MORTGAGE MATTERS Ask a Broker! Q. I see ads that you're a 'senior specialist'.... why can't I just go to my bank to get a mortgage like anyone else? A. Certainly you can, but you'll never know if you could have received a better plan somewhere else! Certain banks have mortgage programs just for seniors. The government's mortgage 'stress test' has disproportionately affected the senior demographic, who tend to have substantial equity but modest incomes. Fortunately there are some creative lenders out there that have devised equity programs just for seniors, including conventional mortgages, interest-paymentonly mortgages and no-payment reverse mortgages.

Rebecca Awram BA www.communitylendingcentre.com www.seniorslendingcentre.com

A. Everyone's situation is different, and having someone present all the options is valuable. A reverse mortgage is easier qualification for soft credit or low income. High interest debts are much worse than a reverse mortgage. Or, making payments on lines of credit and conventional mortgages with investments is a bad choice, because even though the interest may at first appear to be lower, it really isn't if you are forfeiting interest income. Even worse is increasing RRIF withdrawals and incurring extra tax or having OAS clawed back. A senior-specialist broker can calculate the 'effective' interest that you are paying and possibly, the highest rate mortgage can be costing the borrower the least!

Q. I've heard that reverse mortgages have higher interest rates than regular mortgages..... so what makes that a good choice then?

ASK A LOCAL REALTORÂŽ Frequently asked questions:

Is December a good time to sell my home? While December is typically a slower month for the real estate market, there are some pros for having your home for sale over the holidays. Potential buyers who view your home over the holiday season are most likely very serious buyers. Less available inventory than in the bustling Spring housing market minimizes the competition. Job transfers and the start back to school after the Winter break creates buyers who want to be in a home early in the New Year. Your home and neighbourhood can also look especially warm and inviting if staged for the season. Take advantage of your efforts to showcase your home for sale!

Contact me today with your questions about real estate or a free market analysis on your home.

I am thinking about buying a home. What is the first step I should take? I highly recommend consulting with a Mortgage Broker to determine your purchasing ability before looking at homes. Looking at homes that may be priced above your current financial capabilities can be discouraging. Your Real Estate Agent will find you homes to view that match your wants, needs and budget. Pre-approval will allow you to view them with confidence that you can make a strong offer when you find your perfect place.

Apple Strudel

A Festive Favourite

Ingredients 6 cups / 750g /1lb 10oz Bramley apples, peeled, cored, quartered and sliced 1½ tsp ground cinnamon ½ unwaxed lemon, zest only 2 tsp lemon juice 100g/3½oz golden caster/baking sugar 2/3 cups / 75g / 2½oz raisins 1/2 cup / 95g / 3½oz butter 1/3cup / 40g / 1½oz white breadcrumbs 6 large sheets filo pastry 1 tbsp icing sugar

Preparation time: 20 mins Cooking time: 40-45 mins Serves: 6-8

Method Preheat the oven to 375F / Gas 5. Line a baking tray with baking parchment. Mix the quartered apples with the cinnamon, lemon zest and juice, sugar and raisins. In a small frying pan, melt 1/8 cup / 20g / ¾oz butter and fry the breadcrumbs until goldenbrown, then add these to the apple mixture. Melt the remaining butter in a pan. On a clean, dry tea-towel lay a sheet of the filo and brush with some of the melted butter. Lay another sheet on top and repeat until you have used all the filo. Layering the pastry with the melted butter helps to create flaky layers. Place the filling along the length of the pastry along one side about 1 inch / 2-3cm from the edge. Using the tea-towel to help you, roll the pastry up to enclose the filling. Tuck the ends in and roll the strudel seam-side down onto the lined baking sheet. Brush with the remaining melted butter. Bake for 40-45 minutes, until golden-brown. Leave to cool to room temperature and dust with icing sugar. Slice and serve with cream, ice cream or custard.
