ASK A LOCAL REALTOR®
How can I prepare my home for sale on a limited budget? You may have recently browsed homes for sale online or visited open houses and felt somewhat intimidated by how clean and modern the homes look. Your internal dialogue may suggest that you could never afford to create that look in your own home and cause you to shy away from the investment of preparing your home for the market. The key to overcome these thoughts is to decide what investment you are willing to make before you start the process. Your time can be as valuable as money if you are willing to invest it! If you have a moderate to good budget but only enough to update certain areas of the home, place your focus on the kitchen, bathroom and flooring. These areas will show the most return on your financial investment when selling your home. But how do you create the show home look if you do not have several thousand dollars to invest? Step One: Declutter! Start taking an inventory of the items in your home that are not an integral part of your day to day life. Only keep furniture, decor and books that you know will have a place in your new home. Store personal photos and belongings in a safe place but avoid paying for storage on large items that could be replaced with new as needed. This is often a more cost effective plan as the cost of storage adds up quickly and the items in question can often

be sold with the proceeds going towards the costs of moving or future replacement. If you need help, there are local companies that specialize in removing extra items from your home. They will sort, sell, donate or dispose of those items as appropriate. Step Two: Clean and Repair. Decluttering will often reveal those pesky dust bunnies and damaged drywall. Clean and repair what you can or consider hiring a professional cleaner and handy man. Fresh paint throughout the home in a neutral colour will go a long way towards updating the look of your home. At a minimum, try to touch up baseboards and window sills with a white semi gloss paint. Step Three: Staging. This is where the real transformation to a show home takes place. Many real estate professionals will provide a complimentary staging consultation with a home staging expert as part of their listing services. This is where the transformation to show home happens! When your house is staged for sale it may feel like you are not living in your own home but remember that you want potential buyers to imagine it as their home. Preparing your home for sale is hard work but your sweat equity can go a long way to increase the market value of your home. Contact me anytime for further information or a free market analysis of your home.
