused on making Village at Griesbach an

innovative and progressive urban village built with community in mind. It is designed to give residents easy access to daily conveniences and amenities within the community. Creating a balance within the urban village is the kilometres of interconnected walkable treelined trails, winding through the numerous parks and lakes. Homes by Avi says it is excited to be bringing a new show home with separate garage suite to the Village at Griesbach this summer.

“We will have new front garage and rear detached garage homes here, and we couldn’t be happier to be in this well-designed, awardwinning community. There are opportunities to build secondary suites, including basement and nanny suites over garages” says Homes by Avi Sales Manager, Micah Dueck. There are also several new communities surrounding Big Lake on the western borders of the northwest. These naturecentric communities offer tons of recreational opportunities, as Big Lake is a relatively little-known jewel of the capital region. Big Lake is about eight kilometres in length and three kilometres at its widest point, it adds. “At the delta, one of only three birdsfoot deltas to be found in Alberta, the lake narrows to 100 metres. The lake is shallow, with depths varying between 0.3 to 4.1 metres.” Find out more about this natural bounty at www.bless.ab.ca. Big Lake is part of Lois Hole Centennial Provincial Park, and takes up some 59 percent of the park’s total area. It is also home to over 200 different bird species, including the beloved Kinglet songbird that is native to Alberta. Residents in these new communities surrounding Big Lake are promised an adventure-filled life as they can kayak on the lake, fish along the shore and up the river, or hop on the Red Willow Trail System for an invigorating hike or bike ride. Those looking to live this lifestyle can choose from several Big Lake communities including Kinglet at Big Lake (www.kingletbiglake.ca) , Hawks Ridge at Big Lake (www. haksridge.ca) and Trumpeter at Big Lake (www.trumpeterbiglake.ca) all developed by Anthem United. Rohit Land Development also has Starling at Big Lake (www.starlingatbiglake. com) in the area. Nature isn’t all one can find in the northwest, as there are varied

and eclectic selection of retail, restaurants and entertainment throughout. An exciting melting pot mix of restaurants in the area serve everything from Vietnamese, to Middle Eastern and even some New Orleans flavour. This includes what may be the best Creole and Cajun cuisine in Edmonton (maybe in all Alberta!) – Louisiana Purchase. You haven’t lived until you’ve tried their Steamboat Jambalaya and their crisp glazed Dem Bones. You can’t go wrong either with their Creole Mussels for an appetizer, and a Southern Chocolate Pecan Pie to top it all off. Go to www. louisianpurchase.ca for more. They are doing brisk curbside business as COVID-19 restrictions for dinein continue. PhoEver brings traditional and fusion Vietnamese cuisine to the Griesbach food scene, wrapped up in a casual-upscale, yet comfortable venue! They make their food fresh for everyone and includes many vegetarian and gluten-free dishes. Their extensive selection of frozen soup broths means you can take home their delicious meals for future consumption. www.phoever.ca for more, including on-line orders. Pita Bake on 15180 127 St NW serves traditional Flatbreads (pitas) baked in their massive 6,300-pound stone bake oven. The taste of stone-baked is unrivaled. To add a twist to traditional toppings on Flatbread Pitas, PitaBake has taken flavours from around the world and baked them on their Flatbread Pitas. Check out www.pitabake.com for more. Shopping is a cinch as well, with various options of malls around, including Newcastle Shopping Centre and Skyview Centre, that have the necessary shops and services that makes living in the northwest such a breeze, including groceries, medical and dental clinics, and a variety of mom and pop stores to add flavour.

NEWS | STRESS TEST

NEW STRESS TEST PROPOSED FOR JUNE 1ST The Office of the Superintendent of Financial Institutions (OSFI), Canada’s sole banking regulator, is proposing to strengthen the mortgage stress test by June 1 in an effort to dampen demand on a suddenly hot housing market, especially in Toronto and Vancouver. Beginning in June, the qualifying rate for uninsured mortgages will be either two percentage points above market rate or 5.25 per cent — whichever is higher. The current qualifying rate is 4.79 per cent. This is called the stress test, or the process of approving an uninsured mortgage against a qualifying interest rate. It is meant to ensure homebuyers can still afford their mortgage even if rates rise. Concerns are being raised that new measures proposed to rein in Canada’s overheating housing market may endanger a 42

still tenuous recovery of the new home market in Edmonton. The Canadian Home Builders Association-Edmonton Region (CHBA-ER) says there is concern that such sweeping regulation may put to risk Edmonton’s home market that is just now showing signs of recovery from the last oil market crash and slumping economy. “The Association has felt the stress test was more stringent than necessary in the first place and needed to be more dynamic. We do not feel this current proposal is a change that is needed at this time. CHBA-ER is always concerned about well qualified buyers being able to access the market, and this change will reduce that to a degree,” says CHBA-ER CEO, Laura Bruno. “That said, at this time, we do not anticipate that the change will have a significant impact in dampening

the market given the low interest rates and strong housing demand. Increased savings by those able to keep working through the pandemic, coupled with low interest rates, have increased purchasing power of consumers, with many first-time buyers accelerating home purchase plans as well, supporting this demand. Bruno does caution that if the proposal goes through there is a need to have clear transition rules in place. “If the measure does proceed as proposed, it will be critical that clear transition rules be in place. It is expected and must be well communicated that buyers with completed purchase and sale agreements and pre-approved mortgages in place before the June 1 deadline be eligible to abide by the current stress test rules rather than the new ones coming into force on June 1,” she says.
