Alas the days are getting ever-shorter, the nights are colder, it’s time to get the blanket out and relax on the couch with the new issue of What’s On! Langley North. In this issue we have locations for Remembrance Day ceremonies. Remembrance Day is a time to gather, remember and honour those who served to preserve, protect and provide our freedom. Please join in the ceremonies at one of the locations listed in this issue. As we all know, the festive season is right around the corner and included in this issue is a list of local places to get your Christmas Tree. If, like me, you normally wait until the last minute to get your tree, why not break the habit and try to go earlier this year to enjoy the whole experience these great places have to offer. I know I

How to Care For Your Fresh Christmas Tree Follow these suggestions to keep your Christmas Tree healthy: • If you buy the tree several days before you plan to set it up, make a straight cut across the trunk of the tree one inch from the end. Store the tree outdoors upright and place the trunk in water until you are ready to decorate. Note: If you allow the water level to drop below the bottom of the trunk, a seal will form and a new cut will be necessary. • When you bring the tree indoors for decorating, another straight cut across the trunk about an inch from the original cut will be necessary. Trees are thirsty so be sure to use a tree stand that holds plenty of water. They may drink up to four litres of water per day, be sure to check daily and supply water as needed. • Place your tree away from sources of heat. Turn off the tree lights when you leave and before going to bed. Do not use lights with worn cords. The non-profit, charitable organization has helped over 500,000 people by providing information to deal with financial challenges, exploring options to get their finances back on track and providing financial education sessions. Scott Hannah President and CEO, still has the same passion for helping people that he did when he opened the doors of the organization in 1996. Since then, the Society has helped people pay back $300,000,000 in outstanding debt. “No one sets out to get themselves into financial trouble,” says Hannah. “While we do get calls from people aren’t managing their
money carefully, the vast majority that we hear from have had personal challenges, such as a member of the family getting sick, a job loss or dealing with an unexpected major expense.” With half of Canadian reporting they live paycheque to paycheque, any unexpected expense can lead towards more serious financial challenges. Hannah’s best advice? Tips on getting ready to be a First Time Home Buyer Very often, the first question is “what can I afford”. To answer this for a person getting ready to buy, we need to know about what is happening now, income, bills, savings, credit score etc. There are many positive things that you can do in the year or two prior to buying. It is always best to consult with a Mortgage Broker well in advance to get started on the right path to becoming a home owner. If you already have some savings set aside, then you already have a great head start! Here are some simple notes and tips to get you well on your way. Special Income Note: If using commission, lenders want to see a 2 year average income for commission/bonus income to use it at all. So file your Taxes each year and keep your NOA, Notice of Assessment that is mailed to you. Down Payment: You need to have a minimum 5% of the purchase price Down Payment and 1.5% of purchase price in your own funds. This CAN be gifted from an immediate family member. Ex. $300,000 home = $15,000 minimum Down Payment, plus $4,500 for Closing costs $200,000 home = $10,000 minimum Down Payment, plus $3,000 for Closing Costs Co-signer or Co Borrower: IF you can have a parent with good income and credit go on as a guarantor for your mortgage, then we can add their income to the file to strengthen your position. IF you have a partner/co borrower, then their income, credit score etc. can be added to the mortgage as well to strengthen the file. Set up bill date reminders and get notifications on your cell phone when you go over budget!

Crazy.....pay them down as much as possible! Saving in RRSPs: Save on Income Tax for filing next spring, lock it away! Able to use up to $25,000 each TAX FREE as a First Time Home Buyer on a qualifying home value. Use NO MORE than 50% of available limit on cards - Going over 65% of limit reduces your score - EVEN if you are NOT over limit! Easy TIP: Pay on time and pay down debt a bit over next few months....then call to increase your limits! This will lower your % of credit utilization immediately for free and be a plus to your credit score. Become a Rock Star that any lender will want to work with! I really hope that this helps you in starting forward progress - starting is the hardest, but then it quickly becomes normal.
