Hello and welcome to the August issue of the Whitby Advertiser, the popular independent magazine regarded as the number one choice for advertising in Whitby and the surrounding district. I hope that are having a really good summer and will enjoy this latest issue of our magazine. The summer season is now at its height in Whitby and in addition to the ever-popular Regatta and Folk Weeks, there are many events and activities taking place. We have squeezed as many of these as we can into our monthly What’s On listings. I am so hoping that the weather will be like the heatwave we have experienced for much of July so that we can enjoy all these wonderful events as well as the many barbecues, picnics and great family days down on the beach. For those who have to work, don’t forget to treat yourself – pop down to your local pub or relax in the garden with a well-deserved pint or a blissful glass of wine after your work is done! Once again this month, our magazine is supported by a great range of advertisers, each offering different services to everyone, making our publication essential reading whether you are a resident, business owner, visitor or holidaymaker to the area. If you are looking to eat out, there is our regular Dining Out guide full of ideas and great meal deals and if you like crosswords, why not have a go at our wonderful prize crossword? You can win a £25 MasterCard gift card kindly been donated by the most wonderful Nick Henderson of Hendersons Sales & Letting Agents on Flowergate. COMMUNITY NOTICE

LASTING POWER OF ATTORNEY... IMPORTANT NEWS

It is not often the government voluntarily give back cash once it has it in its coffers but I am happy to report that here is one of those cases.

The Office of the Public Guardian (OPG) reduced their charges from £110 to £82 from April 2017 for the registration of Lasting Powers of Attorney (LPA) and I have prepared and executed many over the years. The scheme has proved to be so successful that since 2013 the fees have made a surplus of over £80 million for them. And now, almost unbelievably, they are offering to make a refund to those who applied for LPAs from April 2013 to March 2017 on a sliding scale as follows: Fee paid

Oct 13-Mar 14

£34

Apr 14-Mar 15

Apr 15-Mar 16

Even if the donor has since died a refund can still be applied for. Mind you, the process takes about 12 weeks from the date of application before your money appears in your bank account. Donors and attorneys will need a bank account and sort code and the LPA in front of them when they apply. Phone 0300 456 0300 and ask for Option 6. If you need a helping hand just contact me.

LPAs have become quite popular over the years and are recommended by many personal finance specialists. They should be looked upon as a sort of life assurance that comes into play should you be unable to look after your financial affairs or make rational decisions about your healthcare. You appoint someone OF YOUR CHOICE to look after these important matters for you, usually very close TRUSTED FAMILY MEMBERS. If, for any reason, you do lose your faculties unexpectedly the cost of the 40

LPA will be miniscule to what difficulties and costs your loved ones will have to face in trying to deal with your affairs. Your attorneys have to make decisions for YOUR benefit, not theirs, and as always there are some who will abuse the privilege they have been given by someone who trusted them, but generally speaking these are few and far between.

Personally I feel the LPA for property and financial affairs is very much essential in today’s world, whilst the LPA for health matters is more of a personal choice. In my case I have made my partner, sister and brother-in-law my attorneys, and the document is sitting in my files ready should something drastic happen to me.

The process of creating a LPA is not complicated but does need care and attention and someone who knows what they are doing. It will take about 4 weeks from the submission of the forms. I can create yours for £50 (+ £82 registration fee) quickly and with no fuss or bother. Just ring me on 01947 880534 or email nscholes@hotmail.com to get the ball rolling.

At the same time you should also consider making a will. Dying intestate will mean a lot of extra work for your loved ones. Go on-pick up that phone and write that email. You know it makes sense. Norman Scholes Retired Person’s Tax Advisory Service (RPTAS)

LOOKING FOR AN INVESTMENT PROPERTY? With the ongoing wonderful weather continuing to surprise us all, many people are out and about looking for an investment property. Don’t just immediately think “holiday let” though - have you considered having a tenant sign up to a 6 or 12-month term (known as an ‘Assured Shorthold Tenancy’ or AST) ongoing if everybody is happy? Here at Hendersons, we currently have huge demand for long-term rentals. With nice houses and apartments being snapped up shortly after they are marketed, and a large amount of potential tenants searching for a property to rent, demand is far out-stripping supply. You may be wondering ‘Why do I need an agent?’. The answer to that would be the agent could take all the stress out of renting. Rather than giving up your weekends and evenings advertising, showing people around, inspecting and carrying out repairs,an agent will take care of all of that for you and will have a network of plumbers, electricians and other contractors ready to deal with any problems that may occur. Hendersons offer two packages: INTRODUCTORY ONLY We prepare a brochure, advertise the property, organise and conduct viewings, run credit checks on potential tenants and obtain references, find the perfect person to rent from you and deal with all the admin involved. FULL MANAGEMENT Basically, you put your feet up! We do everything included in the ‘Introductory Only’ package and then take care of the property afterwards. If your tenant has any problems, they will contact us rather than you. Also, inspections will be carried out 3 months after the tenant has moved in and then at 6-month intervals. 42

• Laneside in Briggswath which is currently on the market with Hendersons at a guide price of £325,000 Letting on a long-term basis is a very good idea because: • Someone else is taking care of the utility bills and council tax. • A steady amount of money will be coming in all year round as opposed to just in the summer months. • We vet, credit check and obtain references from all potential tenants meaning we can find the right person for your property. • The demand is huge meaning we can rent out all types of properties. • When one tenant leaves – we can quickly find another to take their place meaning your rental is not left empty for long. • If you decide to opt for Hendersons to fully manage your investment, a thorough report of the condition of your property is carried out prior to a tenant moving in. Now is the perfect time to invest and Whitby is the perfect place for it. Call us for some friendly, and no obligation advice, we are always happy to help. Rental legislation is complex and forever changing, so Hendersons advice is always use an agent!

THE DREADED GRASS SEED SEASON IS UPON US...

It is grass seed season again! These nasty little awns can cause a lot of discomfort to your dog, and frustration for your vet and groomer. The very pointed, sharp end on a grass seed means it can easily become embedded in your pet’s skin. This is most commonly seen in the paws, the ears and the eyes.

Every vet you ask will have a ‘grass seed horror story’. This is because grass seeds can migrate and travel through the body, tracking infection as they go. Dogs may also inhale a grass seed, with it lodging in the lungs and causing a severe chest infection. The body cannot generally break down a grass seed, so wherever it lands, it will eventually require removal. The best way to prevent damage from grass seeds is to find them and remove them as quickly as possible when they are close to the surface and easily accessible. If you suspect a grass seed is lodged too deeply, or there is no sign of a grass seed present but a lump, with pus or blood oozing out, then it is best to have it assessed by a vet straight away. Delaying this visit may result in more invasive surgeries to find and remove the

MONTHLY VETERINARY ADVICE Meg Dale BSc RVN MBVNA of BECK VETS

seed. Most dogs will at least need to be sedated to find and remove grass seeds.

The symptoms of grass seed infections in various locations are described in the table at the bottom of the page PREVENTION IS THE BEST CURE

1) Regular (DAILY) checking of your dog all over, including in between each and every toe, and especially after a walk 2) Avoid long grass on walks, and keep your grass and weeds short at home 3) Keep long-haired dogs clipped, and well groomed, especially around their feet and ears. If trimming them yourself, be mindful of clipping the ‘top’ off a grass seed, possibly leaving the end still embedded in the skin. This makes it even harder to find. 4) Seek veterinary attention immediately if you suspect a grass seed problem in any location on your dog. often, your pet will need to be sedated to ensure safe grass seed removal, so please be understanding of this..

LOCATION

SYMPTOMS

POSSIBLE COMPLICATIONS

EARS

• Shaking of the head • Redness of the ear • Painful to touch • Holding the head to one side

• Ear infection • Rupture of the ear drum • Permanent loss of hearing, or balance • Death if infection reaches the brain

EYES

• Swollen, red eye • Excessive tear production • Rubbing at the eye

• Ulceration of surface of the eye • Penetration of the eye • Removal of the eye if damage severe enough

PAWS

• Licking at the toes • Red, swollen area between the toes • Swelling of the foot • Limping or holding the leg up

• Migration of the seed up the leg, between ligaments and tendons, possibly into joints or into the chest

NOSE

• Constant sneezing • Bloody discharge from one nostril • Rubbing face on the ground • Difficult breathing

• Damage to airways • Migration of the seed into the lungs; this is life threatening.

SKIN

• Swollen, red lump, with blood or pus oozing out • Dog licking constantly at the site • Grass seed awns sticking out from the skin

• Migration into the chest or abdomen • Multiple surgeries to try and locate and remove • Occasionally CT scan may be required to locate, as grass seeds are not visible on x-rays.
