Coastal Districts Supporting the BID Local businesses have given overwhelming support to the proposed objectives for Bournemouth's Coastal Districts Business Improvement District (BID). 770 potentially eligible businesses within the BID area, including Westbourne, were included in the consultation survey undertaken over the last couple of months. Over 92% said they agreed with the key objectives of bringing more people to the area, encouraging them to stay longer, spend more locally and come back again. 87% of businesses said that marketing the resort was "very important", or "quite important" to the success of their business, with 59% indicating that they would like to see "a lot more" spent on promoting the town. One of the key ways to attract more visitors was felt to be through expanding the events programme, based on examples such as the hugely popular Bournemouth Air Festival. 71% of respondents said they would like to see more events – both for the town as a whole, and also locally along Bournemouth's coastal strip. The full results are available at www.bournemouth-in-business.com
Take to the Streets and Help Challenge Homelessness The Rotaract Club of Bournemouth is planning a sponsored 24-hours living as homeless in Bournemouth, in order to raise money and awareness for Michael House. Those taking part in “Challenge Homelessness can expect to experience a day and night filled with many of the challenges that face someone who is homeless in the area. Starting at 9am on Sat 17th Sept from Michael House (48 Grosvenor Gardens) with nothing but the clothes on their backs, no money, bedding, food or gadgets. The aim of the event is to raise funds and awareness, but also to find out more about the hurdles that homeless people face on our local streets, attitudes of the public towards homelessness and begging, and to meet and hear stories from people who are living like this every day. The event will end with a community lunch, on Sunday 18th Sept at the Bourne Spring Centre. Find out more, call Amy on 07845 812 103.

with Studio 83
We had a chat to Claire Aldersley, owner of Number 83 and Studio 83 on what got her started in photography. Claire told us, “Whilst being a Mum, I enjoyed taking shots of the first smile, first tooth, first steps & after my three children had grown up and gone to school, I decided to follow my heart and pursue a career in photography, capturing special never to be repeated moments for other people and launched ‘Photography By Claire’”. After relocating to Dorset with her family, Claire attended courses locally at the Arts University and then Bournemouth & Poole College. “The enjoyment and demand for my work, gave me the idea to open my own studio and to help other photographers who did not have the space or equipment, by hiring out the facility as well”, explained Claire. Recently Claire was awarded the Licentiateship of The Royal Photographic Society, “I am delighted that the hard work is paying off. I love meeting the people, discovering their characters within the shoot and seeing the enjoyment in their faces when they see their final photographs. It’s priceless.” Studio 83 opened in March 2011 along with Number 83 gift shop & gallery and has been a great success and become a popular part of the Westbourne high street. Studio Hire Along with family portraits, baby shoots, boudoir and product photography, Studio 83 is available to hire by other photographers. One to one tuition is available and Claire will be offering photographic courses in the New Year.

Westbourne Expansion This Autumn we welcome Bournecoast to Poole Road in Westbourne. Established in 1960, Bournecoast is a family operated independent Property Agency, who manage, sell and let holiday and residential properties. They provide specialist knowledge of the buy-to-let market and are well versed to advise on what makes a good property investment. Bournecoast has been family run for over 50 years, established by Major W G Webb and June Webb. It is now run by their grandchildren Des Simmons, Veronica Strongman and Anita Smith with a team of twenty. There are many different types of property and landlord and Bournecoast has acknowledged this by extending its skill base to reflect the ever-changing property market. Over the years Bournecoast has invested in a skilled workforce, with its award winning team enjoying dealing with people and property and ensuring their knowledge of the whole property market is second to none. Landlords have many different requirements; from those who have a vast portfolio and look for capital growth and Return on Investment (ROI), to those that are happy with regular rental income from a long-term let on a renewable Assured Shorthold Tenancy. A niche market that more and more landlords are taking advantage of in this region, especially those who focus on ROI, is the holiday letting market - with Bournemouth being recognised as a premier tourist resort. There are many properties that with some simple advice are suitable to enter into the holiday market to increase their rental income. Bournecoast Property Agents are able to spot the requirements of the landlord and advise accordingly. There are many variables in knowing where a property can be most valuable and with 50 years of experience, Bournecoast has the advantage over most local agents. For further details or to arrange a free property consultation contact Bournecoast on 01202 437888, or visit www.bournecoast.co.uk

Foxes Property Management with a personal touch
We spoke to Peter Heasman, Managing Director of Foxes Property Management to find out more about their services. Peter tells us, “Our offices are situated on West Cliff and are easily accessible from the Westbourne area. We currently manage between 20 and 30 blocks of flats in Westbourne. We are looking to increase this number by taking on the management of additional blocks in this area.” If you are a property owner in the area Peter and his team would like to speak to you, “If you are looking for a Managing Agent for your block we shall be pleased to hear from you. We can arrange for one of our Property Managers to visit your block and discuss the possible management with you, free of charge and without any obligation. We would also be happy to put you in touch with Directors at Blocks currently under our management so that you can discuss the quality of our service with them.” Being local has its advantages too, “As our offices are situated very close to the Westbourne area we are able to attend on site promptly to deal with any emergencies and arrange for one of our local contractors to undertake any repair works as necessary.” About Foxes Foxes Property Management Limited was formed in 1995 and have been operating from their present premises for the past 15 years. They have a total of 23 staff, seven are Property Managers, three run the successful Insurance Department plus secretarial and accounting roles. Foxes have a wealth of experience in running blocks of flats and are able to offer advice to clients on all property management issues. On The Move... Property
Kieran from Southcoast Property tells us how business is, just five months after opening their office in Westbourne. He explains, “After our article last month about the importance of using an A.R.L.A agent our telephones have not stopped ringing, which just goes to show how concerned landlords and tenants are when they choose an agent – and quite rightly too!” Things have expanded quickly says Kieran, “Our portfolio of properties has grown rapidly, with all types and sizes of properties coming to the market place, just not as many as we require. Hence we still have a large number of quality tenants waiting to find their new home. We urgently require all types of property from studio flats to detached four bedroom houses in all areas. Such is the shortage of properties we are finding that some tenants are even stretching the parameters of their searches and moving to new areas in order to find the right property.” As an example of how fast the market is moving see the property left. It was let in Boscombe Spa on the first viewing. Kieran adds, “This is thanks to our professional Boscombe Spa £850pcm photography and the accurate details that we provided on rightmove & other property portals as well as our own website.” Quality photography is important, “We provide as many photos as possible on all of our marketed properties to achieve a ‘walk round’ feel to our details and this then results in achieving a higher number of quality viewings and achieving a quicker let, reducing void periods in the rent income for our landlords.” Shown on the right are more recently let properties, see more on the Southcoast Property website www.southcoastpropertyltd.com

Benefits of Bowen As I burble on regularly about the various aspects and benefits of Bowen, I feel it prudent to recap on this effective technique. It is most holistic and incredibly diverse. Bowtech, the original Bowen technique, is a gentle form of body work whereby very subtle moves are performed over the muscles and connective tissue sending messages deep within the body, releasing cellular memory. Unlike some hands-on therapies it does not use forceful manipulation; on the contrary, it is very gentle and non-invasive. There are frequent but essential pauses throughout the session, which allows the body time to respond to the information the move (fingers and thumbs) generates- rather like a computer, you key in the information and wait for a response. This response is individual to each person and is determined by their ability to heal. The two minute pause between moves is an important catalyst to the procedure and can be confusing to some clients, especially those who have difficulty relaxing. Over a period of an hour the client will have come out of the fast central nervous system into the slow one where healing takes place. The easier one can let go, the quicker the effect. A unique skill of the Bowen practitioner is ‘tissue tension sense’ whereby he/she is able to discern stress build-up in the muscles and other soft tissue to determine and perform specific, and in my opinion, tailored made Bowen moves to assist recovery. The technique not only addresses the musculo skeletal system but also the fascia, nerves and internal organs. I usually ask the client to commit to three sessions taken at weekly intervals; this allows the whole of the body to realign, rebalance and regenerate. By the end of this period both client and practitioner will have a greater understanding of each other and indeed, the technique. Why not try a taster session for £15 or book three treatments at £30 and get the third one free. Contact Anne on 01202 760492 to find out more.
