Westbourne Shops Put On Strong Show Despite tough economic times, Westbourne continues to buck the trend and have very few empty shops. The national average is for 14.3% of units to be empty on the UK high street*. With just a handful of empty units in Westbourne, we can proudly say our area is doing better than most with just under 6% empty units. Recently opened businesses include Bournecoast, Cook, Quaint Essentials, Number83, Parachute Grocers and Sweet Serenity. New stores opening this winter include Circo Lounge, Elsie Harrhy Coffee on Poole Road and EAUdeVIE in the old Chinese take-away on Seamoor Road. James Edis from EAUdeVIE gave us a sneak preview of the exciting new bar and eatery, “we will be offering crafted tipples & locally sourced seasonal foods for breakfast, lunch & dinner. We will also offer speciality drinks service including crafted cocktails, premium beers and fine wines.” * source: Local Data Company.
Westminster Trip for Westbourne School
Pupils from St Michael’s primary school recently went on a day trip to Westminster to have an educational tour of the Houses of Parliament. Local MP Conor Burns was delighted to be able to welcome the children and to talk to them about the fascinating history of Westminster and British democracy. The photo shows Conor with the St Michael’s pupils in New Palace Yard at the House of Commons – just in front of Big Ben.
Christmas Late Night Opening As Christmas approaches and a suitable present for auntie Mabel is still being elusive, never fear, as many shops in Westbourne will be offering late night shopping every Thursday in December.

Christmas shopping has been made easy this year at the amazing independent gift shop Number83 on Poole Road in Westbourne. Not only are they stocking the usual unique tasteful gifts for your friends and family, Claire and the team have opened a fabulous Christmas room with a selection of festive decorations for your home and tree, stocking fillers and Christmas cards. Number83 are extending their hours to include Thursday evenings and Sundays to allow busy Mums and Dads to shop without the kids and out of their usual working hours. They are also supporting the Castle Court shopping evening and The Sparkle Charity shopping event on 17th and 18th November. Claire told us more about their time in Westbourne since opening in March, “2011 has been an amazing whirlwind for us. We were amazed and flattered to have made the shortlist for Entrepreneur of the Year in the Dorset Business Awards. The support and compliments from our local customers has been overwhelming and we would like to thank you for making our days so pleasurable!” Looking to the new year, “We are looking forward to 2012 with Valentines Day , Mothers day, Easter, Fathers day, the Jubilee, the Olympics and our 1st Birthday to celebrate! Hoping you all have a good Christmas and best wishes for 2012.”

Healthy Christmas RN BSc(Hons)
Welcome to my Christmas contribution to the Westbourne Magazine. Christmas has been in our thoughts at Canford Chase for many weeks as we have been busy planning all our special events and entertainments. Of course gorgeous food features greatly in our festive fun and frolics and it is a challenge to stay moderate at parties! You can give your liver, a major organ of cleansing, a helping hand during this time by eating and drinking a few key foods. The following foods are considered to be very useful – garlic and onions / broccoli and sprouts / beetroot / apples and dark berry fruits / artichokes / salad greens such as endive and rocket. Freshly squeezed lemon in a cup of hot water on rising, is said to promote liver activity as well as supporting gut motion! Have a Very Merry Healthy Christmas from us all at Canford Chase Nursing Home! Artichoke Soup Recipe (devised by our super chef Peter!) Ingredients – 1kg Jerusalem artichoke / 1 med onion / 2 garlic cloves / med potato / tsp dry thyme / pinch nutmeg / tbsp olive oil / ½ pint stock / crème fraiche. Method – sauté chopped artichoke, onion, garlic, potato in olive oil for about 10 mins / pour in stock & add thyme & nutmeg / simmer until tender then whiz with a blender, top with crème fraiche if wished.

Bournemouth Beaches agents
We spoke to Assistant Sales Manager Natalie to find out more about Bournemouth Beaches Ltd. Established in 2005 and keen to offer a fresh, new approach to holiday lets, Bournemouth Beaches has grown steadily year on year to gain an impressive portfolio of holiday properties in Bournemouth and Sandbanks. The company prides itself on offering excellent, friendly service as standard with a strong emphasis on their true ‘full management’ product. The company strive to promote a ‘can do’ culture. Having created an impressive website where guests can book online, and have the benefit of an online concierge, Bournemouth Beaches have met their 90% summer occupancy targets. The company has two branches and is the only agent to have a town centre branch. The main Poole Hill branch is open 7 days a week and the company also boasts its own in house commercial laundry and linen hire service as well as in house maintenance and out of hours response service. Natalie told us that Bournemouth Beaches are also prominent in Sandbanks and have had a particularly successful year in the area. Having recently signed up several new additional properties for next season the company is keen to further establish new landlords in Sandbanks and are offering flexible contracts and low commission rates. Natalie and the staff of Bournemouth Beaches Ltd are available on 01202 296400 seven days a week or visit www.bournemouthbeaches.com

HOLIDAY LETTINGS - A WHOLE NEW SEASON In holiday lettings there are two seasons - summer and winter. Whilst we are keeping your income flowing with winter lets our sales staff are busy selling the summer season to maintain our impressive 90% occupancy rate. Without a good winter let the summer profits can be lost. It is good that we are the only agent to have two branches including the only one in the town centre. We also offer in house maintenance and laundry services, and are the only agent who publish their occupancy rates. Add this to being open 7 days a week and having a manned out-ofhours contact service and you'll see that we go the extra mile. This year we successfully supplied, and vetted winter tenants for all of our holiday proper ties with no or minimal voids. Next year we are changing our check in service to give greater flexibility to our clients and maximize sales. Bournemouth Beaches - We are all about people!

Winter Catch Up Property
We caught up with Philip and Kieran at Southcoast Property to see how business is. “The amount of footfall that passes our door is not just the answer to the success that we have had since opening in April. The greatest measure of our success is that our business is growing through word of mouth recommendations from landlords and tenants that we have assisted over the months since we opened on Poole Road in Westbourne.”, explained Kieran. “Our reputation has been built on honesty and integrity and you always have the full attention of father and son directors Philip and Kieran, who have built the company’s reputation to the standards you would expect, but unfortunately do not always receive. Our awareness, consideration & keen eye for detail has helped many landlords decide that Southcoast Property is the agent for them after receiving poor service in the past.” Kieran explained the importance of ARLA membership. “We are a registered member of ARLA (The Association of Residential Letting Agents) and with affiliation comes a list of requirements from the agent and a number of protective measures for our landlords and tenants including protection to all our clients monies amongst many. This is not to be confused with agents regarding themselves as an ARLA agent because they have a member of staff who has taken an exam or two. As a member of ARLA we benefit from continual updates in laws and legislation that non ARLA members may not have access to as easily. We are also members of The Property Ombudsman, which provides clients double protection regarding deposits and rental income.” “Landlords are only charged 4% on full management for the first 3 months and 8% thereafter or we can find you a tenant, reference them and then let you do all the worrying.” Philip & Kieran’s final message was, “to all our Landlords and Tenants now and in the future, we wish you a Happy Christmas and a Happy Healthy New Year and hope that we hear from you soon.”

Two Minute Bowen Pause Ann Runyard
The two minute pause between Bowen moves does have the potential to confuse. It is the catalyst to the procedure and therefore fundamental to the outcome. Ann Runyard has a helpful explanation. The pause can appear a long time whilst you ponder the logic for the practitioner to leave you alone in the room. When I first experienced this fascinating therapy seven years ago I was of similar mind. I also thought the whole concept was a doddle until regular treatment and years of continuous in depth training, taught me how profoundly skillful and effective it is. The whole object of the exercise is to allow yourself to come out of your left-sided brain (logic v fast lane) and allow yourself into the right-sided brain (creative v slow lane). This allows the body to leave the fast central nervous system where we live most of our time and enter the slow one, where healing takes place. This only happens when the decision is made to let go. The other important factor is, by leaving the room, the practitioner eliminates any conflict of energies This allows the information, keyed into the body by each move to be absorbed and correlated, this happens to be more effective when you are alone. As the Bowen takes effect and this can happen as quickly as the first two moves, and once your brain is moving from one hemisphere to the next and approaching the slow lane, you have cracked it. I must emphasis that this is your responsibility not the practitioner’s, whose skill is to perform accurate and effective manoeuvres. It is called team work. During the pause the practitioner is recording your response by way of touch, vision and intuition. So, may I say to those of you who cannot relax well and may have given up before the completed course - abandon the fast lane, each person will differ in their capacity to heal and who knows what you may be capable of if you give yourself permission.

His talk at 10.30am promises to be entertaining, humorous and will include audience participation. Wendy Blow, Director of Community Relations at Sunrise Senior Living of Westbourne said, “Our residents love getting involved with guest speakers. They love to be part of something new so we’re all really looking forward to having Ed with us. Ed and his career are rather familiar to many of our guests here so they will enjoy what he 10574-13230 18/10/11 Page many 1 has to Compass say. I’m sure 14:15 he has stories to tell us and we can’t wait to hear his famous ‘Ello Darling’ catchphrase.” An entertaining look back with
