March is certainly a busy month on the events calendar, starting with St David’s Day on 1 March, closely followed by St Patrick’s Day on 17 March, and last but not least Mother’s Day, which falls on Sunday 26 March this year. Don’ t forget too that British Summer Time begins on Mother’s Day and clocks go forward one hour at 1am, making the evenings much lighter. Plenty of dates and events to remember this month, eh?! We’re proud to be able to support two local lifesaving organisations as our nominated charities. The Yorkshire Air Ambulance provides a rapid response air emergency service, serving 5 million people and covering 4 million acres while the Whitby Lifeboat, located at Whitby Harbour, provides a rescue service for those in need at sea and along the coast.

These charities provide a fantastic service for locals and visitors to Yorkshire alike and we’re delighted to be able to help these worthy causes for a second year. By asking holidaymakers to donate just £1 on booking we’re pleased to announce that we have been able 44

to raise over £1170 for the Whitby RNLI and £1170 for the Yorkshire Air Ambulance last year! Thank you to everyone who donated, we look forward to being able to raise even more in 2017!

To find out how these donations make a difference to the RNLI, the team popped down to the lifeboat station last week to meet the crew. Station Mechanic Richard Dowson kitted us out with some RNLI yellow wellies and jackets (which are all bought with donations to the charity) and it was great to find out more about the lifesaving service they provide to locals and holidaymakers. A BUSY START TO 2017 IN SALES AND LETTINGS

Well it has been a busy start to the year for both sales and lettings but in this issue the focus will be on the rental market which appears to be flying high at the moment. With very little stock on the market, rental figures are increasing and properties that are available are getting snapped up very quickly, or they certainly are with the Hendersons Lettings team. So far this year we have rented 50% more stock than this time last year and 2016 was a great year for the lettings team. We managed to rent more property than any other agent in the YO21 & YO22 postcodes.

So what properties are attracting the interest? All types of properties have been very popular recently but with strong demand for 3/4 bedroom family homes, with several applicants applying for one property. We have a large number of active tenants looking for good rental stock at the moment, so if you have an empty property or a tenant looking to vacate, why not call our lettings team who will be able to advise you on the best rental income and a marketing strategy to get your property rented out quickly.

What does 2017 have in store for the rental market? As you are maybe aware the Government is removing the tax breaks currently offered to Landlords, this allowed mortgage interest to be offset against rental income. That along with the changes in Stamp Duty in April last year on buy to lets, may make the process appear a little less appealing. However with interest rates so low at the moment, money sat in the bank is just not generating any income, or very little. Investing in a rental property is still therefore a very attractive proposition.

Most property investors look at their purchases as a long term investment, with capital appreciation and the rental income. Investing in the property sector is a good move in our opinion but would always recommend seeking advice from a chartered financial advisor.

A GUIDE TO LOOKING AFTER YOUR PUPPY March is here and spring is starting to unfold. It’s the time of the year for birth, new life and all things cute and fluffy! Chicks, lambs and, of course....... Puppies!

Pups are without a doubt some of the most adorable things on the planet. Parenting a new puppy, however, is no walk in the park. Here’s a guide from us here at The Beck Veterinary Practice to help you care for the new addition to the family. Establishing good and healthy habits in those first few sleep-deprived weeks will lay the foundation for many dog-years of happiness. Up to 8 weeks - before you bring your puppy home

The previous owner should have: organised first puppy vaccination, started toilet training and socialisation . Before bringing them home you’ll need to prepare by:

• Organising a crate/safe haven and a cosy bed in a quiet, warm place where your puppy can rest undisturbed.

• Taking a blanket from the puppy’s first home away with you for familiarity and comfort.

• Finding a vet good vet (hint hint!), puppy parties and getting pet insurance are all necessities that are often overlooked. We are running free puppy parties in March. • Chewing is natural for puppies, so do not discourage - ensure you let the puppy chew things you have chosen. Removing anything poisonous or that you don’t want them chewing. 8-12 weeks - bringing your puppy home

This is an important time for your puppy, what they learn and experience now will shape future behaviour. Your puppy isn’t fully vaccinated but it’s important to continue socialisation by exposing your puppy positively to experiences like: • Meeting other healthy and well behaved, fully vaccinated dogs and cats. • Carrying them around outside to introduce them to new people, sights and sounds.

• Gradually introducing them to the car, grooming and bathing.

• Being handled gently- having their ears, eyes and feet handled can make your puppy a joy for the vet to examine in future! You should also:

• Begin to leave them alone for short periods to prevent separation related behaviour. 90

• Establish a consistent routine and rules. Reward good behaviour and ignore bad behaviour. • Feed them a good quality puppy food suitable for their breed and size. Use the feeding guidelines from the bag and weigh the food. • Continuing toilet training

At the same time, chat to us about worming/ flea treatment protocols, and neutering.

• Once your puppy is fully vaccinated, you can socialise them outside. This is a major element : peak socialisation period in your puppy’s life occurs at age 6-18 weeks. It is during this phase they need to become accustomed to as many new experiences as possible.

• At this age a puppy will quickly and willingly learn many training commands including sit, stay and heel. He/she will need to be house trained and learn to walk on a lead. Using your puppy’s favourite treats and toys can help maintain motivation. Keep sessions short and fun; allow plenty of play and rest time.

• We recommend taking your puppy to Puppy classes/ Parties. These classes are fun and a must for any owner wanting a well-behaved sociable dog. They are the ideal time to ask for advice too. We are running several free puppy parties for fully vaccinated puppies between 13 and 16 weeks old this March. • Puppies are still learning so continue reward-based training; keep all experiences positive. • If your puppy is ready progress onto more advanced dog training classes. • Dietary needs will change, gradually move to adult dog food.

• Remember to ask us about neutering as it really is the kindest option.

• By keeping experiences positive from day one, you’ll help your puppy grow into a confident adult dog, making life more enjoyable for you both. Patience

Your puppy will make mistakes from time to time. Most mistakes are natural puppy behaviours. It is up to you to teach your puppy right from wrong in the human world. Patience, praise and commitment will assist your puppy in developing into a well behaved, loyal companion.
