HOW YOUR GARDEN CAN SELL YOUR PROPERTY The sun has got his hat on! After what felt like a very long winter, we have enjoyed the hottest May Bank holiday on record. So if you currently have your property on the market, potential buyers will be spending a fair portion of their viewing looking at the external areas around your building. We all know the tops tips for making the best of your internal space (clean, de-clutter and so on) but how about your garden? An attractive garden will add appeal, and possibly even value, to your home and you don’t necessarily need to have been blessed with ‘green fingers’ to create a pleasing external space. Here are some ideas worth considering: Deal with the basics first of all Ensure what you already have is looking at its absolute best in order to create a ‘clean slate’ to work with. Prune overgrown trees or shrubs and remove weeds and also plants which are looking worse for wear. After doing this, raking and disposing of debris and loose leaves will ensure the area is clean, tidy and ready to be spruced up. Take care of your lawn If you are lucky enough to have a lawn then it is a good idea to make sure that it is well manicured. How often the grass will need cutting will depend on location and season. Find a dry day to give your garden a once-over with your lawn mower to tidy things up. Also don’t forget your front lawn if you have one as this is the first and last thing that your viewers will see. Add some personality Flowers work well to add some vibrancy. Whether dotted around in pots, or planted within flowerbeds, experiment with colour and height to add interest. Tall thin plants allow light and climbing plants help to soften boundaries. Attention to detail Take a good look around – could the fences do with a lick of paint? Are there any garden ornaments which are looking tired? Jet washing surfaces is a satisfying job which will not only greatly improve the appearance of paving, steps 44

Article courtesy of Hendersons Estate Agents, Whitby

and fences but will make surfaces less slippery – a job worth doing. LIGHTS - Adding lights can be a nice touch. Solar lights are relatively cheap and look good whether on or off. GARAGES & DRIVEWAYS – Make sure garages are in good, tidy order and that all internal lights work. Where possible leave your driveway clear as an empty drive looks a lot better than a cluttered one. BINS – Not particularly attractive to look at ,so hide them or tuck them away somewhere. SHEDS – A lick of varnish or paint to your shed goes a long towards improving its appearance. Also, use your shed to hide away lawn mowers, BBQ’s etc. GARDEN FURNITURE – On a day when the weather is kind, dress up your patio furniture with cushions to the chairs, candles to the tables and even a few glasses and a bottle of wine (which you may need yourself after doing all this work to your garden!) But I haven’t got a garden... No problem. Flat dwellers don’t need to miss out – as a colourful window box will brighten and liven up your property. Some quick tips: * Choose a container with drainage holes * Fill the box with compost, not packing them in too tightly, pat down and water * Place the window-box on a deep ledge or fix brackets to the box. * Do not overwater – once a day in the evening in summer should do the trick. The compost should be moist not damp * Ideal window-box choices are ivy, lavender and heather. But why not consider growing your own veg? Carrots, herbs and beans, amongst many other things, can all be grown in small spaces. This is a great time of year for selling – so make the most of what you have internally and externally. Here at Hendersons we’re always happy to offer help and advice. Call us 7 days a week on 01947 602626.

MAKING A WILL: YOUR QUESTIONS ANSWERED

Courtesy of :

Whitby lawyer Hannah Morgan answers your questions on Wills.

Inheritance: If you inherit money, property or other assets you may wish to alter what your beneficiaries receive, add new beneficiaries, or even include a charity you support.

A: Your Will lets people know what should happen to your property, money and possessions after your death. • Hannah Morgan It also tells people about any other wishes you have and who you want to deal with your affairs.

Q: Why do I need to use a solicitor?

Q: Why should I make a Will?

Without a Will, the government uses ‘intestacy’ rules to decide how your estate should be divided. As the rules do not recognise many modern family set ups, those you intend to look after may not be provided for. Having a valid and up-to-date Will means your estate can be distributed as you intend and gives peace of mind to you and your loved ones. Q: When should I update my Will?

A: There’s no legal requirement to use a solicitor but problems that arise over unclear or poorly drafted Wills can be complicated and costly. The process is usually straightforward and is often cheaper than you might think. Using a solicitor means your Will is drafted by someone who is: • legally qualified and experienced in will writing • insured and regulated

• able to consider things you may not have thought of and make sure your Will really is fit for purpose.

If you would like to talk to someone about your Will, come and talk to us. We’ll be happy to help.

Buying a house: Single homeowners may want to leave property to nominated loved ones. If you live with your partner and are not married, having a Will gives them certain rights over property and possessions if you die. Having children: Your Will allows you to appoint legal guardians and allocate money or other assets by way of a trust for the benefit of your children, ensuring their welfare is provided for. Relationship Changes: An existing Will could become invalid if you marry or enter into a civil partnership. If you divorce it’s vital that you update your Will, especially if children are involved.

Family Changes: Births, death, marriage, divorce or other changes in the wider family may mean you need to reconsider how you want your estate to be passed down.

Illness: Life threatening health changes may be sudden and it is important to address this while you are able to. A Will can offer protection for your loved ones and make the process after your death easier. 47

THE THYROID GLAND & YOUR DOG

The thyroid gland is responsible for the production of two natural hormones, known to as T3 and T4. As your dog grows from a puppy to a full sized dog and reaches sexual maturity, the thyroid gland begins production of these two essential hormones. These are necessary for the body’s natural ability to metabolise food correctly and maintain weight and condition. Occasionally, the thyroid gland will begin to produce either too much or not enough of these hormones, which can lead to a range of problems including maintaining fitness, condition and general health. Left unchecked, this can cause a progressive decline in the health of your dog, and can eventually lead to a range of secondary and potentially fatal conditions. Problems with the thyroid gland are broadly divided into two separate categories; hypothyroidism, where the thyroid gland does not produce enough of the T3 and T4 hormones, and hyperthyroidism, where the thyroid gland produces too much of one or both of the hormones. Either of these conditions can prove problematic and harmful to the health of your dog, although their signs and symptoms are quite different. Hypothyroidism is much more common in dogs than hyperthyroidism, accounting for around 90% of all cases. Hypothyroidism (lowered hormone production) usually presents with some or all of the following symptoms: • Lethargy and sluggishness • Weight gain without a corresponding increase in food intake • Dry, unhealthy looking skin and a dull coat • Excessive shedding of the coat • A lower than normal body temperature, particularly around the extremities The rather less common condition of hyperthyoridism, where the thyroid gland over produces, can have the following symptoms: • Increased appetite • Weight loss despite eating more food than normal • Excitability or excessive energy • Increased heart rate • Frequent need to urinate • Vomiting and diarrhoea 86

MONTHLY VETERINARY ADVICE Meg Dale BSc RVN MBVNA of BECK VETS

Any age and breed of dog can potentially develop a thyroid disorder, although they are slightly more common in giant dog breeds. Both male and female dogs may potentially develop a thyroid problems. But spaying or neutering your dog while they are very young, and before the thyroid gland has begun production of sufficient T3 and T4 hormones to regulate the metabolism, can lead to hypothyroidism developing in the adult dog. Age plays a role; the older the dog the higher the risk of thyroid disorders. Some breeds of dog are considered to have an elevated genetic predisposition to developing hypothyroidism: German shepherd, Akita, Irish Setter, Old English Sheepdog, Rottweiler, Boxer, Doberman Pinscher, Labrador, Cocker Spaniel, Beagle, Great Dane, Golden Retriever Thyroid abnormalities are usually diagnosed by means of blood testing after presentation of a dog with symptoms similar to those identified earlier. Scans and x-rays may sometimes be necessary too. Feeding a quality complete and balanced diet is important in managing thyroid conditions in dogs, and can in fact help to prevent thyroid problems from developing in the first place. Once a thyroid problem has been diagnosed, treatment of any underlying cause such as a tumour will need to be performed before the production of the thyroid hormones themselves can be addressed. Hormone replacement therapy and the artificial supplementation of the thyroid hormones is the usual treatment for hypothyroidism, and the administration of supplementary hormones will generally be lifelong. Synthetic thyroid hormone supplements usually come in tablet form, and need to be administered once or twice a day. The good news is that these medicines are relatively inexpensive, and after initial diagnosis and treatment, the ongoing cost of providing the medication to treat hypothyroidism works out relatively inexpensive. The medication has excellent results in the majority of cases, helping to restore the quality of life of the dog to a high level.
